For generations, owning a home has been the American dream. It all started when World War II veterans returned from overseas and were ready to settle down and start families. The federal government was there to assist with the Servicemen’s Readjustment Act of 1944, offering no-down-payment loans guaranteed by the Veteran’s Administration. Seemingly overnight, subdivisions began cropping up. Baby boomers continued their parents’ tradition of homeownership, as did Generation Xer’s. Millennials, though, were slow to jump on the bandwagon. They had seen the housing bubble burst, and weren’t convinced a picket fence and a mortgage equated to happiness. Even so, housing is hot in Central Florida. Inventory is low, and prices are steadily rising. The American dream is back. But not everyone will be able to enjoy it. The notoriously low wages that thousands of full-time workers earn are rising slowly, if at all, despite many companies earning record profits. This, coupled with the rising cost of land and mounting fees charged by local governments, has forced many families to become renters for life. That, in turn, drives up rental rates. Many families are spending most of their income on rent, unable to save for a down payment. Economists have coined a term for this: “rent burdened.” Everyone is calling for more affordable housing. But when you add up land acquisition, development costs and the government fees, a local single-family homesite, on average, costs more than $100,000 before a shovel of dirt is turned. Yes, we do have an affordable housing crisis. But it’s a direct result of an affordable wage crisis. And until that’s fixed, the affordability crisis will remain.

he Lubbock floorplan by David Weekley Homes isn’t so much about details, dimensions and dollars. It’s more about the big picture and how it’s drawn. First, by the numbers, the two-story Lubbock — part of the company’s Garden Series — is priced from $313,290 and measures 2,174 to 2,188 square feet with three bedrooms, 2.5 bathrooms and a two-car garage. More specifically, the first floor encompasses the dining room, family room, kitchen, covered porch and garage, while the second floor features the bedrooms — including an owner’s suite — plus a general retreat and utility area, among other spaces. Those are the what. Yet, the magic of the floorplan is in the how — the science of form and function that encompasses sight lines, traffic patterns, room placement and windows/lights. The builder has actually trademarked the concept as LifeDesign. Sight lines involve the idea that two homes with the same

square footage can appear to be different sizes by virtue of views from any given point. What do you really see? For example, stand at the kitchen island and look around. Good sight lines can effectively take in the breakfast nook windows, the family room fireplace and the sidelight windows in the foyer. Similarly, traffic patterns and room placement are at play. With the Lubbock, as with its other floorplans, David Weekley Homes believes the key ingredient in floorplan design is how one moves through the spaces. Consequently, rather than hallways, the Lubbock uses other rooms as passageways to enhance the bigger picture — making rooms seem larger and improving sight lines. For example, the emphasis on room placement is evident in the fact that the master bedroom is designed as a retreat, away from the noisier parts of the home. By contrast, the Lubbock’s “public zones” flow together, with the kitchen opening into the dining and family rooms. As for windows and light, the basic idea is that properly placed windows create a relationship between the outdoors and the indoors. Windows and light also play key roles in a room’s perceived size and mood — drab or dramatic, claustrophobic or cheerful? illennials — young adults in their 20s and 30s — are defying expectations, at least when it comes to buying their first homes. They aren’t all that interested in living in urban centers where they can walk or bike to local markets and pubs. They want their own space — and plenty of it. “What we’re seeing goes against the idea that millennials want to live downtown,” says Rose Quint, assistant vice president for survey research for the National Association of Home Builders. “They’re like the rest of us. They behave like the Generation X. When it’s time to settle down, they want detached, single-family homes in the suburbs.”
Defined as anyone born between 1981 and 1996, millennials number about 75.5 million, outpacing baby boomers — their parents — by a half-million, according to the U.S. Census Bureau. That’s not their only No. 1 ranking. Millennials are the largest generation in the American workforce, and they make up the largest share of homebuyers at 36 percent. And 65 percent of those were first-time buyers, according
to the latest Home Buyer and Seller Generational Trends Report from the National Association of Realtors. With its affordable homes and strong economy, Central Florida has the makings of a millennial magnet. Orlando, where the median age is in the mid-30s, was ranked the No. 3 millennial homebuying hot spot by Realtor.com. Forbes magazine also has tagged Orlando as a rising homebuying destination for that group.

