ONCE UPON A TIME …
Once upon a time there was a lovely young family living in Central Florida. They had a very nice home, but it was their first home — and as the family expanded, the structure did not. After careful consideration, they decided it was time to buy a new home. As with most starter homes, theirs went under contract quite quickly, so they kicked their search for a new home into high gear. They had given their Realtor a list of “musthaves” and “really, really wants.” The husband, being a practical guy, wanted energy efficiency and the latest technology built into the home. He wanted low maintenance and up-to-date safety features. The wife, on the other hand, wanted a gourmet kitchen, an upstairs bonus room, a pool and plenty of community amenities where she could take the children to play and get to know the neighbors. But both agreed they wanted to stay in pretty much the same general area. That’s quite a list, but their savvy Realtor managed to find a few homes that came close. “Perfect,” said the wife, “I don’t think so,” said the husband. So, the Realtor tried again. Finally, husband and wife settled on a home and the purchase process began. A licensed home inspector was called to give his seal of approval, but it didn’t go well. From the roof to the foundation, this home was going to be a money-pit. So off they went again. This time, their Realtor took them to a new-home community. The husband saw that everything on his list had been checked off. The wife was ready to make design selections. Thirty days later, they moved into the home of their dreams. And you know how the story ends: They lived happily ever after.

ocally owned Hanover Family Builders may have debuted just last year, but it boasts a heritage that dates back nearly a century. So when its owners tell you that they plan on building 1,000 homes in the next two years — while competing head to head with at least 20 national builders — you believe them. The company is introducing nine communities during the first half of 2018, mostly in Osceola and Lake counties. The majority of its homes will target first-time and move-up buyers, and will be priced from the low to the high $200s. Executive homes will be priced from the low $400s. Each of Hanover’s communities will feature between seven and nine floorplans, ranging in size from 1,300 to more than 4,700 square feet. All homes will offer floorplan flexibility as well as Kohler Digital Showering Systems, covered lanais and high-tech Samsung SmartThings hubs. Those components make up the aptly named Hanover 4 Point Advantage. Hanover’s new Lake County communities include Ardmore Reserve, Cypress Oaks, Sorrento Springs, Windsong and Preserve at Sunrise. The company’s Osceola County communities include Pinewood Gardens, Overlook Reserve, and Hanover Lakes. The company has also opened William’s Preserve in Davenport, located in Polk County. More communities will be announced later this year. So, who are these folks? Insiders know them as industry icons. William S. Orosz Sr., despite coming of age during the Great Depression, became a successful real estate entrepre-
neur in the small town of Royal Oak, Michigan. His only son, William Orosz Jr., followed his dad into the business. In the 1980s he moved to Orlando, where he continued building with his own sons under several company names. Orosz Jr. was president of Catalina Homes, a regional homebuilder that grew to more than 1,200 starts annually. He then led Cambridge Homes through the recession of 1991, establishing it as one of Central Florida’s largest privately owned homebuilders. He later founded Royal Oak Homes, which was recognized as the “Fastest Growing Homebuilder in the Nation” by Builder Magazine in 2014 and 2015. That company was bought by Mattamy Homes last year. Hanover Family Builders was up and running shortly thereafter, with sons Matt, Steve and Andrew at the helm. The siblings were raised in Central Florida, where they continue to live, work and raise their families. In an industry where decisions are often made in far-flung locations, Hanover’s partners think their market knowledge and their ability to react quickly to market conditions gives them a distinct advantage. ating back four decades, when legendary builder E. Everette Huskey developed it as the region’s first gated golf-course community, Sweetwater set the standard for upscale excellence. Nestled along Wekiva Springs State Park, “Mr. Real Estate’s” legacy project essentially put Seminole County on the housing map. Some of the first homes in the region that sold for more than $1 million sold in Sweetwater. Because it was mostly built out, not much had changed in Sweetwater for years. That’ll leave you plenty of time to enjoy Wekiva Springs State Park, with 13 miles of trails on the headwaters of the Wekiva River, which is just minutes away. There are nine single-family models from which to choose,
