raft Homes is one of the most innovative homebuilders in red-hot Lake Nona, a 17-square-mile master-planned community in southeast Orlando. Lake Nona features a variety of popular neighborhoods along with a health and life sciences cluster, a sports and performance district, diverse workspaces and a variety of retail centers. Among those neighborhoods is fast-selling Laureate Park, with its brightly colored bungalows, townhomes, cottages and multistory homes that are complemented by landscaped green belts, pocket parks and 44 miles of trails. Craft Homes is smack-dab in the middle of it all — which is a good place to be considering the record-setting numbers posted by Laureate Park, a forward-thinking neighborhood with high-tech underpinnings where the streets are named for Nobel Prize winners. Essentially, Craft Homes’ charge is to creatively construct new homes in an ultra-fertile setting. HAWK’S CREST’S LOCATION DRAWS SHARP-EYED BUYERS
I
n a market where location, location, location — as the saying goes — rules, it’s hard to beat Hawk’s Crest in an unincorporated swath of Winter Park. Situated along the southern shores of picturesque Lake Howell, this new gated community of single-family houses and townhomes provides easy access to major employment centers and desirable shopping/dining destinations such as Park Avenue, Winter Park Village and the budding Lee Road/Orlando Avenue (State Road 17-92) corridor. A-rated Seminole County schools are nearby, too. (The neighborhood is in Seminole County, although the corporate limits of Winter Park are in Orange County. Still, buyers get the panache of a Winter Park mailing address.) By the numbers, plans call for more than 700 lots to accommodate 250 townhomes and 458 single-family homes on Hawk Crest’s 200-plus acres. The neighborhood, however, is more about quality than quantity. Quality is in lake access, trails for running and walking, plentiful outdoor spaces, resort-style pools, a fitness center and a community clubhouse. Health and wellness are distinct community themes. To name
just a few amenities: a dog park, a grilling area, a kid’s splash pad, a playground, picnic tables, a pond, a cabana and a play lawn. The neighborhood is edged by lush wetland preserves. Then there are the well-detailed homes — one- and two-story single-family homes that measure up to 5,217 square feet with seven bedrooms and four bathrooms. There’s even an available four-car garage. The two-story townhomes, priced starting at under $300,000, are slightly less than 2,400 square feet with three bedrooms. Meritage Homes is building in Hawk’s Creek, as is Taylor Morrison, both among America’s leading homebuilders. In 2017, Meritage first announced development plans for the community. Later, Taylor Morrison became a community partner. Consequently, buyers can expect industry-leading excellence in the form of craftsmanship as well as technologically advanced homebuilding. Along with creative designs to match lifestyle needs, energy efficiency and home automation are standard fare. Looking for something especially robust? Meritage’s Del Rio III model is the largest, priced at $591,990. With the company building just three or four homes annually, the principals can be omnipresent. That way, Valery says, decisions can be made on the spot and buyers can freely communicate with the people in charge. “We really love what we do, and we like to be involved,” she explains. Then comes another laugh. With her eye for detail, Valery likes to draw. “Somewhere in my ancestry somebody could draw,” she speculates, pointing out that she’s able to visualize descriptions from buyers and sketch them on paper. “They’re not fabulous sketches, but they’re enough to communicate,” she says. “I’ve actually framed them and given them as gifts. I say, ‘Remember when your bathroom or your family room looked like this? And now look where we are.’” In all, Stonebridge uses a team approach that includes an architect or home designer, a full-service interior designer, a

landscape architect, and lighting and structural wiring experts, among others. The results? ith the holiday shopping season over, it’s time to focus on that one big gift you promised yourself for the new year: a new home. Just as you spent hours poring over the latest and greatest toys and gadgets to buy the kids and grandkids, you’ll want to research what’s hot, what’s not and
what’s timeless in new-home building and design.
Not surprisingly, many features that have gained popularity in recent years still are on the list — such as large kitchens and bathrooms, open floorplans and plenty of storage. In addition, there are many amenities once thought of as upgrades that are now becoming commonplace — such as seamless indoor-outdoor design, smart technology, three-car garages and a healthy living environment. One thing that’s not so hot anymore is the formal dining room, which has given way to more open space in the home. All those trends hold true in production and custom homes. “Open-plan design is huge due to its practicality,” says David Pillsbury, principal designer with Keesee Associaties (gokeesee. com), an architectural design firm in Apopka. “Families want to spend time together. They have less desire for formal dining and

compartmentalized rooms. Pillsbury says that open floorplans offer more efficient use of space, which translates into less square footage needed. The less square footage, generally speaking, the lower the price. With mortgage interest rates expected to tick upward, affordability is no small concern. The median price of a new home in 2018 was $269,754 in Lake County, $280,637 in Osceola, $331,578 in Seminole and $350,490 in Orange, according to John Weeden, Southeast regional sales director for Meyers Research. The median price of a new home in the Orlando-Kissimmee-Sanford statistical area was $310,122 for 2018 — down 1 percent from the previous year. Still, many of us can remember a time when a $100,000 home was considered pricey.

