ntertainment options are exploding in Lake Nona, the innovative masterplanned community in Southeast Orlando perhaps best known for its colloquially named Medical City, a high-tech cluster of hospitals, athletic training complexes and research facilities. Tavistock Development Company is tackling some immense projects to bring more leisure-time options to the burgeoning health-centered community of 17 square miles. “We want to have the complete community,” says Ralph Ireland, vice president of development operations. “It’s about trying to be as current and as forward thinking as possible to continue the next great American community.” Tavistock is prioritizing Lake Nona residents while also seeking to position the community as a regional destination. Either way, entertainment is the focus of the $780 million, 3.8-million-square-foot Lake Nona Town Center, which is blossoming at the southwest corner of S.R. 417 and Lake Nona Boulevard. The Town Center’s $300-million, 1.2-million-square-foot second phase is set to begin construction later this year. Plans include a brewery, a bowling alley, a comedy club, an upscale cinema and plenty of shopping and dining options — all within walking distance for many residents. “It’s going to be a game changer,” Ireland adds. “We see it as a framework for additional development.” The Town Center’s first phase includes two Marriott brands under the same roof — a Marriott Residence Inn and a Courtyard by Marriott — as well as the Chroma Modern Bar + Kitchen and an eye-popping, 60-foot structural steel sculpture alongside the parking garage. Also occupying the Town Center is Bosphorous Turkish Cuisine and an array of offices. Jacq & Jack, a salon, is coming this winter. The Town Center is expected to be a popular gathering spot for a drink, a bite and a fun time out with family and friends. “The retail environment is changing quite a bit, and people want an experiential environment,” Ireland says. “It’s a very walkable environment —measured to the inch so you don’t feel overwhelmed or underwhelmed by the space.” Walkability, of course, is healthy for residents. But it also helps reduce the community’s carbon footprint and mitigates a proliferation of automobiles. Looking for another hangout option? northwest corner of S.R. 417 and Lake Nona Boulevard. A three-story, 57,000-square-foot driving range — with 90 outdoor driving bays — will be accompanied by a lounge, meeting rooms and a restaurant. Drive Shack is part of a golf entertainment company, Drive Shack Holdings LLC, founded by partners Newcastle Investment Corporation and TaylorMade Golf Company Incorporated. It will be part of Lake Nona’s 300-acre Sports & Performance District. community parks Tavistock plans to build in Lake Nona. There’ll be a floating water park just south of the Orlando VA Medical Center. The company is partnering with Wibit Sports to install the unusual attraction on a man-made lake. Wibit water parks usually feature a series of interconnected floating walkways with climbing walls, slides, monkey bars and other activities. The Lake Nona park will include a fivestory climbing tower as well as a cable-supported wakeboarding facility. An opening date hasn’t yet been announced. Lake Nona is home to the United States Tennis Association’s National Campus, billed as the largest tennis facility in the world. The 64-acre campus has 100 lighted courts, all of which have livestreaming capability, for training and competition.

