f you’ve seen Phil Kean’s sleek, contemporary homes — and most Central Floridians have, since they’re invariably award-winners that garner heavy media coverage — then you probably could have guessed who designed the 2017 New American Home. The project, located in the Lake Nona Golf & Country Club, allowed the Winter Park-based architect and builder to really indulge himself. “Yep, that’s a Phil Kean home,” you may have thought while marveling at this 8,200-square-foot modernist masterpiece with the clean lines, open spaces and retro mid-century ambience. It’s a home that Frank, Dean, Sammy and their hard-partying Rat Pack buddies would have appreciated. But the technology contained within couldn’t have been imagined in the 1950s or 1960s. Most of it is hard to imagine today, until you see it. For example, there are retractable glass walls — which instantly transform some rooms from indoor to outdoor space. There are also several bars, a swimming pool with a swim-up hot tub, and flickering glass-enclosed gas fireplaces with programmable lights. Sure, it’s a great place for a Vegas-style blowout worthy of Sinatra after a show at the Sands. But it’s also a great home for an active family or for older empty nesters to age in place. “I was inspired by the ranch-style houses I saw in Palm Springs, and liked the idea of designing a contemporary-style take on those homes,” Kean, principal of the Phil Kean Design Group, told the Washington Post. “The one-level house makes it easier to age in place, while at the same time this is a very cool house that’s great for parties.” That psychic connection with the Palm Springs ethos is why the home was named Palm Court, Kean added. The New American Home, constructed in conjunction with the annual International Builders’ Show, showcases stateof-the-art new home technology, materials and design trends. Partners in the 2017 project included landscape architects Mills Design Group of Oviedo; green building consultants Two Trails of Sarasota; healthy home environment consultants Wellness Within Your Walls of Atlanta and technology consultants Habitech Systems of Ormond Beach. The Lake Nona Golf & Country Club, located in southeast Orlando, is one of the state’s premier luxury addresses. It has particular appeal for professional athletes, more specificially golfers such as Annika Sörenstam, Graeme McDowell, Ian Poulter, Justin Rose and Henrik Stenson. Perhaps that’s why Kean turned what started out as a home theater into a bar with a golf simulator and installed a putting green in the central courtyard. The wing at the front of the house has a living area, a kitchenette, a full bathroom, a laundry room and a private outdoor patio. There’s a separate wing ideal for a live-in nanny, an adult child who lives at home, or guests who have dropped in for a month or two. Palm Court has five bedrooms, eight bathrooms, and a fourcar garage with a dog-washing station.

Like many Kean homes, Palm Court pays homage to mid-century modern architecture with clean lines and elegant but simple ornamentation.
Every space in the home features glass pocket doors, blurring the distinction between indoor and outdoor rooms. With a push of a button, the glass walls open and screens slide into place. The walls can also be adjusted to accommodate large groups and more intimate gatherings. Adjacent to the putting green are three bedrooms with glass walls that face the green and offer views across the swimming pool to the lake and golf course beyond. At the center of Palm Court is a glass-enclosed great room with a covered lanai on either side. At one end of the great room are a bar and a glass-enclosed, temperature-controlled wine room. A doorway near the bar leads to the kitchen and family room. The contemporary kitchen boasts glass and glossy white cabinets, a hidden door that leads to a pantry, and state-of-the-art appliances from Wolf and Sub-Zero. There’s also a built-in coffee maker, a hidden refrigerator and freezer, dishwasher drawers and an induction cooktop on the center island. The kitchen opens onto the family room, in which a glass wall faces the pool. Just beyond the family room is an outdoor kitchen and bar with areas for dining and lounging. A game room is on the other side of the outdoor kitchen. On the opposite side of the great room is a four-sided, glass-enclosed gas fireplace. The master bedroom, which (of course) has two glass walls, is connected to an outdoor sitting room with a fireplace. The bedroom has a corner fireplace, two walk-in closets, a private laundry room and a morning bar. The master bathroom has
a free-standing soaking tub set in front of a glass wall, and an open shower with multiple, programmable shower heads. Beyond the outdoor sitting room is the spa, which features a glass-enclosed exercise room facing the swimming pool, a steam room and a bathroom. The beach-entry pool and hot tub boast programmable colored lights. Just past the master bedroom is the golf simulator room, which has a built-in bar and seating. Although Palm Court is a one-story home, a set of stairs and an elevator lead to an open roof with an outdoor kitchen and bar flanked by two terraces, each with its own fire pit. Palm Court was built to achieve Emerald status, the highest possible designation by the National Green Building Standard. It’s also certified by Energy Star, EPA Indoor airPlus, the Building America Program and Wellness Within Your Walls. There are solar panels, and all the lighting is LED for added efficiency. Kean is one of just two builders who’ve been selected to spearhead the New American Home twice. The first time was in 2012. And his company is one of just a handful in the program’s 34year history that has been both the architect and the builder. Palm Court won the Grand Award for Best Custom Home during the annual Parade of Homes, sponsored by the Greater Orlando Builders Association. It would be almost impossible to count the number of awards Kean’s homes have won over the years, but this one is among the most prestigious locally since the category is highly competitive.