Even pets have their design preferences. Craft Homes’ Hatter model in Laureate Park offers a “puppy room,” although cats are presumably welcome as well. At 2,050 square feet, the home is priced from $323,900.
Pillsbury was one of several Central Florida architects and homebuilders who shared their expertise on what potential homebuyers will encounter as they begin their hunt for a new place to live. Tony Weremeichik, principal architect with Canin Associates’ Architectural Design Studio (canin.com) in Orlando, identified four key trends that homebuyers will find in Central Florida in 2019. n Homes that are smaller overall but encompass welcoming open space. n Homes with plenty of designed-in storage areas. n Homes that cater to casual lifestyles. n Homes with clean, simple architecture, such as transitional, contemporary or modern farmhouse. Driving those trends, according to Weremeichik, are “affordability, cost of housing, entertaining friends and family, comfort and flexibility.” He listed several popular features that homebuyers can expect to find both inside and outside new homes. n n n n n

n “Whatever rooms” that can be used as wine rooms, pet suites or storage. n Bonus rooms that can be outfitted like sports bars or “man caves.” n Outdoor living rooms with kitchens. n Pocket glass doors that connect the indoors with the outdoors. n Flex rooms that can serve home offices (with a bathroom) or guest rooms. n Sheds that have separate entries, either attached or detached from the main home, and used as exercise rooms, workshops, “she sheds,” sound studios or hobby rooms. n Large showers in master bathrooms. David Weekley Homes (davidweekleyhomes.com), one of the area’s busiest builders with new communities throughout Central Florida, offers many of the trending features. Its homes range in size from 1,400 to 3,800 square feet and are priced from the $250s to $925,000-plus. “In 2019, home design and décor will include an emphasis on luxury and low maintenance,” says Brent Bartholomew, division president at David Weekley Homes. That means, among other things, hard surfaces in place of carpet, including wood flooring on stairs and patterned floor tiles in bathrooms and kitchens. Also look for scratch- and water-resistant quartz countertops.

Phil Kean Design Group, one of Central Florida’s best-known custom builders, not only follows trends but has set quite a few itself. Kean’s buyers are asking for “wet rooms,” which feature tubs inside of showers.
Plus, Bartholomew says, interior design is bringing the outside in with earth tones for walls and cabinetry, medium- and warmtone wood flooring, and mixed metals for fixtures and finishes. In the owner’s bath, expect luxurious, spa-like features such as freestanding soaking tubs and Super Showers with tile that carries up to the ceiling, he adds. The low-maintenance lifestyle for the home overall is important, too, with townhomes, garden homes and bungalows with small yards or provided lawn care growing in popularity. Bartholomew notes that potential homebuyers collect ideas and inspiration from reading new-home magazines, watching homedesign TV shows or surfing the internet to catch the latest trends. “People want to see what the final installation looks like and then bring that inspiration to life in their own home,” he says. “Builders then work to make it a reality.” Outdoor living areas are among the most popular trends with homebuyers, Bartholomew says, which is no wonder, considering Central Florida’s temperate year-round climate. “These spaces aren’t simply extended covered patios,” he explains. “Homebuyers are creating entire rooms as extensions of their indoor living areas, with plush furniture and outdoor kitchens or fireplaces to complete the space.” Minto Communities (minto.com), another homebuilder with projects in several Central Florida counties, provides its buyers with similar choices. “A continuing trend is consumer demand for eco-friendly,