It’s a place dedicated to learning, playing and improving the game. UCF’s varsity tennis programs will make it their home. “It’s an incredible platform for us to raise the bar for how we deliver tennis,” says Kurt Kamperman, chief executive for community tennis at the USTA National Campus. “We’re using this campus truly as a campus — we want to train people who want to teach tennis, coach high-performance players, organize events.” Despite its enormous size, the campus isn’t a concrete jungle. The association had plenty of land to separate courts, so ponds and landscaping contribute to a parklike setting. Kamperman sees the campus as a “metropolis” with smaller, selfsufficient neighborhoods devoted to different aspects of the game, such as family tennis. Some of the courts are red clay, and the USTA found that the right clay was available only from Cremona, Italy — so it had 450 tons of the stuff shipped to Lake Nona. All the courts have live streaming, Kamperman says. “So if a 14-year-old from Boston is playing a match and Grandma can’t come, she can watch it.” Some courts have more complex video systems that will help players analyze the strengths and weaknesses of their game. More than 100 tennis tournaments and other events were planned for 2017 alone. More than 300 universities and colleges have already played at the USTA National Campus; more than 500 children a week participate in youth programs; and in the first six months, more than 50,000 people attended games, USTA spokeswoman Trina Singian said. Current and former pros who visited the facility include Bob and Mike Bryan, Ivan Lendl, James Blake, Jack Sock, Bethanie Mattek-Sands, Madison Keys, Donald Young, CiCi Bellis and Frances Tiafoe. Because Lake Nona offers easy access to adjacent Orlando International Airport and to S.R. 417, part of the beltway around Orlando, it’s easy for competitors and spectators to get to the facility from anywhere. The nearby medical facilities offer plenty of synergies for sports organizations. For example Nemours, which operates a children’s hospital in Medical City, has partnered with the Andrews Institute for Orthopaedics & Sports Medicine, based near Pensacola, to become the official medical providers for the USTA National Campus. Nearby, Orlando City Soccer Club is building its $20 million training center while working on a stadium in downtown Orlando. The Lake Nona facility will include a fitness center, clubhouse, locker rooms, offices and a rehabilitation center in addition to its six fields. The Orlando City Lions (Major League Soccer), Orlando City B (United Soccer League), and the club’s Elite Youth Academy will train there. Plus, plans are in the design stage for a beach volleyball complex on the shores of the private, 11-acre Crystal Lagoon for members of a luxury resort and spa. The resort and lagoon may break ground this winter, adjacent to the tennis complex. And Tavistock is working to woo USA Rugby headquarters to Lake Nona, although more details were unavailable at presstime. Rob Adams, Lake Nona’s vice president for development, sees the Sports & Performance District as a perk for Lake Nona residents and a draw for potential homebuyers. “The USTA campus is really meaningful,” he says. “It’s a public facility, growing the sport of tennis across the board. It brings tennis to Orlando in a way that was previously unimaginable. With Orlando City soccer, you’ll see it enliven the community. You’ll see a desire to live near the center. You’ll see the faces of Orlando City throughout Lake Nona.” Construction of medical and sports facilities makes a big statement, but a concern for healthy living was woven into all of Lake Nona — and it’s evident in more subtle ways, too. The community ultimately will have 44 miles of trails for walking and biking, for example. And about 40 percent of its 11 square miles will remain undeveloped, creating open space that promotes a sense of wellbeing.  2 0 1 7

ome sales are hotter than ever in Lake Nona. In fact, the community had its best year to date in 2016, says Rob Adams, vice president of residential development for Tavistock Development Company. And 2017 will likely be another record-breaker. From January through May, Lake Nona was the top-selling master-planned community in Central Florida — and among the 20 top-selling master-planned communities in the U.S. — according to RCLCO, a Washington, D.C.-based real-estate consulting firm that tracks sales statistics. “Vibrancy attracts vibrancy,” Adams says. There were 230 sales notched in Lake Nona during the period surveyed by RCLCO, bringing the number of residents to about 12,000. Lake Nona already has 3,200 single-family homes with 4,400 more planned; 800 townhomes with 1,244 more planned; and 560 multifamily homes with 1,220 more planned. “It’s because of diversification and innovation in product types,” Adams says. “We like to have different products that appeal to different people. By broadening our appeal, we grow our sales. We cast a wide net.” That’s why Lake Nona offers single-family homes, townhomes, luxury apartments and custom estates at a wide range of price points, he adds. That net is about to be cast even wider. In April, Tavistock announced plans for its first age-restricted neighborhood, The Gatherings, which this fall will offer 216 condominiums next to the VA Medical Center. Prices are expected to start in the high $200s, and the builder is Beazer Homes. Work started late last year on Ariel Apartments, which will feature 348 one-, two- and three-bedroom urban-style apartments with scads of amenities, including a 24-hour fitness club featuring Technogym equipment and virtual classes. Pixon, a “modern flat” concept, is about to break ground and is expected to open next winter. Located across from the Town Center, Pixon will offer 201 apartments, including six trial micro-units. There’ll be 23,000 square feet of groundlevel retail space. Laureate Park, which is planned for 2,600 homes, remains the largest and fastest-growing neighborhood in Lake Nona. More than 1,060 homes had been sold as of July. Buyers are attracted by creatively styled townhomes and single-family homes and a multimillion-dollar Village Center with a water park. Conceived as a “wired-in, future-evoking” neighborhood, Laureate Park offers homes priced starting in the high $200s. A new gated subsection of Laureate Park, The Preserve by Taylor Morrison Homes, will offer 151 homes priced in the mid-$400s. Also in Laureate Park is an open-to-the-public showhome dubbed WHIT (Wellness Home built on Innovation and Technology), which spotlights the ways in which technology can enhance healthy living. The builder is Craft Homes, which is also working on The Jewel Box, a townhome project aimed at singles. In addition to Taylor Morrison Homes and Craft Homes, Laureate Park’s builders include Ashton Woods Homes, David Weekley Homes, Dream Finders Homes and Minto Communities. Pulte Homes will join the team soon with a new townhome community. Custom-home options are available from Arturo Barcelona Homes, Issa Homes and Phil Kean Designs. Tavistock announced last December that the Amazing Explorers Academy’s first franchise, a preschool to teach kids about science, technology, engineering and math, is coming to Laureate Park this fall. That’s in addition to the neighborhood’s other special offerings, such as its own kids’ chess club, art classes and group exercise classes. Here’s a rundown of other neighborhoods within Lake Nona: n Lake Nona Golf & Country Club. This luxurious gated enclave of custom homes, nestled along the shores of Lake Nona, features a Tom Fazio-designed championship golf course, a 40,000-square-foot clubhouse, state-of-the-art fitness and tennis facilities, and a resort-style pool and spa. New homes are priced starting at $1 million. n Lake Nona WaterMark. This luxury apartment complex is anchored by a 7,515-square-foot clubhouse with a resort-style pool, a fireside veranda, an outdoor kitchen and a business center. WHILE MAKING A NAME FOR ITSELF, LAKE NONA ATTRACTS

