It started out pretty much as expected, but it wasn’t long before we all realized this wasn’t the rodeo we had signed up for. Work-from-home and distance learning became an unwelcome new norm. That’s when we realized that our homes were simply not meant for 9-to-5 duty. Our homes were supposed to be our havens, the places we retreated to after a hard day at work or of learning. Our homes were where our families gathered at the end of the day; not places to plant ourselves 24/7. Many folks decided enough was enough, and had homes built that would suit their COVID and anticipated postCOVID needs. So many, in fact, that they created one of the few bright spots of

2020 — a robust housing market. Bucking a trend for smaller homes that started in 2010, new-home buyers have decided to go big. They still want that “open concept,” but are are also looking for defined space — rooms outside of the open floorplan that offer flexible use. All of this adds square footage to homes, which means more expense. This leads us to another bright spot of 2020. Mortgage interest rates are hovering around 3 percent and frequently dipping below that number. Rates are at historic lows, increasing buying power and making those bigger homes — smaller ones, too — more affordable. So yes, 2020 — was to quote Queen Elizabeth — an “annus horribilis,” but there were some bright spots. Mainly, like that bad date, it did finally come to an end.

SURREY HOMES FINDS NEW OPPORTUNITIES TO DELIGHT BUYERS
A
s his career progressed, Christian Swann was doing just fine. A 1988 graduate of Rollins College, Swann was specializing in subdivision development — land entitlement and all that it takes to turn raw tracts into homesites for builders. Something, though, was missing. While he called that business “fun,” he didn’t feel that he was building a foundation for his own future. His work, he says, was “deal to deal.” Over the years, Swann had been involved with numerous homebuilders. So, he got to observe the process through their perspective. After a while, he decided to join their ranks. The result was Surrey Homes LLC, a company he cofounded in 2009. The fledgling venture closed on its first home in January 2010. “It was always a dream of mine to start a company and grow it into something substantial and long-lasting,” explains

Swann, who grew up in Orlando. Swann jokes that he’ll take credit for the Surrey name — “if such credit is deserved.” His family is of English descent, and he always liked English names. In addition to being a four-wheeled, horsedrawn carriage, Surrey is a county in southeastern England. Whimsical moniker aside, Surrey Homes’ growth has been the real deal. And, coming out of the COVID-19 pandemic, Swann expects “we’ll be in a real growth spurt in 2021.” Currently, Surrey Homes is active in three communities. But this year Swann anticipates that number to double, with home completions increasing from 70 annually to approximately 200 annually in both 2021 and 2022. In Apopka, business is particularly brisk. As 2020 concluded, Surrey Homes closed on its final home in one community, Lake Forest Estates. Meanwhile, the company is still building at Silver Oak, near the new AdventHealth facility and Lake Apopka. Single-family homes are priced from the $260s, and there are two models from which to choose. One is the Bristol, named for a city in southwestern England. At 2,295 square feet, it’s emblematic of the company’s style. The Bristol has a kitchen with an island, an attached dining room and a large pantry. The dining room has a sliding glass door that
leads to a lanai. As you enter the home, you walk into a flex room attached to a great room. There’s a spacious second-story master’s suite with a large walk-in closet and sitting room. Also on the second floor are two full bedrooms — one at the front and one at the rear — and another full bathroom. The Bristol is practical livability with a bit of something extra, says Swann describing the home. In Brevard County, Fox Hammock in Titusville and Savannah Landing in Merritt Island are Surrey Homes’ newest communities — for now. Later this year, as those communities get underway, work will begin in downtown Orlando’s trendy Milk District on a project tentatively called Trinity. The cozy infill neighborhood will consist of nine single-family homes and 31 townhome units. Trinity is slated to start by the end of March, with single-family homes priced from the high $600s and townhomes priced from the low $400s. “Those opportunities don’t come along every day,” says Swann about Trinity, which will be located on bustling South Street. “That’s going to be a winner.” Swann will then turn his attention to Horizon West in Winter Garden, where single-family homes on 52 lots are planned with prices in the mid-$400s. Then it’s onward to St. Cloud, using
acreage purchased from the Osceola School District for an asyet unnamed community of 150 to 180 homes priced from the $200s. Through it all, leveraging 30-plus years in property sales, Swann believes he’s building on a foundation that highlights one simple company trait: that’s practicality-plus, which means livability with design flair and attention to detail. Plus, as Swann says, Surrey focuses on “execution and delivery of a quality home on time.” Surrey Homes’ staff includes an architect — not especially common among builders of comparable size. So everything is designed in-house, with award-winning floorplans that are designed to please every type of buyer. “There’s thoughtful planning, every step of the way,” Swann adds. “You’re not conducting a final walk-through with the customer while you’re carrying a punch list of 15 things that haven’t been done yet. Instead, you’re conducting an orientation to a fully completed home.” This year, Swann and Surrey Homes are pinning their hopes on that proven process — along with a healthy dose of optimism for the future. Says Swann: “We have a lot of stuff coming online in 2021 and beyond that.” —Michael Candelaria WINTER 2021

