FROM THE PUBLISHER PLENTY OF REASONS WHY FLORIDA REMAINS A GROWTH HOT SPOT For years now, Florida has been on a roll. In 2017, only Texas outpaced the Sunshine State in population growth. Preliminary estimates indicate that 2018 was just as strong. Retirees have long flocked to Florida, and the reasons are obvious: the weather, low taxes, reasonable cost of living and amazing recreational activities. In 2018 a whopping 39 percent of relocators moved to Florida to retire. Many found their new homes within numerous communities catering to active adults. From parrot heads to golf enthusiasts to folks looking to focus on lifelong learning and everything in between, retirees can choose the lifestyle that suits them. In this issue we’ll look at some of the communities targeting 55-plus residents and get some feedback from those who have made the move. You never know — you may just find a perfect piece of paradise among the communities we cover.
CONTENTS | W I N T E R DEPARTMENTS
But this isn’t to say that only retirees are moving to Florida. In fact, a quarter of relocators say they’re attracted here by employment opportunities. While the tourism industry is the largest employer by sheer numbers, many other industries are making their presence known, including aerospace and life sciences. On the life sciences front, Florida ranks second in the nation for FDA-registered medical-device manufacturing facilities. And there are more than 200 companies specializing in the development and manufacture of new treatments, generics, nutraceuticals and over-the-counter drugs. In the realm of aerospace, no other state can boast the rich history Florida has. Looking ahead, Florida-based companies hold eight of the 17 licenses permitting private firms to send rockets into space and is home to two of the nation’s nine active spaceports. So, whether you’re looking to Florida to retire or blast off your career, it’s the perfect place for you to be.

PUBLISHER’S PICK: BUILDER CRAFT HOMES
AT CRAFT, VISION AND INNOVATION ARE THE WATCHWORDS
PHOTOS BY BRITTANI HARRELL
C
raft Homes is one of the most innovative homebuilders in red-hot Lake Nona, a 17-square-mile master-planned community in southeast Orlando. Lake Nona features a variety of popular neighborhoods along with a health and life sciences cluster, a sports and performance district, diverse workspaces and a variety of retail centers. Among those neighborhoods is fast-selling Laureate Park, with its brightly colored bungalows, townhomes, cottages and multistory homes that are complemented by landscaped green belts, pocket parks and 44 miles of trails. Craft Homes is smack-dab in the middle of it all — which is a good place to be considering the record-setting numbers posted by Laureate Park, a forward-thinking neighborhood with high-tech underpinnings where the streets are named for Nobel Prize winners. Essentially, Craft Homes’ charge is to creatively construct new homes in an ultra-fertile setting. For good measure, the company also built WHIT (Wellness Home built on Innovation and Technology), a living lab connected to the Lake Nona Institute that features an integrated set of health and wellness