ranging in price from $360,990 (the Asbury II) to $469,990 (the St. Lawrence). The Asbury II ranges in size from 2,066 to 2,694 square feet, with three to five bedrooms and up to 3.5 bathrooms. The St. Lawrence is a spacious 3,543 square feet, with four to seven bedrooms and up to 6.5 bathrooms. Interiors are highlighted by 17-inch ceramic tile in the foyer, 42-inch-high mirrors in the master suite and secondary rooms, and granite countertops with matching backsplashes. There are also spacious walk-in closets with ventilated shelving, among many other upscale design touches. Exterior components include concrete roof tiles, front-entry doors measuring eight feet, paver walkways and driveways, lush landscaping packages, and charming garage coach lights. There are many opportunities to personalize your home, with the assistance of interior design and color consultation at The Studio by Ashton Woods Design Professionals. The townhomes come in two floorplans. The Murano is priced from $297,990 (2,161 square feet) and the Dario is priced from $299,990 (2,105 square feet). nvision a large, open floorplan and a covered back patio — both enticing for entertainment. Add vinyl plank flooring throughout the first floor along with an island kitchen featuring recessed lighting and black Whirlpool appliances. On the second floor, picture a master suite with a private bath that’s highlighted by an oversized shower area and custom tile plus a spacious walk-in closet and an impressive loft. That’s what you can expect — just for starters — from the 2545 floorplan by KB Home, which is offered at Stewart Lake Preserve among other Central Florida neighborhoods. And there are nearby dining, shopping and entertainment options at Clermont Landing, a sprawling regional mall. That’s handy, if you absolutely have to leave a home so spacious and comfortable. KB Home, one of the nation’s largest homebuilders, offers eight home designs at Stewart Lake Preserve, ranging in size from 1,541 to 3,016 square feet. Some have up to three bathrooms and six bedrooms. Across the board, large great rooms, ample storage and expansive master suites are the standard. Nowhere is that more obvious than with the 2545, which has three or four bedrooms, depending upon how you use the flex space, and 2.5 bathrooms. The first floor encompasses a huge great room and open kitchen along the back of the home. That flex space we mentioned, to the right of the kitchen, could be a den or an extra bedroom. There’s a mud room just off the two-car garage. Out back is an optional covered porch or extended patio. The master suite — along with a laundry room, an additional bathroom, and two additional bedrooms — are upstairs. The master suite features a lavish master bathroom and a big walk-in closet. You can keep an eye on things downstairs from the loft, which also makes a great play area for kids. aby boomers are not couch potatoes. More than just a tired cliché, “active lifestyle” actually means something to the 75 million or so of folks born between 1946 and 1964. Some are retired; many are not. But they share a desire to learn, to play, to create and to volunteer. And they want their homes and communities to reflect who they are.
“Our baby boomers aren’t sitting at home knitting or watching TV during retirement,” says Jill Norburn, who was the director of the Center for Lifelong Learning at Rollins College in Winter Park for several years. “They’re engaged in lifelong learning, volunteering, traveling and socializing.” Today, Norburn still helps boomers reach their goals in her job as a real estate agent for Wemert Group Realty. “It used to be that people thought they’d retire at 65 and maybe have a good 20 years left to enjoy retirement,” she adds. “Now that people are more active, educated and aware, we’re seeing people live much longer.” In Central Florida, baby boomers in the market for new homes should have no trouble finding just what they want. That’s because builders and designers have been paying attention as that group ages. William Bullock, senior vice president for Minto Communities, (mintousa.com) agrees. “Today’s baby boomer generation is much more active than retirees of past generations,” he says. “Boomers are making a significant impact on housing
trends and on the housing market. It’s a very important demographic not only to the homebuilding industry but to the economy in general.” Sheer numbers bolster that importance. Nearly 20 percent of Florida’s more than 20 million residents are 65 years old and older, according to the U.S. Census Bureau. It’s a similar story in Central Florida. In Lake County, about 26 percent of the population is 65-plus; 24 percent in Volusia; 20 percent in Polk; 15 percent in Seminole; 13 percent in Osceola; and 11 percent in Orange. Those numbers will only increase. And whether boomers are new to Florida or just moving across town, they’ll pack their lifestyles alongside their tables and chairs. A study by Meyers Research on active adults concluded that they “buy lifestyle first, then product design” when considering new homes. The biggest selling points, according to the study, are amenities, social interaction opportunities and wellness facilities. The findings, presented during a panel discussion sponsored