BIG NAMES Lake Nona is grabbing headlines and making news. Fox News recently recognized it as a “healthtopia.” The New York Times reported on its remarkable growth. Fortune magazine featured it on the cover with a story entitled “How to Build a Great American City.” But Lake Nona isn’t just being talked about. It’s attracting huge companies who want to be a part of it all. For example, in January global auditing giant KPMG announced that Lake Nona would be home to its new $430 million KPMG Learning, Development & Innovation Facility. Lake Nona won out over 49 other locations under consideration. The community’s healthy, innovative vibe and proximity to Orlando International Airport were among the factors that swayed KPMG. Construction began in May on the company’s 55-acre corporate training campus, which will include offices, hotels, outdoor recreation facilities and restaurants. It’s scheduled for completion in late 2019. Another household name, Amazon, is expected this summer to finalize a deal to create an $86 million, 131-acre fulfillment distribution facility in Lake Nona. In February, Lake Nona announced plans to partner with Jiyo, the digital platform of renowned alternative-medicine pioneer Deepak Chopra. Jiyo is an app that will connect residents with wellbeing information, including localized content. Another health-related connection has been announced with Technogym, a leading global manufacturer of commercial and home fitness equipment. The company will create the first U.S. “Connected Wellness Ecosystem” in Lake Nona. Residents can expect to see Technogym equipment in various locations, ranging from residential areas to businesses, sports facilities and medical offices. This new gated neighborhood, with singlefamily homes from M/I Homes and Century Homes, offers a community pool and cabana, a playground and walking trails. Prices start in the $260s, and about 325 homes are planned. n Enclave at VillageWalk. This gated neighborhood of 143 Mediterranean-inspired estate homes, which is also built by Pulte Homes, is adjacent to VillageWalk, a built-out Pulte neighborhood, and its amenities. Prices start in the high $500s. Communities on Lake Nona’s periphery are booming as well. Here’s a rundown of notable nearby neighborhoods: n Eagle Creek. This master-planned community features an 18-hole golf course with a manor-style clubhouse. The new Eagle Creek Elementary School is on site. Builders include Jones Homes USA, Toll Brothers and CalAtlantic Homes. Single-family homes are priced from the $300s; golf villas from the $200s. n Harmony. This nature-themed master-planned community is in Osceola County. Builders include CalAtlantic Homes, Lennar Homes, Meritage Homes, Regatta Building and Development, Richmond American Homes. Prices range from the $190s to more than $600,000. n North Pointe. Homes feature granite countertops and oak or maple cabinetry in kitchens and bathrooms as well as architectural shingles and stucco exteriors in designer colors. The builder is Richmond American Homes. Prices start in the mid-$300s. n Randal Park. This 700-acre community will encompass 815 single-family and 1,400 multifamily homes. More than 3 miles of bike paths and fitness trails surround a 5-acre central park with sports fields. There’s also a community center and eight smaller neighborhood parks and playgrounds. WELLNESS IN EVERY ROOM