solutions and technologies. Craft Homes is on the leading edge when it comes to working with buyers as well. Its collaborative approach is highlighted by “experience guides” who work with buyers along each step of the homebuilding journey. The Craft Homes premise: Build a home that the owners want — but one that also enhances their lives. At Craft Homes the watchwords are vision and innovation — much like Lake Nona itself. Generally, buyers can expect floorplans that are light and airy, green and livable, and tech-ready with modern styles and clean lines. Expansive kitchens open to living areas. Master suites are neatly hidden. Garages are oversized. Homes are built for wellness with hypoallergenic carpets. Living walls, indoor herb gardens and light-infusing glass garage doors help bring the outside in. Natural lighting is abundant. Greenspaces and outdoor living areas are also de rigieur. Storage areas are designed in, including high-support trusses built above the garage, and optimized storage features installed in kitchens and bathrooms. USB smart plugs are installed in special hidden drop zones. Director of Construction Ernie Jaime likes to call the approach “crafted with thought.” Jaime joined Craft Homes as a construction manager in 2016, shortly after the company was formed. He quickly advanced up the ranks, motivated by a goal to “make a difference in new-home building.” It’s happening. — Michael Candelaria
Craft Homes is building within Laureate Park, a vibrant community in the heart of Lake Nona. Lake Nona’s commitment to innovation, sustainability and healthy living aligns perfectly with the company’s commitment to forward-thinking design and homes built for active lifestyles. HAWK’S CREST’S LOCATION DRAWS SHARP-EYED BUYERS
I
n a market where location, location, location — as the saying goes — rules, it’s hard to beat Hawk’s Crest in an unincorporated swath of Winter Park. Situated along the southern shores of picturesque Lake Howell, this new gated community of single-family houses and townhomes provides easy access to major employment centers and desirable shopping/dining destinations such as Park Avenue, Winter Park Village and the budding Lee Road/Orlando Avenue (State Road 17-92) corridor. A-rated Seminole County schools are nearby, too. (The neighborhood is in Seminole County, although the corporate limits of Winter Park are in Orange County. Still, buyers get the panache of a Winter Park mailing address.) By the numbers, plans call for more than 700 lots to accommodate 250 townhomes and 458 single-family homes on Hawk Crest’s 200-plus acres. The neighborhood, however, is more about quality than quantity. Quality is in lake access, trails for running and walking, plentiful outdoor spaces, resort-style pools, a fitness center and a community clubhouse. Health and wellness are distinct community themes. To name
just a few amenities: a dog park, a grilling area, a kid’s splash pad, a playground, picnic tables, a pond, a cabana and a play lawn. The neighborhood is edged by lush wetland preserves. Then there are the well-detailed homes — one- and two-story single-family homes that measure up to 5,217 square feet with seven bedrooms and four bathrooms. There’s even an available four-car garage. The two-story townhomes, priced starting at under $300,000, are slightly less than 2,400 square feet with three bedrooms. Meritage Homes is building in Hawk’s Creek, as is Taylor Morrison, both among America’s leading homebuilders. In 2017, Meritage first announced development plans for the community. Later, Taylor Morrison became a community partner. Consequently, buyers can expect industry-leading excellence in the form of craftsmanship as well as technologically advanced homebuilding. Along with creative designs to match lifestyle needs, energy efficiency and home automation are standard fare. Looking for something especially robust? Meritage’s Del Rio III model is the largest, priced at $591,990. Taylor Morrison, with an expanding national footprint, will focus on three- and four-bedroom floorplans that range in size from 1,500 to 3,000 square feet. Through it all, the community exhibits the thinking that “grander,” “healthier,” “cleaner” and “more efficient” will attract buyers. Clearly, the thinking also is that location sells — and Hawk’s Crest comes with a real bird’s-eye view. PUBLISHER’S PICK: FLOORPLAN THE SANYA BY K. HOVNANIAN HOMES
WITH THE SANYA, HOME BUYERS CAN TRULY ‘HOV’ IT ALL
T
hrough the years, K. Hovnanian Homes, a nationally recognized builder established in 1959, has made a name for itself with diverse and flexible designs. Its 10 new-home communities in the Orlando area are a testament to that commitment. So is the Sanya floorplan, a creative two-story, 2,834square-foot home that delivers four bedrooms, 2.5 bathrooms, a three-car garage plus ample functionality. A few highlights: A home office is ideal for a quiet study. A “Stuff of Life Room” and a “HovHall” — actual brand names — are incorporated to help owners stay organized. An open-concept kitchen with a center island is complemented by a large corner pantry. A versatile loft accommodates family fun, while a laundry room upstairs provides the convenience of being close to the bedrooms. The owner’s suite comes with a large walk-in closet and a private spa bath. Also, a spacious patio brings the outdoors in, and vice versa. In all, the first floor contains a separate dining area, a kitchen, a great room, a three-car tandem garage, a home office, a lanai, a pantry, a powder room, an entry and a foyer. The second floor features an owner’s suite, an owner’s spa bath, three additional bedrooms, a loft, an optional covered balcony and a laundry room. Then — as buyers have come to expect from K. Hovnanian — there are plenty of options, which effectively further match floorplan to lifestyle. On the first floor, a 6-foot sliding glass door may be added to the dining area and a 12-foot sliding glass door added to the great room. A “HovHub” is available to create intimate desk space for catching up on emails or simply getting things done on the run. Other options include an additional activity room and hall bath/shower and pool bath areas. Similarly, on the second floor, structural options can turn into more bath/shower/spa combinations along with a fifth bedroom and triple windows in the owner’s suite. Three distinct elevations to the home design certainly don’t hurt, either. Now on its second generation of family leadership, K. Hovnanian Homes has withstood the test of time. Floorplans such as the Sanya are a reason why. Visit khov.com for more information. — Michael Candelaria

This stately Stonebridge Homes custom home in Keene’s Point in Windermere exemplifies the company’s painstaking attention to detail. Stonebridge builds just three or four homes annually, so every project gets the undivided attention of the company’s owners. WINTER 2019

The cozy family room in a custom home by Stonebridge Homes is an ideal place to quietly relax or enjoy intimate gatherings with family or friends. The home is in the Bellaria community in Windermere.
With the company building just three or four homes annually, the principals can be omnipresent. That way, Valery says, decisions can be made on the spot and buyers can freely communicate with the people in charge. “We really love what we do, and we like to be involved,” she explains. Then comes another laugh. With her eye for detail, Valery likes to draw. “Somewhere in my ancestry somebody could draw,” she speculates, pointing out that she’s able to visualize descriptions from buyers and sketch them on paper. “They’re not fabulous sketches, but they’re enough to communicate,” she says. “I’ve actually framed them and given them as gifts. I say, ‘Remember when your bathroom or your family room looked like this? And now look where we are.’” In all, Stonebridge uses a team approach that includes an architect or home designer, a full-service interior designer, a

landscape architect, and lighting and structural wiring experts, among others. The results? Stonebridge has won numerous industry awards for design excellence, with homes typically featuring open floorplans, outdoor living rooms with summer kitchens and fireplaces, grand entrances, sweeping staircases and plenty of stone. Other highlights of most Stonebridge creations are custom cabinetry and granite countertops, disappearing corner sliding doors, interior architectural ceilings, sports lounges and theaters. Not coincidentally, Stonebridge Homes is a member of the highly selective Master Custom Builder Council, with South serving as a member of the organization’s steering committee for the past two decades.

