WE’RE STILL ‘ORLANDO STRONG’ Normally in this column, I write about all the lists that tout why Orlando and Central Florida are wonderful places to live and work. But things are not normal any more. Orlando, my hometown, is on a list no community would ever want to be on, along with Boston, Aurora, Charleston and San Bernadino. And it hurts — it hurts a lot. Over the past few weeks, I have seen emotions run the gamut, from disbelief to sorrow to anger. And we have the right to feel each and every one of those emotions. But I have never once seen despair. Never once did I see divisiveness or discord; just the opposite. Orlando came together; Orlando showed the world what type of community we are. Locals know that apart from the theme parks, and the millions of visitors who flock here, Orlando really is a small town. But it is a diverse community, a melting pot of cultures, beliefs and people. According to census studies and economists, people move here for jobs, opportunity and, of course, the climate. But I have always believed our acceptance of people as they are, without labels, is one of the most compelling reason why so many want to call Central Florida home. You see, the attack on Pulse was not an attack on just the LGBTQ community or the Hispanic community. It was an attack on all of us. I am proud of my hometown. We took a blow — one hell of a blow. But we will keep dancing; we will keep loving. Because this is our home, and we are Orlando Strong.

T

he company has a deceivingly commonplace name. But Jones Homes USA is happy to let its work provide the sizzle. Jones Homes, founded in 1959, is a subsidiary of the Emerson Group, an international real estate development company with operations in Florida, Portugal and the U.K. In Central Florida, the Emerson Group is developing Twin Lakes and Eagle Creek, both of which target buyers who appreciate value but don’t want to scrimp on amenities. Jones Homes is building in both popular communities. Twin Lakes, located in St. Cloud, got underway last year and is emerging as one of the most talked-about active-adult communities in Central Florida. It offers a wide variety of home styles, with prices starting in the low $200s. Also wowing buyers is the prospect of a 22,000-square-foot lakefront clubhouse with a ballroom, a fitness center and a game room. There’ll also be a restaurant called LOL (Live Oak Lake). The clubhouse, which broke ground earlier this summer, will open for business next year. Speaking of Live Oak Lake, it’s great for boating and kayaking, and there’ll be docks for both. Also there’ll be a huge lakeside swimming pool and patio bar as well as tennis, pickleball and bocce ball courts. Twin Lakes is being built in phases on 1,100 acres on Hickory Tree Road, just south of U.S. Route 192. It will ultimately encompass about 1,000 single-family homes and 1,000 duplexes.

Eagle Creek is one of the region’s premier country club communities, where amenities include a championship golf course rated 4½ stars by Golf Digest; a two-story clubhouse with pro shop, lounge and restaurant; and a family recreation clubhouse with a fitness center and gathering room. The European-style course is known for being firm and fast, with Scottish-style bunkers. Its bulkheads and water hazards make it a fun but challenging experience, say golfers. Need to practice before hitting the links? There’s a full practice facility including a two-sided driving range and practice holes. The community even has its own golf academy. The Belfry Restaurant in the clubhouse is popular with residents and golfers alike, offering lunch and dinner service. It can also be used for special occasions, such as weddings and birthdays. New this year is a recreation center featuring a children’s pool and a resort-style pool for adults surrounded by an expansive sundeck. Like sports? Eagle Creek has you covered with tennis courts, basketball courts and a covered playground and multipurpose ball field. Furry friends have a dog park in which to romp. And, while Twin Lakes is for active adults, Eagle Creek is all about families. The new Eagle Creek Elementary School is in the community while Lake Nona Middle School and Lake Nona High School are nearby. The state-of-the-art Valencia College at Lake Nona campus is also minutes away. Plus, the community is near Lake Nona’s Medical City, with all its high-tech employers, burgeoning town center and USTA tennis complex. ho wouldn’t want to live in Orlando’s “coolest suburb?” Although Winter Garden residents might argue (rightfully) that their historic and happening city is much more than a suburb, they likely wouldn’t argue with the reasons given by Thrillist, a popular lifestyle website, in describing the coolness of “the charming little city with a juicy past,” as it has been dubbed by local boosters. Here are just a few reasons why buyers are charmed by

Winter Garden: It boasts a lively historic district filled with owner-operated restaurants and eclectic boutiques; the West Orange Trail runs right along Plant Street, the main drag; and a converted movie house, the Garden Theatre, provides an intimate setting for concerts and plays. All this and more — including two delightful local-history museums packed with quirky artifacts — contributes to the “unique personality” that sets Winter Garden apart from other cities on Orlando’s periphery. Residents of Canopy Oaks, being developed by Canopy Oaks Development Company LLC and A.R. Bailey Homes, get all that plus beautiful homes that boast custom-quality design, detail and craftsmanship. GRANDVIEW II CELEBRATES OLD FLORIDA