A showcase home at Lake Nona is taking that community’s wellness emphasis a step further by demonstrating how technology can help residents monitor and improve their health in everyday life. In this “smart home” — called WHIT, for Wellness Home Built on Innovation and Technology — the island countertop in the kitchen helps you make healthful meals. The air is purified in six stages to help you breathe. The therapeutic aroma generated in the living room is designed to help you stay calm; in the home office, it’s brewed to help you focus. WHIT is a project of the Lake Nona Institute, the nonprofit think tank at the fast-growing southeast Orlando community created by Tavistock Development Company. WHIT, which is open to visitors for interactive tours without charge, occupies two adjacent townhouses built by Craft Homes in the Laureate Park neighborhood, where streets are named for Nobel Prize winners and new homes in a variety of styles start in the high $200s. The institute planned and outfitted the home with nine corporate partners. Some of the features are prototypes; others are already in the marketplace. Part exhibition and part laboratory, WHIT is one way the institute is evaluating wellness technologies for Lake Nona and beyond. “We want to see what moves the needle in health and wellness,” says Gloria Caulfield, the institute’s executive director. “What are the scalable solutions in a variety of different environments? They have to be cost-effective and applicable everywhere, not just at Lake Nona.” If the kitchen is the heart of today’s new homes, then the prototype interactive island designed by GE Appliances is the heart of the WHIT kitchen. The large “intelligent surface” of the island helps users plan, cook and shop for nutritious meals. GE designed it with input from Lake Nona residents, says Jessica Jones, the institute’s project manager for innovation, health and wellness. It incorporates family members’ food preferences and dietary needs. In the kitchen and elsewhere, many of WHIT’s health features work in the background. Cork flooring, for example, was chosen because it’s anti-microbial, resistant to mold and easy on the feet. Air and water purifiers filter out pollutants, and the home’s insulation offers a higher-than-usual level of sound protection. In every room, there are gadgets galore: n Using “predictive analytics,” a wearable sensor called the CarePredict Tempo can help identify changes in the activities of older people that might signal a health concern. A weight sensor in pill containers helps track whether a patient has kept up with his or her medication. A blue light in one of the bathrooms is at work killing germs. n CareConnect from Nemours, which operates a children’s hospital in Medical City, allows kids to see a pediatrician via interactive video, using an iPad or other device. A special thermometer gives the doctor a reliable reading, and various products help residents manage conditions such as diabetes and asthma. MC24 S P E C I A L R E P O R T : L A K E N O N A

n Circadian lighting placed in WHIT by Delos provides levels of light that follow the body’s natural patterns — without a blast of harsh light if you wake up at 3 in the morning to go to the bathroom, for example. Delos, a research and consulting company, “curated” numerous other products for the home, and they’re available at its online StayWell shop: the air purifiers and aromatherapy machines; a vitamin C shower-head infuser that reduces chlorine in the water for softer skin and hair; and advanced memory-foam mattresses that don’t have the objectionable fumes often associated with that material. Peter Scialla, the company’s chief operating officer, says Delos has had a longstanding partnership with Lake Nona that includes StayWell rooms in the two hotels at the Lake Nona Town Center. WHIT should provide “a lot of market insights on which of these [features] are attractive to consumers,” Scialla says. Sensor technology is gradually making it possible for devices in the home to respond to the people who live there, he says. “We’re close to an environment that can read the human body.” Still, WHIT doesn’t rely on digital technology alone. Part of the home is a throwback to a simpler time when people produced their own food. A courtyard off the kitchen doubles as a stress-reducing meditation space and garden. In the kitchen, a “Superfood Tower” by Sustainable Synergy combines various types of gardening in one unit to produce nutrientdense food. Although the institute spent two years developing WHIT, in some ways it’s just getting started. The garage behind the house will serve as an ongoing laboratory for home wellness innovation in collaboration with UCF, Jones says. “Many other companies have had their great products start in the garage,” she notes. “We have a white, blank canvas to do that in.” And Caulfield says WHIT will be ever-changing. “We don’t want it to be static, and we don’t want it to be a museum. If you come back in six months or three months, you’re going to see different things.” 

