Plans to further modernise Serpentine Green unveiled Ideas to further modernise British Land’s Serpentine Green in Hampton, are due to be unveiled at a public exhibition.
T
he new plans will look to redevelop the southern end of the centre, to better integrate the facilities with newly emerging surrounding neighbourhoods; in addition to introducing leisure facilities and an improved dining and retail offer. British Land’s proposals aim to provide a more outward looking centre, better connected with the surrounding growing community in Hampton, allowing shoppers to visit the centre more easily by bike or on foot, as well as in the car. The plans include new leisure uses, complemented by high-quality restaurants and cafes. The underutilised Rotunda, together with the southern mall, will be demolished, with an equivalent amount of retail space built to provide high quality
outward facing shops. A new town square will be created, with improved landscaping, which can be used for outdoor events. The existing mall will also be refurbished. British Land estimate that around 240 new jobs will be created through these proposals. Centre Manager, David Wait, said: “Serpentine Green has been serving the people of Hampton since 1998 but since then, the centre has changed very little. With over 5.5million visitors a year and more expected in the near future, investment is now required to modernise the centre to meet the evolving needs of consumers, retailers and a growing number of local young families. “The first phase of the centre investment plan to improve the northern entrance is
already underway, as part of a £7 million extension due to be completed this Summer. The next stage of our investment that we are starting to plan is to redevelop the southern end of the centre to make it more outward-looking, better integrating with surrounding neighbourhoods and the growing community in Hampton. “We believe this is good news for Hampton and the growing number of local families living locally. We will be undertaking wide public consultation with local residents and businesses before we submit a planning application later this year. In particular, we would welcome suggestions from residents on the inclusion of new leisure options and community facilities.”
Serpentines £7 million extension is taking shape! Construction should be open later this year, bring a M&S SIMPLY FOOD HALL & a expanded Next and Costa coffee. Next will open with a huge expanded 10,000 sq ft store. The works, including a further three stores to the front of the existing building, will add to a varied retail line-up which includes River Island, Clarks, Boots, H&M, Outfit, New Look, and Tesco Extra. Additional work is being carried out to improve the public space directly in front of the centre, with a new pedestrian square including cycle parking linked to a cycle route through the car park.

This month, on Sunday 16 July at 3pm, Christ the Servant King (CSK) is jointly hosting The Hampton Big Picnic with Kingsgate Community Church on the playing fields by The Tump. This is not just an opportunity for two churches to come together but for everyone in Hampton, of all faiths and none, to unite. In a modern translation of one of the Psalms (a book of the Bible), the poet writes, ‘How wonderful, how beautiful when brothers and sisters get along!' One of Jesus' most amazing miracles, the feeding of the five thousand, happened at a picnic. There wasn't enough food to go round so Jesus blessed five loaves and two fish and fed the entire crowd. We may not get five thousand people at The Hampton Big Picnic (though we would love to!), but it is our hope that we can all share in the same spirit of peace and fellowship that Jesus brought to the crowds following him. The Church is a community that does not exist for itself - it exists to demonstrate God's love to all and bring people together. Sharing food and drink (and a few games!) is a great way to do that and we look forward to welcoming a complete cross-section of Hampton to this exciting event. Every Blessing, Rachel

Peterborough Sea Cadets More Peterborough youngsters will have the chance to get afloat, with the opening of a new waters sports base for Sea Cadets and young rowers at Teardrop Lake in the Hamptons. Peterborough Sea Cadets Commanding Officer, Sub Lieutenant (SCC) Tass Pitsikas RNR, said the new facility is a 'dream' come to fruition, and will allow more young people to take part in a wider range of water sports. Teardrop Lake, in the north-east corner of the Hamptons, will eventually be the focus of the planned Hampton Beach waterfront village development. The Sea Cadets and the newly formed Hereward Rowing Club have been granted exclusive early use of the lake by O&H Hampton, who have provided facilities including an access road and slipway. It will be used by Cadets, the Rowing Club which caters for junior rowers and local schools who work with the Rowing Club. 6

Reducing the risks
Diabetes is a condition in which the body becomes unable to control the level of glucose in the blood. The pancreas produces insulin but in a diabetic it is either not producing enough or is unable to use what is produced effectively. Diabetes can increase the risk of other conditions developing such as eye problems, stroke, coronary heart disease, kidney problems and circulatory problems. The risk of developing diabetes increases with age but being overweight, inactive, a smoker or of Asian or Afro-Caribbean heritage are also factors that increase risk. The initial treatment is often making changes to diet and lifestyle but if the condition progresses medication and in extreme cases insulin may be necessary.
Basically if people live a healthy and active lifestyle they will reduce their risk of getting the condition. Physical exercise reduces the blood sugar level – aim for 2.5 hours a week.