W

inter Garden gets a lot of ink because of its historic downtown district, packed with funky museums, eclectic boutiques and locally owned eateries. But just south of Winter Garden is much smaller Oakland, an equally historic town that appears, outwardly, less affected by West Orange County’s emergence as a growth epicenter. But don’t let the laid-back ambiance of Oakland’s compact business district fool you. There’s plenty going on around its perimeter, including Oakland Park, an upscale new-home community abutting the popular West Orange Trail, which rambles 22 miles through the two cities — from the Lake County line to the south to just past Apopka to the north. It’s within Oakland Park that we found our featured floorplan. It’s the Grandview II by Vintage Estate Homes — and it’s a traditional beauty that looks like it belongs in a historic, old-Florida setting. It’s priced at $1.19 million. There are several aspects to this plan that caught our fancy. On the first floor, there’s a formal foyer flanked by a flex room and another room that could be a home office or, because it has a bathroom, an extra bedroom. Then there’s a very long hallway to the rear of the home, where you’ll find a big open kitchen/family room. (The kitchen features Thermador appliances and a hidden pantry.) Some new homes are getting rid of hallways, considering them to be wasted square footage. But the Grandview II, which dubs the hallway a “galleria,” is rightfully celebrating the space. And so will buyers, who’ll find the galleria ideal for displaying family photographs or art collections. (Many super-expensive custom homes we’ve seen lately are creating similar gallery spaces, so the Grandview II may be on the leading edge of a trend in this regard.) Off the left-hand side of the galleria is a 390-square-foot pool/lanai area, while off the right-hand side is the dining room and the powder room for the bedroom (or office) located at the entryway. And because you can never have too many outdoor living spaces in Florida, there’s a 523-square-foot deck at the rear, off the family room. It offers a spectacular view of Lake Apopka. Did we mention there’s an owner’s entry? Sure, you could just go in the front door like everybody else. But there’s something special about having private access to your home through a separate entryway. There are two master suites, three more bedrooms and a big open area upstairs. The master suite on the left-hand side opens onto a 397-square-foot, second-story covered deck. Both the first- and second-floor decks are wraparound. The 887-square-foot, three-car garage, connected to the main house by a covered breezeway, has an unairconditioned attic that provides terrific storage space (or perhaps a workshop). The Grandview II has 4,213 square feet of living space, but when you add in the garage, attic and decks you get 7,432 square feet. eorge Jetson would be green with envy. The 1960s cartoon character lived in the year 2062, in an outer-space world of robot maids and push-button kitchens. But he never had the kind of technology that you can find in today’s smart homes. Better yet, you don’t even have to leave the planet. Across Central Florida, more and more homes — both custom built and production built — are offering innovative ideas, creative products and gee-whiz gadgetry that promise to improve the lives of buyers while saving them money. From energy-saving “green” features and solar-panel systems to video doorbells and motion light sensors, the choices are plentiful for those willing and ready to embrace new ideas.

And you don’t have to be a rocket scientist to figure it all out. Often there’s a smart phone mobile app for making those new gizmos do their thing. “Most of the time, it’s a homeowner who’s demanding technology in the home,” says Craig Brayman, president of Future Home Integration (futurehomeintegration.com), a Groveland-based electrical contracting company that specializes in integrated systems primarily for custom builders. However, Brayman notes, in the past year or so more builders are looking for ways to set themselves apart from the competition. Even the most old-school sticks-and-bricks guys becoming experts on smart-home technology. “Granite countertops just aren’t exciting enough anymore,” he adds. For example, at the 2016 Consumer Electronics Show in Las Vegas, offerings included refrigerators with tiny cameras inside, allowing you to see on a mobile device what you already have before buying an unneeded extra jar of mayo. Also, there were smart locks for doors so you don’t need a key; devices that can recognize medical problems and send alerts; and security cameras with facial recognition technology. “Most people are scared, or don’t understand smart homes,” one industry analyst told CNBC at the convention. “[Smarthome technology] has been presented to them as, ‘Here’s a hub and a bunch of sensors. Why don’t you try to turn on your lights?’” However, once people realize how much better and more intuitive new technology is versus what it was just a few years ago, they’ll be more likely to embrace it, the analyst said. That’s also the expectation of builders and suppliers in Central Florida. “The industry locally has been kind of a sleeper,” says Brayman. “At the beginning, not many people even understood what we provided. The adoption of the smart phone/tablet/iPad made people really think, ‘What else can I do with this?’” A decade ago, most new homes had automated systems such as music and security. Adds Brayman: “Now there are lots of other systems, including RGB lighting, automatic irrigation, motorized window treatments, whole-home wi-fi, access control and security cameras.” Future Home Integration’s most popular features are audio, cameras and networks. “People lead very busy lives,” Brayman says. “Their home networks have to be rock-solid for work, homework, emails, automation controls and so forth.” When people aren’t working, he adds, they want to re-

lax and enjoy music in every room of the home. And when they’re away, they want to be able to keep an eye on things. In addition to such electronic wizardry, many Central Florida builders also tout their energy-efficient “green” building practices. David Weekley Homes (davidweekleyhomes.com), for example, uses building techniques that make the company’s new homes 41 percent more energy-efficient than a home built in 2006, according to Brent Bartholomew, division president. Buying an energy-efficient home no longer means a substantially higher price tag up front, he adds, because of competing products and improved technology. Weekley’s homes these days include windows that deflect more of the sun’s heat and ultraviolet rays, keeping furniture from fading and utility bills from rising, as well as radiant barrier decking that keeps the attic cooler and helps the air conditioning operate more efficiently. Fresh-air systems improve indoor air quality and comfort. “Building green is more mainstream than ever,” Bartholomew says. “It continues to evolve, along with energy efficiency, as a comprehensive building strategy.” Lennar Homes (lennar.com) recently launched its Innovation at Storey Park, a 144-home, gated community in southeast Orlando. With prices starting in the $270s, the high-tech homes will include an array of standard smart-home features, according to Leslie Peters, director of sales.