The Bonavento also boasts an elaborate master bathroom (above) and a sports room with a wet bar (right). Stonebridge uses the most upscale fixtures and finishes, and has won numerous industry awards for excellence.
Participation with others in the industry is a must, according to Valery, who notes: “It’s a constant learning process that we need to do and understand. And it’s just giving back to the community.” Lately, just giving back hasn’t been too difficult. The market has been strong, and as 2018 drew to a close Valery expected Stonebridge Homes to “flow nicely into 2019.” “I don’t expect too many changes,” she says. Of course, there will be changes — but likely she’ll be the one making them during her walks through construction sites. For more information call 407-879-8198 or visit stonebridgecustomhomes.com. ■

W
ith the holiday shopping season over, it’s time to focus on that one big gift you promised yourself for the new year: a new home. Just as you spent hours poring over the latest and greatest toys and gadgets to buy the kids and grandkids, you’ll want to research what’s hot, what’s not and
what’s timeless in new-home building and design.
Not surprisingly, many features that have gained popularity in recent years still are on the list — such as large kitchens and bathrooms, open floorplans and plenty of storage. In addition, there are many amenities once thought of as upgrades that are now becoming commonplace — such as seamless indoor-outdoor design, smart technology, three-car garages and a healthy living environment. One thing that’s not so hot anymore is the formal dining room, which has given way to more open space in the home. All those trends hold true in production and custom homes. “Open-plan design is huge due to its practicality,” says David Pillsbury, principal designer with Keesee Associaties (gokeesee. com), an architectural design firm in Apopka. “Families want to spend time together. They have less desire for formal dining and
2 2 H O M E B U Y E R // C E N T R A L F L O R I D A E D I T I O N
compartmentalized rooms. Pillsbury says that open floorplans offer more efficient use of space, which translates into less square footage needed. The less square footage, generally speaking, the lower the price. With mortgage interest rates expected to tick upward, affordability is no small concern. The median price of a new home in 2018 was $269,754 in Lake County, $280,637 in Osceola, $331,578 in Seminole and $350,490 in Orange, according to John Weeden, Southeast regional sales director for Meyers Research. The median price of a new home in the Orlando-Kissimmee-Sanford statistical area was $310,122 for 2018 — down 1 percent from the previous year. Still, many of us can remember a time when a $100,000 home was considered pricey.
In Jones Homes’ Ponte Vedra model, the master suite (facing page) opens on to the outdoor living area and swimming pool. There’s even an adjacent wine cellar. At 5,455 square feet, the home is priced from the $800s. The architect is Canin Architecture Design Studio. WINTER 2019

Even pets have their design preferences. Craft Homes’ Hatter model in Laureate Park offers a “puppy room,” although cats are presumably welcome as well. At 2,050 square feet, the home is priced from $323,900.
Pillsbury was one of several Central Florida architects and homebuilders who shared their expertise on what potential homebuyers will encounter as they begin their hunt for a new place to live. Tony Weremeichik, principal architect with Canin Associates’ Architectural Design Studio (canin.com) in Orlando, identified four key trends that homebuyers will find in Central Florida in 2019. n Homes that are smaller overall but encompass welcoming open space. n Homes with plenty of designed-in storage areas. n Homes that cater to casual lifestyles. n Homes with clean, simple architecture, such as transitional, contemporary or modern farmhouse. Driving those trends, according to Weremeichik, are “affordability, cost of housing, entertaining friends and family, comfort and flexibility.” He listed several popular features that homebuyers can expect to find both inside and outside new homes. n n n n n
High ceilings. Interior barn doors. LED lighting. Large kitchens with islands for seating. Walk-in pantries.

n “Whatever rooms” that can be used as wine rooms, pet suites or storage. n Bonus rooms that can be outfitted like sports bars or “man caves.” n Outdoor living rooms with kitchens. n Pocket glass doors that connect the indoors with the outdoors. n Flex rooms that can serve home offices (with a bathroom) or guest rooms. n Sheds that have separate entries, either attached or detached from the main home, and used as exercise rooms, workshops, “she sheds,” sound studios or hobby rooms. n Large showers in master bathrooms. David Weekley Homes (davidweekleyhomes.com), one of the area’s busiest builders with new communities throughout Central Florida, offers many of the trending features. Its homes range in size from 1,400 to 3,800 square feet and are priced from the $250s to $925,000-plus. “In 2019, home design and décor will include an emphasis on luxury and low maintenance,” says Brent Bartholomew, division president at David Weekley Homes. That means, among other things, hard surfaces in place of carpet, including wood flooring on stairs and patterned floor tiles in bathrooms and kitchens. Also look for scratch- and water-resistant quartz countertops.