estled along the shores of lakes Apopka and Siena is Bella Collina, a luxurious Tuscan-style community that’ll make you think you’re in Central Italy instead of Central Florida. Even the rolling hills are unusual in an area renowned for its billiard-table flatness. Located just south of Montverde, Bella Collina’s privileged perch in the Sugarloaf Mountain uplands of Lake County provides dramatic topography and sweeping valley views. And so the illusion is complete. And yet, it’s not an illusion. This is a real place tucked away in a small Lake County town best known for Montverde Academy, an exclusive residential prep school that always boasts a nationally ranked basketball team. Now, Montverde is also known for luxury real estate. Indeed, it’s easy to see why Bella Collina won the Grand Award for Best Community in the 2017 Parade of Homes, sponsored by the Greater Orlando Builders Association. Bella Collina’s individual builders won parade kudos as well. Vogel Building Group won a Merit Award for Best Custom Home ($1 million to $1.25 million); Dave Brewer Homes won a Merit Award for Best Custom Home ($1.25 to $1.5 million); and Phoenix Companies won First Place for Best Custom Home ($3.5 to $3.75 million). No wonder so many buyers who might otherwise have been looking in Windermere or Winter Park are deciding that this magical corner of Lake County isn’t such an inconvenient commute after all. Bella Collina’s 944 homesites are linked by 20 miles of roads winding around two lakes and past the manicured fairways and undulating dunes of its golf course, designed by Nick Faldo. In fact, you might see Faldo when you’re playing a round, since he’s building a home in the community. Of course, it’s difficult to write about Bella Collina without raving about its 75,000-square-foot clubhouse, a cluster of six stone-andstucco buildings with clay tile roofs that mimics an Italian hilltop village with theme-park precision. Its cost: $75 million. Designed by architect Michael Marsh and his firm, Marsh & Associates, the facility was named Best Private Clubhouse by Golf Inc. magazine in 2008. Encircled by a stone wall, the buildings are connected by underground tunnels for employees and staffers. The facades boast imported stone, painted stucco, wood accents and iron metalwork. Purposely weathered detailing makes the complex appear appropriately venerable. Interior appointments are also Tuscan in style, with custommade lighting fixtures, windows and doors. The walls are of Venetian plaster and imported stone, which was cut on-site by Italian craftsmen skilled in using traditional materials and techniques. The clubhouse hosts monthly membership events, daily fitness classes and tennis clinics as well as weddings. Lots and lots of weddings. There are nine locations on site from which couples

may choose — from the grand lawn to the atrium. Just steps away, the 2,500-square-foot Sportivo Centro fitness center was recently completed. The facility offers weekly workout classes, including family and senior fitness, as well as “boot camp” and nutrition workshops. Or maybe you prefer pampering. If so, there’s the Spa and Salon, which offers members and their guests an extensive selection of services in five treatment rooms, as well as relaxation lounges and private locker rooms. But we mustn’t forget golf. In a region where there are many golf communities, this course manages to stand out. The challenging, 18-hole layout features elevation changes, rolling hills and sweeping fairways requiring golfers to navigate uphill, sidehill and downhill lies. And, of course, there are the homes. Bella Collina is an uberluxurious community, but because it’s a little remote — about 35 minutes from downtown Orlando — you can get more home for your money. Not that money is any object to most buyers here. Customizable golf villas are priced starting from the $470s, while single-family estate homes are built to order by an
approved builder, with prices usually topping $1.5 million. There are some spec homes in the estate section. Expect Bella Collina to get more attention — national attention — next year when it’s the site of the New American Home, a showhome built in conjunction with the International Builders’ Show. IBS draws some 80,000 industry professionals annually, and ranks as Orlando’s largest convention. Legacy Custom Built Homes is spearheading the project, which spotlights leading edge new-home materials and technologies. Coming next spring at Bella Collina is a new 100-unit Condo Lodge, which will offer low-maintenance living and sweeping views of the lakes to the east and the clubhouse to the west. These two- and three-bedroom homes will feature full-time concierge service. Prices had not been released at presstime. Bella Collina is owned and operated by DCS Investment Holdings, a West Palm Beach-based private equity group owned by Dwight C. Schar, co-owner of the Washington Redskins and founding chairman of NVR Inc., one of America’s largest homebuilders.

ntertainment options are exploding in Lake Nona, the innovative masterplanned community in Southeast Orlando perhaps best known for its colloquially named Medical City, a high-tech cluster of hospitals, athletic training complexes and research facilities. Tavistock Development Company is tackling some immense projects to bring more leisure-time options to the burgeoning health-centered community of 17 square miles. “We want to have the complete community,” says Ralph Ireland, vice president of development operations. “It’s about trying to be as current and as forward thinking as possible to continue the next great American community.” Tavistock is prioritizing Lake Nona residents while also seeking to position the community as a regional destination. Either way, entertainment is the focus of the $780 million, 3.8-million-square-foot Lake Nona Town Center, which is blossoming at the southwest corner of S.R. 417 and Lake Nona Boulevard. The Town Center’s $300-million, 1.2-million-square-foot second phase is set to begin construction later this year. Plans include a brewery, a bowling alley, a comedy club, an upscale cinema and plenty of shopping and dining options — all within walking distance for many residents. “It’s going to be a game changer,” Ireland adds. “We see it as a framework for additional development.” The Town Center’s first phase includes two Marriott brands under the same roof — a Marriott Residence Inn and a Courtyard by Marriott — as well as the Chroma Modern Bar + Kitchen and an eye-popping, 60-foot structural steel sculpture alongside the parking garage. The Town Center is expected to be a popular gathering spot for a drink, a bite and a fun time out with family and friends. “The retail environment is changing quite a bit, and people want an experiential environment,” Ireland says. “It’s a very walkable environment —measured to the inch so you don’t feel overwhelmed or underwhelmed by the space.” Walkability, of course, is healthy for residents. But it also helps reduce the community’s carbon footprint and mitigates a proliferation of automobiles. Looking for another hangout option? northwest corner of S.R. 417 and Lake Nona Boulevard. A three-story, 57,000-square-foot driving range — with 90 outdoor driving bays — will be accompanied by a lounge, meeting rooms and a restaurant. Drive Shack is part of a golf entertainment company, Drive Shack Holdings LLC, founded by partners Newcastle Investment Corporation and TaylorMade Golf Company Incorporated. It will be part of Lake Nona’s 300-acre Sports & Performance District. community parks Tavistock plans to build in Lake Nona. There’ll be a floating water park just south of the Orlando VA Medical Center. The company is partnering with Wibit Sports to install the unusual attraction on a man-made lake. Wibit water parks usually feature a series of interconnected floating walkways with climbing walls, slides, monkey bars and other activities. The Lake Nona park will include a fivestory climbing tower as well as a cable-supported wakeboarding facility. An opening date hasn’t yet been announced. Lake Nona is home to the United States Tennis Association’s National Campus, billed as the largest tennis facility in the world. The 64-acre campus has 100 lighted courts, all of which have livestreaming capability, for training and competition.
