The Allston Innovation Corridor project is located just down the road from Harvard University’s School of Engineering and Applied Sciences. It will transform an underdeveloped and outdated street scape into a dynamic hub of research, residential housing, and retail activity. The project is targeted to house biotechnology research companies and include lab, research, development, office, residential and civic space in three buildings as well as 885 parking spaces and 5,000 sf of open space. The build-out includes 250 Western Ave, a seven-story, 319,000 sf building of lab/research and development/office space, 6,000 sf of retail/restaurant space and 146 parking spaces. It also contains 280 Western Ave, which contains 40 residential units, 5,500 sf of retail/restaurant space, 1,900 sq ft of civic space and 557 parking spaces. And finally, 305 Western Ave, a six-story 220,400 sf building of lab/research and development office space, 9,600 sf of retail/restaurant space and 181 parking spaces.

One of the last remaining parcels on a highly desired transit oriented street in West Cambridge, a challenge to this project was balancing the community functionality and desires of an active streetscape with the revenue generation that pure lab space provides. Located between a large assortment of new multifamily housing and a major train station as well as a bike trail the site has the opportunity to connect, activate and support a live-work-play community. The 5-story core and shell project with laboratory, office, retail will be built over 3 stories of underground parking. The faรงade mix of glass and brick responds to the surrounding architecture and respects the new community guidelines while also seeking to both activate the streetscape and provide amenities to the surrounding community while maximizing the potential lease revenue.

The project, featuring flexible and customizable office and laboratory space, is expected to be completed in 2021 and features beautiful views, prime location and state-of-the-art amenities. 300 Third Ave. will feature four stories of parking and four stories of laboratory space with a spacious penthouse for robust mechanicals. The building will have 35,000 square feet of rentable space per floor, with 400+ on-site parking spaces. With an unmatched highway presence and sweeping views, 300 Third Ave. is set to be the most iconic lab building to deliver in the market this cycle.

The goal of this project is to create the flagship building for THINC (The Hartwell Innovation Campus) in Lexington Massachusetts. This three story ground up speculative laboratory building creates shell space for corporate laboratory clients and serves as the focus for the 270,000 SF science campus. The class A laboratory building was designed with maximum flexibility including robust MEP systems, generous natural light, and expansive support space to allow future tenants to inhabit and grow within the building.
FRAUNHOFER Fraunhofer Center for Sustainable Energy Systems location Boston, MA scope Adaptive Reuse size 50,000 SF competion March 2013
The Fraunhofer Center for Sustainable Energy (CSE) is a new research and office facility located in the old Leather District of Boston. The building occupies a 50,000 SF, six-story historic structure which was built circa 1913 and was originally used as a mercantile building in the local leather trade. With brick walls and exposed steel and timber framing, the building is perfectly suited to showcase the advanced material research and technology that is synonymous with Fraunhofer CSE. A highlight of this research involves exterior testing chambers that are located on the sixth floor along the south faรงade, which allows various exterior building materials/wall systems to be installed and tested against a climatecontrolled interior environment. There are six exterior testing chambers, along with a comprehensive experimental area designated on the roof. The building program includes reception and conference areas on the first floor as well as a two-story demonstration laboratory at the basement level.

Tenant fit-up for a laboratory company consisting of a mix of office and lab spaces. Office area consisted of closed office spaces, a number of low height cubicles, conference rooms, and cafĂŠ. The lab area is an open flexible space and some closed specific lab spaces. This project created a new corporate headquarters for Quanterix Corporation as they continue to grow and expand. The laboratory scope included both research and manufacturing of their single molecule diagnostic equipment and devices. The work spaces were designed to allow maximum amount of light and maintain visual and collaborative connection between research and office functions.

Quanterix’s rapid corporate expansion soon required a larger corporate headquarters to meet the needs of this growing company. DiMella Shaffer designed an updated headquarters to reflect the changing needs of this company. Similar to the previous headquarters, this tenant fit-up consisted of a mix of office, lab, and manufacturing spaces. The office program included closed office spaces, a number of low height cubicles, conference rooms, and cafÊ. The lab area now includes two flexible lab spaces, one for research and the other for manufacturing, with supporting lab spaces between the two. Also included is a demonstration test lab to allow potential customers to try out the equipment prior to purchase. This project created a new corporate headquarters for Quanterix Corporation as they continue to grow and expand. Work spaces were designed to allow the maximum amount of light and maintain visual and collaborative connection between research and office functions.

Dicerna is a 64,000 SF, two-story state-of-the-art laboratory facility originally constructed for one of the world’s largest pharmaceutical companies and includes mostly open office plan with development and research and development laboratories. Extensive renovations were completed to allow for multi-tenancy via a new lobby, entries, elevator, branding and amenities.

UniQure’s expansion into North America required the creation of a new North American headquarters to support a growing pipeline of innovative gene therapies. The company needed a 50,000 SF facility to meet their short and long-term needs. The heart of the expansion is a 20,000 SF state-ofthe-art cGMP clean room pharmaceutical manufacturing facility to serve both North America and the European Union. Office space, research labs and manufacturing support laboratories complete the balance of the project.