Those numbers all add up to one thing: Millennials are ready to buy their first homes — a fact not lost upon Central Florida’s housing industry. “Millennials are the next wave of homebuyers, and they’re a large group,” says Kelley Finley, vice president of marketing for the Florida division of AV Homes. “They’re waiting until a little bit later to make their first purchase, because their expectations are higher than those of previous generations.” Millennials now have children, Finley adds, so they’re looking at neighborhoods that offer good schools and are walkable so they can push strollers and trot alongside dogs. “They’re willing to move to more suburban areas that offer these options,” she says. “One reason is because the suburbs are usually more affordable than urban areas.” Those local trends are true nationwide, according to Lou Nimkoff, president of the Orlando Regional Realtor Association and owner-broker with Brio Real Estate Services: “Millennials are most concerned about the quality — safety, schools, maintenance and so forth — of their new neighborhoods.” Overall quality, Nimkoff notes, was the driving factor in home selection for 65 percent of millennial homebuyers. Close behind was commuting time (62 percent) followed by affordability (49 percent.) The affordability factor — how much home, if any at all, you
can buy — is an issue for buyers of any age. But for millennials, there are additional complications. Many are uneasy because of the economic collapse — and the related plunge in home values — of a few years ago. “Millennials grew up watching the last housing cycle play itself out — and many saw their parents go into foreclosure and lose homes,” says Sean Snaith, an economics professor for 12 years at the University of Central Florida.
MILLENNIALS ARE THE LARGEST GENERATION IN THE AMERICAN WORKFORCE, AND THEY MAKE UP THE LARGEST SHARE OF HOMEBUYERS AT 36 PERCENT. “The old belief that buying a home and building equity is good for retirement, it turned out, wasn’t a sure thing,” he adds. “That takes the shine off the idea of buying a home. The market has come back — but millennials know it can be volatile.” Snaith, who’s also director of UCF’s Institute for Economic Competitiveness, notes another issue facing millennials and other first-time buyers: The challenge of qualifying for a mortgage

— and having money for a down payment — while trying to pay off student-loan debt. That financial hurdle is borne out by data from the Orlando Regional Realtor Association. The association’s first-time homebuyer affordability index showed that the median price for a home in Central Florida was $201,450 as of April. Those who earn the area’s median income of $39,755 are still about 10 percent shy of earning enough to qualify for a median-priced home. Nationwide, the median price of homes bought by millennials in 2017 was $220,000. Sixteen percent paid $200,000 to $249,999, 12 percent paid $250,000 to $299,000, and 11 percent paid $150,000 to $174,999. A 2016 report by the National Association of Home Builders found that millennials expect to pay a median price of $219,967 for their next home. First-time buyers shopping for less-expensive homes might consider a townhome instead of a detached single-family home. The NAHB’s Quint noted a trend in the growth of townhomes because “they use less land and produce a lower price point.” Still, in 2017 only about 7 percent of millennials nationwide who bought a home selected a townhome. That same year, 85 percent bought a single-family home and 1 percent bought a condominium, according to the realtors’ buying trend report. To help first-time homebuyers, the federal government offers programs through such agencies as FHA, VA, Fannie Mae and Freddie Mac. Many builders also offer incentives, such as helping with closing costs. For example, Hanover Family Builders (hanoverbuilds.com) pays up to $10,000 in closing costs, says Matt Orosz, company president. Among its other developments, Hanover offers communities in Lake and Polk counties with first-time buyers in mind. The company’s townhomes in Davenport start in the $180s, while detached single-family homes in Groveland start at $208,000. In addition to price and location, Hanover includes amenities designed to appeal to millennials and first-time buyers. “We’ve paid special attention to features that can get people really excited about moving out of a rental and buying a new home,” Orosz adds. Those features include digital shower systems and smart-home packages with thermostat and lightswitch controls. “One of the biggest trends we’re seeing is single individuals purchasing homes and then renting rooms to their friends,” he says. “It’s a smart way to build equity over time — and in many situations, the buyer ends up living for free.” At least a couple of builders in Central Florida created brands of homes specifically for first-time buyers. Starlight Homes (starlighthomes.com) by Ashton Woods has communities in

Horton’s Express Homes (drhorton.com/orlando) are found in more than 20 communities in Polk, Lake, Osceola and Volusia counties. “Express Homes offers open-concept floorplans perfect for entertaining, and include all appliances in the base price,” says Amber Sambuca, marketing manager. “Our neighborhoods are geared toward first-time buyers looking for a sense of community and the ability to make a home their own.”