“With advanced home automation — including locks, lights and wireless alarms — homeowners can control their lives from the palm of their hands,” Peters notes. “With USB ports and multimedia access, the family can stay charged and connected to their favorite content.” Like other builders, Lennar includes energy-saving features, such as solar panels, occupancy-motion light sensors and Energy Star-rated appliances as standard features in its homes. Meritage Homes (meritagehomes.com) also enjoys a solid reputation as a smart-home builder. Standard features in its homes include base home automation, Energy Star appliances, CFL lighting and fixtures, dual-flush toilets and, through 2016, six-panel solar systems, says C.R. Herro, vice president of environmental affairs. The high-tech homebuilding industry in Central Florida “is changing quickly with the average buyer,” Herro says. “These buyers aren’t early adopters who just want the latest trend. They’re average people discovering that they can live better and have more personal control of their lives with new technology.” Although few buyers understand exactly how all this stuff works, once they experience the joys of high-tech living, they’ll never go back, Herro adds. Some industry innovators have set out to make smart homes even smarter by creating high-tech systems to monitor the health of residents and communicate the findings to their healthcare providers. “The implications are vast for management of a variety of conditions — from diabetes to heart disease to monitoring tremors in patients with Parkinson’s,” says Chester Kennedy, CEO of the International Consortium for Advanced Manufacturing Research, which was created by the University of Central Florida, T H EF LO RI DAH O MEB UYER.CO M

Osceola County and the Florida High Tech Corridor Council. Adds Kennedy: “The objectives are to ensure that we stay healthy or receive early treatment, as well as to integrate sensors to ensure that medical protocols are followed in the home. For instance, patients can be sent reminders to take medicines at a certain time and in the correct dosage.” Tavistock Development Co. (tavistock.com), builder of the Lake Nona community in Orlando, also sees the benefits of creating homes that help its residents stay healthy. “We’ve brought wellness into the home, making it easer to live healthier,” says Jessi Blakley, director of communications and public relations for Tavistock. For example, Lake Nona homes incorporate high air-quality standards, sun/glare control, ergonomics, non-toxic materials and other “green” features. In addition, Lake Nona created its own technology company, Dais, that has been key in facilitating remote monitoring through medical telemetry. “Our homes in Laureate Park [in Lake Nona] have an abundance of smart features, from technology and energy savings to health and wellness,” Blakley says. “This fall, the Lake Nona Institute will unveil its smart-healthy home in Laureate Park.” Smart homes, clearly, are here to stay. From the energysavings of green building to seeing who’s at the door via a smart phone to keeping a healthful eye on an elderly loved one, technology has literally made itself at home. “Why wouldn’t you put technology in your home?” asks Brayman. “As more and more connected devices become a part of our daily lives, it’s only natural to incorporate them into our homes.” George Jetson would be proud. 

FOR MILLENNIALS, TECHNOLOGY IS

A REAL NO-BRAINER

T

he Millennial generation is poised to make a significant impact on home design with their strong preferences for energy efficiency and smart-home technology. They also want comfortable, workable kitchens and more casual spaces, according to experts from the National Association of Home Builders (NAHB) and Better Homes and Gardens. Millennials and Generation Xers — and their affinity for technology — are much discussed by builders. But before these twentysomethings and thirtysomethings buy, they’ll need to move out of their parents’ homes, says Rose Quint, assistant vice president of research for the National Association of Home Builders (NAHB). In 2015, about 15 percent of adults ages 25-34 lived with a parent — the highest percentage since NAHB starting tracking the number in 1983. That translates into 1.3 million people who normally “would be out there, forming their own households, demanding their own units,” she notes. Quint had anticipated that new mortgage programs and looser mortgage insurance requirements unveiled a year ago would have led to an increase in consumers buying homes for the first time.

But a look at the size of the typical new single-family home in 2015 found the opposite: Home sizes grew to an average of 2,721 square feet — the highest yet, and an indication that the new-home market continues to be dominated by move-up buyers rather than first-time buyers. “Before we see that expected pullback in square footage and price, we’re going to have to see a significant return of the first-time buyer,” who’s more likely to buy a smaller home at a lower price point, Quint adds. This year, homebuyers of all ages say they’re looking for homes with patios, separate laundry rooms, Energy-Star appliances and exterior lighting. Plus, they want as much smarthome technology as they can get. What they don’t want are elevators, rooms with cork flooring, pet-washing stations, expensive outdoor kitchens, two-story entryways and family rooms. And their countertops should be granite, but never laminate, according to an NAHB survey of potential buyers. In terms of house type, 65 percent of all buyers — and 68 percent of Millennials — want detached, single-family homes. That number rises to 72 percent with Generation X, defined as those born between 1965 and 1979, but falls to 55 percent with those born before 1945, Quint adds. Better Homes and Gardens Brand Executive Editor Jill Waage echoes Quint’s findings on preferences for technology, well-equipped kitchens and casual, comfortable living spaces — especially outdoor living rooms, where Millennials want to entertain their families and friends. “What’s important about this generation is their comfort with technology, because Millennials are leading the way on this,” Waage notes. “They’re the first generation to walk into homeownership with a smartphone in their hands.” Millennials want to use technology to make entertainment choices easier and to monitor the comings and goings of packages, repairmen and their children as well as to improve their health and well-being. “When it comes to product choices, they’ve read the ratings, comments and reviews,” Waage says. “They’ve probably created a Google alert so they know when it’s on sale.” Their home improvement preferences center on home organization and workspaces, as the separation between working in an office and telecommuting continues to blur, she adds. 