Wave Life Sciences is a new Corporate Headquarters and Research Facility for a genetic medicine company start-up in Cambridge, Massachusetts. The headquarters is located in an early 20th century former warehouse building in the Alewife area. The 30,000 SF corporate fit-up of the saw tooth roof, post and beam structure was designed to meet both the exacting needs of the research and to express the collaborative culture of Wave. The completely open space design has no private offices and is arranged around a skylight spine, linking the research and office areas. Located at the center of the spine is the cafĂŠ where Wave offers free lunch every day to all employees to ensure the chemists, biologists, accountants and all other employees learn and collaborate with each other.

THINC – The Hartwell Innovation Campus is situated along Hartwell Avenue and is composed of four state of the art research facilities. A prominent life science hub, the campus is formulated around the developers priorities of transportation, outdoor recreation, collaborative spaces, eco-friendly amenities, fitness and creative food options. The campus was already home to three science buildings which were in need of rehabilitation and fit-outs. 4 Hartwell, 101 Hartwell and 113 Hartwell were all renovated with new entries and signage systems. We worked with the developer to create a new anchor that would stitch together the existing buildings and finalize the campus identity. This effort resulted in 115 Hartwell a 3-story 91,000 SF speculative ground up life science building. Completing the amenities for the campus is a centrally located pavilion cafe with seating and an eatery. Surrounding the pavilion are places to sit, think and meet outside of the workplace. From two person indoor seating alcoves to pocket parks there are communal meeting spots throughout the entire campus. The location is adjacent to the Minuteman bike, allowing for employees to bike to and from work or meetings.

The Hangar, located at the center of The Hartwell Innovation Campus (THINC), provides tenants and the surrounding public with an all-season indoor/outdoor café. Designed to be a gathering space, natural light floods The Hangar through floor to ceiling windows, and an indoor fire-pit allows for enjoyment throughout all four seasons. A retro-fit shipping container serves as the café’s kitchen space. Easily accessible to all THINC buildings, The Hangar is a central amenity space of the innovative science and tech campus.
CADMUS OFFICE The Cadmus Group location Waltham, MA scope Tenant Fit-up size 32,375 SF completion June 2012 LEED Gold Certified
Recognized as a leading environmental and energy consultancy, the Cadmus Group was looking for a new corporate headquarters to showcase what is important to their business and clients. After finding an office backed by woodlands in Waltham, MA, the design could then further be inspired by the company’s quest for sustainability. The space is designed with energy efficient and water saving systems, capable of being monitored for testing purposes. Incorporated into the design are locally harvested reclaimed woods, high recycled content building materials and finishes, and low-VOC materials. Achieving LEED Gold, the office space was designed for the continued growth of the firm. In addition to more collaborative, meeting and training areas, the space now offers a first-of-its-kind energy efficiency laboratory, allowing the group’s technical staff to offer testing and demonstration services to their energy clients.
MIT INDUSTRIAL LIASON PROGRAM Massachusetts Institute of Technology location Needham, MA scope New Construction size 17,275 SF completion October 2013
The MIT/Industrial Liaison Program (ILP) promotes collaboration between MIT and industry, encouraging the flow of information, resources, and faculty between the Institute and innovation-driven companies for their mutual benefit. MIT / ILP sought a space to bring global intellectual resources together in a technologically sophisticated environment (computing, A/V, and teleconferencing facilities) to promote collaboration between MIT faculty and ILP corporate clients. Located adjacent to the main campus, the solution was to connect ILP to the MIT community and its resources. As many of their clients are international visitors, the “arrival experience” needed to relate the location back to the excitement that working with MIT would bring. At the Lobby area on the 12th Floor, visitors are drawn in along a back-lit feature wall, designed as an abstract statement about the depth of the intellectual environment at MIT. The wall ushers them down a corridor to a reception area opening to the river with views back to the MIT campus. The path of travel emphasizes MIT / ILP’s mission statement in symbols and typography. The arrival at the reception area is open and bright, taking full advantage of the best views of the Boston and Cambridge skyline.

Kaminario is a leading all-flash storage company that offers unique solutions delivering the agility, scalability, performance, and economics a data center requires to deal with today’s cloud-first, dynamic world and provides realtime data access – anywhere, anytime. Today’s leading organizations rely on Kaminario’s platform to power their mission-critical applications and safeguard their digital ecosystem. Their mission is to re-define the future of data centers. In response, the design team created a new space for this forward thinking global tech client. The goal was to complete a design that conveys the relationship between the memories we make and the technology that allows us to store them indefinitely. The new headquarters of the firm had to provide a fun and inventive workspace for these creative minds, while also providing a technologically sophisticated environment (computing, A/V, and teleconferencing facilities) to promote collaboration between the company’s international offices and its global clients. Contributions to a sustainable project included carpets with recycled content, reuse of existing concrete floors, LED lighting, low VOC paint, reclaimed wood and brick for wall paneling, and Energy Star appliances. DiMella Shaffer served as Architect of Record while Samuelov Studio served as Design Architect.