energy-efficient, low maintenance homes,” says William Bullock, Minto’s division president. Homebuyers also respond to spaces that flow seamlessly from indoor to outdoor living, creatively designed outdoor living spaces and private retreat areas. And don’t forget multifunctional, easy-to-access cabinets in kitchens. Bathrooms are becoming pampering places, with master suites encompassing walk-in showers, soaking tubs, double vanities and walk-in closets. Energy efficiency is important, as are two- and three-car garages and distinctive architectural details, Bullock says. “Also, our clients are asking for sustainability and green certifications, and some ask for electric car chargers,” he says. “We’re seeing an upswing in requests for basements, wine rooms and safe rooms.” Some clients ask for specific pet spaces and several have asked for so-called “dirty kitchens,” which means there’s a main kitchen but also one that’s out of sight and need not be as pristine all the time. Also, because of the proliferation of porch thieves, Kean is seeing more requests for outdoor lockable rooms where home-delivered merchandise can be stashed. Kean summed up key trends this way: n Seamless design from inside to outside, which has been a Kean trademark for years. n Walkability to amenities. n Open floorplans. n Large garages that encompass storage space. n Big bathrooms and spa-like master suites. n Smart technology. n Oversized kitchens. n Value per square foot. n Multigenerational/in-law spaces. tural styling. “Surprisingly, it looks like there may be an alternative to the contemporary look that everyone just had to have last year,” he says. “‘Transitional,’ although not actually a style, is still a word being used to describe where people want to take their designs.” The farmhouse style is more popular now, Pillsbury adds, but a cleaner and more refined version. He also agreed that smart-home technology will be one of the key trends in 2019. “Tech is king,” he says. “We live in such a fun time as it relates to how high-tech offerings can improve our living experience. Not only has it become more affordable to include electronics and automation, it’s become practical.” High-tech LED lighting, cellular security options and solutions for universal living have made it possible to live more comfortably than would otherwise be possible without technological advances and the decreasing prices of once-exotic features. For Pillsbury and other designers and builders, creating the perfect place to call home is still the No. 1 goal. “For more than three decades, I’ve believed it’s about crafting a design for a family like a well-tailored suit,” he says. “Life is stressful. People work hard to make a good living and they deserve to live in a place that provides a sense of calm and rejuvenation. Some modern amenities provide this — while for others it may just be having the ability to live in a trend-setting home.”

ichael Altavilla glimpsed his future during a visit to Central Florida in 2007. During a weeklong golf trip with friends and family, Altavilla found himself at Solivita, a 55-plus community west of Kissimmee. “He stood on the bridge — that we now can see from our lanai — with his brother and said, ‘I’m going to retire here someday,’” recalled wife Karen.

Nearly a decade later, Altavilla’s prediction came true. In 2016 the couple packed up and moved from the cold north of Lehman, Pennsylvania, to the Sunshine State. “We were tired of the cold, snow and ice,” Karen says. They gladly replaced the frozen winters with a comfortable home on the 18th hole, good friends, year-round outdoor recreation — and a relaxing lifestyle for the young retirees. Michael, 61, retired five years ago from his job as a sales representative for a national consumer-goods company; Karen, 56, had worked for an interior designer. While Solivita may have been their first choice, they considered other communities as well. “When we were ready to move, I made Mike look for three years all around Central Florida at all 55-plus communities,” Karen says. “Solivita was the best fit for us, with all the amenities, activities and people around at all times.” Just as the Altavillas discovered, Central Florida hosts a number of 55-plus communities that are carefully designed to meet the needs of active adults who have no intention of shifting their lifestyles into slow gear.

“The baby boomers are driving changes in expectations for active-adult communities,” says William Bullock, division president of Minto Communities, developer of Latitude Margaritaville, a new active-adult community in Daytona Beach. “They’re living longer than previous generations.” He continues. “They are also healthier, more active and engaged in a wide variety of activities.” As more of the country’s 75 million baby boomers, born between 1946 and 1964, reach retirement age, 55-plus communities are more popular than ever. The U.S. Census projects baby boomers will make up 25 percent of Florida’s population by 2020. “The country’s demographics are the driving force for 55plus communities,” says Tom Eleazer, sales and marketing vice president for Arlington Ridge Homes, developer of Arlington Ridge, an active-adult development in Leesburg. “We’re right in the middle of the baby boomer generation retirement cycle, which probably has 10 to 15 years left to run,” he adds. “Many are reasonably affluent and own their own homes in northern areas that have increased in value. This allows them to cash out and purchase more reasonably priced

