1 Sardine Fire Lookout to Become New Rental TAHOE NATIONAL FOREST The Forest Service is requesting public comments on a proposal to charge a rental fee for Sardine Lookout in the Sierraville Ranger District in the Tahoe National Forest. The lookout would be the second available for rent in the Forest, the first being Calpine Lookout. The proposed nightly rental fee is $45, same as at Calpine. The Sardine Fire Lookout, built in 1935, is eligible for listing on the National Register of Historic Places. The Lookout has two twin beds, a table, and fire finder pedestal, styled after originals from the Calpine Fire Lookout. There is a fire pit, picnic table, and accessible vault toilet. The area is very remote with tremendous views and solitude. 2 Tahoe Real Estate Sales Up 17 Percent in 2016 REGION-WIDE Lake Tahoe real estate continued to strengthen last year, with sales volume jumping 17 percent from 2015. The increase is attributed to an 8 percent uptick in the number of homes sold, as well as a 12 percent rise in median home price, according to a year-end report released by Chase International. The number of homes sold for more than $1 million had a significant impact on volume, which increased 28 percent around the lake. The median price of a home in Lake Tahoe is $549,000. The East Shore saw the biggest movement in sales, with a 65 percent increase in homes sold for over $1 million and an 11 percent increase in homes sold for under $1 million. Volume and units sold were up 52 and 26 percent, respectively. The percentage of homes sold over the million dollar mark was also up in Incline Village (35 percent) and South Shore (47 percent). Tahoe City was the only area that saw declines throughout the year, with volume and units sold numbers down five and six percent, respectively. The most expensive area to buy a home is Incline Village, where the median price of a home rose 11 percent (to $1,016,500). The least expensive area to buy is South Shore, where the median price of a home is $415,500 (up 15 percent). The sale of million-dollar homes nearly doubled in Truckee (up 95 percent) while volume jumped 48 percent and the number of units sold increased 19 percent. The median price of a home in Truckee rose 13 percent to $629,000. The Tahoe area fared better than the national trend. According to the National Association of Realtors, existing home sales in 2016 were expected to close 3.3 percent higher than in 2015. Due to increasing mortgage rates and shrinking consumer confidence, only small gains are expected nationally in 2017.
3 Mountainside Closes $30 Million in Sales, Adds Amenities NORTHSTAR Mountainside at Northstar California closed more than $30 million in sales in 2016 with a sell-out of Phase One Stellar Residences and Home Run Townhomes. The development recently unveiled two new amenities, The Yoga Studio and Rendezvous Cabins. Yoga consultant Michelle Linane curated a program designed for residents at the studio and the cabins, which offer an outdoor experience with views of the Mount Rose Wilderness area, and are available via snowshoe in the winter. The development also recently established the Mountainside Institute, which is dedicated to fostering opportunities for owners to collaborate and create, using the outdoors as a catalyst. A seasonal artist residency program launches in January, with noted artists staying on site for several weeks to create art and take part in the community. Celebration of Poetry The Sierra Nevada College Poetry Center in Incline Village, Nev., is hosting its annual Poetry Center Celebration from March 31 to April 1 on the college campus. Poetry takes to the streets Nevada County Arts Council (NCArts) will present the inaugural Sierra Poetry Festival on April 1 from 10 a.m. to 6:30 p.m. at Sierra College in Grass Valley. With partial support from the California Arts Council, activities will include a keynote address by California State Poet Laureate Dana Gioia and an array of local, national and international poets and performers. Among the day’s lineup of poets and presenters are Al Young, Kazim Ali, Genny Lim, Molly Fisk, Pablo Frasconi, Maya Khosla, Tahoe-Truckee poets and more. Fringe events will take place in the streets, cafes, art galleries and local libraries to create active and engaging poetry experiences for everyone, including Poetry Place, a literary vendor fair with books, information, literary items and interactive multimedia activities on the day of the festival. NCArts will also be working with Poetry Out Loud and California Poets in the Schools to showcase student poets and Poetry Out Loud champions. estled in the Ponderosa pines up by the Ritz-Carlton lies the new Rendezvous Cabins built by Mountainside at Northstar. With incredible views of the Mount Rose Wilderness and an extensive trail system accessible from its front doors, these modern rustically furnished huts are an ideal place to get away and absorb the mountain’s natural surroundings. In addition to the luxury accommodations, the developers created the Mountainside Institute as a way for cabin owners to collaborate and create, using the outdoors as a catalyst to build experiences that connect nature and people. The Mountainside Institute includes a seasonal artist residency program to invite noted artists to come to Lake Tahoe for several weeks, work in a cabin and offer open studio hours. Brooklyn-based artist Zaria Forman was the first to take advantage of the program. It was lightly snowing outside and she was working on a 10.5-foot panel perched on a wall with lifelike-looking ice popping out of it. The natural light peeking over the snow-covered windows on to the Antarctica portrait was breathtakingly beautiful. Despite the crazy January weather, Forman made significant progress on her work over the course of a month. This is Forman’s third artist-in-residency experience and

