T

he real estate market has been a roller coaster ride the past ten years.The peak of the market was July 2005. From 2006 to 2011 we saw the deepest slump that we have seen since the Great Depression in 1929. Real estate in Philadelphia lost 20-35% of its value, which was actually conservative compared to cities like Las Vegas, Phoenix and South Florida which lost 40-50% of its value. In 2011-2012 the market began to stabilize, in 2013 it was relatively stable, and we were looking at a healthy market coming into 2014. And then the winter came. This past winter played havoc on the real estate market. Buyers, many of whom live in the suburbs, canceled appointments and totally lost interest in looking at real estate in the city as they were struggling to survive the record snowfalls and cold temperatures. Not only did this past winter affect the real estate market but it hurt the entire regional economy. Nationally, it is estimated that the economy experienced a $50 billion loss due to the weather. Retailers reported fewer customers were out shopping and restaurants reported fewer people were eating out—they canceled reservations every time they heard there was a chance of snow. Keep in mind we had record cold temperatures and 17 snowfalls this winter.

In light of the weather, the home sale market weathered the storm relatively well, only because of a lack of sale inventory on the market. In fact, April of 2014 was one of the strongest sales months that we have had in a long time. Over the past six years the only residential new construction was rental buildings because lenders had financing readily available for predicted rates of return which rental housing has provided in the past. While banks are paying .25% on cash deposits, rental properties are paying 16 to 20 times these rates of return in the 4 to 5 cap range! The glut of condominium inventory that was built or converted in the early 2000s is now pretty much absorbed. 1706 Rittenhouse, Parc Rittenhouse and The Warwick Condominiums are all sold out. 10 Rittenhouse has sold extremely well over the past two years with only a few left to sell and The Residences at The Ritz-Carlton is selling, being one of the few options for new construction condominiums. So while the rental market is in the process of adding 5,000 new rental homes, the sale market inventory has been dwindling. It’s my opinion that rental prices have increased faster than sale prices. I think we could see a shift in the next few years on sale values versus rental values. Renting costs more than the after tax cost of homeownership, mainly due to the demand of people seeking rentals as a safe harbor from the real estate downturn they witnessed from 2005 through 2011. When I was growing up the “American Dream” was to buy, but due to the six year downturn many young people now believe the “American Dream” is to rent. This will change in time and those who own will benefit. Always remember that when you rent it’s a house but when you buy it’s a home! Today we are finally approaching sale values we achieved nine years ago in 2005. While it is a relief that we have returned to the peak of the market, our long term growth for the city, and in turn the real estate market, will depend on our ability to develop new employment opportunities and keep existing companies in the city. Tax abatements help bring people to the city, but without a job, no one is buying real estate. ocated along the Delaware River Valley, Stockton, New Jersey has a unique mixture of outdoor parks and recreation areas complemented by a quaint Victorianera town. On the first Sunday of each month, you can take a guided walking tour of the historical James wilson marshall house. Today, the boyhood home of James Wilson Marshall serves as the headquarters of the Lambertville Historical Society. Also known as “The Antiques Capital of New Jersey,” Lambertville has a variety of antique marketplaces where you can find rare and unique pieces. The landmark people’s store hosts 45 dealers on four different levels. The antique market offers a splendid assortment of European, Asian, and American jewelry, vintage clothing, and antique furniture among other timeless items. For dinner, check out hamilton’s Grill room, a quaint and romantic Mediterranean restaurant.The daily menu changes to reflect season and local trends while the grill hosts seasonal events to entertain and treat local patrons. For a more trendy option, try lily’s on the canal. Humanitarian SucceSS As the winner of the James Beard Foundation’s 2014 Humanitarian of the year award, the International Association of Culinary Professionals National Humanitarian award, and the National Restaurant Associations 2014 Cornerstone Humanitarian award, Matt Haley has become quite the celebrity this spring. Yet, Haley does not take this as a personal success. Rather, he sees this as recognition of the work of his company including his coworkers, and his community. For him, “this organization does not exist in our community, but rather, for and because of our community, both local and global.” Being honored by these three organizations all at once is a bit overwhelming, but this restauranteur remains grateful and humble in the face of amazing success. hile Haley was born and raised and first learned the culinary business in Washington, D.C., he has always felt a deep connection to Delaware. He recalls fond childhood memories of enjoying summer crab, steak, and fresh sweet corn with his mother on Bethany Beach. These memories instilled in him a love for the area and for good food. In 1999, he moved to Delaware, planning to stay for a season, but there was no going back and it quickly became his home. In 2001, he went out on a limb and opened his first restaurant, now called Bluecoast Seafood Grill, in the sleepy beach town of Bethany that quickly found incredible acclaim, becoming a culinary destination. Today, his restaurant group, SoDel Concepts, consistently offers locally grown plates and tastes with multiple locations including, Fish On! in Lewes, NorthEast Seafood Kitchen in Ocean View, Catch54 in Fenwick Island, Papa Grande’s in Fenwick Island and Rehoboth, Lupo Di Mare in Rehoboth, Matt’s Fish Camp in North Bethany, and Plate Catering. For Haley, this has become a perfect way to combine two of his greatest passions: the beach and simple, fresh food.

Still, he has a third great passion for giving back that shines through in his humanitarian work. Matt Haley is a byproduct of people who helped him and were there for him when he could not be there for himself. These people have inspired his deep involvement in service— both locally and globally. Living the way he lives, he understands the importance of community and friendship, bringing that into his restaurants and the many communities he is a part of. Just one of the many ways he gives back is as an active member of the Latino community surrounding Papa Grande’s. He gives a portion of the profits back into the community and also goes into local schools to work with the students offering support and mentorship. In the end, the greatest part of the job is creating a business that employs people, especially those who may not be that employable, so they can have a good life, feed their children, and be happy. That is the simple but noble mission of Matt Haley Companies (MHC). Right now, MHC is expanding to 27 businesses and bringing in about $50 million dollars in revenue. In the future, they hope to have 100 businesses bringing in about $250 million. The goal is to create revenue and leverage the profits for good. Whether that means opening up a factory near a prison for work release, a coffee plantation in Nepal for women who are coming out of bonded labor so they can make a decent leaving and feed their families, or hiring autistic young adults in their restaurants (something they

already do), Matt Haley infuses a commitment to others in every step of the process. While for many people, his recent awards would be the culmination of a life’s work; they are just the beginning for Haley.