With an average size of 2,000 square feet, homes range in price from $178,000 to $294,000. As with other builders, D.R. Horton offers help with financing and closing costs. Sambuca says entry-level homes attract working professionals seeking an alternative to renting as well as young families with children looking for community amenities such as pools,
clubhouses, parks, pavilions, trails, playgrounds, fitness centers, gathering rooms and dog parks. David Weekley Homes (davidweekleyhomes.com) offers communities in Seminole and Lake counties aimed at firsttime buyers, with both townhomes and detached single-family homes priced from the $260s to $350s. “Savvy first-time buyers are willing to spend more money on a quality-built home with an industry-leading, multilevel warranty program,” says Brent Bartholomew, division president. “Many of today’s first-time buyers are more discerning — and are looking for a combination of great value with high-quality craftsmanship.” Community amenities also can be key to a homebuying decision for first-timers. “All our communities targeting first-time buyers offer community pools with cabanas as well as proximity to dining, shopping, entertainment and major roadways,” Bartholomew adds. “Some also feature playgrounds, dog parks, walking trails and more.” As with other builders, David Weekley also will help with closing costs, paying $5,000. “We build in family-friendly locations that offer convenience to urban amenities while keeping the quiet charm of suburban life,” Bartholomew notes. “Additionally, first-time buyers are at-

DOLLARS AND SENSE: HELP IS OUT THERE. Money issues often stand in the way of homeownership. A survey by rental service Apartment List found that 80 percent of millennial renters want to buy a home, but most say they can’t afford to. What you may not realize is that many first-time homebuyer programs and grants offer financial help — and you may be eligible for various types of assistance. Here are nine first-time homebuyer programs and grants designed to help you land a great mortgage and get a place of your own.
1.
FHA LOAN
In an FHA loan, the Federal Housing Administration (FHA) insures the mortgage. The FHA is an agency within the U.S. Department of Housing and Urban Development (HUD). The FHA’s backing offers lenders a layer of protection — meaning that your lender won’t take the hit if you default on the mortgage. FHA loans typically come with competitive interest rates, smaller down payments and lower closing costs than conventional loans. If you have a credit score of 580 or higher, you could be eligible for a mortgage with a down payment as low as 3.5 percent of the purchase price. If your credit score is lower than 580, you still might qualify for an FHA mortgage — but the down payment would be at least 10 percent of the purchase amount.
2.
USDA LOAN
While not well known, the U.S. Department of Agriculture (USDA) has a homebuyer assistance program. While the program focuses on homes in certain rural areas, you don’t need to buy or run a farm to be eligible. The USDA guarantees the home loan. There may be no down payment required, and the loan payments are fixed. Applicants with a credit score of 640 or higher typically get streamlined processing. With a credit score below 640, you still can qualify for a USDA loan — but the lender will ask for extra documentation about your payment history. Keep in mind that there are income limitations, which can vary by region.

VA LOAN
The U.S. Department of Veterans Affairs (VA) helps active-duty military members, veterans and surviving spouses buy homes. The VA guarantees part of the loan, making it possible for lenders to offer some special features. VA loans come with competitive interest rates and require no down payment. You aren’t required to pay for private mortgage insurance (PMI), and a minimum credit score isn’t needed for eligibility. If it becomes difficult to make payments on the mortgage, the VA can negotiate with the lender on your behalf.

GOOD NEIGHBOR NEXT DOOR
The Good Neighbor Next Door program, sponsored by HUD, provides housing aid for law enforcement officers, firefighters, emergency medical technicians and pre-kindergarten through 12th-grade teachers. Through this program, you can receive a discount of 50 percent on a home’s listed price in regions known as “revitalization areas.” You must commit to living in the home for at least 36 months.
5.
FANNIE MAE OR FREDDIE MAC
Fannie Mae and Freddie Mac are government-sponsored entities. They work with local lenders to offer mortgage options that benefit low- and moderate-income families. With the backing of Fannie Mae and Freddie Mac, lenders can offer competitive interest rates and accept down payments as low as 3 percent of the purchase price. Fannie Mae also provides homeownership education for first-time homebuyers through its “HomePath Ready Buyer” program.