by the Greater Orlando Builders Association, also said boomers increasingly prefer locations close to entertainment centers and educational facilities. That’s precisely what Norburn found to be true during her tenure with the Rollins program. “There’s a huge trend where colleges and universities are reaching out and offering programs to baby boomers,” she says. “They’re active, and want to learn more while staying connected.” The University of Central Florida also offers a similar program called Learning Institute for Elders. John Manrique, marketing vice president for Kolter Homes (kolterhomes.com), also has seen how lifestyle is key to appealing to boomers. “As the younger segment of the baby boomer generation has aged into their 50s, this market has seen greater demand for 55-plus communities that keep residents connected to the action that urban areas offer in terms of culture, dining, entertainment, sports, career, travel and recreation,” he notes. Boomers don’t necessarily want to be right in the middle of the hustle and bustle, Manrique adds, but they are looking for easy, convenient access to the action. Bullock of Minto Communities elaborates: “When it comes to the active adult market, a major shift has occurred in the lifestyle expectations of today’s 55-plus homebuyer.” Therefore, he adds, Minto “has recognized that today’s 55-and-better homebuyers are very different from those of the past. They’re health conscious, active and want to live where they can have great amenities within their communities.” Homebuilders, aware of those trends and expecting the number of home-buying boomers to climb, stay busy with
new construction — including several 55-plus communities — that appeal to that coveted demographic. LATITUDE MARGARITAVILLE The new kid on the block comes from Minto and Margaritaville Holdings. Latitude Margaritaville (latitudemargaritaville.com) in Daytona Beach, a 55-plus master-planned community, features homes that start in the low $200s, including both villas and single-family homes. Construction recently started on the Jimmy Buffett-inspired development near Interstate 95 and LPGA Boulevard. The community’s homes are designed for relaxing, entertaining and accommodating houseguests, says Bullock, adding that large master suites include two walk-in closets and raised vanities in the master bath. “Homes also include hobby rooms and dens, as many baby boomers are still working or partially retired, and most are engaged in a wide range of activities and interests,” he adds. Community amenities will include an aerobics studio, indoor lap pool, spa and fitness classes. Outdoor sports facilities will include tennis, pickleball and bocce ball. For beach-lovers, there’ll be a private club overlooking the ocean, with a shuttle running between the club and the community. And yes, Buffett parrot heads, there’ll be live music. CRESSWIND AT VICTORIA GARDENS Also in Volusia County, as part of its Victoria Park development in DeLand, Kolter Homes created the 55-plus Cresswind at Victoria Gardens, a gated community where homes range in price from the $200s to the $500s.

Home amenities include energy-smart features, 8-foot doors, R-38 insulated ceilings and granite kitchen countertops with squareedge detail and choice of colors, according to Kolter’s Manrique. “When Kolter established our Cresswind concept for 55plus homebuyers, we surveyed 2,500 active adults and asked them what they wanted in their homes,” he says. “Those results produced our ‘comfort home design’ approach that makes Cresswind different than any place you’ll visit.” Community amenities include a residents-only clubhouse and restaurant, an activities director, fitness facilities, golf and social clubs. There also are medical, retail and professional services on site. Near Interstate 4 between Orlando and Daytona Beach, the community gives residents easy access to the beaches, airports and Stetson University in downtown DeLand. Its location “provides active adults with lifelong learning, recreation, entertainment, culture and quality of life,” adds Manrique. SOLIVITA On the other side of Orlando, AV Homes (avhomesinc.com) started Solivita 18 years ago. Just inside Polk County near Osceola County, the well-established community features all the amenities a boomer could expect in a 55-plus community. There are 14 swimming pools, a softball field, tennis courts, indoor track, golf and more. Other perks include wellness and fitness centers, walking trails, clubs and activities as well as proximity to healthcare providers, according to Kelley Finley, AV’s vice president of marketing. Solivita homes are priced ranging from $163,990 to $383,990, and include open kitchens and outdoor living options. Finley says boomers are attracted to Solivita by its sense of community, its amenities and its proximity to theme parks, downtown Orlando and Orlando International Airport. “Active adults make up approximately 30 percent of our buyers, she adds. “The baby boomers of the 1950s make up a large, well-educated percentage who are looking for a primary, retirement home.” LAUREATE PARK Not all communities that attract baby boomers are age-restricted. Laureate Park at Lake Nona in Orlando boasts home designs and community amenities that appeal to all ages and lifestyles. Developed by Minto (mintousa.com), the community’s floorplans include townhomes and single-family homes to suit everyone from young professionals to families to empty nesters and multigenerational households. Boomers will like the community’s many resort-style amenities, walkable neighborhoods and proximity to Lake Nona’s Medical City, which includes the new Orlando VA Medical Center. Laureate Park is also steps away from Lake Nona’s burgeoning Town Center, a 3.8-million-square-foot entertainment, dining and shopping district. Courtyard homes and single-family homes are available, ranging in price from $274,900 to the high $400s. The community is renowned for its creatively designed homes in an array of styles.
