MILLENNIALS, JUST LIKE THEIR PARENTS, EMBRACE THE ’BURBS So what are you waiting for? That’s the question that the homebuilding industry has been asking the millennials for years. But just as millennials are marrying later in life, they’re also becoming homeowners later in life. But it has to be more than just age — right? Turns out it was, and now millennials are jumping into homeownership. In January alone, millennials accounted for 45 percent of mortgage loans. And that number is expected to increase as the spring selling season kicks into gear. Millennials have become such a driving force in the housing market that Zillow has created a new website just for this demographic. The site, scheduled to launch in May, is the result of extensive research by Zillow that showed half of homebuyers in the U.S. are under the age of 36. And where they’re buying has surprised leading experts. Millennials are doing just as their parents did — flocking to the suburbs. But they’re not settling for cookie-cutter homes lined up one after another. They expect amenity centers, community gathering areas and walkable communities. In Central Florida, you’ll find communities with pools, splash parks and recreation facilities that rival those in posh resorts. They boast shopping and dining districts where residents can walk to yoga classes, health food stores, restaurants and parks. Some have evening concerts and mini art festivals. Millennials, as it turns out, want all the perks of living in a city but with the affordability and security of the suburbs. To me, that actually sounds great. I guess we did a pretty good job of raising them after all.

ake Mary has for years been one of Central Florida’s most desirable locations for new-home buyers. Toprated Seminole County schools — and proximity to both pristine recreational areas and burgeoning shopping and dining districts — have powered the city’s growth. Plus, it’s near major employment centers and accessible to downtown Orlando via I-4. So there are plenty of options available to those seeking a Lake Mary address. Some of those opportunities are in large master-planned communities. CALATLANTIC’S SHOWSTOPPING SHOWCASE HOME

uilders always roll out their best during the Parade of Homes, sponsored by the Greater Orlando Builders Association. They know that the parade is the time of year when foot traffic is the highest — and, of course, everybody’s angling for a prestigious parade award. So it’s no wonder that CalAtlantic Homes chose to showcase the Killarney, an oversized (5,491 square feet) two-story showstopper with six bedrooms, five bathrooms and a three-car garage. In fact, the Killarney is the parade’s Showcase Home, which means it’ll get even more attention. But take our word for it: This spectacular home is more than ready for prime time. Or don’t take our word for it, and see it for yourself. Although the parade will be over by the time you read this issue of Florida Homebuyer Orlando, you can still visit the entry at Markham Landings, 2128 Markham Landings Way in Sanford. Base-priced at $997,990, the Killarney is expensive for a production home. But with all the upscale extras and finishes, it seems much more like a one-of-a-kind custom home that would typically be priced much higher. Let’s start with the garage, which is unusually configured. It’s actually two garages — one standard, two-car garage with a large storage area and a separate but adjacent one-car garage that might be used as a workshop, or to shelter a boat or some other special vehicle. The center of the home is a first-floor great room that’s really great — nearly 590 square feet — with the gourmet kitchen and informal dining area, which opens onto a lanai, in the back. There’s also a formal dining room, a den, a bedroom and a “club room” (perhaps an additional bedroom, if you need one) on the first floor. The second floor features a loft, three more bedrooms and a huge master suite that features dual walk-in closets and opens onto an optional balcony. (Frankly, we can’t imagine anyone buying the Killarney and not opting for that balcony.) One of the coolest things about the Killarney — at least in the version on display for the parade — is a circular towertype room, designated as a retreat, that opens onto an interior balcony overlooking the great room. A very cool space. Naturally, there’s a spectacular outdoor living area with a fire pit, a pool (check out the gorgeous water features) and a separate elevated soaking pool. The Killarney offers three very different elevations. Elevation A, with the circular tower, gives off a Mission-style vibe, with lots of brick. t’s our nature to enjoy, well, nature. We like to bring potted plants inside, and we like to revel in the outdoors — whether it’s relaxing by the pool or admiring the backyard landscaping from a lanai. Sunshine and fresh air are healthy. So it’s only natural that we’d want our homes to help us blur the boundaries between inside and outside. “I believe people inherently want to be outside,” says David Pillsbury, principal designer for Keesee Associates in Maitland.