ENERGY-EFFICIENT MORTGAGE (EEM)
An energy-efficient, or “green,” mortgage is designed to help you add improvements to your home to make it more environmentally friendly. The federal government supports EEM loans by insuring them through the FHA or VA programs. The key advantage of this mortgage is that it lets you create an energy-efficient home without having to make a larger down payment. The extra cost is rolled into your primary loan. Some improvements you can make include installing double-paned windows, new insulation or a modern heatingand-cooling system.

FHA SECTION 203(k)
If you’ve run the numbers to see how much house you can afford and have determined a fixer-upper is best for your budget, the Section 203(k) rehabilitation program may be a good fit. This type of loan, backed by the FHA, takes into consideration the value of the home after improvements have been made. It then lets you borrow the funds you’ll need to carry out the project and includes them in your main mortgage. The down payment for a 203(k) loan can be as low as 3 percent.

NATIVE AMERICAN DIRECT LOAN
Since 1992, the Native American Veteran Direct Loan program has helped Native American veterans and their spouses buy homes on federal trust lands. The VA serves as the lender. If you’re eligible, you won’t be required to make a down payment or pay for private mortgage insurance (PMI). This first-time homebuyer loan also offers low closing costs and a 30-year fixed-rate mortgage.

In addition to the various programs provided by the federal government, many states and cities offer help to first-time homebuyers. Before buying a home, check your state’s or community’s website for information on housing grants and programs available in your area.

The community offers views of Cherry and Cook lakes. “Our homes offer open floorplans with large kitchen islands — perfect for entertaining,” says Kelley Finley, marketing vice president. Homes also boast ample pantries and oversized lanais as well as walk-in showers in the master suite — plus plenty of customization options. She notes that for AV Homes, the typical first-time buyer is 33 years old, married with young children. Nimkoff, with the Orlando Regional Realtors Association, says that about a quarter — 26 percent — of millennials who bought a home in 2017 expect to live there for 16 or more years. “This surprisingly high percentage indicates that many millennials are moving away from the traditional mindset of purchasing a starter home,” he says. “They want to remain long enough to build equity, then sell and have enough for a bigger ‘forever’ family home.” “As much as things change, they stay the same,” adds UCF’s Snaith. “When millennials start getting married and having children, they’re like the rest of us.”

10 CRUCIAL STEPS IN THE HOMEBUYING PROCESS Buying a home requires a lot of time and effort, but these 10 steps can help make the homebuying process manageable and help you make the best decisions possible.

As soon as you can, start reading websites, newspapers and magazines that have real estate listings. Make a note of homes you’re interested in and see how long they stay on the market. Also, note any changes in asking prices. This will give you a sense of housing trends in specific areas.
Real estate agents are important partners when you’re buying or selling a home. They can provide you with helpful information on homes and neighborhoods that isn’t easily accessible to the public. Their knowledge of the homebuying process, negotiating skills and familiarity with the area can be extremely valuable. And best of all, it doesn’t cost you anything to use an agent — they’re compensated from the commission paid by the seller of the house.

DETERMINE HOW MUCH HOUSE YOU CAN AFFORD
Lenders generally recommend that people look for homes that cost no more than three to five times their annual household income, assuming a 20 percent down payment and a moderate amount of other debt. But you should make this determination based on your own financial situation.

GET PREQUALIFIED AND PREAPPROVED
Before you start looking for a home, you’ll need to know how much you can actually spend. The best way to do that is to get prequalified for a mortgage. To do so, you’ll need to provide some financial information to your mortgage banker, such as your income and the amount of savings and investments you have. Your lender will review this information and tell you how much it can lend you. Later, you can get preapproved for credit, which involves providing your financial documents (W-2 statements, paycheck stubs, bank account statements and so forth) so your lender can verify your financial status and credit.