red Schaub says he has been “around the block a few times” in Winter Park. Yet, when it came to Schaub’s latest custom-home project, The Greens at Park, he didn’t take anything for granted. For all his area expertise, he remembered the words of a football coach from his youthful gridiron days: “There are those who are humble,” the coach would tell Schaub and his teammates. “And there are those who are about to be humbled.” Schaub — who founded FG Schaub Custom Homes in 2012 after spending 23 years working for several large, national builders — has tried never to end up getting humbled. Everyone, though, has hits and misses. “You can have a good idea,” Schaub says, “and it doesn’t always work.” With The Greens at Park, however, Schaub figured he had a sure-fire hit. And he was right. The seven-lot community is in

downtown Winter Park, on Whipple Avenue, just a rock’s throw from Park Avenue. Three lots are 100 feet wide, while four others measure either 75 or 77 feet wide. At press time, two of the lots had been sold, with construction likely underway by now. Spec-home construction was set to begin on two other lots at the same time. Prices for the custom single-family homes will range from approximately $3 million to $4.5 million — and, as you might expect, will include all the imaginable bells and whistles. most popular and prestigious dining, retail and cultural district. Notes Schaub: “The neat part is, you can live in downtown Winter Park and get a traditional lanai, a summer kitchen and a swimming pool. And your home is within 150 feet of Park Avenue.” As the project was being conceptualized, Laura Hope recalls early brainstorming sessions where the question was asked: “Do we really want to just do what everybody else is doing?” Hope is founder/broker of The Hope Group in Orlando, a boutique brokerage of real estate agents who represent only new construction. “We thought, wouldn’t it be great to have a single-family community where people could build whatever they wanted?” recalls Hope. “It’s turned out with that location, that the buyers tend to be predominantly local. They still want significantly sized homes, but they love the walkability. There’s really not a way to [compare] this because there’s nothing like it.” The Greens at Park didn’t happen overnight. Schaub had a working relationship with the property’s previous owner, who wanted him to build a three-story, 16-unit condominium complex on a fee basis. Schaub, however, saw an abundance of multifamily housing in the area and instead wanted to go in another direction. “I excel at single-family homes,” he says. “I try to do the one thing I do best.” So, with the help of the City of Winter Park’s Planning and Zoning Department, Schaub came up with a plan that he felt was marketable while meeting the city’s requirements. Densities and square footages were reduced, and Schaub bought the
property — located directly behind the new Park Hill townhomes — to develop himself. That plan, by all accounts, is paying off. “The buzz has been astonishing,” he says. “I was surprised that the idea was working so well. Many people don’t want to leave Winter Park, but they don’t want to live in a 6,000- or 7,000-square-foot home, either. And they want a single-family home — not a condo.” According to Hope, there are more than 40 active prospects so far, which bodes well for a quick sellout. “There’s an extreme amount of interest,” she notes, adding that there’ll likely never be another opportunity to buy a new single-family home in downtown Winter Park because there’s essentially no developable residential property left. Premium community features will abound at The Greens at Park, while a small HOA will handle exterior maintenance for convenience and a unified look. Home sizes will start at approximately 3,000 square feet — and will be built by Schaub in consultation with his buyers. While the square footage will be relatively modest, the homes won’t be. Look for such goodies as elevators, all-quartz countertops, oversized two-car garages with Polyaspartic floor covering, custom glass-and-stainless-steel stair railings, transitional rooms with retractable screens, and white oak treads and risers on staircases. Those features, among many others, have been listed as customization options. “We do not want cookie-cutter,” Hope adds. “We want it to have that Winter Park flair — no two homes next to each other will look the same.” Meanwhile, the construction schedule can be best described as “expeditious.” That’s how Schaub likes to build. He learned the business from the ground up — no pun intended — starting in junior high school and working for his uncle in Ohio on a “different trade every summer.” He then studied civil engineering and industrial manufacturing and technology in college. “A house that builds quickly means it’s well organized, and the quality level goes up,” he says. “When they sit around and are slow to build, they never really turn out too well. A house is like anything else; it has kind of an energy to it. And once you get it started, you don’t want it to stop.” Schaub isn’t a guy who likes to stop — or even slow down — under any circumstances. Asked about what he does for fun, he responds quickly: “Build houses. I’m serious. This is what I like to do.” And that’s especially true when an idea works. “The Greens at Park is one of a kind,” he says. “And I doubt if they’ll ever be another one of these. Early on, Bob Sorenson wondered if he could be successful as a custom builder. Today, he’s building homes like this one in Central Florida’s most prestigious zip codes.