That’s why many of Pillsbury’s designs employ wide glass openings. “That makes it possible to create the feeling of being outdoors without stepping out on the grass,” he adds. Pillsbury and other designers, architects and builders of both custom and production homes in Central Florida recognize that today’s buyers are looking for that outdoorsy feeling — with all the comforts of indoors. That’s why so many new homes — particularly in Florida — feature convertible door systems and retractable screens, among other amenities. “Buyers want their outdoor living spaces to be seamless with — and appear as extension of — their indoor living spaces,” says Tony Weremeichik, principal with the Architectural Design Studio at Canin Associates in Orlando.

Those design elements also make better use of a home’s useable area. Having glass openings between the indoors and the outdoors takes two smaller spaces and morphs them into, essentially, one large space. “If the spaces on either side of the glass are designed with respect for each other, you can actually save money,” Pillsbury says. Many rooms lend themselves to an outdoors connection, but none more so than the kitchen. An indoor kitchen’s connection to an outdoor kitchen — often called a “summer kitchen” — offers the ability use both spaces at once. It may even eliminate the need for buying more than one of some appliances. That idea is echoed by Thomas R. Lamar, president of Lamar Design in Winter Park. “We’ve found that a good number of clients are seeing the

beauty of bringing space together,” Lamar says. “Traditionally separated spaces are now sharing their environments through open planning. The concept of the compartmentalized home has, I believe, reached a turning point. Now we’re looking to bring people together in their homes so they can share time and experiences.” Lamar notes a couple of features that highlight that seamless indoor-to-outdoor vibe: n Convertible doors systems, which create convertible rooms that bring the outdoors inside. n Retractable screens that, when lowered keep out bugs and provide solar filtering. “You’re only limited by your imagination and your budget,” says architect Phil Kean, a custom builder and president of the Phil Kean Design Group in Winter Park.“There are so many new, innovative products and systems. This is a great time for vendors presenting forward-thinking products, because buyers are so open to new technology and design.” Ah, the budget. Unlike years past — especially when the economic situation was in turmoil — today’s buyers are showing an increasing willingness to pay more for “new” and an even greater premium for unique or “luxury,” according to Joshua Harris, director of the Dr. Phillips Real Estate Institute at the University of Central Florida. “That’s led builders and architects to have fewer limits placed on them when designing custom homes,” Harris adds. “Builders have to compete to be the best when a well-to-do buyer is house-hunting. So large outdoor patio-pool decks and high-tech smart features provide an easy way for them to set themselves apart.” The issue of how much top-flight features cost is not lost on builders and designers. “For a builder to introduce a new trendy feature means they have to make sense of the cost, and not tank the project,” notes Pillsbury. “These new items are costly, and something else has to go in order to stick to the budget. However, when builders and designers work together to find savings in good design, many new things are possible.” Weremeichik notes that “most newer homes must include these buyer-triggers to compete for sales — and the insideoutside spaces must be right-sized, functional and thoughtful.” There are so many diverse lifestyles and households — from millennials to Gen Xers and empty nesters — that today’s floorplans must respond in new ways to unique demands from different market segments, he adds. “We appreciate the fact that what we design and build reaches far beyond walls, doors and windows,” says Kelley Finley, vice president of marketing for AV Homes in Central Florida. “Your home provides a sense of family and place, a haven of comfort and joy.” That philosophy, she adds, is reflected in the company’s overarching goal: “Build what you value most.” Lamar, sharing that sentiment, adds: “Carefully planned, the home can be an amazing living environment that can blend the interior and the exterior spaces to extend the space that occupants can enjoy.” 

pace is king when it comes to new-home design: Large kitchens with walk-in pantries, threecar garages, expansive living areas, oversized showers and plenty of storage areas. Builders

and designers know that buyers are looking for comfortable and functional living spaces. Open floorplans, high-tech gadgets and upgraded kitchens are di rigueur these days.