Lake Nona covers 7,000 acres with 44 miles of nature trails, biking and hiking paths. “Lake Nona is an incredible place to work, live and play,” says Bullock. “Its amenities encourage a healthy, happy lifestyle and promote an open, friendly neighborhood environment.” LAKESHORE In southwest Orange County’s Horizon West area, Lakeshore offers both townhomes and single-family homes with baby boomers in mind. Built by Toll Brothers (tollbrothers.com), the community offers townhomes priced starting in the upper $200s, while single-family homes are priced starting in the $300s. Lakeshore is not age restricted, but home amenities that appeal to boomers include first-floor master bedrooms and bathrooms, home offices, multigenerational accommodations, outdoor living areas and three-car garages. A wide assortment of community amenities also is important. “We’ve learned that active adults prefer to have a wide variety of amenities all within the community,” says Brock Fanning, vice president of the Central Florida division of Toll Brothers. New at Lakeshore is The Lakehouse, a 4,132-square-foot amenity center with a resort-style swimming pool, a state-of-the-art fitness center and a social room with catering kitchen. Residents also have use of a beach volleyball court, a fire pit, and a paddleboard and kayak station with a dock. LAKES OF MOUNT DORA In Lake County, Pringle Homes (pringle.com) and (Medallion Home (medallionhome.com) are building in a 55-plus community called Lakes of Mount Dora. Most homes are waterfront or water view and cost from the $190s to the $500s. They range in size from 1,263 to 3,252 square feet. Lakes of Mount Dora is a gated community where “the casual Florida lifestyle allows residents to be as active or as laid back as they choose,” says Dale Roberts, chief brand officer with Dale Roberts & Associates, the company that handles marketing for the community. Home amenities include single-floor living, open floorplans, outdoor living areas, large master suites with two walk-in closets and large two- or three-car garages. In addition, buyers have the option of a summer kitchen with wet bar, refrigerator and grill. Many universal design elements can be incorporated with ADA-approved access, easy access light switches, smooth shower access and universal thresholds, Roberts says. Community amenities include an 18,000-square-foot clubhouse with a resort-style pool, a fitness studio, a library, and tennis, pickleball, basketball and bocce courts. There also are walking trails, club activities, and boat and RV storage. Of course, one of the top amenities is Mount Dora itself. Nationally recognized for its historic downtown of shops and restaurants, the Lake County city stays busy with festivals and other events year-round. “Mount Dora is a highly sought-after, historic bedroom community of Lake County, just far enough from the city of Orlando

Regardless of where in Central Florida baby boomers choose to buy a new home, builders and developers have plenty to offer. “Boomers are still a driving force in the homebuilding industry,” says Toll’s Fanning. “They’re significantly more active than past generations. They enjoy outdoor activities, planned events and being a part of a vibrant community with residents of varying ages.” THE LAKES AT HARMONY Boomers who came of age in the ’60s remember plenty of wistful talk about living in harmony. Probably very few figured they would literally live in Harmony — a place as well as a state of being. The Lakes at Harmony is a new 55-plus neighborhood within Harmony, an 11,000-acre, master-planned community in Osceola County. The community is oriented around nature, with more than 70 percent of its acreage designated permanently as preserve areas. In the Lakes at Harmony, CalAtlantic Homes is building approximately 400 single-family homes in three design collections: the Sanctuary Series (priced starting at $192,990), the Florida Series (priced starting at $206,990) and the Palm Series (priced starting at $253,990). Homes in the gated community — all of which are one-story — are built with active adults in mind, boasting open floorplans and energy-efficient features. Most will offer golf-course views. All have multiple floorplans and elevations. ou’ll likely spend hundreds of thousands of dollars on a new place to live. In exchange, you can rightly expect a house that’s comfortable and inviting from the moment you walk in the door. In short, you want to feel at home — beginning on moving day. From open floorplans, smart technology and plenty of closet and storage
space, Central Florida builders and designers are providing homes that allow you to feel just that.