The first phase of Lake Nona’s Town Center, near Medical City, is now open with offices and a hotel that has two Marriott brands under one roof. That’s just the beginning, though. Visitors can look out onto a vast, open field behind the Town Center and envision what’s planned for later phases: lots of stores, more restaurants and a movie theater.

n emerging Sports & Performance District is reshaping Lake Nona, bringing world-class athletic facilities to the fast-growing community and taking the healthand-fitness orientation of its Medical City in a new direction. In January, the USTA National Campus is scheduled to open as the “Home of American Tennis” at Lake Nona, which has about 11,000 people in Orlando’s booming southeast quadrant and boasts the region’s top-selling residential developments. Billed as the country’s largest tennis facility, the 64-acre campus of the United States Tennis Association will have 102 lighted courts for training and competition, and it will be open to the public. In spring, the Orlando City Soccer Club is scheduled to open a 23-acre training center. With six practice fields and related buildings, the center will accommodate training for the Orlando City Lions of Major League Soccer, Orlando City B of the United Soccer League, and the club’s Elite Youth Academy. Laureate Park, with its distinctive transitional architecture, is bound together by winding streets named for Nobel Prize winners. That’s indicative of the neighborhood’s smart technology and its attraction to professionals, some of whom work in Lake Nona’s biomedical facilities.

Construction on a four-star resort hotel to serve the sports district is likely to start next year, says Andy Odenbach, vice president of sports ventures for Tavistock, the developer of Lake Nona. Potential synergies between sports groups and the hospitals, colleges and research institutes of Medical City are a big draw for the new district, Odenbach says, and a significant partnership was announced in May. Nemours, which operates a children’s hospital in Medical City, said it will partner with the Andrews Institute for Orthopaedics & Sports Medicine, based near Pensacola, to become the official medical providers for the USTA National Campus. Medical City also includes the Orlando VA Medical Center,

the University of Central Florida College of Medicine, Sanford Burnham Prebys Medical Discovery Institute and the University of Florida Research and Academic Center.

HEALTHY LIVING

Construction of medical and sports facilities makes a big statement, but a concern for healthy living was woven into all of Lake Nona — and it’s evident in more subtle ways, too. The community ultimately will have 44 miles of trails for walking and biking, for example. And about 40 percent of its 11 square miles will remain undeveloped, creating open space that promotes a sense of well-being.

About 40 percent of Lake Nona’s acreage will remain undeveloped, so it’s full of natural areas and pristine bodies of water. Many residents enjoy boating on the lake for which the original development was named.

That still leaves plenty of room for new homes. Rob Adams, vice president of residential development for Tavistock, says 500 homes were sold in Lake Nona in 2015, placing the community among the Top 10 master-planned communities nationwide. About 200 were sold from January through May this year, Adams says. “There are certain neighborhoods that are built out, but with Laureate Park and Somerset Park, we’ve seen a new spark of growth,” he adds. Laureate Park, which is next to Medical City, has sold more than 1,060 homes, but is expected to have about 2,600 when complete. That means construction will continue for five to seven years, Adams says. Conceived as a “wired-in, future-evoking” neighborhood, Laureate Park offers homes in a variety of styles priced from the high $200s. The average price is about $440,000, Adams says, and the typical square footage is about 2,300. Streets in Laureate Park are named for Nobel Prize winners, and the community offers superfast Internet connections. Yet the transitional architecture of the homes offers a bit of a retro feel. Most of the garages are behind homes, accessible by alleys. Laureate Park’s Village Center features two pools, a fitness center and the lakeside-dining Canvas Restaurant & Market, with “New American cuisine influenced by Florida’s Southern and Latin American roots.” A new gated subsection of Laureate MC12 S P E C I A L R E P O R T : L A K E N O N A