“Buyers prefer floorplans with expansive, open living spaces that flow together with the kitchen, dining and living rooms,” says Tony Weremeichik, principal with the Architectural Design Studio at Canin Associates. “Then they want to combine those interior living spaces with the exterior living spaces.” He adds that buyers also like home offices that can double as secondary bedrooms and drop zones, as well as areas that function as laundry rooms, pet suites, storage spaces and hobby niches, all in one space. “In master bathrooms, buyers seem to appreciate larger showers over garden tubs that they seldom use,” adds Weremeichik. Also popular are walk-in pantries, private water closets in the master bathroom and — as if it bore repeating — storage galore. A number of Central Florida builders offer lavish features in their homes — the kinds of features that are now often standard but would once have been considered add-ons in the world of production building. AV Homes, for example, offers the following goodies in its homes, according to Matt Orosz, the company’s co-division president for Central Florida: n Gourmet kitchens with granite and upgraded cabinetry. n Stone accents on the facades. n Sink and cabinets in the laundry room. n Tray ceilings. n Three-car garages. n Walk-in closets. n Walk-in pantries. n Oversized showers.

Just check out AV Homes’ models in Bellalago in Kissimmee, where prices start in the $200s. Royal Oak Homes, a division of AV Homes, offers equally well outfitted homes in Underwood Estates in St. Cloud and Black Lake Preserve in Winter Garden, where prices start in the $300s. That’s a lot of luxury for the buyer’s buck. Another Central Florida builder, Minto Communities, piles on the perks in Lake Nona’s Laureate Park, where its homes — which start in the $400s — boast high-ceilings and open floorplans that provide a seamless transition from indoors to outdoors, says Minto Senior Vice President William Bullock. “Buyers, particularly those who enjoy entertaining, like spacious designer kitchens with large service and seating islands that open onto great rooms and outdoor living spaces,” Bullock says. “Luxurious baths with both soaking tubs and large, glass-enclosed showers and walk-in designer closets are high on the list of desired features.” Among other popular features, Bullock says, are the following: n Open great rooms with 10- to-12-foot-high ceilings and disappearing sliding glass doors. n Three-car garages to accommodate multigenerational family living, hobby workspace and extra storage for golf carts, boats and other grown-up toys. Valerie Wagoner, division marketing coordinator for David Weekley Homes, says her buyers, too, are looking for open floorplans and upgraded kitchens. Depending on the floorplan and community, Wagoner notes, kitchen upgrade options can include floor-to-ceiling

Home automation has captured the attention of both builders and buyers. “Technology is more accessible and affordable to homeowners now,” Kean says. Other designers and architects see the same trend. “Smart-home integration is upon us,” says Thomas R. Lamar, president of Lamar Design. “More and more electronics are entering the home, so we’re finding that whole-home connectivity to the Internet is pivotal.” Automatic lighting, heating and cooling systems, security systems, locking door systems, computer systems, audio and video systems and more are being tied to home networks, Lamar adds. Seizing on the high-tech demands for home appliances, Samsung Electronics America provides ovens and cooktops that operate with Wi-Fi and Bluetooth technology. “The home market continues to evolve as remodeling and customization drive new trends in kitchen appliances,” says David Bernardino, the company’s marketing director for home appliances. “Built-in appliances are becoming easier to install and providing homeowners with more cooking flexibility and greater efficiencies.” Using Wi-Fi, home cooks can control the cooktop and the range hood using Samsung’s Smart Home app to monitor what’s in the oven, and to adjust time and temperature remotely. Bluetooth autoconnectivity between the cooktop and the range hood allows the hood to automatically turn on when the cooktop is in use, adds Bernardino. “Older millennials are starting to reach their peak homebuying years,” he says. “They’re accustomed to leading connected lives. Minto Communities offers a number of outdoor amenities in its homes. “Minto’s active-adult buyers seek environments that function for daily life, as well as for entertaining and houseguests,” says Minto Senior Vice President William Bullock. Central courtyards, guest casitas and fully appointed outdoor kitchens and dining areas are very popular, as are outdoor kitchens and fireplaces, he adds. And let’s not forget luxuriously appointed pools and spas with waterfalls and other water features.