Creating
the legends and myths of Hampton
Now, you may have heard the tales of the Fen Tigers that once roamed the flatlands to the east of Peterborough; you might know of the legend of Robin Goodfellow; you may even have seen a giant black dog running through the peat fields in pitch black; but you probably haven't ever heard of a folk tale from Hampton. Well, now all that's about to change…
T
his year Eastern Angles and Peterborough’s Lamphouse Theatre are joining forces with the residents of Hampton to create their own folklore for the area. The newly developed township of Hampton is built on Peterborough’s old brick pits. It’s a busy, thriving area full of people from all walks of life. It has schools, shopping centres, churches, parks, even the Undercroft theatre, but it doesn’t have any folklore. It’s so new, it has no myths, no legends. So, Lamphouse Theatre is inviting people from all over Hampton and Peterborough to join puppetmakers, theatre-makers, song writers, visual artists and storytellers for free workshops and activity days. Together they will create mythical characters, new legends and folk stories for Hampton; there’s something for everyone! Workshops will all take place between June and August. Join artists Tom Fox, Kerry Devine, Luke Payn, Rosa Douglas, Tom Davies and Becky Owen-Fisher to help Lamphouse Theatre create the legends and myths of Hampton.

Trapped in a loveless marriage You would think that nowadays, getting a divorce is the easy part of ending a marriage. It is sorting out the finances and issues to do with the children, which are more likely to cause the headaches. Not for Mrs Tini Owens, 66, of Worcestershire, who so far (the case is still going through the appeal courts) has not managed to cut the knot from her 78 year old husband. Mrs Owens, who actually had an affair because she felt so unloved by her husband, filed a petition based on his unreasonable behaviour as he refused to petition on her adultery. However, Mr Owens defended the proceedings, stating that the marriage had not irretrievably broken down. The highly unusual step of contested divorce proceedings followed, so far going as high as the Court of Appeal. Mrs Owens has still not been allowed her divorce. The moral of this tale is two fold – first, it is high time that Parliament reformed divorce laws to remove the need for “fault” to be proved. The UK is very much out of kilter with other Western countries in this regard. Second, whilst this current system remains in force, you should consult a Family Law Practitioner if you have any doubts about the way forward in your divorce proceedings. Increasingly, people aim to save money by the DIY approach online, but this can run in to difficulties. Ending a marriage is a very serious step and expert advice will make sure that you do it correctly and may save you money in the long run.

There are so many exciting things to look forward to right now in Hampton but we still need to keep an eye on parking problems ..
What’s not! Hot in Hampton The walks and lakes now of the year are stunning. We are so lucky to be surrounded by so much open space and nature, we can walk for miles and take in all the gorgeous lakes we have on a sunny day. It’s worth going off the beaten track to find some real gems literally on our doorstep.
Dog mess…some areas are starting to look like dog poo alley. Robins Wood is one example; its simply follow the trail of poo around there. Not only that… why do some dog owners think its ok to bag up then just drop the bag on the path!? Please PLEASE dog owners, have some respect for yourselves and your dogs and PICK IT UP! It’s not nice, it’s not big and it’s not clever!
We have the extension at the front of Serpentine Centre to look forward to, the M&S food hall! However, I am still shocked that Tesco allowed this as they do not normally embrace competition! Hopefully the new extended Costa will also include some outdoor seating for al fresco drinking. The new school seems to be coming on nicely and the whole of Hampton East development sounds amazing with the new proposed ‘villages’. Parking seems to still be a big issue in Hampton if you look at the Facebook groups… Why is it that in Hampton cars can park on double yellows? At the time of writing this there has been a few pics posted on social media of some lazy parking. It seems once
you arrive in ‘The Hamptons’ you don’t have to abide by the normal highway code, instead just park where you want! Park in front of driveways, on double yellows or across entrances! It’s amazing how many people just pull straight up in front of the shops and just dump their car on the lines without even looking for a space, some of these people leave so close by. It’s about time the parish council listened to the local people and consider what can be done. Is there not the option to ticket these cars, just think how much money could be raised? I don’t think Hampton should be turning a blind eye and I think we should do more pics online which will hopefully make local people think twice.