Phil Kean Design Group, one of Central Florida’s best-known custom builders, not only follows trends but has set quite a few itself. Kean’s buyers are asking for “wet rooms,” which feature tubs inside of showers.
Plus, Bartholomew says, interior design is bringing the outside in with earth tones for walls and cabinetry, medium- and warmtone wood flooring, and mixed metals for fixtures and finishes. In the owner’s bath, expect luxurious, spa-like features such as freestanding soaking tubs and Super Showers with tile that carries up to the ceiling, he adds. The low-maintenance lifestyle for the home overall is important, too, with townhomes, garden homes and bungalows with small yards or provided lawn care growing in popularity. Bartholomew notes that potential homebuyers collect ideas and inspiration from reading new-home magazines, watching homedesign TV shows or surfing the internet to catch the latest trends. “People want to see what the final installation looks like and then bring that inspiration to life in their own home,” he says. “Builders then work to make it a reality.” Outdoor living areas are among the most popular trends with homebuyers, Bartholomew says, which is no wonder, considering Central Florida’s temperate year-round climate. “These spaces aren’t simply extended covered patios,” he explains. “Homebuyers are creating entire rooms as extensions of their indoor living areas, with plush furniture and outdoor kitchens or fireplaces to complete the space.” Minto Communities (minto.com), another homebuilder with projects in several Central Florida counties, provides its buyers with similar choices. “A continuing trend is consumer demand for eco-friendly,
3 2 H O M E B U Y E R // C E N T R A L F L O R I D A E D I T I O N
energy-efficient, low maintenance homes,” says William Bullock, Minto’s division president. Homebuyers also respond to spaces that flow seamlessly from indoor to outdoor living, creatively designed outdoor living spaces and private retreat areas. And don’t forget multifunctional, easy-to-access cabinets in kitchens. Bathrooms are becoming pampering places, with master suites encompassing walk-in showers, soaking tubs, double vanities and walk-in closets. Energy efficiency is important, as are two- and three-car garages and distinctive architectural details, Bullock says. Phil Kean Design Group (philkeandesigns.com) in Winter Park, one of Central Florida’s best-known custom builders, not only follows trends but has set quite a few itself. Company president Phil Kean identified some trends that homebuyers can expect to see. n Smart-home technology. n Warm, earthy colors. n Wood in kitchens. n Brass tones in fixtures, hardware and furnishings. n Hidden pantries. n Wet rooms (a bathtub inside a shower). n Multifunctional rooms. n Indoor-outdoor living spaces that share the same finish materials.

“Also, our clients are asking for sustainability and green certifications, and some ask for electric car chargers,” he says. “We’re seeing an upswing in requests for basements, wine rooms and safe rooms.” Some clients ask for specific pet spaces and several have asked for so-called “dirty kitchens,” which means there’s a main kitchen but also one that’s out of sight and need not be as pristine all the time. Also, because of the proliferation of porch thieves, Kean is seeing more requests for outdoor lockable rooms where home-delivered merchandise can be stashed. Kean summed up key trends this way: n Seamless design from inside to outside, which has been a Kean trademark for years. n Walkability to amenities. n Open floorplans. n Large garages that encompass storage space. n Big bathrooms and spa-like master suites. n Smart technology. n Oversized kitchens. n Value per square foot. n Multigenerational/in-law spaces. Pillsbury, with Keesee Associates, notes trends in architec-

tural styling. “Surprisingly, it looks like there may be an alternative to the contemporary look that everyone just had to have last year,” he says. “‘Transitional,’ although not actually a style, is still a word being used to describe where people want to take their designs.” The farmhouse style is more popular now, Pillsbury adds, but a cleaner and more refined version. He also agreed that smart-home technology will be one of the key trends in 2019. “Tech is king,” he says. “We live in such a fun time as it relates to how high-tech offerings can improve our living experience. Not only has it become more affordable to include electronics and automation, it’s become practical.” High-tech LED lighting, cellular security options and solutions for universal living have made it possible to live more comfortably than would otherwise be possible without technological advances and the decreasing prices of once-exotic features. For Pillsbury and other designers and builders, creating the perfect place to call home is still the No. 1 goal. “For more than three decades, I’ve believed it’s about crafting a design for a family like a well-tailored suit,” he says. “Life is stressful. People work hard to make a good living and they deserve to live in a place that provides a sense of calm and rejuvenation. Some modern amenities provide this — while for others it may just be having the ability to live in a trend-setting home.”

Karen and Michael Altavilla gladly left the frozen winters in Pennsylvania for a golf course-facing home in sunny Solivita.

LIFE BEGINS AT
Central Florida’s popular active-adult communities are rocking and rolling. BY MICK LOCHRIDGE
M
ichael Altavilla glimpsed his future during a visit to Central Florida in 2007. During a weeklong golf trip with friends and family, Altavilla found himself at Solivita, a 55-plus community west of Kissimmee. “He stood on the bridge — that we now can see from our lanai — with his brother and said, ‘I’m going to retire here someday,’” recalled wife Karen.

Solivita’s Riviera Spa and Fitness Center is a 32,000 square-foot facility featuring an indoor walking track and indoor heated lap and exercise pool.
Nearly a decade later, Altavilla’s prediction came true. In 2016 the couple packed up and moved from the cold north of Lehman, Pennsylvania, to the Sunshine State. “We were tired of the cold, snow and ice,” Karen says. They gladly replaced the frozen winters with a comfortable home on the 18th hole, good friends, year-round outdoor recreation — and a relaxing lifestyle for the young retirees. Michael, 61, retired five years ago from his job as a sales representative for a national consumer-goods company; Karen, 56, had worked for an interior designer. While Solivita may have been their first choice, they considered other communities as well. “When we were ready to move, I made Mike look for three years all around Central Florida at all 55-plus communities,” Karen says. “Solivita was the best fit for us, with all the amenities, activities and people around at all times.” Just as the Altavillas discovered, Central Florida hosts a number of 55-plus communities that are carefully designed to meet the needs of active adults who have no intention of shifting their lifestyles into slow gear.

