TWELVE HOURS OF MUSIC AT SODBURY FESTIVAL 2022 A 12-hour extravaganza featuring local musicians, bands and performers is promised at the Sodbury Fest taking place on Saturday July 2. The festival also promises beer, cider, gin and food to make the music go with a swing. The music starts at 11 am at Chipping Sodbury Rugby Club in The Ridings, Chipping Sodbury and goes right through to 11 pm with original music and cover versions for all to enjoy. It is a one-day revival of the successful Chipping Sodbury Beer & Music Festival run for many years by the Rotary Club of Yate, who have now handed it over to the Rugby Club. Events could not be held in recent years due to Covid-19. Nick Cragg, of Country Property, who is the festival music co-ordinator and will be MC on the day, said: “From a local singer-songwriter performing her debut album through a steel band providing Caribbean influences to an evening of rock anthems it is promising to be a brilliant day with something for everyone. “It will be great to get everyone back together again at this local event after a few years when music events had to be cancelled. We are welcoming local food and drink producers and there will be a souvenir brochure of the event for people to buy.” 4

First on at 11 am will be 16-year-old Yasmine K-D and her musicians. Her brand of alternative pop indie and electronic music features on her debut album The Thread, which is scheduled for release in August. Her self-penned songs about life as a teenager in today’s world is a chance to catch a future star. At Noon local four-piece band Decanter, led by Alex Tyler will take to the stage followed at 1pm by Room 6, a female-fronted band entertaining with pop covers that you might find on your Spotify playlist. Covers band, The Peppercorns take to the stage at 2pm with their stripped-down acoustic versions of crowd pleasers from Rod Stewart, Oasis, The Killers, Oasis, Bon Jovi and many more. Guitarist Simon J Lucas and vocalist Paul Verstraeten are regular performers around Bristol and released their covers album “Under The Covers” in 2007. From 3pm there will be a carnival atmosphere with the 15-piece Bristol-based Community Steel Band and they make way at 4pm for the first set from Jazz Funk band Freeze. At 5pm the festival switches to dance with Street Cred, a local troupe that recently moved their rehearsals to Chipping Sodbury, before Freeze return to the stage for their second set.

From 7pm the FooPhonics bring the music of the Foo Fighters and Stereophonics to the festival. The band, who have 10 years of gigging under their belt, were previously known as Dockside. From 8pm For The Record, regular performers who know how to get a party started will perform covers from the 1970s to the present day and at 9.30pm Liquor & Poker will be rocking out with everyone’s favourites to complete the evening+. Tickets have gone on sale at www.ticketsource.co.uk/sodfest2022.

Visitors to Kingswood’s Kings Chase Shopping Centre can now park for free

Shoppers and visitors to Kings Chase Shopping Centre in Kingswood can now park for up to four hours for free thanks to South Gloucestershire Council. The free car parking is part of the council’s regeneration plans for the town and follows their purchase of the shopping centre in May 2021. Offering four-hour free parking will benefit shoppers, visitors and retailers in Kings Chase and provide a boost for the town centre as a whole. The removal of the parking charges, which was considered following a campaign led by the local MP, brings the car park in line with the longstanding policy of providing free parking in all council owned car parks across South Gloucestershire, helping to support local communities by removing an important barrier to visiting. South Gloucestershire Council Leader, Councillor Toby Savage, said: “We have exciting and ambitious plans for the future of Kingswood and are investing £25 million into the area to improve the town centre and surrounding areas. “Providing four hours free parking at Kings Chase Shopping Centre means that people can come to shop and stay a little longer to explore all that Kingswood has on offer such as the wonderful parks and open spaces. This is just one element of our work supporting Kingswood’s success as a vibrant and sustainable community, where people want to live and young families to put down roots. 6

Other work includes the partial pedestrianisation of Regent Street, which will enhance the shopping experience and improve air quality, the complete renovation of the Whitfield Tabernacle to supplement the arts and cultural heart of Kingswood, and supporting the relocation of the Kingswood Leisure Centre to the town centre.” Kings Chase Shopping Centre Manager, Kadir Mustafa, said: “We are delighted to launch our new free parking initiative at Kings Chase. With the unprecedented cost of living crisis biting hard we are committed to relieving the pressure on our customers wherever we can. We hope that this removal of parking fees combined with our strong line up of value led retailers will make life a little easier for the Kingswood community during these difficult times.” South Gloucestershire Council has recently approved a masterplan for Kingswood which aims to unlock a shared future vision that will bring improved experiences for shopping, culture, heritage and green spaces to the area. The Kings Chase Shopping Centre is an important element of the plan and will provide an improved commercial and leisure offer within the community. The centre will accommodate the new leisure centre and the wider building will also potentially include new residential uses.