Thomas R. Lamar, president of Lamar Design, outlines a number of outdoor features showing up in his designs: n Exterior fireplaces and fire pits: “When coupled with graceful seating options, these areas are focal points for entertainment,” Lamar says. “We sometimes will couple the gas with a wood-burning fire pit to create an easystarting wood fire system. You use the gas to get the wood fire lighted, and then shut off the gas burners.” n Summer kitchens: Lamar says that there have never been more options for fans of outdoor cooking, including Kamado grills, pizza ovens, smokers, gas grills and wood pellet grills. In some cases, the exterior kitchen could actually replace the interior kitchen. “So with that in mind, we activate our outdoor kitchen areas with entertainment options such as pools, cabanas, lakes, canals and boat houses,” he adds. n Covered lanais: Lanais have typically been exterior spaces adjacent to the main home. “We like to create a seamless transition from interior to exterior,” Lamar says. “But we still want the lanai to act as a transition

area to help soften the exterior by providing some shade.” Ceiling fans can fight the summer heat, and misting systems can reduce lanai temperatures by 8 to 10 degrees. n Outdoor audio and video systems: Whole-house systems are popular, and allow various systems to be controlled by smart phones and other smart devices. Lamar uses exterior speakers that are built into the outdoor environment. “Exterior televisions or projectors can also be tied into this audio system to create an outdoor theater under the stars,” he adds. n Bug control systems: There are a number of companies that provide either misting systems or devices that emit a scent that discourages biting insects from entering the protected space. n Field turf: When traditional turf won’t grow well in an area, Lamar suggests synthetic field turf, or artificial grass. “This material, when installed correctly, looks and feels pretty similar to real grass, but with no irrigation requirements,” says Lamar. “It always looks nice and green, and best of all, it doesn’t have to be mowed and edged.”

Lamar Design says one of the strongest trends his the company has seen is buyers’ preference for lanias and casitas — some relatively simple and some lavish with fireplaces and outdoor kitchens.

“Combining a sparkling pool with other outdoor amenities will create an outdoor oasis,” says Lamar. That provides the inside of the home a great view of the outdoor area. If planned well, the house can provide transitional spaces that “act like the handshake between the interior and exterior,” Lamar notes. Wagoner says that David Weekley’s designs pay particular attention to outdoor living spaces. “We enjoy featuring outdoor living spaces, pools and high-end kitchens in our models to give customers a visual reference for the selections they can make,” she says. “And, since the beautiful Florida weather allows us to enjoy the patio year-round, many homeowners want to create an outdoor living space.”  n Pools:

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation. The four achievement components — English Language Arts, Mathematics, Science, and Social Studies — are shown on the following pages. Also shown are school grades for two years, high school graduation rates and the percentage of students on free or reduced lunch programs. Elementary schools are first, middle schools are second and high schools are third. In parentheses alongside the schools are the 2015-2016 school grades, which are based on Florida Comprehensive Achievement Test (FCAT) scores, among other factors. The Northeast quadrant is bordered by Colonial Drive to the south and Interstate 4 to the west. Encompassing parts of Orange, Seminole and Volusia counties, the Northeast quadrant includes the communities of Winter Park, Oviedo, Sanford, Christmas, Longwood and Lake Mary.