The Community of Writers at Squaw Valley has announced the dates for the 2017 Summer Writing Workshops and is accepting applications now. The Poetry Workshop is from June 24 to July 1 and the Writing Workshops in fiction, nonfiction and memoir are from July 9 to July 15; the deadline to submit applications is March 28. This year, the Alexander Cushing Scholarship will be awarded to one poet and one writer who are accepted to the program and live within a 75-mile radius of Olympic Valley. “ I’m really affected by my visual surroundings; I loved everything about the space. Being there felt like a retreat. It was so rejuvenating in so many ways and I got work done.” she thoroughly enjoyed it. “It was such a winter wonderland since day one,” said Forman. “Besides Antarctica, this is the only other place I’ve been to that has this much snow. I would come here every winter if I could.” According to Forman, ice is one of the most difficult landscapes to translate to paper: “In 2006, I went to Greenland with my family. Up until then I painted tumultuous skies, hurricanes, tornadoes. But while we were in Greenland, I found out that climate change was a huge issue because the locals had to adapt to the changing environment in order to survive. I realized that I wanted to add meaning to my work instead of just painting things for someone’s wall.” For a challenge, she started drawing water but was afraid of drawing ice. “White is a really hard color to draw,” she said. “I didn’t think I could do it.” But she said that drawing water was the one step that eventually led to her portraying the world’s icecaps. Drawing white
–Zaria Forman ice was the ultimate challenge, but she was up it for because art was ingrained in Forman since she was a child. “My mother was an artist and so I grew up with it,” said Forman, adding that her mother took her to remote places, as far away from civilization as possible to practice landscape photography. After Forman received a formal education in art, a NASA Airborne Extraterrestrial Navigator came across her TED Talk on Apple TV. He invited her by e-mail to Antarctica aboard the National Geographic Explorer. She says that she thought it was a joke, but soon found herself among the towering glacial ice with the rest of the crew. NASA has spent the last eight years revisiting and mapping certain parts of the world to learn more about climate change. “I took thousands of photos and used those plus the memory of the experience to capture it [for her later drawings],” said Forman, adding that she will sometimes mix and match photos and change the shape or
colors of the ice to represent the experience. She then grids out the photos and uses them for reference as she draws out the ice. “One thing that’s really important to my work is to focus on the beauty of these vulnerable regions instead of the destruction. I want to be encouraging, motivating and positive. I want to create a piece that has that special, magical fairy dust of that human experience that you can’t really translate.” The petite artist kept a positive attitude despite going without power for a bit, her panel arriving late and the 4-inch-thick rim of ice around her cabin. She embraced the full experience. “I felt like nothing had been challenging, except wanting to be outside all the time,” she said. “I’m really affected by my visual surroundings; I loved everything about the space. Being there felt like a retreat. It was so rejuvenating in so many ways and I got work done. I mostly enjoyed being so remote on the mountain. I’m lucky and grateful that I got to be there. I woke up every morning ecstatic.” Forman completed her Mountainside residency in early February and her finished piece will be on display for the public on June 21 at an exhibition in Seattle, Wash. The Mountainside Institute includes a seasonal artist residency program to invite noted artists to come to Lake Tahoe for several weeks, work in a cabin and offer open studio hours. Brooklyn-based artist Zaria Forman was the first to take advantage of the program. It was lightly snowing outside and she was working on a 10.5-foot panel perched on a wall with lifelike-looking ice popping out of it. The natural light peeking over the snow-covered windows on to the Antarctica portrait was breathtakingly beautiful. Despite the crazy January weather, Forman made significant progress on her work over the course of a month. This is Forman’s third artist-in-residency experience and she thoroughly enjoyed it. “I’m really affected by my visual surroundings; I loved everything about the space. Being there felt like a retreat. It was so rejuvenating in so many ways and I got work done.” –Zaria Forman “It was such a winter wonderland since day one,” said Forman. “Besides Antarctica, this is the only other place I’ve been to that has this much snow. I would come here every winter if I could.” According to Forman, ice is one of the most difficult landscapes to translate to paper: “In 2006, I went to Greenland with my family. Up until then I painted tumultuous skies, hurricanes, tornadoes. But while we were in Greenland, I found out that climate change was a huge issue because the locals had to adapt to the