Test the plumbing by running the shower to see how strong the water pressure is and how long it takes to get hot water. Try the electrical system by turning switches on and off. Open and close the windows and doors to see if they work properly. It’s also important to evaluate the neighborhood and make a note of things such as: Are the other homes on the block well maintained? How much traffic does the street get? Is there enough street parking for your family and visitors? Is it conveniently located near places of interest to you: schools, shopping centers, restaurants, parks, and public transportation?
Take as much time as you need to find the right home. Then work with your real estate agent to negotiate a fair offer based on the value of comparable homes in the same neighborhood. Once you and the seller have reached agreement on a price, the house will go into escrow — which is the period it takes to complete all the remaining steps in the homebuying process.

Typically, purchase offers are contingent on an inspection to check for signs of structural damage or items that may need repair. Your real estate agent usually will help arrange to have this inspection conducted within a few days of your offer being accepted by the seller. This contingency protects you by giving you a chance to renegotiate your offer — or withdraw it without penalty if the inspection reveals significant material damage. Both you and the seller will receive a report on the inspector’s findings. You can then decide if you want to ask the seller to fix anything on the property before closing the sale. Before the sale closes, you’ll have a walk-through — which gives you the chance to confirm that any agreed-upon repairs have been made.
Lenders will arrange for an appraiser to provide an independent estimate of the value of the house you are buying. The appraiser is a member of a third-party company and is not directly associated with the lender. The appraisal will let all the parties involved know that you’re paying a fair price for the home.

WORK WITH A MORTGAGE BANKER
Lenders have a wide range of competitively priced loan programs. You’ll have many questions when you’re purchasing a home, and an experienced, responsive mortgage banker can make the process much easier. Every homebuyer has his or her own priorities when choosing a mortgage. Some are interested in keeping their monthly payments as low as possible. Others are interested in making sure that their monthly payments never increase. And still others pick a loan based on the knowledge they will be moving again in just a few years.

As you can imagine, there’s a lot of paperwork involved in buying a house. Your lender will arrange for a title company to handle all the paperwork and make sure that the seller is the rightful owner of the house you are buying.

At closing, you’ll sign all the paperwork required to complete the purchase, including your loan documents. It typically takes a couple of days for your loan to be funded after the paperwork is returned to the lender. Once the check is delivered to the seller, you’re ready to move into your new home.

More than 2,000 riders, runners, walkers and volunteers banded together in the Lake Nona Town Center to raise more than $886,000 that will send children to diabetes camp, fund research and coordinate advocacy programs. A Laureate Park address also means residents have easy access to the array of amenities in Lake Nona, such as the LP FIT gym, the resort-style Aquatic Center, Canvas Restaurant & Market, the Lakehouse event venue, the Amazing Explorers Academy, Laureate Park Elementary and Heroes City Park as well as an assortment of dog parks. It’s also only a short drive or bike ride to the facilities in Lake Nona Medical City. Nona Adventure Park is a new, unique experience that will also be within walking distance. Scheduled to open later this year, the park will feature a solar-powered water ski and wakeboard cable park, along with an inflatable aqua park and a 60foot climbing tower with a ropes course and climbing walls. “It’s easier to be able to walk to something and not have to pack everybody in the car, and just go down to the community pool,” says resident Stephanie Terrill. “Walkability is very important.” 2 0 1 8