Park, The Preserve, will offer 151 home priced in the mid-$400s. Orange County Public Schools is planning a new 800-student elementary school on a 12-acre site in Laureate Park. The as-yetunnamed school is scheduled to open in August 2017, joining the nearby Lake Nona Middle School and Lake Nona High School. And an “intelligent home” under construction in Laureate Park will provide a showcase for healthy living when it opens later this year. Although few details about the home have been released, planners are looking at how technology in the home can improve air and water quality, sleep, meal planning and nutrition, says Jessica Jones, project manager for innovation, health and wellness for the Lake Nona Institute, the community’s think tank. Somerset Park, a gated neighborhood on Lake Nona’s west end, offers more conventional Florida-style homes with garages in front. About 325 homes are planned, about 100 of which have been sold since last year’s opening, Adams says. Prices start around $260,000. Lake Nona’s VillageWalk, a neighborhood of resort-style homes, was recently built out. But an adjacent development, the 143-site Enclave at VillageWalk, is offering executive homes with an average price in the mid-$800s. Enclave residents have access to VillageWalk’s pool, fitness center and small retail area. About 40 homes have been sold since it opened last April. Lake Nona’s burgeoning Sports & Performance District will soon be home to the Orlando City Soccer Club’s 23-acre training center (left), with six practice fields and related buildings. All those new residents need convenient places for shopping and dining — and Tavistock has been busy building them. The first phase of Lake Nona’s Town Center, near Medical City, is now open with offices and a hotel that has two Marriott brands — Courtyard and Residence Inn — under one roof. A Turkishthemed Bosphorous restaurant is expected to open by year’s end, and a second, gastropub-style eatery is in the works. That’s just the beginning, though. Visitors can look out onto a vast, open field behind the Town Center and envision what’s planned for later phases: lots of stores, more restaurants and a movie theater. parking garage — often the crudest type of building — may provide hints of what’s to come. Outside the garage, a 60-foot-high sculptural steel art installation called The Beacon is wrapped with high-definition video projections that bring it to life at night. Its design was inspired by early stethoscopes. The Code Wall on the façade of the garage is perforated with the 0’s and 1’s of binary code and adorned with choreographed LED lights and glass panels that reflect sunlight. A 22,000-square-foot Ronald McDonald House, adjacent to Nemours and matching its architecture, will give families a place to stay while their children are being treated, with 15 bedrooms and other accommodations. Nemours spokesman Josh Wilson calls the facility “a must-have in a specialty children’s hospital. Florida, which would merge the institute with UF’s adjacent academic center. Sanford Burnham, which also operates in La Jolla, Calif., has said that because of reductions in federal grants, it can no longer afford to operate the Lake Nona campus, which was built with more than $350 million in state and local incentives. Medical City’s newest institution, the GuideWell UST Global Innovation Center, recently opened for business. GuideWell, the parent company of Florida Blue, is the ground-floor tenant of the three-story, 92,000-square-foot complex. The goal, says Chris Hillier, senior director of business innovation for GuideWell, is to “accelerate innovation in the healthcare industry.” Toward that end, the center’s first floor features a Collaborative Resource Ecosystem (CoRE) that provides tools that organizations need to get good ideas to market quickly — from conferencing to 3-D printing to prototyping. Bill Fair, director of life sciences business development for Tavistock, says the building’s floors are reinforced to accommodate lab equipment, and ceilings are higher to accommodate ductwork and plumbing. Although leasing the rest of the building is in the early stages, Fair says he hopes for a “cross-pollination of ideas and best practices” by having for-profit companies and nonprofit organizations come together around the need for rapid change in healthcare.

SPORTS CENTER

As the anchor of the emerging sports district, the $70 million USTA National Campus will bring together the association’s Community Tennis and Player Development divisions, along with the Florida branch of USTA and the national training site for USTA-certified officials. It will be a place dedicated to learning, playing and improving the game. UCF’s varsity tennis programs will make it their home. “It’s an incredible platform for us to raise the bar for how we deliver tennis,” says Kurt Kamperman, chief executive for community tennis and the USTA National Campus. “We’re using this campus truly as a campus — we want to train people who want to teach tennis, coach high-performance players, organize events.” Despite its enormous size, the campus won’t be a concrete jungle, Kamperman says. separate courts, while ponds and landscaping will contribute to a parklike setting, he says. Kamperman sees the campus as a “metropolis” with smaller, self-sufficient neighborhoods devoted to different aspects of the game, such as family tennis. Some of the courts are red clay. The USTA found that the right clay was available only from Cremona, Italy — so it had 450 tons of the stuff shipped to Lake Nona. All the courts will have live streaming, Kamperman says. “So if a 14-year-old from Boston is playing a match and Grandma can’t come, she can watch it,” he adds. Some courts will have more complex video systems that will help players analyze the strengths and weaknesses of their game. Nearby, Orlando City Soccer Club is building a $20 million training center while working on a stadium in downtown Orlando. The Lake Nona facility will include a fitness center, clubhouse, locker rooms, offices and rehabilitation center in addition to its six fields. (The Orlando Pride of the National Women’s Soccer League will continue to train at Sylvan Lake in Seminole County.)

WHY LAKE NONA?

“First, we want to spread our footprint,” says Phil Rawlins, the club’s founder and president. “We like the idea of having multiple bases.” Convenient access to the airport is also an advantage for the teams, he points out. But Rawlins says that as sports business increases in and around Lake Nona, he also hopes to benefit from sports-performance research likely to take place in Medical City. “Tavistock is committed to building out a Sports & Performance District. We want to be part of that,” he says. The company is already making room for more sports groups with a 50,000-square-foot office building near the USTA campus. Odenbach says Lake Nona watchers should expect more announcements about the 200-acre sports district in coming months. Adams and others see the district as a game-changer for current and future Lake Nona residents. “The USTA campus is really meaningful,” he says. “It’s a public facility, growing the sport of tennis across the board. … It brings tennis to Orlando in a way that was previously unimaginable. With Orlando City soccer, you’ll see it enliven the community. You’ll see a desire to live near the center. You’ll see the faces of Orlando City throughout Lake Nona.”  2 0 1 6