It’s a place dedicated to learning, playing and improving the game. UCF’s varsity tennis programs will make it their home. “It’s an incredible platform for us to raise the bar for how we deliver tennis,” says Kurt Kamperman, chief executive for community tennis at the USTA National Campus. “We’re using this campus truly as a campus — we want to train people who want to teach tennis, coach high-performance players, organize events.” Despite its enormous size, the campus isn’t a concrete jungle. The association had plenty of land to separate courts, so ponds and landscaping contribute to a parklike setting. Kamperman sees the campus as a “metropolis” with smaller, selfsufficient neighborhoods devoted to different aspects of the game, such as family tennis. Some of the courts are red clay, and the USTA found that the right clay was available only from Cremona, Italy — so it had 450 tons of the stuff shipped to Lake Nona. All the courts have live streaming, Kamperman says. “So if a 14-year-old from Boston is playing a match and Grandma can’t come, she can watch it.” Some courts have more complex video systems that will help players analyze the strengths and weaknesses of their game. More than 100 tennis tournaments and other events were planned for 2017 alone. More than 300 universities and colleges have already played at the USTA National Campus; more than 500 children a week participate in youth programs; and in the first six months, more than 50,000 people attended games, USTA spokeswoman Trina Singian said. Current and former pros who visited the facility include Bob and Mike Bryan, Ivan Lendl, James Blake, Jack Sock, Bethanie Mattek-Sands, Madison Keys, Donald Young, CiCi Bellis and Frances Tiafoe. Because Lake Nona offers easy access to adjacent Orlando International Airport and to S.R. 417, part of the beltway around Orlando, it’s easy for competitors and spectators to get to the facility from anywhere. The nearby medical facilities offer plenty of synergies for sports organizations. For example Nemours, which operates a children’s hospital in Medical City, has partnered with the Andrews Institute for Orthopaedics & Sports Medicine, based near Pensacola, to become the official medical providers for the USTA National Campus. Nearby, Orlando City Soccer Club is building its $20 million training center while working on a stadium in downtown Orlando. The Lake Nona facility will include a fitness center, clubhouse, locker rooms, offices and a rehabilitation center in addition to its six fields. The Orlando City Lions (Major League Soccer), Orlando City B (United Soccer League), and the club’s Elite Youth Academy will train there. Plus, plans are in the design stage for a beach volleyball complex on the shores of the private, 11-acre Crystal Lagoon for members of a luxury resort and spa. The resort and lagoon may break ground this winter, adjacent to the tennis complex. And Tavistock is working to woo USA Rugby headquarters to Lake Nona, although more details were unavailable at presstime. Rob Adams, Lake Nona’s vice president for development, sees the Sports & Performance District as a perk for Lake Nona residents and a draw for potential homebuyers. “The USTA campus is really meaningful,” he says. “It’s a public facility, growing the sport of tennis across the board. It brings tennis to Orlando in a way that was previously unimaginable. With Orlando City soccer, you’ll see it enliven the community. You’ll see a desire to live near the center. You’ll see the faces of Orlando City throughout Lake Nona.” Construction of medical and sports facilities makes a big statement, but a concern for healthy living was woven into all of Lake Nona — and it’s evident in more subtle ways, too. The community ultimately will have 44 miles of trails for walking and biking, for example. And about 40 percent of its 11 square miles will remain undeveloped, creating open space that promotes a sense of wellbeing. 2 0 1 7

ome sales are hotter than ever in Lake Nona. In fact, the community had its best year to date in 2016, says Rob Adams, vice president of residential development for Tavistock Development Company. And 2017 will likely be another record-breaker. From January through May, Lake Nona was the top-selling master-planned community in Central Florida — and among the 20 top-selling master-planned communities in the U.S. — according to RCLCO, a Washington, D.C.-based real-estate consulting firm that tracks sales statistics. “Vibrancy attracts vibrancy,” Adams says. There were 230 sales notched in Lake Nona during the period surveyed by RCLCO, bringing the number of residents to about 12,000. Lake Nona already has 3,200 single-family homes with 4,400 more planned; 800 townhomes with 1,244 more planned; and 560 multifamily homes with 1,220 more planned. “It’s because of diversification and innovation in product types,” Adams says. “We like to have different products that appeal to different people. By broadening our appeal, we grow our sales. We cast a wide net.” That’s why Lake Nona offers single-family homes, townhomes, luxury apartments and custom estates at a wide range of price points, he adds. That net is about to be cast even wider. In April, Tavistock announced plans for its first age-restricted neighborhood, The Gatherings, which this fall will offer 216 condominiums next to the VA Medical Center. Prices are expected to start in the high $200s, and the builder is Beazer Homes. Work started late last year on Ariel Apartments, which will feature 348 one-, two- and three-bedroom urban-style apartments with scads of amenities, including a 24-hour fitness club featuring Technogym equipment and virtual classes. Pixon, a “modern flat” concept, is about to break ground and is expected to open next winter. Located across from the Town Center, Pixon will offer 201 apartments, including six trial micro-units. There’ll be 23,000 square feet of groundlevel retail space. Laureate Park, which is planned for 2,600 homes, remains the largest and fastest-growing neighborhood in Lake Nona. More than 1,060 homes had been sold as of July. Buyers are attracted by creatively styled townhomes and single-family homes and a multimillion-dollar Village Center with a water park. Conceived as a “wired-in, future-evoking” neighborhood, Laureate Park offers homes priced starting in the high $200s. A new gated subsection of