A charming garden village between the Stanground Lode green corridor and picturesque Teardrop Lake, offering a nurturing environment for growing families. Twenty years and counting for the Hamptons It’s hard to believe but it’s 20 years since the first brick was laid in the Hamptons. Here’s a trip down memory lane of the Hamptons journey and a peek at where it’s going next. Building the Hamptons
Though planning permission was granted in 1993, it was another four years before the land was ready to build on. The first brick was laid on Holly Walk in Hampton Hargate in July 1997. By December 1997, the first residents were ready to move in and the Hamptons came to life. During that time, Hampton Nature Reserve was designated as a Site of Special Scientific Interest (SSSI) and the Crown Lakes Country Park was opened.
What’s happened over the past 20 years? Following the development of Hampton Hargate, Hampton Vale was next and now the Hamptons covers over 2,500 acres with a population of more than 10,000. Serpentine Green Shopping Centre opened in February 1999 and has been followed by the opening of three schools, two leisure centres, local shops, takeaways and restaurants, and a garden centre. Business has also boomed over the years
and big names like Kiddicare, IKEA and Prologis coming to the area has provided many new jobs.
The locals There are many more community facilities to explore. You only have to look at Hampton’s interactive community map to find the numerous clubs and activities available www. ohhampton.co.uk/community-map/. While the green spaces and transport links are excellent, what really makes the Hamptons is the people who live here. Hampton residents and the community that has evolved is a legacy that could never have been planned. A recent Facebook post on the Hampton Gazette page asked for residents to share their stories about living here. The feedback was great and it was wonderful to hear that many of the young Hampton residents from 20 years ago are now bringing up their own families in the Hamptons. Many commented on how they would play on the undeveloped land and shared their memories of the people they shared their daily
life with, including the very popular PC Mike Thorpe. Residents who moved to the Hamptons at the time of its 10th anniversary also commented on how much it’s changed, just in the last 10 years. The Hamptons is more than a housing development; it is a community with history and unique places to explore.
The future The Hamptons isn’t quite finished yet though. The next stage is well underway with development on Hampton East. Hampton Gardens school will be opening this September and once the new element to the Hamptons is completed, there will be 8,500 homes. Work started on Hampton Gardens by Persimmon Homes in January this year and 50 reservations have already been secured. Overall, there will be 866 homes ranging from two to five bedrooms. At least three other developers are already preparing their plans. So the next year will bring even more choice in the new villages as well as cricket pitches and more parkland.

We can’t believe another busy school year has nearly ended and we’ve still got a few more events to squeeze in before the end of term such as our Year 6 production, Year 3&4 trip to Ferry Meadows, our Parents Open Afternoon and our Friends Summer Fayre on 1st July. Our Science week was a great success. The week was packed full of interesting activities with exciting experiments, a visit to our Forest School, a lesson from Anglia Water on the water cycle and how we clean water and a visit from Wood Green Animal Shelter. Thank you to Mrs Mear and Mr Colley for arranging the week. Year 5 and 6 also enjoyed their first ‘Career’s Week’ recently. They were introduced to a number of different careers so they can begin the thought process on what they might like to do in later
life. A huge thank you to all of our parent speakers who gave up their time to come and talk about their chosen career. The children were completely engaged throughout and asked some really interesting questions. Thank you to Mr Colley for organising the week’s events. In other news, our new allotment is now up and running and the children have been busy planting with Miss Porter and Miss Bland. Thank you to Dobbies for their generous donation of plants. And finally, the children have once again been working hard on their films for the Peterborough Film Awards 2017. We are looking forward to see if all of our hard work has paid off. . Little Acorns One of our many topics this month was ‘people who help us.’ We had lots of fun activities that included dressing up in different uniforms, rescuing our toys from shaving foam, colouring firemen and we were also very lucky as one of our parents came in to talk about their profession () The children loved listening and finding out all about the different jobs. The Baby unit this month have been very busy enjoying the sunshine and have been creating crab handprints and pretending the animals are in the sea made out of jelly. We would like to say a big goodbye to our pre-schoolers