 Nemours Children’s Hospital. This 100-bed, 630,000-square-foot hospital was built at a cost of $400 million by the internationally recognized Nemours Children’s Health System and opened in 2012. In Florida, Nemours also owns and operates major pediatric specialtycare centers in Jacksonville and Pensacola, 14 pediatric primary-care centers and six pediatric urgent-care centers. In August, a Ronald McDonald House is scheduled to open next to the hospital. It will have 15 bedrooms and other accommodations for families who have sick children being treated at Nemours.  Sanford Burnham Prebys Medical Discovery Institute. Research Institute, the $85 million, 175,000-square-foot facility opened in 2009 as the first Medical City cornerstone. It encompasses the Diabetes and Obesity Research Center, where scientists focus on metabolic diseases as well as on Alzheimer’s and cancer. The institute’s East Coast campus — the main campus is in La Jolla, Calif. — is also home to the Conrad Prebys Center for Chemical Genomics, where researchers work to identify and develop new medicines. At press time, Sanford Burnham was negotiating with the state to transfer the assets and operations of the Lake Nona campus to the University of Florida.  University of Central Florida College of Medicine. UCF’s $166 million Health Sciences Campus, which opened in 2010, includes a 170,000-square-foot medical education facility and the 198,000-square-foot Burnett Biomedical Sciences building. In August, when it starts its eighth class, the M.D. program will be at full enrollment — 480 students. It has graduated four classes and awarded 2 0 1 6

In addition, the college includes almost 3,000 undergraduate and graduate students in the biomedical sciences, including biotechnology, medical laboratory sciences and molecular biology. The college also opened its second office of UCF Health, its physician practice, last year at Lake Nona. All UCF Health physicians are also College of Medicine faculty members.  University of Florida Research and Academic Center. The state’s flagship university has built a $53 million, 115,000-square-foot facility that houses a clinical research unit of its Institute on Aging — a program that studies, among other things, drug interactions in the elderly — as well as the Orlando campus of the UF College of Pharmacy. The emphasis is on clinical research related to diabetes and cardiovascular disease as well as obesity. Through the UF Institute of Therapeutic Innovation, also at Lake Nona, researchers are conducting trials to help develop new antiinfectious disease drugs.

 Orlando VA Medical Center at Lake Nona. This 1.2-million-square-foot Veterans Administration hospital and clinic was dedicated in May 2015 and continues to open in stages. The facility, which cost at least $620 million, includes an expanded veterans clinic, a diagnostic and testing center, a 120-bed Community Living Center, a 60-bed Domiciliary and an urgent-care facility. The 134-bed inpatient hospital is opening progressively throughout 2016, and the urgent-care facility will become a 24/7 emergency department by the end of the year. The VA National Simulation Center, scheduled to open this fall near the medical center, will train healthcare providers using the latest in simulation technology. The medical center is also home to the Central Florida Veterans Memorial Park, a $3 million memorial built with donations. VALENCIA’S SMARTEST CAMPUS Valencia College’s Lake Nona campus, which opened in 2012, is an ideal place to train for careers in the life sciences. After all, it’s located in the heart of one of the country’s most dynamic biomedical clusters. The three-story, 83,000-square-foot building replaced shared space at nearby Lake Nona High School, and about 400 students at the high school take college classes through Valencia’s dual-enrollment program. Eventually, the campus will consist of four buildings. There are 18 “smart” classrooms, six science labs — including a biotech lab — a library, a bookstore, a small café and student services offices. Sitting areas are designed to encourage studying in groups, catching up with friends or just contemplating the third-floor view of Lake Whippoorwill. Students can earn traditional associate degrees at the Lake Nona campus, but the primary focus is on math and science. Valencia offers a new Associate in Science degree in biotechnology, and programs in physical and occupational therapy are also planned. GROW Although it barely topped 2,000 residents in the early 1980s, Oviedo today has a population of more than 37,000. Much of the business activity has moved from the “old” downtown to Oviedo on the Park, a 50-acre town center on the north side of Mitchell Hammock Road. T

here was a time when homebuyers looking to move to Seminole County chose between Altamonte Springs (shopping galore), Lake Mary (gated golf communities), Longwood (upscale enclaves) or Casselberry (affordable starter homes). Sanford might make the list if you wanted to live in the county seat or craved adjacency to Lake Monroe. Oviedo and Winter Springs? Those were small, isolated places. Oviedo was still a celery and citrus town — it was, after all, known as the Celery Capital of the World — and boasted a two-block business district with one independent bank, founded mainly for the convenience of local growers.