homes in Florida.” Florida, notes Eleazer, continues to be favored by retirees because of its low taxes, good weather and good transportation corridors to the Northeast and Midwest. Central Florida puts out the perfect welcome mat. The highway system provides easy access to other parts of the state, including its beaches, ocean ports and international airports. Taxes may be lower in Florida than elsewhere. Just as significant to today’s active adults are such perks as access to water and other outdoor recreation opportunities, such as hiking and biking trails. Also high on the must-have list are education, culture, healthcare and attractions. “Older adults are experiencing a profound increase in longevity, when compared to their parents and grandparents,” says Dr. Richard Tucker, professor emeritus of Psychology and Aging Studies at the University of Central Florida and the former UCF liaison to the Learning Institute for Elders (LIFE) at UCF. “There are certainly physiological reasons for that increase, such as better living conditions and healthcare,” he continues. “But they’re also much better educated and are becoming more and more aware of the importance of lifestyle on longevity and the quality of life.” Lifestyle is now considered the best predictor of healthy and active aging. One of the largest studies of older adults showed that lifestyle may impact as much as 60 percent of the aging process. Other researchers have clearly shown the importance of activity, social interaction and stress management as the leading contributors to successful aging.
In many cases, Central Florida’s 55-plus communities can provide the tonic for the active adult who wants to live healthy lifestyles. Here are a few examples.

Buyers who are 55-plus are drawn to Central Florida for several reasons, Moss says. “Weather in Florida is conducive to active outdoor living for retirees coming from colder climates,” she notes. “That’s in addition to the reasonable cost of living and proximity to major attractions.” She says that Four Seasons Orlando has many cash buyers, many from California or other areas of the country where the cost of living is higher than average.

Active-adult buyers are looking for quality and affordability when considering a new home, Eleazer says. “The ability to customize and build their dream home is very important.” In addition, he notes, buyers want a stable community with affordable fees where there are many activities from which to choose and opportunities to socialize. Home amenities include single-floor living, open floorplans, outdoor living areas, large master suites with two walk-in closets and large two- or three-car garages. In addition, buyers have the option of a summer kitchen with wet bar, refrigerator and grill. Many universal design elements can be incorporated with ADA-approved access, easy access light switches, smooth shower access and universal thresholds. Community amenities include an 18,000-square-foot clubhouse with a resort-style pool, a fitness studio, a library, and tennis, pickleball, basketball and bocce courts. There also are walking trails, club activities, and boat and RV storage. Of course, one of the top amenities is Mount Dora itself. Nationally recognized for its historic downtown of shops and restaurants, the Lake County city stays busy with festivals and other events year-round. “Mount Dora is a highly sought-after, historic bedroom community of Lake County, just far enough from the city of Orlando and all of the attractions,” Roberts says.

Visit harmonyfl.com. Boomers who came of age in the ’60s remember plenty of wistful talk about living in harmony. Few figured they would literally live in Harmony — a place as well as a state of being. The Lakes at Harmony is a 55-plus neighborhood within Harmony, an 11,000-acre, master-planned community in Osceola County. The community is oriented around nature, with more than 70 percent of its acreage designated permanently as preserve areas. In the Lakes at Harmony, Lennar Homes is building approximately 400 single-family homes and is offering six models from which to choose. Homes in the gated community — all of which are one-story — are built with active adults in mind, boasting open floorplans and energy-efficient features. Most will offer golf-course views. Residents will enjoy a private clubhouse, with a zero-entry pool as well as a gathering room, a catering kitchen, a crafts area and a fitness center. amenities to keep residents fit and active. Outdoors, there’s a pool and patio along with sports courts and an inviting fire pit for evening get-togethers. If there’s a name synonymous with active-adult living it’s got to be Del Webb, the biggest developer of active-adult communities in the U.S. Last year, Tavistock Development Company, developers of Lake Nona, announced that Del Webb would be the first builder in its 24,000-acre Sunbridge master-planned community in northwest Osceola County. Del Webb Sunbridge, a gated 55-plus neighborhood, will encompass 700 acres and could include up to 1,350 homes. Also planned is a 25,500-square-foot clubhouse with state-of-theart indoor and outdoor amenities. A full-time lifestyle director will make certain that buyers are as active as they wish to be. A national brand of PulteGroup Inc., Del Webb will bring more than six decades of homebuilding experience to Sunbridge. Model homes are expected to open this summer, although the home choices and prices had not been released at press time. “Their track record of creating vibrant, active places will be a wonderful addition to Sunbridge,” says Rob Adams, vice president of residential development for Tavistock Development Company. Sunbridge will also encompass commercial and retail centers as well as a variety of neighborhoods aimed at buyers across the spectrum — not just 55-plus. The community will incorporate best practices and place-making principles from across Tavistock’s award-winning portfolio. And these folks know what they’re doing. PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation.