‘MADE IT WORK’ After following a dream, they now help dreams come true for buyers. By Michael Candel aria

ob Sorenson didn’t think he could do it. No way. A manufacturer’s representative for a commercial mechanical equipment company, he was only dabbling as a homebuilder. And he had gotten married in 1988 and started a family — not an ideal time to make a major career change. “I never dreamed I would make a living from homebuilding,” Sorenson says. “Never.” But he was wrong. Sorenson earned his general contractor’s license in 1992, and built three homes for friends “as a hobby” while keeping his day job. His fledging side business began to ramp up when his wife, Jody, quit her job with the Orlando Utilities Commission to help run things. She worked with her husband for about five years before he finally decided to jump in with both feet. That’s when Sorenson Construction, established in 1994, truly became official. “I was thinking the same as Bob back then,” says Jody. “Oh my gosh, how are we going to do this? We can’t make this work. But we did.” Sorenson Construction now annually builds eight to 10 custom homes. Some are a comfortable 3,000 square feet, while several others have been 10 times that large. Although the company initially built homes across Central Florida, Sorenson Construction has focused lately on Windermere in southwest Orange County — where you’ll find some of the region’s most spectacular custom showplaces. With homesites located just a few miles apart, proximity has

maximized the efficiency of Sorenson’s projects. Despite building an impressive portfolio of one-of-a-kind mega-homes, the company at year’s end was continuing to operate with just six employees along with numerous subcontractors. “We’ve turned down work in other areas, like Winter Park,” Jody explains. “I know it won’t stay this way, because in the past we’ve built all over Central Florida. But for the moment, this seems to be working.” In Windermere, Sorenson’s homes have all the attributes you’d expect in the region’s wealthiest enclave: open floorplans, seamless combinations of indoor and outdoor living, attention to detail and superior craftsmanship. Additionally, remodeling/renovations and commercial construction — including retail, multifamily and recreational structures — have become part of the mix. Consequently, the Sorenson team is qualified to build everything from single-family homes to high-rise office complexes. The company’s bread-and-butter business, however, is custom homes — an effort led by its founder and defined by his exacting standards. That attitude gives clients what Jody describes as a “gut feeling” about her husband’s personal integrity.