ntertainment options are exploding in Lake Nona, the innovative masterplanned community in southeast Orlando perhaps best known for its Medical City, a high-tech cluster of hospitals, athletic training complexes and research facilities. Tavistock Development Company is tackling some immense projects to bring more experiences to the burgeoning healthcentered community of 17 square miles. “It’s about trying to be as current and as forward thinking as possible to continue the next great American community,” says Ralph Ireland, vice president of development operations. Tavistock makes Lake Nona residents a priority while also seeking to position the community as a regional destination. Either way, unique experiences are in focus for the 4 million-square-foot Lake Nona Town Center, which is blossoming at the southwest corner of State Road 417 and Lake Nona Boulevard. The Town Center’s $300 million, 1.2 million-square-foot second phase is under construction. Plans include a brewery, a bowling alley, a comedy club, an upscale cinema and plenty of shopping and dining options — all within walking distance for many residents. At full build-out, the Lake Nona Town Center will include more than 80 specialty retailers, anchors, junior anchors and restaurants. “It’s already a game changer,” Ireland adds. “We see it as a framework for additional development.” The Town Center’s first phase boasts two Marriott brands under the same roof — a Marriott Residence Inn and a Courtyard by Marriott. It also encompasses the Chroma Modern Bar + Kitchen, Bosphorous Turkish Cuisine, JACQ & JACK Salon, Barbershop and Espresso Bar featuring Lineage Coffee Roasting and The Beacon, an eye-popping, 60-foot structural steel sculpture alongside the Code Wall parking garage. The Code Wall on the garage’s facade is “perforated” with the 0’s and 1’s of binary code, spelling out Lake Nona’s vision and community key words in addition to choreographed LED lights and glass panels reflecting sunlight. The Lake Nona Town Center already is a popular gathering spot for a drink, a bite of food and a fun time with family and friends. “The retail environment is changing quite a bit, and people want an experiential environment,” Ireland says. “It’s a very walkable environment — measured to the inch so you don’t feel overwhelmed or underwhelmed by the space.” Walkability, of course, is healthy for residents and visitors. Another hangout option is the Drive Shack, which opened its first U.S. location on the northwest corner of State Road 417 and Lake Nona Boulevard in Lake Nona’s Sports & Performance District. It’s a three-story, 57,000-square-foot driving range with 90 outdoor driving bays. It also houses restaurants, bars, meeting rooms and an expansive free-play arcade lounge. Drive Shack is part of a golf entertainment company, Drive Shack Holdings LLC, founded by partners Newcastle Investment Corp. and TaylorMade Golf Company Inc. In the heart of Lake Nona’s entertainment, dining and shopping district, the Town Center Hotel will boast a sleek exterior, a grand motor court entrance, a sophisticated lobby and a ballroom, plus a rooftop pool and lounge with private event capabilities. It will also offer frequent connections to nearby Orlando International Airport, through which some 72 million visitors pass every year. Not far from the Town Center, Lake Nona residents have two new community parks built by Tavistock Development Company: McCoy City Park and Heroes City Park. Water sports will be available for all ages at Nona Adventure Park, to be located next to Heroes City Park in the Laureate Park neighborhood. solar-powered water ski and wakeboard cable park in the world. Located just south of the Orlando VA Medical Center, Nona Adventure Park also will include an inflatable aqua park, a 60foot climbing tower with a ropes course and climbing walls, a pro shop featuring equipment rentals and sales, and an upscale café. Lake Nona will soon be home to the next generation of fitness facilities. So much more than a gym, the Lake Nona Wellness Center will be a combined sports performance institute, medically integrated fitness facility and community wellness destination. The innovative wellness, performance and medically integrated fitness facility is being created in partnership with Signet and its subsidiary, Integrated Wellness Partners. The 110,000-square-foot center, to be in the Town Center’s second phase, will be fully outfitted with first-class equipment as well as a sprint track, an indoor climbing wall, and indoor and outdoor pools — among other amenities. The center will offer health and wellbeing programs tailored to every fitness level, providing customized programs for residents, families and elite athletes. Featuring a personalized approach, the center will offer each member a data-driven fitness program and profile updated in real time. n emerging Sports & Performance District is reshaping Lake Nona, bringing world-class athletic facilities and new experiences to the fast-growing community. The United States Tennis Association National Campus celebrated one year as the “Home of American Tennis” in Lake Nona. As the anchor of the Sports & Performance District, the campus is one of the largest tennis facilities in the world.
With 100 tennis courts spread across 64 acres, it offers unparalleled playing, training and educational experiences for recreational players, competitive players, coaches and spectators. The facility brings together the association’s Community Tennis and Player Development divisions, along with the Florida branch of USTA and the national training site for USTAcertified officials. Programming is offered for players at every level — from amateur to pro. It’s a place dedicated to learning, playing and improving the game. It’s also is the home of the University of Central Florida’s varsity tennis program. “It’s an incredible platform for us to raise the bar for how we deliver tennis,” says Kurt Kamperman, the USTA’s chief executive for community tennis. “We’re truly using this campus as a campus. coach high-performance players and organize events.” Despite its enormous size, the campus isn’t a concrete jungle. The association had plenty of land to separate the courts, leaving ponds and landscaping to create a park-like setting. Kamperman sees it as a “metropolis” with smaller, self-sufficient neighborhoods devoted to different aspects of the game — such as family tennis. Some of the courts are made of a specific red clay that comes only from Cremona, Italy. Wanting only the best, the USTA had 450 tons of it shipped to Lake Nona. The lifeblood of the tennis facility is the programming available to local residents on a daily basis. With after-school and weekend youth programming, daily adult sessions and camps for kids and adults, hundreds of Central Florida tennis players are using the courts. 2 0 1 8