Once the province of exclusive developments and custom homes, many of the most sought-after amenities can now be found in production homes throughout the area. Those features include energy-efficient appliances and construction, oversized garages, seamless indoor-outdoor areas, spacious kitchens with abundant countertop and storage space, and multiple master suites. For example, Pulte Group (pultegroupinc.com) has 34 communities in the area with homes built by three of its brands: Pulte, Centex and Del Webb. With offerings that range from low-maintenance townhomes to lakefront luxury estates, the various Pulte units focus on energy efficiency, green building and smart technology. “We continually talk to homeowners about how they live
and what they want most in their next home,” says Tristan Knop, Pulte’s marketing manager. What buyers want, she adds, are comfortable spaces where they’re able to chill with family and friends — or all on their own. “Today’s buyers want homes that lift their spirits, so comfortable rooms with plenty of natural light and pleasant colors are key,” says Tony Weremeichik, principal with the Architectural Design Studio at Canin Associates (canin.com) in Orlando. “They also must be well-designed and include convenient kitchens and places to entertain,” he adds David Pillsbury, principal designer with Keesee Associates (gokeesee.com) in Apopka, notes that homebuyers themselves are taking a more active role in creating homes to suit their needs.

“I believe that trends, and what moves them, are changing at a rate similar to technology,” he says. “It wasn’t long ago that you had to hire a professional to help you develop a vision and the direction to help bring it to light.” The Internet, though, has enabled people to search, ponder and organize their thoughts in a way that can be communicated to builders and designers. “Homebuyers will continue to find spacious open floorplans, adds Pillsbury. “Every once in a while, a design trend hits that impacts either a large market group or one that satisfies the needs of multiple demographics. The open floorplan is a trend with staying power.” Other designers and builders echo that assessment. “Buyers are seeking modern-living, easy-care homes,” says William Bullock, senior vice president of Minto Communities (mintousa.com), which has several developments throughout Central Florida. He adds: “They want indoor and outdoor spaces designed for relaxation and entertaining with spacious great rooms, designer kitchens, striking outdoor living areas, master suites and private guest retreats.” Phil Kean, founder and president of Phil Kean Design Group (philkeandesign.com) in Winter Park, adds: “Clean lines, open floorplans and seamless indoor-outdoor spaces are the primary design and building trends that homebuyers will find in Central Florida in 2018.” Open floorplans and universal design, of course, lead buyers
into other parts of the home, where comfort and flexibility are key.
KITCHENS
For many home-hunters, the kitchen is the first stop. A potential buyer will consider such features as the size of countertops and islands, the appliances, walk-in pantries and, in sunny Florida, windows. Kitchens have come a long way from the cramped, walled-off rooms where there was space for only one person to work at the sink or counter. “Kitchens — before so many buyers demanded open areas — were designed in a way to minimize the view into what used to be a more utilitarian space,” says Pillsbury. Appliances, too, are not to be overlooked — and the quieter the better in an open kitchen design. “Appliances are a major part of what makes a kitchen stand out,” Pillsbury says. “They’re beautiful, and offer all sorts of design options. In some cases, he adds, the washer and dryer are integrated into the kitchen design to save space and offer the flexibility for a working head of household to cook dinner, do laundry — and have the kids close by while doing homework. Buyers will often find kitchens that are open to living spaces. As a result, there’s more focus on better kitchen design and finishes with cabinets, appliances, countertops, lighting and special features, notes Weremeichik. “Buyers prefer walk-in pantries and large islands with

seating,” he says. “They also seem to prefer plans with windows in the kitchen — particularly those that open to the outside living spaces.” Double islands also are popular with some builders and buyers, he adds.
SMART HOMES
Technology can be your friend. It can help save money on energy costs, provide a reassuring level of security, operate appliances remotely from a cell phone and more. And it’s here to stay. More builders are wiring new homes to provide smart options for buyers who’ve become increasingly tech-savvy. “Smart-home technology is very important and will continue to be more so,” says Kean. “It’s now more affordable and more user-friendly.” Pulte’s Knop agrees, adding: “We constantly look for ways to incorporate green building initiatives and new, smart technologies.” Predicts Keesee’s Pillsbury: “Cutting-edge technology will eventually become as routine in the home as having a water heater. It was only a handful of years ago that integrating technology into a home was cost-prohibitive, unless you were building a new home and generally one with a higher budget.” Today, he adds, you can go to any DIY store and buy a Bluetooth kit to transform your existing lamps into programmable devices controlled by your cell phone. Pillsbury offers a cautionary note, however: “It’s important that we pay attention to our privacy and security needs as
these devices continue to evolve and integrate into our lives. We wouldn’t want someone to hack into our toaster while we’re away and burn down our house.”