Help raise some much-needed dough for Marie Curie

The end-of-life charity Marie Curie is calling on people across the South West to throw a Blooming Great Tea Party in June and July to help fund vital care and support for those living with a terminal illness, and their families.

Whether you want to bake up a storm at home or pop to the shops for some tasty treats, invite friends, family, neighbours, or colleagues, you’ll be helping support people in your local area living with a terminal illness.

The charity’s fundraising appeal is a piece of cake – simply set a date to host a tea party and invite family, friends, or colleagues to tuck into a delectable treat and catch-up over a cuppa.

“We’d encourage supporters to make the most of the extra-long bank holiday weekend in June too – a perfect occasion to raise a cuppa and some money for a blooming great cause. Just don’t forget to price your slice!”

Every penny raised from a Blooming Great Tea Party will go towards ensuring more people have access to the care and support they need at the end of life.

Your Garden In June Come June, its pretty safe to say that the risk of frost is behind us – summer is on its way and it’s time to make sure the garden is in good shape for the summer months. The sun is shining, the birds are singing and the garden is bursting into life. This makes June a particularly busy month for the green-fingered among us with lots of planting, pruning, maintenance and weeding to do done. All our hard work is sure to be worth the effort though as we sit back and admire the onset of summer in our garden.

The essential gardening jobs for June Plant baskets and containers Now the risk of morning frost has passed, its time to plant up your containers, hanging baskets and planters. If you already had them growing in the greenhouse, or hardening off outside during the day, then It’s now safe to move them out to their summer position – choosing a sunny spot will ensure you get the best from them. Trim any excess growth to maintain shape and deadhead regularly to encourage flower growth. Water at least once a day or more frequently when it’s hot dry and windy. Regular feeding – once per week in the summer – will also help your plants to thrive.

Mow lawns once a week The lawn will be growing fast now and will continue to do so throughout the summer, so a good weekly cut is essential to keep it looking neat and tidy. To make sure your lawn looks its best for summer, apply a spring fertiliser onto established lawns now.

16

A good feed and a regular close cut will encourage extra growth making your lawn thick and lush. Don’t forget to reduce cutting frequency and raise mower blades if we have a drought.

Care for your roses June is traditionally the month when roses are at their peak. You will need to keep an eye out for black spots and aphid attacks. Both of these will need treating immediately to ensure that too much damage doesn’t occur. Black spot is a serious disease for roses caused by a fungus which infects the leaves and reduces plant vigour, and should be treated at first sign of infection with a fungicide. Green fly are sap-sucking creatures that can alter the growth of roses, also decreasing their vigour. Treat roses that are being attacked by aphids with an insecticide.

Plant of the month: Rose Why should you plant them? Roses suit all kinds of gardens –they come in huge variety of colours, shapes and scents. They can be grown in beds, borders and containers and can be grown up walls, fences and trellis.

How should you plant them? Roses grown in containers can be planted all year round – check the label when buying though as their preferred spot and conditions will vary depending on the type. Dig a hole roughly twice the size of the root ball to a spade’s depth, dig in a good quality compost and fork in a general fertiliser. Plant the rose to the same depth as it was in the container, firm down and water well. Apply a rose fertiliser every spring for amazing displays of colour.

Deadhead any faded rose blooms to encourage fresh buds to grow and apply a rose fertiliser after the first flowering.

You can now apply for free £6,000 towards home upgrades

Millions of people in the UK can now apply to get a free £6,000 payment from the government towards home upgrades. To get the cash, you'll need to own your own home and live in England or Wales.

But houses that need heat pumps where heat is sourced from the ground will receive £6,000. To apply for the Boiler Upgrade Scheme, you must live in England or Wales and own your property.

It comes as the Government plans to ban gas boilers in all new build properties from 2025. The scheme opened yesterday, and aims to encourage more Brits to switch to heat pumps.