Well the Hampton Tiddlers have been a busy lot these last few weeks! Aside from the usual creative crafts, we had some very special activities! Our Tiddlers created their own boats from recycled and natural materials and let them loose in the pond at Ferry Meadows to see if they floated (or sunk) as well as exploring what creatures lurked there! Alongside our normal Friday sessions (11am to 1pm) at Tesco Community Room, we have outdoor activities as well! Paul from A Sporting Hand is running our “Sporty Maths” activity for 6 weeks on Fridays (11:30am to 12:15pm) on the Green behind Tesco. Fun based competitions which keep our Tiddlers active whilst getting them to work out simple numeracy. Meet us at Tesco Community Room at 11am and walk over to the Green outdoor space.
We have also had Planting session with Sam from Dobbies (who helped us plant courgettes and pumpkins), and a few visitors: Collete from Anglian Water (who told us of the importance of keeping our pipes clean and Ange from baby massage and yoga (who did a baby yoga taster session for us). Finally, a special thank you to the Hampton Parish Council for awarding us a fund for new toys, this will help us greatly.
We have some exciting activities planned for July that you and your 0-5 year old would enjoy! Come and join us for the fun! Our sessions are on Monday days 10.00 -12.00 and Fridays 11.00 - 13.00 at Tesco Community Room, Serpentine Green, hope to see you there! We are also looking for volunteers who can help twice a month.

Why we need bedtime stories
I loved bedtime stories as a child and now I’m enjoying them again with my own children. By Sarah Davey

Celebrating unpaid family carers and everyone who supports them. Mrs Johnson picked up her award at the Ceremony on Tuesday 13 June with Headteacher Mr Gilligan; “The awards celebrated the fantastic work of countless unpaid carers of all ages in Cambridgeshire and Peterborough. We are immensely proud of Lynda. Her dedication and commitment to our young carers is suburb and they, and we are extremely grateful for all that she does for them. This award is well deserved and is true public recognition of the fantastic things she does.” Bedtime stories are calming, fun and snugly time and those are good enough reasons on their own for indulging. But Bedtime stories have other benefits too. Communication Reading is one of the most important communication tools available to us and is fundamental in establishing essential pathways in the brains of early learners. It enhances basic speech and reading skills, but less obvious skills such as, those required to make friends in the playground, and to concentrate in class. Improved Emotional Understanding Most of us have cried or laughed at a good book. Bedtime reading can help us broach difficult topics in a safe environment. We can explore powerful emotions through the medium of fiction. The shared experience of reading together fosters stronger connections and provide topics of conversations well beyond the fifteen minutes at bedtime. Improves imagination and feeds curiosity The effect of reading on an individual’s imagination is unparalleled. Books allow our children to explore both our world and fictional ones. It can also help to express their individuality and help them discover interests that may not be covered at school.

It would seem that my sightings of muntjac deers will be limited, or more likely nonexistent, now that the new secondary school over in Hampton Gardens has been built

I
used to see them occasionally on the other side of the London Road but being timid creatures they used to make a rapid escape as soon as they noticed my presence. So a close-up sighting was rarely possible. As a breed they are not natural to our country but originated in China. It was around 1900 that they were brought to Woburn Park, by the Duke of Bedford, but by escaping they spread beyond the Park and found the English landscape to their liking. In fact so much so that they are now found across much of southern England, the Midlands and Wales. Their attraction is to deciduous or coniferous forests but they are also found in areas of low bushes, such as bramble, and long grass where they can hide. Being so small, only 20 inches high (about the size of a small dog) means that they are difficult to spot amongst this type of vegetation, and so I suppose I was fortunate to have seen one. They are more likely to be heard, however, than seen, but, due to their
bark-like sound, can easily be confused with a dog or a fox. Although small they can inflict damage to dogs and people with their sharp antlers and tusks. They can be particularly aggressive when defending their young so should, therefore, be treated with some degree of caution. Interestingly muntjacs breed all the year round, unlike all other breeds of deer in the UK. After a pregnancy of seven months they give birth to a single ‘kid’, who is themselves able to breed when only seven months old. It is no wonder, with these breeding characteristics, that they have spread so rapidly and widely. Muntjacs do seem to cause some ill feeling, though, due to their habit of eating wild plant species such as bluebells and orchids, and young trees. The RSPB feels that the numbers of some woodland birds have declined due to the muntjac’s habit of feeding on plants and shrubs that these birds nest in.