changing environment in order to survive. I realized that I wanted to add meaning to my work instead of just painting things for someone’s wall.” For a challenge, she started drawing water but was afraid of drawing ice. “White is a really hard color to draw,” she said. “I didn’t think I could do it.” But she said that drawing water was the one step that eventually led to her portraying the world’s icecaps. Drawing white ice was the ultimate challenge, but she was up it for because art was ingrained in Forman since she was a child. “My mother was an artist and so I grew up with it,” said Forman, adding that her mother took her to remote places, as far away from civilization as possible to practice landscape photography. After Forman received a formal education in art, a NASA Airborne Extraterrestrial Navigator came across her TED Talk on Apple TV. He invited her by e-mail to Antarctica aboard the National Geographic Explorer. She says that she thought it was a joke, but soon found herself among the towering glacial ice with the rest of the crew. NASA has spent the last eight years revisiting and mapping certain parts of the world to learn more about climate change. “I took thousands of photos and used those plus the memory of the experience to capture it [for her later drawings],” said Forman, adding that she will sometimes mix and match photos and change the shape or colors of the ice to represent the experience. She then grids out the photos and uses them for reference as she draws out the ice. “One thing that’s really important to my work is to focus on the beauty of these vulnerable regions instead of the destruction. I want to be encouraging, motivating and positive. I want to create a piece that has that special, magical fairy dust of that human experience that you can’t really translate.” The petite artist kept a positive attitude despite going without power for a bit, her panel arriving late and the 4inch-thick rim of ice around her cabin. She embraced the full experience. “I felt like nothing had been challenging, except wanting to be outside all the time,” she said. “I’m really affected by my visual surroundings; I loved everything about the space. Being there felt like a retreat. It was so rejuvenating in so many ways and I got work done. I mostly enjoyed being so remote on the mountain. I’m lucky and grateful that I got to be there. I woke up every morning ecstatic.” Forman completed her Mountainside residency in early February and her finished piece will be on display for the public on June 21 at an exhibition in Seattle, Wash. Northern NV market outlook shows challenges, potential

R
ecently, we heard the national news that November sales for existing homes were down more than 10.5 percent from the previous month, the lowest it has been since April 2014. Sales from the same time last year are down 3.8 percent. What does this mean? Are we headed for another difficult real estate market? Are we back to May 2007 when the last bubble burst in housing? Lawrence Yun, chief economist for the National Association of Realtors, suggested sales were affected as the industry adjusts to the “know before you owe” rule, affordability levels or sparse inventory. The TRID (Truth in Lending Act/Real Estate Settlement Procedures Act which created the acronym the TILA/RESPA Integrated Disclosure Rule or TRID) doesn’t appear to have been a noticeable issue in our market. The title companies did an excellent job training for the past nine months preparing Realtors and lenders of the nuances of the new legislation. In our local market, I believe it is still the lack of inventory, particularly under $600,000, along with the normal seasonal slow-down that is causing our drop in sales. While sales were down from the previous month in our market, pricing remains stable and demand appears to remain high
at least in the under $600,000 market that currently makes up 95 percent of our sales. Remember, the inventory level under $300,000 is still just a little over a onemonth supply and from $300,000 to $600,000, just over two months’ supply instead of six months which indicates a “normal” market. With supply down and prices rising, are we headed down the same slippery slope we encountered from late 2007 to 2012? Will we end up with homeowners unable to pay their mortgages and prices falling? I don’t think so. The big difference is jobs; we are seeing an increase in jobs now and we were losing jobs in 2007. I looked at existing housing sales in the Reno/Sparks area by price range from 2004 to 2015. What I find is encouraging and hope will put to bed any concerns about parts of our market becoming overpriced. In 2004, Realtors sold 3,263 houses through the Northern Nevada Regional Multiple Listing Service in the Reno/ Sparks area under $300,000. The median days on market was 46 days in 2004 versus 57 this year, and the median price was $230,000 in 2004 versus $231,000 this year. During the years of 2005 to 2015, the highest median price was $265,175 in 2006 and the lowest was $144,000 in 2011. In the next most robust price range of $300,001 to $600,000, I found the same trends. In 2004, we sold 1,997 homes in this price range versus 2,222 this year. Median days on the market were 54 in 2004 versus 66 this year and the median price was $378,000 in 2004 versus