Jody handles accounting and scheduling and often works with homeowners on selecting design features to complement their personalities and lifestyles. Bob takes care of the rest. “Bob, himself, is still the person selling the home and meeting clients on homesites,” she says. “Buyers aren’t just dealing with a superintendent who they don’t know. Bob is still actively hands-on every day — and is at the forefront of making it a very personal experience for the client.” Sorenson Construction, she adds, sells its next home based on the home it built previously because of what she describes as her husband’s open-book approach. “There’s nothing that’s not seen [by clients],” Jody adds. “They kind of have to buy into that concept; it’s a very big trust factor.” Bob, who usually shies away from self-promotion, merely adds: “I would say personal touch, for sure.” Not coincidentally, the company’s homes have come out on top in numerous awards competitions, such as the Parade of Homes, sponsored by the Greater Orlando Builders Association. Recently, Bob joined the highly selective Master Custom Builder Council, based in Winter Park, which welcomes only builders who enjoy stellar reputations for quality and run solid businesses.

“It was a big step for us,” says Jody. Another big step is on the horizon. The couple’s son, Bobby, 31, has joined the team to learn the ropes from his dad. Bobby, living in Fort Lauderdale with his wife and toddler daughter, had been in an entirely different industry, recruiting physicians at a headhunter firm. The family has now moved to Orlando. “I’m very excited and proud that he wants to do it,” says Bob. “We had wanted him to see the world the way the real world is, without his parents. But I’m happy that he really does want to do this.” Similarly, the Sorensons’ lone daughter just might become part of the operation one of these days. With a college degree
in civil engineering, Kailey, 24, works for an engineering firm in Orlando. “If the circle brings you back here, and that’s where you’re being led, we’d love to have her,” Jody says about Kailey. “Right now, she has to do the same thing her brother did and find herself.” For now, Bob surely calls the shots — about the business, anyway, if not about the couple’s primary passion, traveling. Aside from their work, the Sorensons are all about family and fun. They’ve taken at least one big trip each year — not counting pandemic-ridden 2020. The next adventure, Jody says, will likely be to Europe. Bob offers no resistance: “She does the planning; I usually just go.” ■ WINTER 2021

lorida wasn’t the top choice for Delaware residents Jenn and Keith Russell as they scouted the U.S. in recent years for active-adult communities. They preferred California, Las Vegas and Arizona. Sure, Florida beckoned with mild winters and low taxes — but it had its hurricanes, too. “We didn’t automatically want to go to Florida and it wasn’t high on the list. We wanted a certain vibe,” says Jenn Russell, 52. Her husband is 63. The hunt for retiree retreats is real — not just for the Russells but for millions of others. Florida leads the nation for 65-plus residents, and the state’s share of them will grow from a quarter of the population to a third during the next decade, according to the University of Florida. During their cross-country search, the Russells saw their share of pickleball courts, resort-style pools and shoppingcenter sized clubhouses. Ultimately, a glance at a billboard led them to the place they now call home. “We were driving, and I looked up and just happened to see an I-95 billboard for Margaritaville in Daytona,” Jenn Russell says. “Once we saw the social environment, we were in.” Developed by Minto Communities, Latitude Margaritaville strives for beach-party status — employing the laid-back Jimmy Buffett ethos (the singer is an investor in the development). It boasts a private beach club and has an island pool with plans for an indoor pool. Amenities, including lawn maintenance, are covered for monthly fees of $250-$299. Home prices start in the low $200s for about 1,200 square feet of living area. Minto Division President William Bullock says the two-yearold community is a full-time destination. “The majority of our buyers are planning to use their home at Latitude Margaritaville as their primary residence, but we do have a smaller percentage of home buyers who plan to use their home as a seasonal residence,” he notes. Minto Communities and Margaritaville are offering the Breeze model in Latitude Margaritaville’s Beach Collection. This whimsical home ranges in size from 1,684 to 2,392 square feet.