THE CAVALRY
The balmy weather of July sees plants spurting with growth in the garden provided of course there is enough water about. It is also the time of year when the aphids make their presence known
G
reenfly descend on roses and virtually every other plant imaginable whilst blackfly love nasturtiums and broad beans. But it is not a time for despair for in the well balanced garden it is also time for the cavalry as ladybirds and lacewings flood in to control these sap sucking pests. There are 46 species of Ladybird found in the UK roughly half of which resemble the typical ladybird recognisable from the eponymous books. A few of the ladybirds can be identified by counting their spots such as the relatively common 2-spot and 7-spot. Perhaps most common now in our gardens is the US import the Harlequin ladybird, it too devours aphids and is generally larger than the British natives. The ladybird larvae are even more avaricious in their aphid consumption and appear more threatening to the human eye, the Harlequin even having spines down its body. There are 43 species of lacewing found in the UK broadly divided into brown and green variants, often described as looking like fairies due to their delicate bodies and finely latticed wings. Like the ladybird both adult and larvae feast on aphids.
TWO SIMPLE STEPS Obviously the ideal is to increase the numbers of these beneficial insects in our gardens and there are two simple steps to doing this. q Avoid using pesticides as these kill our friends the ladybirds and lacewings as well as the aphids, if things get out of control try spraying the plants with washing up water which causes the aphids to lose their grip on your plant without endangering the predators. w Create safe places for both to overwinter, many garden centres sell lacewings and ladybird homes generally slatted structures or upward facing holes. A good alternative is to cut both ends off a 2 litre plastic drinks bottle and fill the centre with rolled up corrugated cardboard. A free winter shelter for these useful bugs if hung up in a sheltered spot.
Taking care of budding plants
Do your plants and flowers suddenly drop their buds and flowers? This is often a consequence of the plants drying out, particularly when they are growing in containers. Here are some top tips for healthy buds ...
1 Regulaly mulch and water Mulch and water thoroughly once or twice weekly during hot, dry weather to limit this common and irritating problem.
3 Water early to avert mildew Water in the cool of the day. The best time is morning but, if you water in the afternoon, allow enough time for foliage to dry out before sunset.
2 Help pots to stay cool Potted plants, especially those in terracotta pots, are vulnerable to overheating. Lightly mulch and, where possible, position them out of hot western sunshine. Remember that standing potted plants in saucers of water encourages root rot and mosquito breeding. Instead, stand them in saucers filled with sand, and keep the sand moist.
4 Add nutrients to the water If you can only water occasionally, try to water plants deeply and use that opportunity to simultaneously feed and correct mineral deficiencies. Apply a soluble fertiliser with added seaweed. 5 Do hard work when it’s cool It’s safer, and you’re more likely to do a better job, if you complete energetic work such as mowing in the cool of the day – either before 10am or after 4pm. Take a seat

This year I decided to buy an all-weather seat for my garden. Bizarrely I didn’t actually have a permanent place to sit where I could admire my hard work

here is an art to choosing and placing garden seating. First decide whether you want to sit in full sun, or dappled shade. Watch the path of the sun and make a note of which particular parts of the garden are illuminated at each time of day. Think about when you will sit in you garden. Will you want to eat breakfast out there? If so pop a seat and little table in a spot which catches the morning sun. If like many of us the only chance you get to sit out is during the evening then look for an area which is bathed in golden light of late afternoon. Would you like to dine out doors in the evening? Can you make room for a table, and would a patio heater be a good investment, so you can make the most of the setting. If the only area you can place a bench is in baking sun then it’s good to place some sort of overhead structure. It can be as simple or elaborate as you like. Sawn tanalised timbers can be used to make a very simple frame over which you can train a vine or climber. Use galvanised screws and it should last 20 years, providing a delightful place to rest. Choose all-weather furniture for ease of use unless you have oodles of storage space for the winter months. Plastic is cheap but can look very tacky. There are some wonderful synthetic wicker style pieces available now though, and excellent

Pest control metal furniture which requires no care at all. My favourite material is wood though mostly this does require ongoing maintenance. I did discover some rather attractive polystyrene slatted furniture on an aluminium frame which looked remarkably like the real deal. If finances allow you can buy beautiful teak wood furniture which requires very little in the way of after care. Try before you buy! Yes you want your furniture to look wonderful but the most important factor is comfort. Are the seats wide enough? Is there enough back support? Does it come with pads? Finally, to bring a touch of indoor comfort and style to an outdoor area I discovered outdoor rugs! Yes really. Made from long-lasting material, outdoor rugs can cope with rain or shine. They are made from robust, resistant, easy-care synthetic fibres, which absorb minimal moisture and which dry quickly afterwards. They don’t fade even when exposed to bright sunlight and are cleaned easily by vacuuming, with a broom, or by beating them. I was a sceptic, but I think I’m a convert and bought a little one to place in front of my bench. My dog loves it!
Slugs and snails often make a beeline for newly-planted specimens, so concentrate your efforts on protecting these, rather than every plant in your garden. Slugs hate caffeine, as it causes them to produce an excess of slime, which immediately dries them out and prevents them from moving onto, and then eating, your plants. Spread coffee granule saround a line of emerging seedlings or a new plant will keep the slugs off. Don't worry about ants in pots. They may disturb the roots if they build their nests in pots, but they won't kill the plants. Mice and squirrels love bulbs, so cover the pots or the area just planted with chicken wire, to prevent them from being dug up and eaten.