$365,000 this year. These trends suggest we are still in a slow but steady housing recovery. So, while we are seeing higher prices in these ranges, when we look at the big picture, we are still selling houses close to what we sold them for in 2004. For sales from $600,001 and above, it was interesting to note the median price for every price level has remained fairly consistent over the past 11 years without the disastrous drop in median price we had in the lower price ranges. In homes that sold from 2004 between $1 million and $1.2 million, the median price was $1.2 million for all 11 years except for two when it dropped to $1.1 million. We see the same trend in the $1.5 million to $2 million. The median price in 2004 was $1.8 million and dropped to $1.7 million in 2007, $1.6 million in 2008 and has remained fairly stable at $1.7 million since. In homes that sold from $2 million to $3 million, the median price of $2.2 million increased to a high of $2.6 million in 2007, and today is $2.3 million. Although, only 12 resale homes have sold over $3 million in the Reno/Sparks area since 2004, their median price has only fluctuated from $3.5 million to $4.6 million in 11 years, and with the small number of homes sold in this price range, one or two sales can affect the median significantly. I believe the median prices have remained fairly consistent over the years because most of these homeowners were better able to withstand the economic downturn and stayed in their homes, which kept the sales flat. Prior to 2007,
many homeowners in this price range had the option to build their own dream home and they did. Although the Federal Reserve Board raised interest rates slightly in mid- December, no one believes this will affect housing sales in any significant way and all signs are the Federal Reserve will apply a slow but steady increase in rates in order not to derail the slow economic recovery. The Home Price Expectation Survey, a nationwide panel of more than 100 economists, real estate experts and investment and market strategists was just released. This is a study of where they believe home prices are headed. To put things in perspective, in the “pre-bubble” of 1987 to 1999, home appreciation was 3.6 percent annually. During the “bubble” of January 2000 to May of 2007, home appreciation was 6.9 percent; during the bust, homes depreciated at -5.2 percent, while during the recovery to date, January 2012 to September 2015, homes have appreciated 4 percent. Their projections have homes appreciating 3.9 percent in 2015; 3.4 percent in 2016 and 3.1 percent through 2020. That kind of stability is comforting and sustainable, and bodes well for our housing economy in 2016, although not without some challenges; mainly inventory shortages in some price ranges. home and condominium inventory remains low, however, nearly 100 of those new listings are residential lots and shared-ownership properties. Some of the shared properties have appeal, and while there are definitely some beautiful pieces of land out there, the cost to build is high, making some of the more attractive lots harder to attain, as many people want to buy their own home that they can use when they want. Looking at the big picture, there is a strong new construction trend and low resale inventory, which will eventually start to drive prices upward, and despite some global economic concerns and a pending election, it is yet to be determined if there is optimism in the market. These indicators are promising signs that we are moving into an expansion period in the economy.

Designing#Apple#stores# ! BCJ!has!been!designing!Apple!retail!stores!around!the!world!for!more!than!a!dozen!years.!“The! relationship!started!even!before!that,!when!my!colleagues!here!were!working!with!Steve!Jobs,! doing!the!Pixar!Animation!Studios!headquarters!in!Emeryville!here,!that’s!really!why!we!ended! up!in!California,”!Mottola!says.!Steve!Jobs!purchased!Lucasfilm’s!computer!graphics!division! from!George!Lucas!in!1986!and!established!an!independent!company!that!would!later!be! named!Pixar.!“At!the!time,!Steve!was!getting!back!involved!with!Apple,!and!they!started!this! retail!program,”!Mottola!recalls.!“At!the!time,!everybody!was!like,!‘That’s!crazy.!That’s!never! going!to!succeed.’!And!you!look!back!now,!and!you!think!it’s!crazy!that!that!was!the!prevailing! wisdom!at!the!time.!But!in!those!intervening!years!we!have!been!able!to!collaborate!with! Apple,!doing!these!remarkable!stores!in!really!diverse!places,!notably!the!one!on!Fifth!Avenue! in!New!York!City,!that’s!a!glass!cube.”