“The baby boomers are driving changes in expectations for active-adult communities,” says William Bullock, division president of Minto Communities, developer of Latitude Margaritaville, a new active-adult community in Daytona Beach. “They’re living longer than previous generations.” He continues. “They are also healthier, more active and engaged in a wide variety of activities.” As more of the country’s 75 million baby boomers, born between 1946 and 1964, reach retirement age, 55-plus communities are more popular than ever. The U.S. Census projects baby boomers will make up 25 percent of Florida’s population by 2020. “The country’s demographics are the driving force for 55plus communities,” says Tom Eleazer, sales and marketing vice president for Arlington Ridge Homes, developer of Arlington Ridge, an active-adult development in Leesburg. “We’re right in the middle of the baby boomer generation retirement cycle, which probably has 10 to 15 years left to run,” he adds. “Many are reasonably affluent and own their own homes in northern areas that have increased in value. This allows them to cash out and purchase more reasonably priced

Boomers love Minto Communities’ Latitude Margaritaville in Daytona Beach. Among the many popular models are the Coconut, which at 2,397 total square feet features a wet bar (above) and a combined kitchen living area (below). It’s priced from $298,990. The community has, as you might expect, a laid-back, tropical theme reflected in its recreational amenities (facing page).

homes in Florida.” Florida, notes Eleazer, continues to be favored by retirees because of its low taxes, good weather and good transportation corridors to the Northeast and Midwest. Central Florida puts out the perfect welcome mat. The highway system provides easy access to other parts of the state, including its beaches, ocean ports and international airports. Taxes may be lower in Florida than elsewhere. Just as significant to today’s active adults are such perks as access to water and other outdoor recreation opportunities, such as hiking and biking trails. Also high on the must-have list are education, culture, healthcare and attractions. “Older adults are experiencing a profound increase in longevity, when compared to their parents and grandparents,” says Dr. Richard Tucker, professor emeritus of Psychology and Aging Studies at the University of Central Florida and the former UCF liaison to the Learning Institute for Elders (LIFE) at UCF. “There are certainly physiological reasons for that increase, such as better living conditions and healthcare,” he continues. “But they’re also much better educated and are becoming more and more aware of the importance of lifestyle on longevity and the quality of life.” Lifestyle is now considered the best predictor of healthy and active aging. One of the largest studies of older adults showed that lifestyle may impact as much as 60 percent of the aging process. Other researchers have clearly shown the importance of activity, social interaction and stress management as the leading contributors to successful aging.
In many cases, Central Florida’s 55-plus communities can provide the tonic for the active adult who wants to live healthy lifestyles. Here are a few examples.
SOLIVITA Single-family homes and villas priced from $174,990 to $374,990, with sizes ranging from 1,295 to 2,840 square feet. Homes have large pantries, open floorplans, gourmet kitchens and entertainment areas. Located in Polk County, near the Osceola County line. taylormorrison.com. With its first home built in 2000, Solivita is one of the oldest active-adult communities in Central Florida. Developed by Taylor Morrison, there are currently 4,600 homes in the gated community. Plans call for 5,600 at build-out. At Solivita, typical buyers are pensioned retirees from the Northeast or locals from Central Florida, says Larry Mull, vice president of sales for the company. Community amenities include resort-style features, a fulltime lifestyle staff, a golf course, spa and fitness centers, tennis and pickleball courts, a softball field, restaurants, a dog park, an art gallery and a ballroom. Mull says residents who move to Solivita find “great value, established amenities and group organizations.” That’s just what the Altavillas found when they relocated in 2016. “Since moving to Solivita, we’ve made many new friends,” says Karen Altavilla. “We are all mostly in the same phase of WINTER 2019

LATITUDE MARGARITAVILLE Villas priced from $253,990, with sizes ranging from 1,503 to 1,862 square feet. Homes have two bedrooms, a den or hobby room, two baths, a covered lanai and two-car garage. Singlefamily homes are priced from $298,990, with sizes ranging from 1,684 to 2,564 square feet. Homes have two to three bedrooms plus den, two- to three-car garages, two to three-and-ahalf baths and covered lanais. Located in Daytona Beach west of I-95 at LPGA Boulevard. Visit latitudemargaritaville.com. Developed by Minto Communities and Margaritaville Holdings, the Jimmy Buffett-inspired Latitude Margaritaville began construction in November 2018. Currently more than 300 homes are underway; plans call for 3,400 homes in the first phase and up to 7,000 by build-out on the 1,600-acre site. “Today’s active-adult homebuyer is looking for quality and value in a home as well as dining, entertainment, fitness amenities and wellness programs within their community,” says William Bullock, Minto’s division president. “They want to be near dining, shopping, entertainment, healthcare, educational opportunities and major transportation systems,” he continues. Homes in the community are designed for relaxing, entertaining and comfortably accommodating houseguests. They include hobby rooms and dens that can be used as home offices as well as master suites with two walk-in closets, raised height vanities and large walk-in showers in the master baths. In addition, each has two- or three-car garages for extra storage and for golf carts — the streets are golf-cart friendly. Bullock says Latitude Margaritaville homebuyers are health conscious and want to live in a community that provides resort-level amenities that promote an active lifestyle and social interaction with neighbors as well as easy access to amenities. The community’s amenities that are scheduled to open in early 2019 include: n A town square with a bandshell for live music and dancing. n A bar and restaurant. n A fitness center with an aerobics studio, an indoor lap pool, a spa, fitness classes and wellness programs. n Pickleball and tennis courts. n A community pool with beach entry, cabanas, tiki huts and
a poolside bar. n A dog park called — wait for it — “Barkaritaville.”