You home will need to have an installation capacity up to 45kWth, and a valid Energy Performance Certificate (EPC) with no outstanding recommendations for loft or cavity wall insulation. If you have an insulation exemption, you may be able to apply too.

Under current plans, the Government wants to ban gas boilers in all new build properties from 2025. The installation of gas boilers could then be phased out entirely from 2035, as part of its plans to reach net zero by 2050. The plans to ban gas boilers are still proposals at this stage. It is thought households would only have to switch to another energy source once their existing gas boiler has stopped working. Heat pumps are seen as the most favourable option to replace gas boilers. They work essentially like a fridge in reverse, with these devices extracting warmth from the air or the ground, or from water. But of course, one of the main stumbling blocks for many homeowners is that heat pumps aren’t cheap to install. This is where the Boiler Upgrade Scheme comes in, as it could help you cover some of the costs. The Energy Saving Trust estimates that a heat pump can cost £6,000 to £8,000, while MoneySavingExpert puts the figure at £10,000 to £12,000. This means you’d need to stump up potentially another £1,000 to £7,000 on top of the grant for the installation. How to apply for the Boiler Upgrade Scheme The Boiler Upgrade Scheme is part of a £450million fund being provided by the Government. Through the initiative, most households who are eligible will be able to apply for £5,000 off the cost and installation of an air source heat pump or biomass boiler.

18

You don't apply for the Boiler Upgrade Scheme grant yourself - instead, you need to find an MSC-certified installer to claim the grant on your behalf. Homeowners can find the cheapest and nearest tradesman on the MSC website - make sure you compare prices to get the best quote. Once you agree a price, the installer will then apply for the grant. You'll then be contacted by Ofgem to confirm that the work is being done on your behalf. The scheme is available from now until 2025. Will a heat pump save you money on energy bills? It depends on what type of boiler you are replacing, and how old it is - but on the whole, the answer is yes if you’ve got a really old heating system. According to consumer champion Which?, you could save up to £1,410 a year if you’re replacing an old inefficient (G-rated) LPG boiler with a heat pump. This is based on figures from the Energy Saving Trust. It also suggests the savings you’d get from replacing an old storage heater would be £1,330, or £435 for an old (G-rated) oil boiler.

TIME AND MONEY SAVING TIPS FOR LANDLORDS Being a self-managing landlord is really hard work and never more so than right now. There are 178 pieces of legislation, regulations, and compliance in the private rental sector and, as a landlord, you are expected to know all about them and implement them, as applicable. We know lots of self-managing landlords and they take on the management of their properties for a variety of reasons – some manage because they are portfolio builders who haven’t reached the point of taking on an agent just yet; some have had bad experiences with agents and some like to be hands on, at the coal face and manage themselves. Whatever the reason, one thing is for sure, they all work extremely hard, know how to juggle and are usually “on call” 24 hours a day – it’s a very hard job, it’s time consuming and you need to have a long list of skill sets!

Whenever you do something, for the first time, document it and create a template. That way, the next time you come to do it, you won’t be wasting valuable time thinking “how did I do that?” Or “what wording did I use for that?” Think and learn the procedure once and then template it, so that you can rinse and repeat for the next occasion, saving yourself valuable time and minimising mistakes. What can be templated?

Templates don’t just have to be documents, they can be letters, emails, procedures and even shortcuts on your phone, replies to texts, WhatsApp messages and for communicating on your favourite platforms like Spare Room etc. You don’t have to waste time thinking “what did I say/do last time?” If it’s templated, then it’s there, whenever you need it and it’s consistent. It also means that So, in honour of all the self-managing landif, for some reason, you are not available, lords out there, this one is for you! Here are some top tips to help make life a little easier then someone else can communicate your and, hopefully, simpler. We have put together procedures, using “your voice” in any communications with your tenants, your team our 5 top tips for you – but remember this is or any other interested parties. not an exhaustive list and there are lots of things that you can do to maximise your Do regular inspections rentals and minimise your voids – also, our door is always open if you decide that you’d Not doing regular inspections, because you’re like an agent who will work alongside you to “too busy” is a false economy of time. protect both you and your asset and, help maximise your portfolio. We hear, time and time again from landlords, that they “just don’t have time…” to do Here are our top 5 tips: inspections or that they” …have a great relationship with their tenants” and a myriad Templates of other justifications. This is very short-sighted because the protection of your Documenting standard procedures saves biggest asset should never ever be left huge amounts of time. to chance or a “gut feeling” and because inspections are your opportunity to catch any issues, and sort them, before they become a bigger problem. 20