! ! Barometric Beat Boomers Just Keep Giving Before we look at and attempt to interpret current economic and housing conditions -- a relatively difficult task in the midst of the full-blown dog and pony show that is our presidential election cycle -- we’d like to discuss the gift that keeps on giving, its impetus and its implications. According to a recent report by international real estate services firm Jones Lang LaSalle (JLL) the world’s aging population will drive real estate transaction volumes to surpass $1 trillion globally by 2020, up from $700 billion in 2015. Interestingly, the major influencers of this trend are expected to be international investors. David Green-Morgan, global capital markets research director for JLL points out that by 2050 there will be more people over the age of 55 than the entire population of the world in 1950, noting that “this demographic impact will have a profound effect on real estate investment strategies with the amount of private equity capital targeting direct real estate set to increase by over 500%.” As has been the case for many real estate cycles, the Baby Boomer generation, aka the 55+ segment is front and center. They have the money, the time and the inclination to purchase real estate for a variety of reasons. In recent memory, the “55+” category has been largely associated with the Boomer generation. But the number of Americans at or nearing retirement age has burgeoned and includes more than 74 million Boomer and another 28 million Americans ages 67 to 82. The use of the all-inclusive “55+” moniker is becoming obsolete and does not capture nor define the fullness of the market segment. Today’s retirees are more likely to be 65+ years of age. The number of people expected to reach age 65 will grow 36% by 2020, and a recent study conducted by the Urban Land Institute (ULI) opined that once achieving the age of 65 years, the average senior can expect to live well into their 90s. The “Del Webb Baby Boomer Survey” is conducted each year by the retirement community developer to determine the preferences and intentions of the market that it sells to, i.e., pre-retirees and retirees, which have largely been people in their 50’s and 60’s. When comparing the 2010 and 2013 surveys, (two periods of economic importance) we noted that more than half (57%) of Baby Boomers indicated in 2013 that they intended to retire by age 65. That number was down from age 67 in 2010, at the end of the Great Recession. One area of inquiry within the survey focused on intentions to move in retirement and, if planning to move, to what destination. In 2010, approximately 33% of respondents intended to move in retirement. New Developments – Man-made water features are becoming a popular amenity for new development. The proposed Atlanta River Walk, a 508-acre mixed-use project in South Hall County, GA will have as its centerpiece a man-made water feature resembling a natural river. The project, which is in the preliminary approval stage, would include single-family and multi-family homes, a 200-room hotel and 20,000 square foot convention center, and approximately 800,000 square feet of commercial space. The $700 million project is the vision of Peachtree City-based ARW Group, LLC. www.theatlantariverwalk.com Minto Communities has announced plans for three new Florida communities for a combined total of 17,900 lots and 4.2 million square feet of commercial space. Rural Lands West near Naples will comprise 10,000 lots and 2 million square feet of commercial space. Phase I will be an age-restricted 55+ neighborhood of 4,000 homes, a golf course, and a town center. A resortstyle 55+ community is planned for Daytona Beach with 3,400 residences and 215,000 square feet of neighborhood commercial space. Westlake, located in western Palm Beach County, is approved for 4,500 homes and two million square feet of commercial space. The 3,800-acre community will feature a town center and more than 2,000 acres of lakes, trails and open space. PulteGroup’s Del Webb division is entering the Wilmington, NC market with RiverLights, a 55+ active adult community. The community will offer 547 single-family homes ranging in size from 1,262 to 2,565 square feet, starting in the mid-$200s. The community will feature a 15,000 square foot amenity center with indoor and outdoor pools, fitness rooms, tennis, bocce and pickleball courts. A grand opening is planned for October. Mountainside at Northstar in Lake Tahoe recently announced the sell-out of Phase I of its Stellar Collection, designed by San Francisco’s renowned Bohlin Cywinski Jackson. The Phase 2 offering consists of 3 bedroom/2.5 bath 2,200 square foot townhomes starting at $1.995 million and two-story detached 3,450 square foot single-family residences starting at $3.9 million. All properties have ski in-ski out capability. Coordinately, developer Mountainside Partners plans to develop a plethora of new amenities including Rendezvous Cabins, Mountainside Yoga Retreat and the Village House owner’s lounge in the heart of The Village at Northstar. Start by engaging your sense of color. I am a firm believer in building on what you already have. After all, you have created a room that you like, so build on your visual sense for your holiday decorating. Selecting holiday arrangements that complement your room’s overall look and feel will deck the room with even more panache and make it a holiday happening. Greenery draped around the house, especially doorways, creates an inviting atmosphere and stimulates the sense of smell with a woods aroma. Strings of pinecones can be an alternative.

Modifying existing accessories can always make for sensible stress-reducing holiday touches. Do you normally have a pair of bowls on your dining room buffet? And you don’t have to go with a red or green; it could be black shades that add drama but make the holiday items stand out more.