Winter Springs had the Tuscawilla Golf Club, but not much else to give it any identity. In fact, it had been founded with the nondescript name “North Orlando” in 1959. In recent years, the south-central part of the county, where Oviedo and Winter Springs have melded together to become a mini-metro area, has become a hot spot for growth, even as many of the county’s more mature suburban areas approach buildout. Only a few miles from the University of Central Florida, the country’s second-largest university, Oviedo and Winter Springs have earned national recognition as great places to live by retaining their small-town charm while offering big-city amenities. It helps that residents enjoy easy access to an interstate system that puts them on the road to just about anywhere they’d want to go. That network makes it easy for commuters to get to work, for fans to reach sports and performance venues, for travelers to reach Orlando International Airport or Orlando Sanford International Airport, for families to visit the tourist attractions, and for sun worshippers to hit the beaches. Consequently, the population of the two cities and the surrounding unincorporated area has climbed more than 5.5 percent since 2010. Projections call for an 18.8 percent jump in the next 10 years, according to the Seminole County development services department. For contrast, remember this: In the ’70s, Oviedo’s popu-

lation was 2,000. The mayor was also the barber, and held court from his tiny shop on Broadway Street, the Depressionera main drag that also encompassed City Hall, a feed store, a dry cleaner, an auto-parts shop, a Baptist church and the iconic Townhouse Restaurant. Today, the city’s population is more than 37,000. Much of the business activity has moved from the “old” downtown to Oviedo on the Park, a 50-acre town center on the north side of Mitchell Hammock Road, east of State Road 434 and bordered by the Kingsbridge West subdivision to the east. While Oviedo’s downtown was, at best, modest, Winter Springs didn’t even have a business district. Apart from the golf club, there were some scattered subdivisions and a convenience store of indeterminate origin. Today, the city’s population is more than 35,000. And the “downtown” that once was missing entirely is now the Winter Springs Town Center, a massive mixed-use development at the intersection of State Road 434 and Tuskawilla Road. What a difference a few decades makes. Neither city even had a chamber of commerce until 1982, when a handful of Oviedo businesspeople started one. In 2008, the Oviedo chamber expanded and became the Oviedo-Winter Springs Regional Chamber of Commerce, which now has more than 600 members. Oviedo and Winter Springs also have the advantage of being part of the Seminole County school district, considered

one of the best in the state by a variety of measures. Money magazine has ranked the district among its Top 100 School Districts in the U.S. Newsweek rated the county’s high schools among the top 3 percent nationally based upon the number of students enrolled in advanced placement or international baccalaureate classes. Last year, the district earned an A overall from the Florida Department of Education — the only Central Florida district to receive the top mark. The grades are based primarily on how well students performed on the Florida Standards Assessments tests. Superintendent Walt Griffin noted that 50 out of 61 county schools earned As and Bs. And for the first time ever, all the county’s high schools earned As. “An A in every high school is an accomplishment,” Griffin notes. “We did it while increasing offerings in academics, STEM, the arts and athletics for students.” So it’s no surprise that people — especially families — want to move to the Oviedo-Winter Springs area, says Todd T. Sykes, president and CEO of the Oviedo-Winter Springs Regional Chamber of Commerce. “Oviedo and Winter Springs both continuously receive local and national accolades for the quality of life provided to residents,” he notes. “It’s a great place to raise a family. And

both cities have a thriving business community with close proximity to the University of Central Florida and many high-tech, high-wage jobs.” That growth pressure is why there are more than 1,000 new homes in various stages of development in the two cities and the surrounding unincorporated area. “There’s no doubt Seminole County is experiencing more demand for high-quality new homes,” says Tatiana Souza, vice president of sales for Meritage Homes, which has five developments in the Oviedo-Winter Springs area. “People are looking to buy in quiet, family-oriented communities that fit their lifestyles.”

OVIEDO

With a population of just 800 when it incorporated in 1925, Oviedo traces its roots to just after the Civil War. Settlers discovered fertile soil for growing crops such as celery and citrus, which they sold in Orlando and Sanford. The chief mode of travel to the area was by steamship docked at Lake Jesup. “Residents find Oviedo to be a safe and friendly community,” says Teresa Correa, the city’s development services director. Correa adds that the city is working with developers to diversify the city’s new-home offerings, so there’ll be plenty of choices in addition to traditional single-family communities. Filling the need for those options are a number of well-

known builders in Central Florida. Their projects feature single-family homes, townhomes and condominiums. You can get anything from a 1,400-square-foot condo for a little over $200,000 to a 5,000-square-foot estate home for north of a half-million dollars. Or you can rent an apartment. Taylor Morrison (taylormorrison.com) started building its 96-home Southern Oaks community last year. Homes are priced from the $400s, with sizes ranging from 2,809 to 5,073 square feet. Buyers run the gamut from young professionals to active retirees, according to Larry Mull, vice president of sales and marketing. “The demand in the Oviedo area is huge because new homes offer energy-efficient features, open-concept floorplans and home warranties,” Mull says. Gated Southern Oaks, Mull adds, offers the “quaint charm of an older neighborhood, but in a new home.” There also are covered school-bus stops and playground facilities on site. M/I Homes (mihomesorlando.com) has almost completed one community and is launching a second one. Both are named for early settlers of Oviedo. A 10-minute drive away, M/I has started Foster’s Grove, where 94 homes are planned. Prices range from $368,990 to $484,990, with sizes ranging from 2,317 to 4,933 square feet. “Oviedo is a highly desirable area with A-rated schools and a good reputation as a family-friendly city,” says Jenifer Hoerstkamp, marketing coordinator for M/I Homes Orlando. She, too, says that buyers are in all age groups and life stages — and are just as likely to have relocated from somewhere else in Florida as out of state. Among the amenities at both M/I communities are tot lots for the kids. Beazer Homes (beazerhomes.com) opened its gated Mitchell Creek townhome development in May. Prices in the 70home community range from $217,990 to $227,990, with sizes ranging from 1,416 to 1,496 square feet. “We anticipate a good mix of buyers from the area as well as out of state,” says Theresa Tilton, vice president of sales for Beazer Homes Orlando Division. “We’re expecting a combination of young families, business professionals and secondhome buyers.” Amenities at Mitchell Creek include a pool, cabana, tot lot and an open field/play area. “Everyday conveniences are very close,” Tilton adds. “Residents are minutes from shopping, dining, medical care, dental