Reflecting on the epic performance of the USTA National Campus in 2017, USTA President Katrina Adams says the impact of the project has been bigger than she ever imagined — and she promises even more in the coming years. “To say this has been an amazing year for the USTA National Campus would be an understatement,” says Adams, who’s also CEO and board chairman. “When we set out to create this place, we wanted to design a facility that would be all things to all levels of players. That’s a pretty large challenge — but working as a team we rose to that challenge in an equally large way.” Indeed. The campus hosted more than 100 local, regional, national and international events in 2017, ranging from community events and Junior Team Tennis National Championships to USTA Pro Circuit events and collegiate conference tournaments. The campus has attracted more than 200,000 players and visitors. At one end of the spectrum, more than 500 youngsters under the age of 18 participate each week in youth programs. Sunbridge, a 24,000-acre master-planned community, will include a diverse range of neighborhoods, employment centers and commercial districts. Located east of Lake Nona, it will straddle Orange and Osceola counties. FUTURE SHOW HOME INCORPORATES HEALTHY LIVING WITH HIGH-TECH ADVANCES.
A showcase home in Lake Nona is taking that community’s wellness emphasis a step further by demonstrating how technology can help residents monitor and improve their health in everyday life. In this smart home — called WHIT (Wellness Home Built on Innovation and Technology) — the island countertop in the kitchen helps you make healthful meals. Plus, the air is purified in six stages to help you breathe. The therapeutic aroma generated in the living room is designed to help you stay calm, while in the home office the aroma helps you focus. WHIT, a townhome in Laureate Park by Craft Homes, is a project of the Lake Nona Institute, the nonprofit think tank housed in the Tavistock-created community. It’s open to visitors for interactive tours without charge. The institute planned and outfitted the home with nine corporate partners. Some of the features are prototypes; others are in the marketplace. Part exhibition and part laboratory, WHIT is one way the institute is evaluating wellness technologies for Lake Nona and beyond. “We want to see what moves the needle in health and wellness,” says Gloria Caulfield, the institute’s executive director. “What are the scalable solutions in a variety of different environments? They have to be cost-effective and applicable everywhere, not just in Lake Nona. “If the kitchen is the heart of today’s new homes, then the prototype interactive island designed by GE Appliances is the heart of the WHIT kitchen. The large “intelligent surface” of the island helps users plan, cook and shop for nutritious meals. GE designed the interactive island with input from Lake Nona residents. It incorporates family members’ food preferences and dietary needs. In the kitchen and elsewhere, many of WHIT’s health features work in the background. Cork flooring, for example, was chosen because it’s antimicrobial, resistant to mold and easy on the feet. Air and water purifiers filter out pollutants, and the home’s insulation offers a higherthan-usual level of sound protection. In every room, there are gadgets galore. n Using “predictive analytics,” a wearable sensor called the CarePredict Tempo can help identify changes in the activities of older people that might signal a health concern. A weight sensor in pill containers helps track whether a patient has kept up with his or her medication. Germ-killing UV lights in one of the bathrooms work to kill germs. n CareConnect from Nemours, which operates a children’s hospital in Medical City, allows kids to see a pediatrician via interactive video, using an iPad or other device. A special thermometer gives doctors reliable readings, and various products help residents manage conditions such as diabetes and asthma. n Circadian lighting by Delos provides levels of light that follow the body’s natural patterns — without a blast of harsh light if you wake up at 3 a.m., to go to the bathroom, for example. Delos, a research and consulting company, “curated” numerous other products for the home, and they’re available at its online StayWell shop. Those include air purifiers and aromatherapy machines; a vitamin C shower-head infuser that reduces chlorine in the water for softer skin and hair; and advanced memory-foam mattresses that don’t have the objectionable fumes often associated with that material. Peter Scialla, the company’s chief operating officer, says Delos has had a longstanding partnership with Lake Nona that includes StayWell rooms in the two hotels at the Lake Nona Town Center. WHIT should provide “a lot of market insights on which of these [features] are attractive to consumers,” Scialla says. Sensor technology is gradually making it possible for devices in the home to respond to the people who live there, he says. Adds Scialla: “We’re close to an environment that can read the human body.” Still, WHIT doesn’t rely on digital technology alone. Part of the home is a throwback to a simpler time when people produced and prepared their own food. A courtyard off the kitchen doubles as a stress-reducing meditation space and garden. Although the institute spent two years developing WHIT, in some ways it’s just getting started. The garage behind the house will serve as an ongoing laboratory for home wellness innovation in collaboration with UCF. “Many other companies have had great products start in the garage,” Caulfield notes. “We have a white, blank canvas to do that in.” Caulfield says WHIT will be ever-changing: “We don’t want it to be static, and we don’t want it to be a museum. If you come back in six months or three months, you’re going to see different things.”