Laureate Park, The Preserve by Taylor Morrison Homes, will offer 151 homes priced in the mid-$400s. Also in Laureate Park is an open-to-the-public showhome dubbed WHIT (Wellness Home built on Innovation and Technology), which spotlights the ways in which technology can enhance healthy living. The builder is Craft Homes, which is also working on The Jewel Box, a townhome project aimed at singles. In addition to Taylor Morrison Homes and Craft Homes, Laureate Park’s builders include Ashton Woods Homes, David Weekley Homes, Dream Finders Homes and Minto Communities. Pulte Homes will join the team soon with a new townhome community. Custom-home options are available from Arturo Barcelona Homes, Issa Homes and Phil Kean Designs. Tavistock announced last December that the Amazing Explorers Academy’s first franchise, a preschool to teach kids about science, technology, engineering and math, is coming to Laureate Park this fall. That’s in addition to the neighborhood’s other special offerings, such as its own kids’ chess club, art classes and group exercise classes. Here’s a rundown of other neighborhoods within Lake Nona: n Lake Nona Golf & Country Club. This luxurious gated enclave of custom homes, nestled along the shores of Lake Nona, features a Tom Fazio-designed championship golf course, a 40,000-square-foot clubhouse, state-of-the-art fitness and tennis facilities, and a resort-style pool and spa. BIG NAMES Lake Nona is grabbing headlines and making news. Fox News recently recognized it as a “healthtopia.” The New York Times reported on its remarkable growth. Fortune magazine featured it on the cover with a story entitled “How to Build a Great American City.” But Lake Nona isn’t just being talked about. It’s attracting huge companies who want to be a part of it all. For example, in January global auditing giant KPMG announced that Lake Nona would be home to its new $430 million KPMG Learning, Development & Innovation Facility. Lake Nona won out over 49 other locations under consideration. The community’s healthy, innovative vibe and proximity to Orlando International Airport were among the factors that swayed KPMG. Construction began in May on the company’s 55-acre corporate training campus, which will include offices, hotels, outdoor recreation facilities and restaurants. It’s scheduled for completion in late 2019. Another household name, Amazon, is expected this summer to finalize a deal to create an $86 million, 131-acre fulfillment distribution facility in Lake Nona. In February, Lake Nona announced plans to partner with Jiyo, the digital platform of renowned alternative-medicine pioneer Deepak Chopra. Jiyo is an app that will connect residents with wellbeing information, including localized content. Another health-related connection has been announced with Technogym, a leading global manufacturer of commercial and home fitness equipment. The company will create the first U.S. “Connected Wellness Ecosystem” in Lake Nona. Residents can expect to see Technogym equipment in various locations, ranging from residential areas to businesses, sports facilities and medical offices. Prices start in the $260s, and about 325 homes are planned. n Enclave at VillageWalk. This gated neighborhood of 143 Mediterranean-inspired estate homes, which is also built by Pulte Homes, is adjacent to VillageWalk, a built-out Pulte neighborhood, and its amenities. Prices start in the high $500s. Communities on Lake Nona’s periphery are booming as well. Here’s a rundown of notable nearby neighborhoods: n Eagle Creek. This master-planned community features an 18-hole golf course with a manor-style clubhouse. The new Eagle Creek Elementary School is on site. Builders include Jones Homes USA, Toll Brothers and CalAtlantic Homes. Single-family homes are priced from the $300s; golf villas from the $200s. n Harmony. This nature-themed master-planned community is in Osceola County. Builders include CalAtlantic Homes, Lennar Homes, Meritage Homes, Regatta Building and Development, Richmond American Homes. Prices range from the $190s to more than $600,000. n North Pointe. Homes feature granite countertops and oak or maple cabinetry in kitchens and bathrooms as well as architectural shingles and stucco exteriors in designer colors. WELLNESS IN EVERY ROOM
A showcase home at Lake Nona is taking that community’s wellness emphasis a step further by demonstrating how technology can help residents monitor and improve their health in everyday life. In this “smart home” — called WHIT, for Wellness Home Built on Innovation and Technology — the island countertop in the kitchen helps you make healthful meals. The air is purified in six stages to help you breathe. The therapeutic aroma generated in the living room is designed to help you stay calm; in the home office, it’s brewed to help you focus. WHIT is a project of the Lake Nona Institute, the nonprofit think tank at the fast-growing southeast Orlando community created by Tavistock Development Company. WHIT, which is open to visitors for interactive tours without charge, occupies two adjacent townhouses built by Craft Homes in the Laureate Park neighborhood, where streets are named for Nobel Prize winners and new homes in a variety of styles start in the high $200s. The institute planned and outfitted the home with nine corporate partners. Some of the features are prototypes; others are already in the marketplace. Part exhibition and part laboratory, WHIT is one way the institute is evaluating wellness technologies for Lake Nona and beyond. “We want to see what moves the needle in health and wellness,” says Gloria Caulfield, the institute’s executive director. “What are the scalable solutions in a variety of different environments? They have to be cost-effective and applicable everywhere, not just at Lake Nona.” If the kitchen is the heart of today’s new homes, then the prototype interactive island designed by GE Appliances is the heart of the WHIT kitchen. The large “intelligent surface” of the island helps users plan, cook and shop for nutritious meals. GE designed it with input from Lake Nona residents, says Jessica Jones, the institute’s project manager for innovation, health and wellness. It incorporates family members’ food preferences and dietary needs. In the kitchen and elsewhere, many of WHIT’s health features work in the background. Cork flooring, for example, was chosen because it’s anti-microbial, resistant to mold and easy on the feet. Air and water purifiers filter out pollutants, and the home’s insulation offers a higher-than-usual level of sound protection. In every room, there are gadgets galore: n Using “predictive analytics,” a wearable sensor called the CarePredict Tempo can help identify changes in the activities of older people that might signal a health concern. A weight sensor in pill containers helps track whether a patient has kept up with his or her medication. A blue light in one of the bathrooms is at work killing germs. n CareConnect from Nemours, which operates a children’s hospital in Medical City, allows kids to see a pediatrician via interactive video, using an iPad or other device. A special thermometer gives the doctor a reliable reading, and various products help residents manage conditions such as diabetes and asthma. MC24 S P E C I A L R E P O R T : L A K E N O N A