Growing tomatoes in pots allows anyone with any size garden to grow these wonderful summer salad ingredients

hey can be placed anywhere in the garden that has enough sunlight. This also brings with it the added advantage of mobility for your growing pots allowing you to use locations that are not feasible most of the time. But there are a few concerns that are unique to growing tomatoes in pots that require a little more up front planning. Keep these in mind and your will be treated to a bumper crop. Some key factors to successful growing in pots include: The Pot or Container: A standard clay pot that has a diameter of 12 inches or more is recommended for tomatoes. Your pot should be drained well, usually with drainage holes in the bottom. Good drainage is needed to avoid rot. The Right Tomato Variety: Many types of tomato can be grown in a pot, but it's important that the variety fits the growing environment you've created, check the back of the packets for details. Where to Get Seedlings: The lazy man's way to start the plants it to just buy them from the local home improvement story or nursery. One problem with buying at national chains is that they often do a poor job of selecting varieties that are suited for the local climate. If you can't find a variety that you want, you may have to start seedlings yourself. Potting Soil: When using a pot you can easily tailor the soil to your needs. The key starting point for good soil is lots of organic matter, which will improve drainage. Tomatoes are fairly heavy feeders so plan on using some type of fertilizer, but make sure that it's a tomato fertilizer, as it will have a slightly different formulation than a standard variety. Putting Tomatoes in the Pot Start by filling the pot most of the way with the potting soil mix. Put the tomato plant in the soil, and fill to the top, covering the tomato plant stem up to the first set of true leaves, which will be deeper than it was planted before. Tomatoes can grow roots from the stem, so this will encourage a healthy root system. Water and add soil to the top of the pot. Staking Tomato Plants: Larger tomato plants will need to be staked. It's good to put in the stakes in place when you plant the tomatoes so you won't damage the root systems adding stakes later. Water your tomatoes at least weekly, take care to stake them if needed, fertilize as often as the label suggests, and enjoy your tomatoes.

ince I have started to jog (and I use that term lightly!) my carves and shins are in so much pain it’s stopped me from being able to walk far with the dog. So, I decided to try Fiona at Bu Beauty as she specialises in massage. We discussed what I was looking for and Fiona went through how massage can increase circulation, aid lymphatic drainage and help remove lactic acid, all of which should help my legs feel lighter. Fiona works from home in Vale and has a lovely beauty room which is really relaxing. And Fiona herself has such a calming way about her that I felt relaxed straight away.

I was made redundant from my job on 1 March 2016 and I received a termination package of £25,000. I was then re-employed by the same company on 1 November 2016, but was made redundant from that job too on 1 March 2017. I was paid a further redundancy payment of £10,000 when I left in March 2017. Does the £30,000 redundancy exemption apply to each payment I received?

I'm afraid not! Since your employer remained unchanged you are only entitled to one £30,000 exemption. The whole of the first payment of £25,000 is exempt, but only £5,000 of the second payment. You will be taxed on the remaining £5,000 in 2016/17.
Reform of Landlord’s Taxation?
The government’s plans to allow landlords to use the cash basis for tax purposes were confirmed in the 2017 Spring Budget, but although the proposed legislation was included in Finance Bill 2017, it did not appear in the much reduced Finance Act 2017, which received Royal Assent on 27 April 2017. It is likely that the proposals have been temporarily shelved, pending the outcome of the General Election, and are expected to reappear in a second Finance Bill later this year. If the provisions are subsequently enacted, they are expected to apply retrospectively from 6 April 2017, i.e. for the current tax year. Up to and including 2016-17, profits of a property business must be calculated in accordance with generally accepted accounting practice (GAAP), commonly referred to as the accruals basis. Although this remains the case for certain landlords (including companies, LLPs, corporate firms, and trustees of trusts), if the Finance Bill 2017 provisions are enacted, the position for 2017-18 onwards will be more complicated. The general rule is that the cash basis must be used. However, this is subject to some exceptions and there will be scope for the individual to elect to continue using the accruals basis if they so wish. The new property allowance will remove some landlords from income tax, whilst for others, it will provide a deduction from profits of £1,000. We will report on this after the election and when further details are known.
