WHY DIMELLA SHAFFER? DiMella Shaffer’s experience in residential and mixed-use design encompasses hundreds of projects, totaling over 35,000 units of housing for a variety of users. Our work includes numerous projects that have won design excellence awards from the American Institute of Architects, Boston Society of Architects and various other professional and trade organizations. These projects, ranging from luxury to market-rate and affordable, vary in size from hundreds of units to smaller high-end developments and select single-family residences. They are all designed for both the rental and ownership markets. We work hand-in-hand with homeowners, builders and developers, public agencies and neighborhoods to provide exceptional design that integrates economic factors as user expectations and current housing trends. Our multi-family developments seek to foster a stronger community by creating opportunities for residents to interact as well as compatibility with existing neighborhood conditions and architectural contexts. At every level, from the neighborhood and site plans, to the dwelling layout, well-designed multi-family housing creates and reinforces a pride of place for residents.

FUSE
Integrating with nature. Fuse Cambridge adjoins the Alewife Reservation, a unique natural landscape in an urban setting situated near a mass transit hub and along an extensive network of bike and walking paths. The dominant building form bends gently away from the street edge, dramatizing the approach to the building and creating a dynamic entry courtyard. On the park side of the building, “fingers reach out toward the reservation, while the raised landscaped courtyards in-between draw the natural environment into the site.
LOFT 23
Visually captivating yet deceptively simple. Loft 23 is a residential property at University Park at MIT, a science and technology park near Central Square. The building’s glass ends look out to two adjacent parks. The sides are clad in pre-patinated green copper, which contrasts with the predominantly brick context and recalls the trim materials on nearby historic buildings. The units’ high and exposed ceilings, floor-to-ceiling windows and flexible open plans are marketed for “expressive individuals who are looking for a residence as stimulating and creative as they are”.
270 THIRD ST
Mixed-use engages the street level. 270 Third Street is the first residential building in the new Science Park in Kendall Square, serving as the end cap to two large laboratory buildings on the same block. The building is comprised of two intersecting rectangles, one continuing the regular geometry of the adjacent building and the other responding to the angled street geometry. Ground floor retail spaces flank the entrance lobby and activate the urban experience. This building provides studios, onebedrooms and two-bedrooms with balconies that overlook the new Rogers Street Park. A dramatic corner bay towards the southwest marks the entrance to the science precinct.
WINCHESTER LOFTS Living in a re-imagined mill. A historic, adaptive reuse of the former Winchester Repeating Arms Company Mill, this project created 158 units of marketrate housing. Units are designed in an industrial loft aesthetic in order to reinforce the historical nature of the building. In addition to the apartments, the complex is programmed with leasing offices and amenity spaces for the tenants consisting of lounges distributed throughout, a game room, a media room, a pet spa, a fitness center, a conference room and outdoor courtyard spaces.
929
Student housing that ignites urban transformation. An iconic tower for Johns Hopkins Medical Institute at the Science + Technology Park in Baltimore, Maryland, this project developed graduate level housing to support the medical institute. DiMella Shaffer teamed with Marks, Thomas Architects to design this unique LEED Silver residence hall consisting of studio and one-, two- and four-bedroom suites complete with a fitness center, meeting space, and other support facilities. Consistent with the goal of creating a vital urban environment in East Baltimore, the ground floor is populated with street accessed retail and support spaces.
THE MOORINGS Waterfront living with easy access to transit. The Moorings at Hingham Shipyard is a mixed-use, transitoriented development that is located on the water, giving this destination enormous appeal. Anchoring the 1.2 million square-foot Hingham Shipyard community, the project combines shopping, dining, entertainment, recreation, luxury living and a celebration of history. The Moorings includes three separate luxury residential buildings located within walking distance of all community amenities. Situated above the lively main street, The Moorings creates a lifestyle along the South Shore unavailable in greater Boston.
THE ELEMENT
High-rise living inspired by Eichler. The Element is situated in downtown Dallas, offering urban high-rise living and a haven for those seeking progressive design. Inspired by Joseph Eichler’s modernist influence, the asymmetric “V” shaped sloping roof, expansive glass windows, and tinted stucco complement the warm gray limestone of its companion property, the historic Mercantile Trust Tower. The two buildings share lobby and amenity spaces and provide continuous retail activity along Main Street. Every apartment home at The Element makes a unique statement and features modern conveniences.