n Circadian lighting placed in WHIT by Delos provides levels of light that follow the body’s natural patterns — without a blast of harsh light if you wake up at 3 in the morning to go to the bathroom, for example. Delos, a research and consulting company, “curated” numerous other products for the home, and they’re available at its online StayWell shop: the air purifiers and aromatherapy machines; a vitamin C shower-head infuser that reduces chlorine in the water for softer skin and hair; and advanced memory-foam mattresses that don’t have the objectionable fumes often associated with that material. Peter Scialla, the company’s chief operating officer, says Delos has had a longstanding partnership with Lake Nona that includes StayWell rooms in the two hotels at the Lake Nona Town Center. WHIT should provide “a lot of market insights on which of these [features] are attractive to consumers,” Scialla says. Sensor technology is gradually making it possible for devices in the home to respond to the people who live there, he says. “We’re close to an environment that can read the human body.” Still, WHIT doesn’t rely on digital technology alone. Part of the home is a throwback to a simpler time when people produced their own food. A courtyard off the kitchen doubles as a stress-reducing meditation space and garden. In the kitchen, a “Superfood Tower” by Sustainable Synergy combines various types of gardening in one unit to produce nutrientdense food. Although the institute spent two years developing WHIT, in some ways it’s just getting started. The garage behind the house will serve as an ongoing laboratory for home wellness innovation in collaboration with UCF, Jones says. “Many other companies have had their great products start in the garage,” she notes. “We have a white, blank canvas to do that in.” And Caulfield says WHIT will be ever-changing. “We don’t want it to be static, and we don’t want it to be a museum. If you come back in six months or three months, you’re going to see different things.”

MEDICAL CITY Orlando VA Medical Center at Lake Nona. This 1.2-million-square-foot Veterans Administration hospital and clinic was dedicated in May 2015 and continues to open in stages. The facility, which cost at least $620 million, includes an expanded veterans clinic, a diagnostic and testing center, a 120-bed Community Living Center, a 60bed Domiciliary and an urgent-care facility. The medical center is also home to the Central Florida Veterans Memorial Park, a $3 million memorial built with donations. The campus will employ approximately 3,000 healthcare providers and support staff, and is expected to serve more than 125,000 veterans in Central Florida. The GuideWell Innovation Center
University of Central Florida College of Medicine. UCF’s $166 million Health Sciences Campus, which opened in 2010, includes a 170,000-square-foot medical education facility and the 198,000-square-foot Burnett Biomedical Sciences building. In August, when it starts its ninth class, the M.D. program will be at full enrollment — 480 students. In addition, the college includes almost 3,000 undergraduates and graduate students in the biomedical sciences, including biotechnology, medical laboratory sciences and molecular biology. In 2015, the medical school also opened its second office of UCF Health, its physician practice, at Lake Nona. All physicians are College of Medicine faculty members. Earlier this year, UCF received state approval for an emerging teaching hospital at Lake Nona. The UCF Lake Nona Medical Center is being planned for 25 acres next to the medical school, and is estimated to open in 2020. The $175 million project is being built in partnership with the Hospital Corporation of America (HCA). The GuideWell Innovation Center. The GuideWell Innovation CoRE (Collaborative Resource Ecosystem) is part of the 92,000-square-foot GuideWell UST Global Innovation Center. Its purpose: to connect entrepreneurs, research and development experts, and healthcare leaders with ideas, funding and resources. “We’ll be working with early-stage companies, and helping incubate those companies while they’re developing new technologies and solutions for healthcare,” says Pat Geraghty, Guidewell’s chairman and CEO. The complex offers a variety of spaces designed to enhance interaction, including a 250-seat theater in the round, co-working space for start-ups and entrepreneurs, 2 0 1 7

a “start-up garage” featuring the latest 3D printing technology, and industrial engineering expertise from Edison Nation Medical. There’s also a living lab for testing new products and technology as well as an audio-visual production studio, an executive board room and a screening room. Recent events have focused on innovations in cancer and mental health care. Nemours Children’s Hospital. This 100-bed, 630,000square-foot hospital was built at a cost of $400 million by the internationally recognized Nemours Children’s Health System and opened in 2012. In Florida, Nemours also owns and operates major pediatric specialty-care centers in Jacksonville and Pensacola, 14 pediatric primary-care centers and six pediatric urgent-care centers. Last August, a Ronald McDonald House opened next to the hospital with 15 bedrooms and other accommodations for families that have sick children being treated at Nemours. More recently, the hospital opened a new Publix pharmacy for patients, their families and employees.