care, pet care and more.” Tilton notes that Beazer’s overall strategy is to build in “A” municipalities that have strong reputations as great places to live. “The city of Oviedo fits that description perfectly,” she says. David Weekley Homes (davidweekleyhomes.com) opened its Preserve of Oviedo on the Park in February. The 44-home community features two product lines, the Carriage and Garden series. Carriage homes are priced from the $350s and range in size from 2,034 to 2,806 square feet; Garden homes are priced from the $380s and range in size from 2,336 to 2,897 square feet. That community is part of Oviedo on the Park, a burgeoning town center with an amphitheater, a lake, retail shops, playgrounds and neighborhoods. Oviedo’s municipal complex is also within the project. Weekley selected the town center “because of the proximity to roads and airports, and the feel of a small town with the support of a much larger town,” says Brent Bartholomew, division president for David Weekley Homes in Orlando. Also, he says, city leadership seems committed to protecting the character of the city and the ambience of the project. “We kept the preserve and pond intact, and kept as many old growth trees as possible,” Bartholomew says. “We modeled the architecture of the homes to seamlessly blend from the city’s property into ours.”

Homes in Oviedo Gardens range in price from $414,990 to $513,990, with sizes ranging from 2,537 to 5,169 square feet. In Bellevue, prices range from $437,990 to $525,990, while sizes range from 2,537 to 5,169 square feet. In Hampton Estates, prices range from $491,900 to $564,900, while sizes range from 3,017 to 5,169 square feet. Meritage “builds and sells single-family homes for firsttime, move-up, luxury and active-adult buyers,” says Souza. In other words, for pretty much everybody.

WINTER SPRINGS

The histories of Oviedo and neighbor Winter Springs are linked by agriculture and commercial boat traffic on Lake Jesup. Settlers used the wharves on the lake to transport their products and passengers north across Lake Jesup, into Lake Monroe and up the St. Johns River. Many farmers brought their crops from nearby groves to the wharves. North Orlando became Winter Springs in 1972. But if you haven’t been out that way in several years, you wouldn’t recognize it today.

According to Randy Stevenson, the city’s community development director, the population is expected to grow 14 percent in the next five years or so. Winter Springs was picked by Money magazine as one of America’s Top 100 Best Places to Live in 2007 and 2011. It’s known for its lovely neighborhoods and its award-winning parks and recreational facilities. The Winter Springs Town Center hosts several annual festivals, ranging from the Winter Springs Festival of the Arts to the Scottish Highland Games, which draws almost 30,000 attendees over a two-day period. Says Stevenson: “The city’s strategic location along U.S. Highway 17-92 and State Roads 434 and 417 provides quick access to other economic, educational, cultural and recreational assets throughout Central Florida.” Meritage is one of the builders keeping pace with growth in Winter Springs. It has one development, Seven Oaks, in the city limits, while another, Tuscawilla Estates, is expected to get underway this year. Homes in Seven Oaks are priced ranging from $296,990 to $355,900, with sizes ranging from 2,000 to 3,467 square feet. Tuscawilla Estates, for which prices hadn’t been set at press time, will feature homes ranging in size from 2,754 to 5,254 square feet. “Since starting construction in Seminole County in 2008, T H EF LO RI DAH O MEB UYER.CO M

we’ve had a lot of success in the Oviedo and Winter Springs markets,” says Souza. “Buyers here are looking for energyefficient homes that feature distinctive styles and quality construction — and Meritage prides itself on being able to deliver all of those things.” So, whether you’re considering a home in Winter Springs or Oviedo, you’ll find an array of choices and price ranges. In addition, the region has created quite a positive reputation for itself over the past several years. On top of its first-rate school system, Seminole County has an “open for business” climate, attracting corporate headquarters and other significant enterprises from around the world, says John Horan, chairman of the Seminole County Commission. He noted that the county also serves as headquarters for the Florida High Tech Corridor Council. That organization — together with the University of Central Florida, the University of South Florida and the University of Florida — promotes entrepreneurship and workforce development across the 23 counties in the region. So what’s to love about Oviedo and Winter Springs? As this issue of Florida Homebuyer Orlando goes to press, the issue of accountability testing in public schools has heated up. It has been known for some time that the FCAT era is coming to an end this year. The FCAT 2.0 — a series of exams in math, reading, science and math — is being replaced by the Florida Standards Assessment, which will test students on Florida’s Common Core-based standards. But as of now, we still have only FCAT 2.0 scores — and school grades based on those scores — to report. The data in the charts on the following pages is based on those tests. In addition, for high schools we’ve included results from the Postsecondary Education Readiness Te3st (PERT) in math and reading. These tests are administrated to nearly all 11th-graders to determine their readiness to do college level work. However, Gov. Rick Scott has recently called for the test to be optional, not mandatory. High-school graduation rates as of 2014 have also been included, and the percentage of students receiving a free or reduced-price lunch is shown for all schools.