The Russells purchased a 1,900-square-foot home splashed with bold colors and boasting an open floorplan for $412,000 in 2019. Now, they want to move again — this time to a larger home in a new phase of Margaritaville. It helps to have extra space when their five adult children visit. Perhaps more importantly, they wanted room for Keith’s band to practice and to entertain, the couple says. So, what drives these buyers to divest from a lifetime of belongings and seek a new start? What are builders doing to lure them? And how much will they pay? “Many retirees today were born in the 1940s, and we call them ‘achievers’ because they benefited from dual-income households when more women went to work outside the home,” says Lesley Deutch, John Burns Real Estate Consulting managing principal. During Spring 2020, economic concerns weighed on this group. By Winter, though, their comfort level had risen, according to a recent John Burns report on the active-adult market. Generally, they prefer to be near family and about 70 percent need home office space. They also prize outdoor living space defined by open-corner sliders and hardscape. “We never eat inside our house,” says Jenn Russell. Throughout Central Florida, price and location drive the 55-plus market. Lake County has long embraced the idea of catering to retirees. The Villages — the fastest-growing real estate development in the U.S. — started there with a big lineup of amenities (including free lifetime golf) and continues rolling out new phases. Elsewhere in Lake County, the gated Trilogy Orlando community by Shea Homes has changed the traditional mix by offering a golf simulator instead of links. It also boasts a full menu of sports facilities, a game lounge and a multipurpose event space. Prices start at about $260,000 for a 1,540 square-foot home. Beyond Lake County, Osceola County has raised its profile with new active-adult offerings that include Del Webb Sunbridge in St. Cloud and Pulte Homes’ Tohoqua Reserve in the Kissimmee master-planned community of Tohoqua. Here’s a partial list of active adult communities that are racking up sales throughout Central Florida. Suffice it to say, there’s something for everyone in the 55-plus demographic:

If there’s a name synonymous with active-adult living, it’s got to be Del Webb, the biggest developer of active-adult communities in the U.S. In 2019, Tavistock Development Company, developers of Lake Nona, announced that Del Webb would be the first builder in its 24,000acre Sunbridge master-planned community in northwest Osceola County. And now the gated community is up and running. Del Webb Sunbridge encompasses 700 acres and could include up to 1,350 single-family homes and villas at build-out. Under construction is a 27,500-square-foot clubhouse with state-of-the-art indoor and outdoor amenities, including a zero-entry resort-style pool. There’s also a fitness center, sports courts, an events lawn, a ballroom with a performance stage, an outdoor amphitheater and a dog park. A full-time lifestyle director will make certain that buyers are as active as they wish to be. A national brand of PulteGroup Inc., Del Webb brings more than six decades of homebuilding experience to Sunbridge, which also encompasses commercial and retail centers as well as a variety of neighborhoods aimed at buyers across the spectrum — not just 55-plus. The community will incorporate best practices and place-making principles from across Tavistock’s award-winning portfolio. And these folks know what they’re doing. Lake Nona ranks among the best-selling master-planned communities in the U.S. and was heralded in Fortune magazine as “the future of cities.” Home sizes in the Del Webb neighborhood range from 1,543 to 3,453 square feet.

The Lakes at Harmony, where builders include Lennar and Jones Homes USA, is a 55-plus neighborhood within the 11,000-acre master-planned community of Harmony. Homes in the gated neighborhood — all of which are one story and range in size from 1,404 to 2,874 square feet — are built with active adults in mind, boasting open floorplans and energy-efficient features. Most offer golf-course views. Residents enjoy a private clubhouse, with a zero-entry pool as well as a gathering room, a catering kitchen, a crafts area and a fitness center. A “sunset gazebo” overlooks the 14th green
of the Audubon-certified Harmony Golf Course. PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components.