MASTER SUITES
While the kitchen may be designed for ease of use, the master suite wins points by upping the wow factor. “The all-important master suite drives so many different types of design,” says Pillsbury. “Generally, the master suite has been reduced in size over the years. One can argue why, but I think it’s simply because there’s no real need for a bedroom the size of a two-car garage.” But just because it’s smaller doesn’t mean the master suite can’t be fancy. “Newer floorplan designs must suggest vacation escapism, with luxury appointments and finishes,” says Canin’s Weremeichik, adding that large showers with bench seats, frameless glass and shampoo/soap niches are popular. Buyers also may find large walk-in master closets with an island in the center, providing extra space for ironing and a door that connects to the laundry room. Weremeichik calls that combo a “domestic suite.” More often now, master suites are on the ground floor. And in some cases, there may be a second master suite — the socalled mini-master suite — for multigenerational needs. Master suites in Minto homes include luxurious master bedrooms with coffered ceilings, recessed lighting and dressing

MULTIGENERATIONAL DESIGN
While not exactly the Sandwich Generation — where a couple cares for aging parents while raising kids — there are households today where grown kids move back home, or where an elderly family member lives permanently. It’s not for everybody — but if the need exists, there’s a home design to accommodate it. Minto, for example, features some homes with areas that can serve as guest retreats or in-law apartments with morning kitchens, full baths and large closets. “The need for multigenerational home design has increased, and will continue to be a driving factor for some time,” says Pillsbury. “We live in a different time now, and the need for multigenerational housing isn’t driven by a single element. You may bring your parents home, or perhaps use the minisuite for a child finishing college and searching for a job.” But it’s not always one or the other, he adds: “Sometimes, it’s just because the family wants to be closer together.” Whatever the case, says Kean, “it’s important that the mother-in-law space have its own entrance and kitchenette, so that the long-term guest doesn’t feel intrusive.”
LARGE GARAGES
An oversized garage doesn’t always mean there’s unused
space. But it probably means there’s more room to store stuff alongside and above vehicles. “Large garages are here to stay — especially in Florida, where homes don’t have basements to store things that people simply can’t part with,” says Bullock. Minto, he adds, offers two- or three-car garages for extra storage and to accommodate golf carts, since many Minto communities are golf-cart friendly. Attic truss designs and storage above the garage door provide homeowners with extra storage space, while extra-wide garages allow space along the back wall and along the sides. “It’s funny how something that wasn’t even part of a home’s design is now something that makes it on the list of design trends,” says Pillsbury. Not that long ago, he adds, large garages were for wealthy people with multiple vehicles. Over the past decade or two, the size of large sport utility vehicles has mandated that the depth of garages be at least 20 feet. Some communities even offer homes with 2.5 car garages for storage of bicycles, toys and tools. Whether it’s a three-car garage, a freestanding bathtub or a seamless transition from the inside to the outside, today’s homebuyers have untold options — and prices — to consider. “Design trends result from a combination of buyers needs, lifestyles and budgets,” says Weremeichik. “Good design requires a focus on providing efficient, no-wasted-space layouts with as much square footage as the buyer can afford.”

PICK A PRO How do you pick the right person to represent you or your home? Here are a few do’s and don’ts you should consider when selecting a real estate agent. Naturally, check to make certain the agent’s license is current. Also, find out if the agent is, in fact, a Realtor. “The National Association of Realtors has a code of ethics that will knock your socks off, and they are very strict in dealing with people who don’t abide by them,” says Donald R. Brenner, professor emeritus at American University and a specialist in housing issues. Also, only Realtors have access to Multiple Listing Services (MLS) through which members share listings and have access to many more properties than nonmembers. In addition, during your search you should: ASK AROUND. Talk to people you trust for recommendations, particularly those who’ve had recent experience buying or selling a home. LOOK ONLINE. Some websites, such as Zillow,
have agent reviews. Of course, anyone can post anything these days, so don’t rely strictly on online commentaries. FIND A SPECIALIST. Look for someone with experience in your price range or your geographic area. Many pros advertise their areas of expertise. CONDUCT INTERVIEWS. What is the agent’s specific marketing plan for your home? Is real estate the agent’s full-time profession? How many homes has the agent listed and sold this year? CHECK REFERENCES. Get the names of the agent’s past clients and give them a call. Would they use the agent again? AVOID “DUAL AGENCIES.” These are agencies that represent both the buyer and the seller. Your goal is to find someone who is in your corner exclusively. PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation. The four achievement components — English Language Arts, Mathematics, Science, and Social Studies — are shown on the following pages.