Developed by Taylor Morrison, 4-year-old Esplanade at Highland Ranch will have 402 homes at build-out. Typical buyers are baby boomers who are retiring and want to stay active. They’re both local and from out-of-state, mainly from the North. Community amenities geared for active adults include an on-site lifestyle director for community events, a resort-style swimming pool with cabanas, tennis courts, bocce ball courts, a spa and fitness center, a dog park, and a clubhouse with a billiard room and a coffee bar. Buyers are attracted to the community for “the value that we provide in a boutique community in the pristine rolling hills of Clermont,” says Taylor Morrison’s Larry Mull.
CRESSWIND AT VICTORIA GARDENS Single-family homes priced from the $220s to the $400s, with sizes ranging from 1,500 to more than 3,500 square feet. Homes have two to five bedrooms. Located between U.S. Highway 17-92 and I-4 in Deland. Visit cresswindvg.com. Developed by Kolter Homes, Cresswind at Victoria Gardens was founded in 2000 and is the 55-plus component of the larger Victoria Park master-planned community. Cresswind plans call for more than 1,000 homes at build-out. Buyers are attracted to Cresswind by the “open kitchen design, accessible storage, energy-efficiency, healthy construction and flexible spaces that can adapt as their needs change,” says John Manrique, marketing vice president for Kolter Homes. For example, he notes, a den may serve as a home office today but could be converted into another bedroom or yoga studio in the future. Manrique says the typical Cresswind buyer is a social, active person who enjoys being a part of a community that offers walkable neighborhoods, clubhouses with activities and opportunities to interact with others. Other amenities include on-site dining, pickleball, fitness centers and social spaces than can host a variety of clubs and parties. There also are experienced lifestyle directors to keep things bustling. In addition, Cresswind residents have access to all the amenities in Victoria Park, which include a golf course, a village center and a medical park. WINTER 2019

The water amenities at Arlington Ridge include a free-form resort-style pool with beach entry, a lap pool, a heated pool adjacent to the fitness center and an oversized spa with therapy jets.
The location itself is a bonus. Notes Manrique: “Central Florida, especially Volusia County, gives you access to everything — beaches, attractions, parks, outdoor recreation, shopping, dining, culture, universities, sports and top medical care — in 30 minutes or less. Best of all, you can enjoy all this year-round at a solid value and with no state income tax — the lack of which has perennially made Florida attractive to retirees.
FOUR SEASONS AT ORLANDO Single-family homes priced from $270,990 to $340,990, with sizes ranging from 1,428 to 2,328 square feet. Homes have open floorplans, outdoor living spaces and 2.5-car garages. Villas, priced from the mid-$200s and ranging in size from 1,429 to 1,582 square feet, have recently become available. Just east of S.R. 429, north of I-4 in Kissimmee. Visit khov.com/fsorlando. Developed by K. Hovnanian Homes, gated Four Seasons at Orlando launched in 2017. Currently there are 105 homes, with 533 planned at build-out. Susan Moss, the company’s marketing manager, says that typical buyers are in their early 60s and are recent retirees. They’re often downsizing and are looking for a “sense of community and an active lifestyle with neighbors of the same demographics,” she notes. Community amenities cover more than 80,000 square feet

of indoor-outdoor recreational space, encompassing multiple fitness facilities, a resort-style swimming pool with cabanas, tennis courts, and courts for bocce ball and pickle ball. There are also game rooms and an on-site activities director. Buyers who are 55-plus are drawn to Central Florida for several reasons, Moss says. “Weather in Florida is conducive to active outdoor living for retirees coming from colder climates,” she notes. “That’s in addition to the reasonable cost of living and proximity to major attractions.” She says that Four Seasons Orlando has many cash buyers, many from California or other areas of the country where the cost of living is higher than average.
TRILOGY ORLANDO Single-family homes priced from $224,990 to $329,990, with sizes ranging from 1,540 to 2,295 square feet. Homes have expanded great rooms, integrated indoor-outdoor spaces and multifunctional spaces. Just south of Florida’s Turnpike in Groveland. Visit trilogylife.com. Shea Homes bought Trilogy Orlando from a previous builder in 2010. Today there are more than 700 homes, with a total of 1,147 planned at build-out. “Trilogy buyers are typically expecting more than the standard amenities within a traditional community,” says Michael Fraley, Florida area vice president for Shea Homes. “They’re looking to expand their social circle that may have