Orlando VA Medical Center: Serving more than 110,000 veterans in Central Florida, the medical center is open for outpatient, inpatient and emergency services and is in the final stages of opening additional inpatient beds and other specialty services. The VA’s newest state-of-theart healthcare facility encompasses 134 acute inpatient beds, providing complex medical/surgical/mental health specialty care, advanced diagnostic services, a 120-bed Community Living Center, a 60-bed Residential Rehabilitation Treatment Program, and a large multispecialty outpatient clinic. University of Central Florida College of Medicine: UCF’s Health Sciences Campus, which opened in 2010, includes a 170,000-square-foot medical education facility and the 198,000-square-foot Burnett Biomedical Sciences building. The M.D. program enrolls more than 400 students. In addition, the college includes approximately 3,000 undergraduates and graduate students in the biomedical sciences, including biotechnology, medical laboratory sciences and molecular biology. The $175 million UCF Lake Nona Medical Center is being planned next to the medical school in partnership with the Hospital Corporation of America (HCA). The GuideWell Innovation Center: The GuideWell Innovation CoRE (Collaborative Resource Ecosystem) is part of the 92,000-square-foot GuideWell Innovation Center. Its purpose is to connect entrepreneurs, research and development experts and healthcare leaders with ideas, funding and resources. “We’ll be working with early-stage companies, and helping incubate those companies while they’re developing new technologies and solutions for healthcare,” says Pat Geraghty, GuideWell’s chairman and CEO. Nemours Children’s Hospital: Established as The Nemours Foundation through the legacy and philanthropy of Alfred I. duPont, Nemours has grown into one of the country’s leading pediatric health networks. Since opening in Medical City in October 2012, Nemours has cared for children from 50 states and 68 countries, bringing new pediatric medical services to the region — including the only three fellowship-trained pediatric interventional radiologists in Florida and the region’s only Muscular Dystrophy Association Clinic. There’s also a Publix pharmacy for patients, their families and employees. University of Florida Research and Academic Center: The state’s flagship university has a 115,000-squarefoot facility that houses a clinical research unit of its Institute on Aging — a program that studies, among other things, drug interactions in the elderly. It also houses the Orlando campus of the UF College of Pharmacy. The emphasis is on clinical research related to diabetes and cardiovascular disease as well as obesity. Through the UF Institute of Therapeutic Innovation, also at Lake Nona, researchers are conducting trials to help develop new anti-infectious disease drugs. Sanford Burnham Prebys Medical Discovery Institute: Previously known as the Sanford-Burnham Medical Research Institute, the $85 million, 175,000-square-foot facil-
ity opened in 2009 as the first Medical City cornerstone. It encompasses the Diabetes and Obesity Research Center, where scientists focus on metabolic diseases such as diabetes and obesity as well as on Alzheimer’s disease and cancer. The institute’s East Coast campus — the main campus is in La Jolla, California — is also home to the Conrad Prebys Center for Chemical Genomics, where researchers work to identify and develop new medicines. Earlier the institute announced that it was no longer economically feasible to operate a Florida facility. However, at press time it appeared likely that UCF would create a comprehensive cancer research and treatment center at the facility, with a focus on basic and translational research. The university is reportedly bringing in three partners: the Sarah Cannon Research Institute, which is Hospital Corporation of America’s cancer research division; Provision Healthcare, a network of cancer centers and developer of next-generation proton beam therapy; and Alter+Care, an Illinois-based development and investment company to establish and fund the project.