University of Florida Research and Academic Center
Sanford Burnham Prebys Medical Discovery Institute. Previously known as the Sanford-Burnham Medical Research Institute, the $85 million, 175,000-square-foot facility opened in 2009 as the first Medical City cornerstone. It encompasses the Diabetes and Obesity Research Center, where scientists focus on metabolic diseases such as diabetes and obesity as well as on Alzheimer’s disease and cancer. The institute’s East Coast campus — the main campus is in La Jolla, California — is also home to the Conrad Prebys Center for Chemical Genomics, where researchers work to identify and develop new medicines. Last summer, the institute announced that it was no longer economically feasible to operate a Florida facility, and sought to transfer its Lake Nona assets and operations to the University of Florida and its adjacent academic center. However, that effort was unsuccessful. So the institute is still looking for a sustainable solution to ensure that biomedical research continues at the site, according to a spokesperson. Although discussions were underway with Florida Hospital at presstime, no agreement had been reached as of early July. University of Florida Research and Academic Center. The state’s flagship university has built a $53 million, 115,000-square-foot facility that houses a clinical research unit of its Institute on Aging — a program that studies, among other things, drug interactions in the elderly — as well as the Orlando campus of the UF College of Pharmacy. The emphasis is on clinical research related to diabetes and cardiovascular disease as well as obesity. Through the UF Institute of Therapeutic Innovation, also at Lake Nona, researchers are conducting trials to help develop new antiinfectious disease drugs. or the second consecutive year, metropolitan Orlando was ranked as the No. 1 “staycation” location in the U.S. by WalletHub.com, a personal-finance website that also produces research reports and surveys. Staycation, of course, means having all the perks of a vacation without leaving town. The website cited the region’s theme parks as well as its recreational facilities, natural attractions, fine dining and eclectic shopping, among other factors. Tell us something we don’t know. But, since this magazine is read primarily by people who are considering a move, perhaps this news offers third-party validation of what locals have been saying for a long time: Living in Orlando is like being on vacation — all year long. Resorts have long capitalized on pampering guests with lavish amenities. Increasingly, residential developers today are latching onto that concept with resort-style communities. There are championship golf courses, elaborate spas and fitness centers, parks and recreation areas, bustling town centers and much more. That’s a winning combination for homebuyers, who can have a resort-style pool and clubhouse within their neighborhoods while living within easy driving distance of the attractions and beaches. It’s the best of both worlds, you might say. “Resort-style communities give Florida residents the feel that they can always be on vacation,” says Robert Kanjian, sales manager for AV Homes, builder of several such communities in Central Florida. Dr. Joshua Harris, director of the Dr. P. Phillips School of Real Estate at the University of Central Florida, says competition leads to communities that offer increasingly elaborate amenities. “The reason developers are including resort-style amenities in some new communities is to offer points of differentiation that will hopefully lead to a faster rate of sales,” he says,
adding that new homes in communities with lots of perks can command higher prices. A second reason, Harris adds, is a trend toward smaller homesites. “The higher the density and size of the development, the more a developer can budget for amenities,” he notes. Potential homebuyers considering resort-style communities can find a number of locations in all directions across Central Florida. Here are some of the most popular. SOLIVITA For 17 years Solivita (avhomesinc.com/solivita) has been a success story for AV Homes. The 55-plus community on the Osceola-Polk County line encompasses a long list of resortstyle amenities — including golf courses, fitness centers and tennis courts. Single-family and courtyard homes range in price from $159,990 to $379,990, and range in size from 1,102 to 2,840 square feet. Currently there are 4,800 homes, with plans for a total of 6,200. “All the facilities are established and ready for residents from the moment they move in,” says AV Homes’ Kanjian. “A full-time lifestyle team manages the clubs and events, like an activities director on a cruise.” Many buyers have relocated from the Northeast, and relish the opportunity to enjoy the amenities all year long — something many locals take for granted. And there’s plenty to enjoy. Solivita boasts 36 holes of championship golf, a village center, two spa and fitness centers, 14 pools and courts for tennis, pickleball and bocce ball. Says Kanjian: “At Solivita, we’ve thought of everything.” LAUREATE PARK AT LAKE NONA The 7,000-acre Lake Nona area itself is an amenity, with more than 40 percent of the land dedicated to parks and green

space. For example, there are 44 miles of nature trails, biking and walking paths. In Laureate Park, the village center includes a resort-style aquatic center. There’s also a zero-entry family pool with deck jets, a water cannon and a 20-foot-tall vortex wave dumping bucket. An adult pool features private cabanas, free-form swim areas and four junior Olympic lap lanes. A 3,400-square-foot fitness facility and lakeside restaurant and café also recently opened. In addition, the United States Tennis Association has opened a 64-acre, state-of-the-art tennis facility and campus at Lake Nona. Builders in Laureate Park have seen significant interest from medical professionals because of the community’s location near Lake Nona’s Medical City. But retirees and families with no affiliation to health and medical facilities are also helping Laureate Park break sales records. SPRING LAKE AT CELEBRATION An amenity center anchors the Spring Lake at Celebration, a community by David Weekley Homes (davidweekleyhomes.com). In fact, the amenity center is so elaborate, let’s see if you can make it through the list of goodies: n A 1,600-square-foot pool ranging in depth from three to five feet. n A 4,800-square-foot paver pool deck area with a shade arbor, lounge chairs, café tables and umbrellas. n A 1,000-square-foot multipurpose room with treadmills, elliptical machines, stationary bikes and other exercise equipment. n A covered breezeway and a porch overlooking the pool and conservation area. n A barbecue pavilion with charcoal grills and picnic tables. Still with us? Good, because we haven’t even gotten to the homes yet. Spring Lake has three-story duplexes that are priced
starting in the mid-$400s, two-story townhomes that are priced starting in the mid-$300s, and two-story single-family homes that are priced starting in the $400s. FESTIVAL One of Minto Communities’ (mintofla.com) newer projects, Festival offers resort-style amenities in addition to resort-style homes that can be used as second homes or vacation homes. Plans call for 500 homes within the gated neighborhood, which is surrounded by wetlands and lakes. Many homes will offer views of protected natural areas. Festival townhomes range in price from the mid-$200s to the low $300s, and range in size from 1,732 to 2,232 square feet, with as many as 10 — yes, 10 — bedrooms and five-and-a-half bathrooms. Homes can be put in the rental pool when owners are out of town. Located just off I-4 south of Osceola County, the community includes a downtown area with a resort-style pool and private cabanas. There are also a kids’ water park, a fitness center, a general store, an ice-cream parlor, a high-tech video arcade, a Floridastyle bar and grill, a putt-putt golf course and a volleyball court. ROYAL CYPRESS PRESERVE Set in the midst of Orlando’s attractions area, Royal Cypress Preserve (royalcypresspreserve.com) more than holds its own in terms of amenities. Built by Toll Brothers, the gated community includes a 4,300-square-foot clubhouse with a host of amenities, including lake views, a zero-entry swimming pool and a fitness center with free weights and cardio machines. One- and two-story single-family homes are priced starting in the low $400s, and range in size from 2,077 to more than 4,100 square feet. Plans call for a total of 206 homes. The homeowner’s fee covers yard maintenance, including lawn care, irrigation, tree pruning and fertilization. That means
residents can spend more time relaxing at home or entertaining friends and family — and no time doing yardwork. Central Florida homebuyers may find they can have their cake and eat it too when it comes to resort-style living in a resort-rich location. “If you can have fun at home without traveling, why wouldn’t you?” asks UCF’s Harris. “Living in resort towns has long been popular with retirees — but if you can do it during your working years, it’s a plus.”