dwindled as their peers moved out of the neighborhoods they’d raised their kids in for years,” he continues. “Their expectation is that Trilogy will deliver exceptional lifestyle programming unlike other builders.” Buyers want to try new things, connect with others and experience real community, he adds. “They’re looking for fivestar worthy lifestyle programming and the opportunity to enjoy a highly amenitized community.” He noted that residents have full access to the community’s 57,000-square-foot clubhouse, an indoor and outdoor resort pool, a culinary studio designed for chef demonstrations and private events, a modern day “man-cave” that serves as a sports escape, an artisan studio, a state-of-the-art fitness studio and a restaurant. Hospitality-trained resort teams oversee planned activities.
ARLINGTON RIDGE Single-family homes priced from the $190s to the mid$300,000s, with sizes ranging from 1,700 to 2,500 square feet. Homes have luxury finishes such as granite or quartz countertops, laminate flooring, upgraded appliances, wider doorways, no stairs, walk-in showers and ADA-compliant toilets. Located east of Florida’s Turnpike, west of U.S. Highway 27, in Leesburg. Visit arlingtonridgeusa.com. Arlington Ridge Homes, an affiliate of Florida Leisure Communities, took over the Trilogy retirement community in 2014.
Plans call for 1,046 single-family, duplex villas and townhomes at build-out. “Our typical buyer is a 60- to 65-year-old married couple who has sold a home up north and is looking for a Florida home in a community that makes it easy to make new friends,” says Tom Eleazer, vice president of sales and marketing for Arlington Ridge Homes. “Although many are golfers, others are more interested in various fitness activities and pastimes that we offer via our extensive amenities,” he continues. Those amenities include: n An 18-hole championship golf course, two heated pools, a spa, fitness center, a large hall with a theater and catering facilities, and a full-service restaurant and tavern. n Easy access to shopping and medical care, major highways, international airports and attractions. n Gated and staffed around the clock. n Group activities and social events, fitness classes and golf clinics. Active-adult buyers are looking for quality and affordability when considering a new home, Eleazer says. “The ability to customize and build their dream home is very important.” In addition, he notes, buyers want a stable community with affordable fees where there are many activities from which to choose and opportunities to socialize. builders will continue to find a warm, inviting spot in the Sunshine State. “We believe the market for 55-plus communities will continue to be robust for the next decade and beyond because of the number of people in the U.S. reaching retirement age during this period,” says Eleazer. He adds: “Our area still has a good supply of developable land at reasonable prices, and Florida continues to attract retirees because of its weather, affordable cost of living and low tax structure.”
LAKES OF MOUNT DORA Single-family homes, many of which are waterfront or have water views, are priced from the $190s to the $500s with sizes ranging from 1,263 to 3,252 square feet. It’s a gated community where “the casual Florida lifestyle allows residents to be as active or as laid back as they choose,” says Dale Roberts, chief brand officer with Dale Roberts & Associates, the company that handles marketing for the community. Home amenities include single-floor living, open floorplans, outdoor living areas, large master suites with two walk-in closets and large two- or three-car garages. In addition, buyers have the option of a summer kitchen with wet bar, refrigerator and grill. Many universal design elements can be incorporated with ADA-approved access, easy access light switches, smooth shower access and universal thresholds. Community amenities include an 18,000-square-foot clubhouse with a resort-style pool, a fitness studio, a library, and tennis, pickleball, basketball and bocce courts. There also are walking trails, club activities, and boat and RV storage. Of course, one of the top amenities is Mount Dora itself. Nationally recognized for its historic downtown of shops and restaurants, the Lake County city stays busy with festivals and other events year-round. “Mount Dora is a highly sought-after, historic bedroom community of Lake County, just far enough from the city of Orlando and all of the attractions,” Roberts says.
THE LAKES AT HARMONY Single-family homes priced from the low $200s to the low $300s, with sizes ranging from 1,404 to 2,874 square feet. Homes are one-story and have open floorplans, spacious master suites, luxurious fixtures and inviting living areas. Located along U.S. 192 about 10 miles east of St. Cloud in Osceola County. Visit harmonyfl.com. Boomers who came of age in the ’60s remember plenty of wistful talk about living in harmony. Few figured they would literally live in Harmony — a place as well as a state of being. The Lakes at Harmony is a 55-plus neighborhood within Harmony, an 11,000-acre, master-planned community in Osceola County. The community is oriented around nature, with more than 70 percent of its acreage designated permanently as preserve areas. In the Lakes at Harmony, Lennar Homes is building approximately 400 single-family homes and is offering six models from which to choose. Homes in the gated community — all of which are one-story — are built with active adults in mind, boasting open floorplans and energy-efficient features. Most will offer golf-course views. Residents will enjoy a private clubhouse, with a zero-entry pool as well as a gathering room, a catering kitchen, a crafts area and a fitness center. A “sunset gazebo” overlooks the 14th green of the Audubon-certified Harmony Golf Course. Another plus: Lakes at Harmony residents will have full access to existing amenities, including, most notably, the 18-hole championship golf course and its well-appointed clubhouse and pro shop. Shopping is also convenient at the Town Square Marketplace, which features several restaurants. Harmony also has tennis, pickleball, and bocce ball courts as well as a dog park and 12.6 miles of walking and biking trails, among other amenities. There’ll be plenty to do in the Lakes at Harmony, with Zumba classes, themed dinners, and various special-interest clubs. An on-site activities director will help organize additional social functions and other community events.
GATHERINGS of LAKE NONA Condominium homes priced from $279,000, and ranging in size from 1,368 to 1,805 square feet with two or three bedrooms. Access-controlled buildings have private garages and covered balconies, with water views available. Located in southeast Orlando in the Lake Nona master-planned community. Visit beazer.com. Beazer Homes’ Gatherings of Lake Nona is the first 55-plus community in the Lake Nona master-planned community, located in east Orlando, where the company has debuted 216 low-maintenance condominiums complete with elevators and garages. A clubhouse is the center of activity, and there are plenty of
amenities to keep residents fit and active. Outdoors, there’s a pool and patio along with sports courts and an inviting fire pit for evening get-togethers. The clubhouse features a fitness center as well as multipurpose rooms for community gatherings and social events. If you’re feeling competitive, there are courts for pickleball or bocce ball. And your furry friends will love the on-site dog park. There are four floorplans from which to choose, with two or three bedrooms, two bathrooms and attached one-car garages. Each building offers elevator access from the ground floor along with private, covered balconies. All plans feature spacious master suites with walk-in closets, and bathrooms with stylish fixtures. A number of custom upgrades are available. Of course, one of Gatherings of Lake Nona’s biggest selling points is its location in Lake Nona, for decades one of the region’s premier addresses. It’s near the burgeoning Lake Nona Town Center as well as Lake Nona’s Medical City, with its new VA Hospital.
DEL WEBB SUNBRIDGE Single-family homes and villas located in northwest Osceola County, near Lake Nona’s Medical City. Models and prices had not been announced at press time. Visit delwebbhomes.com. If there’s a name synonymous with active-adult living it’s got to be Del Webb, the biggest developer of active-adult communities in the U.S. Last year, Tavistock Development Company, developers of Lake Nona, announced that Del Webb would be the first builder in its 24,000-acre Sunbridge master-planned community in northwest Osceola County. Del Webb Sunbridge, a gated 55-plus neighborhood, will encompass 700 acres and could include up to 1,350 homes. Also planned is a 25,500-square-foot clubhouse with state-of-theart indoor and outdoor amenities. A full-time lifestyle director will make certain that buyers are as active as they wish to be. A national brand of PulteGroup Inc., Del Webb will bring more than six decades of homebuilding experience to Sunbridge. Model homes are expected to open this summer, although the home choices and prices had not been released at press time. “Their track record of creating vibrant, active places will be a wonderful addition to Sunbridge,” says Rob Adams, vice president of residential development for Tavistock Development Company. Sunbridge will also encompass commercial and retail centers as well as a variety of neighborhoods aimed at buyers across the spectrum — not just 55-plus. The community will incorporate best practices and place-making principles from across Tavistock’s award-winning portfolio. And these folks know what they’re doing. Lake Nona ranks among the best-selling master-planned communities in the U.S. and was heralded in Fortune magazine as “the future of cities.” WINTER 2019