MEDICAL CITY  Orlando VA Medical Center at Lake Nona. This 1.2-million-square-foot Veterans Administration hospital and clinic was dedicated in May 2015 and continues to open in stages. The facility, which cost at least $620 million, includes an expanded veterans clinic, a diagnostic and testing center, a 120-bed Community Living Center, a 60bed Domiciliary and an urgent-care facility. The medical center is also home to the Central Florida Veterans Memorial Park, a $3 million memorial built with donations. The campus will employ approximately 3,000 healthcare providers and support staff, and is expected to serve more than 125,000 veterans in Central Florida. The GuideWell Innovation Center

 University of Central Florida College of Medicine. UCF’s $166 million Health Sciences Campus, which opened in 2010, includes a 170,000-square-foot medical education facility and the 198,000-square-foot Burnett Biomedical Sciences building. In August, when it starts its ninth class, the M.D. program will be at full enrollment — 480 students. In addition, the college includes almost 3,000 undergraduates and graduate students in the biomedical sciences, including biotechnology, medical laboratory sciences and molecular biology. In 2015, the medical school also opened its second office of UCF Health, its physician practice, at Lake Nona. All physicians are College of Medicine faculty members. Earlier this year, UCF received state approval for an emerging teaching hospital at Lake Nona. The UCF Lake Nona Medical Center is being planned for 25 acres next to the medical school, and is estimated to open in 2020. The $175 million project is being built in partnership with the Hospital Corporation of America (HCA).  The GuideWell Innovation Center. The GuideWell Innovation CoRE (Collaborative Resource Ecosystem) is part of the 92,000-square-foot GuideWell UST Global Innovation Center. Its purpose: to connect entrepreneurs, research and development experts, and healthcare leaders with ideas, funding and resources. “We’ll be working with early-stage companies, and helping incubate those companies while they’re developing new technologies and solutions for healthcare,” says Pat Geraghty, Guidewell’s chairman and CEO. The complex offers a variety of spaces designed to enhance interaction, including a 250-seat theater in the round, co-working space for start-ups and entrepreneurs, 2 0 1 7

a “start-up garage” featuring the latest 3D printing technology, and industrial engineering expertise from Edison Nation Medical. There’s also a living lab for testing new products and technology as well as an audio-visual production studio, an executive board room and a screening room. Recent events have focused on innovations in cancer and mental health care.  Nemours Children’s Hospital. This 100-bed, 630,000square-foot hospital was built at a cost of $400 million by the internationally recognized Nemours Children’s Health System and opened in 2012. In Florida, Nemours also owns and operates major pediatric specialty-care centers in Jacksonville and Pensacola, 14 pediatric primary-care centers and six pediatric urgent-care centers. Last August, a Ronald McDonald House opened next to the hospital with 15 bedrooms and other accommodations for families that have sick children being treated at Nemours. More recently, the hospital opened a new Publix pharmacy for patients, their families and employees.

University of Florida Research and Academic Center

 Sanford Burnham Prebys Medical Discovery Institute. Previously known as the Sanford-Burnham Medical Research Institute, the $85 million, 175,000-square-foot facility opened in 2009 as the first Medical City cornerstone. It encompasses the Diabetes and Obesity Research Center, where scientists focus on metabolic diseases such as diabetes and obesity as well as on Alzheimer’s disease and cancer. The institute’s East Coast campus — the main campus is in La Jolla, California — is also home to the Conrad Prebys Center for Chemical Genomics, where researchers work to identify and develop new medicines. Last summer, the institute announced that it was no longer economically feasible to operate a Florida facility, and sought to transfer its Lake Nona assets and operations to the University of Florida and its adjacent academic center. However, that effort was unsuccessful. So the institute is still looking for a sustainable solution to ensure that biomedical research continues at the site, according to a spokesperson. Although discussions were underway with Florida Hospital at presstime, no agreement had been reached as of early July.  University of Florida Research and Academic Center. The state’s flagship university has built a $53 million, 115,000-square-foot facility that houses a clinical research unit of its Institute on Aging — a program that studies, among other things, drug interactions in the elderly — as well as the Orlando campus of the UF College of Pharmacy. The emphasis is on clinical research related to diabetes and cardiovascular disease as well as obesity.