othing says “Florida living” quite like boating across a lake or catching a gorgeous sunset from your backyard dock. The lure of the lakes — and there are 30,000 of them statewide — can be strong for Central Florida homebuyers. “Living on the water is all about lifestyle,” says Angie Cable, broker and sales associate at Lakes of Mount Dora, a project of Medallion Home in aptly named Lake County, north of Orlando. “Homeowners enjoy the fresh air, the beautiful sunrises and sunsets against the water, and the spectacular views without having to leave their homes,” she says. “Living on the water truly makes it feel like you’re on vacation every day.” Most people who choose lakeside living “are passionate about it,” says Jakub Pilecky, general manager of Orlando Watersports Complex, a facility off S.R. 528 where enthusiasts and beginners can train and hone their skills on skis and boards. “With our busy schedules, it’s important to get away from work and the stress of everyday life,” adds Debbie Warner, general manager for the Orange County Sportsmen’s Association, a nonprofit, private boating and sportsmen’s club with 1,800 member families. “Our lakes invite us to relax and to spend quality time with friends and family,” she notes. With so many lakes of all sizes — there are more than 100 just within Orlando’s city limits — dotting the Central Florida landscape, homebuyers wanting a waterfront lifestyle have plenty of choices.

LAKESHORE In southwest Orange County, Toll Brothers is building Lakeshore, a 367-home community (liveatlakeshore.com) in the Horizon West area. Horizon West is a 23,000-acre, multi-community development that encompasses portions of Winter Garden and unincorporated Orange County. Two decades ago, it was mostly covered by groves — and retro-chic Winter Garden was a sleepy citrus town Lakeshore offers townhomes that are priced from the upper $200s, and range in size from more than 1,900 to 2,500 square feet. In addition, there are one- and two-story singlefamily homes that are priced from the upper $300s, and range in size from 2,169 to 4,650 square feet. There are three lakes and two parks boasting winding nature trails — so residents tend to spend plenty of time outdoors. “Waterfront living at Lakeshore offers a relaxing escape after a busy day, with resort-style amenities, sparkling water views and easy access to the outdoors,” says Brock Fanning, vice president of Toll Brothers’ Central Florida division. “The community also has a variety of family-friendly activities on-site, which makes it an appealing choice,” he adds. “Plus, Horizon West is a highly desirable location.” Lakeshore features expansive homesites and Toll Brothers’ signature luxury homes. Amenities include The Lakehouse, a 4,100-square-foot private amenity center on Panther Lake, which was getting ready to open at presstime. FLORIDA HOMEBUYER ORLANDO

It features a resort-style swimming pool, a state-of-the-art fitness center and yoga room, a beach volleyball court, an outdoor fire pit, a paddleboard and kayak station and dock, and a social room with a catering kitchen — all overlooking two lakes with golf course views. An on-site activities director will oversee programming and events at The Lakehouse. The community is convenient to Lake Louisa State Park, the West Orange Trail, the Horizon West Town Center, several golf courses and, of course, the theme parks. BELLALAGO In Osceola County, AV Homes continues building singlefamily homes in Bellalago, located on the banks of Lake Tohopekaliga, a 22,000-acre-plus body of water famous for its bass fishing and bird watching. Bellalago (avhomesinc.com/bellalago) offers homes that range in price from $224,000 to $527,990, and range in size from 1,813 to 5,646 square feet. The community, located in Kissimmee, currently has 1,100 homes, with plans for a total of 1,800. Residents have access to a 1,300-foot boardwalk along the lake where there’s a fishing pier and two boat ramps with lifts for powerboats up to 26 feet. There are more than 300 acres of inland lakes and waterways as well. “Bellalago provides a reprieve from the travails of daily living, and makes every day a once-in-a-lifetime memory,” says Robert Kanjian, AV Homes’ sales manager. “Waterfront living increases home values — and it creates a lifestyle, not just a community. You can enjoy it 24/7.” In addition to what nature has already provided, AV Homes has built two 8,000-square-foot water complexes that feature a community pool, a junior Olympic lap pool, a waterslide, a kiddie pool, an interactive fountain, a kid’s interactive water park, spas and a sundeck with lounge chairs, tables and umbrellas.
BELLA COLLINA In Lake County, luxurious Bella Collina (bellacollina.com) is nestled on 1,950 acres in Monteverde, among the rolling hills on the western shore of Lake Apopka. Winner of the 2017 Parade of Homes Grand Award for Best Community, Bella Collina features golf villas ranging in price from $479,000 to $1.5 million, and ranging in size from 2,650 to 5,500 square feet. Estate homes range in price from $1.2 million to $12 million, and range in size from 3,500 to 30,000 square feet. There are two lakes within the community. The private, 350acre Lake Siena is for low-impact recreational use, such as fishing, sailing and low horsepower boats. Lake Apopka, at 30,000 acres, is the state’s third largest lake and a popular location for fishing, sailing, waterskiing, jet skiing and power boating. “The ideal Bella Collina homebuyer is drawn to the quality of nearby schools, privacy, ease of access and price — especially compared to Windermere and Winter Park lakefront properties,” says Matt Matthews, vice president of real estate sales with the Bella Collina Real Estate Company “Waterfront living provides a luxurious lifestyle along with serene seclusion,” he adds. “Homes are designed to offer scenic views from just about every room.” Developer DCS Investment Holdings currently is building Siena Towers, a 100-unit condo lodge overlooking Lake Siena. It will have two- and three-bedroom units available. Personal training services are offered at the fully equipped gym, and the Nick Faldo signature golf course overlooks lakes Siena and Apopka. JOHN’S LAKE LANDING Still in Lake County, just south of U.S. Highway 50 in Clermont, David Weekley Homes is building one- and two-story homes at John’s Lake Landing (davidweekleyhomes.com).