The phrase “a stitch in time saves nine” was made for property inspections – have a checklist, have a procedure and you will be “in and out” in no time and it will save you no end of time and hassle! Pictures and videos of issues Getting tenants to send pictures and videos can save so much time! It’s hard not to have that “sinking feeling” when you get a message from a tenant that something is amiss; especially when you are a self-managing landlord, because this usually means that you will be the one jump ing in the car to go and assess the damage! We find that asking tenants to send a picture or, even better, a video of the problem, helps tremendously. Often it is something that you can talk them through over the phone or via whatever platform you use for communication. If action is required, then you will not be in the dark and can make an informed decision as to whether you need to visit the property or can call your maintenance team direct, thereby dispensing with unnecessary journeys.

This is also especially good for appliance and boiler breakdowns, as tenants can provide details of make, model and serial numbers, so that you have all the information to hand when calling breakdown companies. The bonus, also, here is that it gets tenants into the habit of taking responsibility for their home, which is in the interest of both parties. Qualify applicants Its impossible to overstate the importance of tenant selection. Tenant selection is more important than ever and if you are a self-managing landlord, then you will find that this takes up large chunks of your time. Where do you find your tenants and how do you conduct viewings? Do you have a pre-selection process and, if so, how stringent is it? The answers to these questions will determine just how much time you spend doing viewings and how much of that time could be saved if you had a solid pre-viewings qualification procedure in place. Keep detailed notes The importance of detailed note-keeping, about every property. There is really nothing worse than being in a stressful situation and not having the right information to hand. With a property, this stressful situation could mean fire, flood, gas leak or a whole number of other dramatic and highly charged situations – but you don’t need to turn a drama into a crisis! Keeping detailed notes, about every property in your portfolio is invaluable. Things like the location of the stop cock, gas meter, gas shut off valve and consumer unit and information about broadband passwords, make and model of the boiler, white goods and even things like paint colours (especially of any feature walls).

SIGN UP FOR BEREAVEMENT SUPPORT AT BRISTOL MEMORIAL WOODLANDS Anyone needing help in dealing with the death of a loved one is being encouraged to come forward and access support available at Bristol Memorial Woodlands.

“We are putting the finishing touches to planning now and are welcoming interested attendees to sign up to be the first to hear about the upcoming free activities.”

The latest programme of bereavement support at the woodlands is now being finalised and grieving loved ones can take up free informal or more formal support at the venue in Alveston, near Thornbury.

Bristol Memorial Woodlands is a 100-acre cemetery offering environmentally-friendly woodland burials where trees and wild flowers are planted around plots to create a nature reserve for future generations. Also encompassing a chapel and reception rooms, the site, the land and grounds are all managed by a charitable trust and it provides families with a location for unhurried, bespoke funerals for loved ones.

Launching soon, the provision will include a regular bereavement group meeting weekly for around seven sessions and run by experienced professional counsellors, who are coming together as a team now. There will also be a new bereavement walking route at the picturesque site, aimed at providing a scenic and peaceful route around the meadows and glades and allowing time for reflection. Memorial walks will be organised monthly and supported by trained bereavement professionals and volunteers. The bereavement support will be run in partnership with Mireille Hayden of Gentle Dusk who is currently recruiting counsellors and developing the offering. Mireille said: “We are so excited to be launching more support services at Bristol Memorial Woodlands. “The provision, which will be open to anyone trying to adapt to loss and grief in the greater Bristol area, comes after reports of an increase in demand for services. “We really wanted to find a way to bring people together and provide much needed support for anyone going through a hard time. 22

Mireille continued: “We are hearing from professionals and charitable groups that demand for bereavement support is increasing but that there is not enough provision and often people aren’t reaching out for help. “We wanted to make our offering as accessible as possible so we’re planning some support sessions, which will be more structured and focussed as well as some informal walks which will be more of an opportunity for peer support. “Bristol Memorial Woodlands is a stunning venue and even just being out in nature, among people who know what you are going through, can be a welcome source of comfort.” For more information about the bereavement support services at Bristol Memorial Woodlands contact Sophie@gentledusk.org. uk For more information about the site visit www.memorialwoodlands.com