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation. The four achievement components — English Language Arts, Mathematics, Science, and Social Studies — are shown on the following pages. Also shown are school grades for two years, high school graduation rates and the percentage of students on free or reduced lunch programs. For more information about the complexities of school grading, and to see results of the other components that determine school grades, visit the Florida Department of Education website at fdoe.com.

HOW TO
PICK A PRO How do you pick the right person to represent you or your home? Here are a few do’s and don’ts you should consider when selecting a real estate agent. Naturally, check to make certain the agent’s license is current. Also, find out if the agent is, in fact, a Realtor. “The National Association of Realtors has a code of ethics that will knock your socks off, and they are very strict in dealing with people who don’t abide by them,” said Donald R. Brenner, the late professor emeritus at American University and a specialist in housing issues. Also, only Realtors have access to Multiple Listing Services (MLS) through which members share listings and have access to many more properties than nonmembers. In addition, during your search you should: ASK AROUND. Talk to people you trust for recommendations, particularly those who’ve had recent experience buying or selling a home. LOOK ONLINE. Some websites, such as Zillow,
have agent reviews. Of course, anyone can post anything these days, so don’t rely strictly on online commentaries. FIND A SPECIALIST. Look for someone with experience in your price range or your geographic area. Many pros advertise their areas of expertise. CONDUCT INTERVIEWS. What is the agent’s specific marketing plan for your home? Is real estate the agent’s full-time profession? How many homes has the agent listed and sold this year? CHECK REFERENCES. Get the names of the agent’s past clients and give them a call. Would they use the agent again? AVOID “DUAL AGENCIES.” These are agencies that represent both the buyer and the seller. Your goal is to find someone who is in your corner exclusively. To find a Realtor, or for more information about Realtors and Orlando-area real estate, visit the Orlando Regional Realtor Association (ORRA) at orlrealtor.com.