The homes range in price from the $260s to the $440s, and range in size from 1,600 to about 4,000 square feet. Amenities include a community pool and cabana. John’s Lake Landing sits on — you guessed it — John’s Lake, a 2,400-acre ski lake that’s rated among the 10 best bass-fishing destinations in Florida. A public boat ramp is less than three miles away. “There’s no better way to enjoy the gorgeous Florida weather than a home on the waterfront,” says Valerie Wagoner, marketing coordinator for the David Weekley Homes’ Orlando division.“That’s why outdoor living areas are a huge selling point in John’s Lake Landing.” Homebuyers enjoy extended covered patios with ceiling fans and fireplaces for al fresco dining. Some have fully equipped outdoor kitchens. LAKES OF MOUNT DORA As long as we’re in Lake County, we should visit picture-postcard Mount Dora, one of the prettiest small towns in the state. That’s where Medallion Home is building in the Lakes of Mount Dora (medallionhome.com), an active-adult community. Lakes of Mount Dora, a gated community that’s ranked among the Top 50 Best Master-Planned Communities in the U.S. by Where To Retire Magazine, combines Southern hospitality with small-town charm. The community encompasses 4.5 miles of continuous manmade lakes and 10 wildlife islands, all of which are all accessible to residents. Single-family homes are priced from the mid-$200s, and range in size from 1,524 to 3,252 square feet. Residents whose homes back up to the water can store their kayaks, canoes or paddleboats on their homesites. The community also offers boat storage facilities and a community boat ramp. Watercraft with electric motors up to 25 horsepower are permitted on the lakes. “Our homeowners love to go fishing,” says Angie Cable, broker and sales associate at Lakes of Mount Dora. “The lakes are catch-and-release. But it’s more about getting on the fresh water with friends and family, and enjoying time on the water together.” The lakes and islands in the community teem with wildlife, including ducks, turtles, egrets, blue herons and sandhill cranes. Amenities include an 18,000-square-foot clubhouse, fitness studio, library, resort-style pool and lap pool, various sport courts, and walking and exercise trails. There are also more than 40 clubs and associations within the community. MONDRIAN WINTER PARK Closer to the urban core, Icon Residential has launched Mondrian Winter Park (mondrianwinterpark.com), a 30-unit townhome project on Lake Killarney. Eight homes are underway, with prices ranging from the $500s to the $700s, and sizes ranging from 2,100 to 2,500 square feet. Homebuyers can choose from among six floorplans. Waterfront features include two boat docks with 10 slips and a covered pavilion. Homes include modern boutique interior designs, private balconies or rooftop living areas with views of this
urban lake, which is ringed by homes, shopping and dining. It’s what you’d expect in Winter Park, which has been for generations one of Central Florida’s most prestigious addresses. “Mondrian Winter Park is essentially an urban utopia with a unique pedestrian-friendly location,” says Ryan Studzinski, a principal with Icon Residential. “Residents are a short walk from upscale shopping, dining and entertainment. But at home, they’re in a lakefront oasis where they can escape everyday stresses with soothing water views.” The 240-acre lake offers many water recreation activites, including waterskiing powerboating, paddleboarding and fishing. “Residential real estate doesn’t get more coveted in Central Florida than lakefront in Winter Park,” Studzinski adds. PULTE HOMES Pulte Homes (pulte.com/orlando) has a number of waterfront communities underway throughout Orange and Osceola counties. “We understand the attraction of waterfront living, and seek locations that offer the chance to incorporate water views into everyday life,” says Tristan Knop, Pulte’s marketing manager in Orlando. “Many of our communities include viewing piers or boat docks, so residents can enjoy their Florida lifestyle with ease.” Here are a few of Pulte’s projects. n Ruby Lake: The community, located on Lake Ruby in the Dr. Phillips area, has 237 homesites, 80 of which are on the water. Homes are priced from the mid-$400s, and range in size from 2,104 to more than 5,000 square feet. Amenities include a pier with a viewing platform from which to watch nightly theme-park fireworks. n Lake Pickett Reserve: In east Orlando, this gated community on Lake Pickett has about 10 homesites left out of 52. Residents have lake access, and there’s a private community boat ramp. Single-family homes are priced from the high $300s, and range in size from 2,560 to 4,242 square feet. Homesites are a half acre to an acre. n Lakeview Pointe: In the Horizon West area, this community on 110-acre Huckleberry Lake offers three-story townhomes and single-family homes. Homes are priced from the low $200s, and range in size from 1,464 to more than 4,000 square feet. Amenities include a viewing dock, and the lake is large enough for skiing. So, with an abundance of lakes and waterfront communities throughout Central Florida, homebuyers can take full advantage of all the benefits that living on the water can offer. “When you get in the water on a boat, jet ski, canoe or paddleboard, you shed the stress and enter a world of calm,” says Warner, with the Orange County Sportsmen’s Association. And Warner gets the benefit at work as well. The association itself is housed on Lake Sheen in southwest Orlando on the Butler Chain of Lakes. “Like any other sports or form of exercise, water sports are good for the body,” adds Pilecky of Orlando Watersports Complex. “They’re also good for the mind. The tranquil quality of water reduces stress, anxiety and depression.”

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components.
