Staged Right has since worked on numerous homes and apartments throughout the Philadelphia, Bucks County, and Princeton areas, helping Realtors and home owners sell their properties faster and easier. District Home Magazine: What is Home Staging? Staged Right: Home Staging is essentially a marketing tool that takes a home and transforms it into a house that will appeal to the greatest number of buyers in your housing market. Staging involves so much more than just re-arranging furniture and re-hanging artwork. It starts with the process of the homeowners changing their mindset about their home; it needs to become a house again. A house/apartment is a physical space; a home is what you do with it and how you live. DHM: So how does someone start the process of Staging a home? SR: First, look at your home. Really look at it. Assess what needs to be cleaned and repaired, both inside and outside. Do cabinet drawers all close properly? Look at your grout and caulk; is it clean and neat? Are screens torn and do they fit properly? All of these things, plus more, need to be looked at and corrected before you consider putting your home up for sale. Potential buyers look at the cleanliness of a home and how well it has been maintained. Remember, buyers don’t want to buy someone else’s dirt. Deep cleaning is as important as the day-to-day cleaning.

DHM: Ok, the house is clean. Now what? SR: Is your home updated or do you still live in 1985? Wall colors, carpet style and color, window treatments, all

play a huge role in how your house looks to potential buyers. The change can be as simple as neutralizing painted surfaces, such as getting rid of that red accent wall you love so much and painting the room a nice neutral. Remember, neutral does not mean boring. Look at your flooring choices and see what is current and ontrend. If privacy is not an issue, taking down old and dated window treatments shows buyers a room with natural light and an open feel. If privacy is needed, replacing old treatments with a simple blind goes a long way. DHM: What if our kitchen or bath still look old? SR: Several things go into play before deciding whether it is worth updating those areas. Updating kitchens and baths can be a significant investment. The biggest decider is: What is your market? Do you live in a neighborhood of homes that have been updated and are they selling for a higher price than yours would? Updating can be as simple as just replacing a countertop (granite or quartz), or as complex as painting cabinetry and/or replacing appliances, vanities and lighting. DHM: What else can be done to make a home look inviting? SR: Now begins the process of de-cluttering. Countertops, closets, and floor space all sell a home. Think of what you can get rid of. If there are items you wish to keep, but can live without on a daily basis, box them up and put them away. De-personalizing your home makes it easier for the potential buyer to see themselves and their personal effects in the house. Take out personal photos and mementos. Remove excess furniture and show off your space to its best advantage. Re-arrange your furniture to maximize flow in the room, keeping in mind to show off the room’s best features and maximize natural lighting (i.e. a fireplace, a view, etc.). Remember, a furnished house shows better than an empty house. (see photos below). DHM: You mention getting rid of personal mementos. Does that mean clearing out all my stuff? SR: No! Re-merchandise your accessories. Taking an overstuffed built in, culling out what is unnecessary and placing a few nice looking pieces in strategic places makes your room look thoughtfully put together but not overly distracting. Take artwork and re-hang it properly, making the best use of the space. Place pieces where they will make an impact and draw the eye. Do not overcrowd a fireplace mantle or china hutch. Lighting in a room is very important. If you can’t see it, you can’t buy it! Make sure lamps are to scale of the room, and they throw off enough light for a buyer to see. Staging a home for sale is one of the best tools a seller can use to maximize the sale price and minimize the time on the market. All houses should be staged—and seeking the assistance of a certified professional Home Stager in your area will prove to be money well spent.

ith the holiday season fast approaching, it’s that time of year when we drag our boxes of wreathes and ornaments out of storage and begin the enchanting—and sometimes daunting—process of holiday decorating. I had the pleasure of sitting down with Philly interior designer Ashli Mizell to learn about her coveted design aesthetic and her go-to tips on decking out your home for winter festivities.

District Home Magazine: How would you describe your overall design aesthetic? Ashli Mizell: Classically tailored, exceptionally comfortable, fresh and livable. DHM: Favorite materials and/or textures? AM: French oak, vintage and glove leathers, cashmere and tweeds, sackcloth linen, and silk. DHM: Where do you find inspiration aside from actual furniture and decor? AM: Travel, beautiful food and nature. DHM: What qualities do you think make a room really stand out? AM: Great art and a carefully curated collection of vintage pieces. For me, these create truly memorable and engaging spaces.

DHM: One design rule you live by, one you break… AM: Furniture should always be well proportioned and functional; “rooms should not be dark or saturated in color as they make rooms feel smaller”—not true! DHM: How do you create a holiday ambiance (in your own home as well as for clients)? AM: Simple additions such as a collection of large hurricane vases for candles, loosely placed greenery or cut flowers, and lots of great food and wine. DHM: What are some quick fixes that can transform a home for the holiday season? AM: Stick to the basics: fresh wreaths and seasonal flowers smell great and add instant color, while nice, quality candles and festive music set the mood. Focus more on what engages the senses and invites people to enjoy themselves rather than too many shiny things that require days to set up and take down. DHM: Do you have a particular color palate you tend to gravitate towards for the holidays? AM: I love warm whites alongside gold and find that they pair easily with everything. DHM: When it comes to the holidays, would you describe yourself as traditional? AM: I would never describe myself as traditional, but I really value heritage and have a great reverence for any tradition that brings people together and allows for a great time! Poggenpohl’s Angela gives us the scoop on what’s hot in kitchens these days. contrasts Very thin or very thick counter tops, or both together create a sharp contrast that adds interest to any kitchen. mixing of metals Use copper and brass accents in the kitchen with stainless steel, aluminum, bronze, glass, etc. All accent elements do not have to be “matchy matchy.” These days, many plumbing fixture companies now offer various metal options as opposed to the standard Stainless Steel or Chrome. raw/reclaimed wood Natural looking and unfinished woods are perfect for the kitchen. Mixing these woods with smooth, polished lines bring an organic feel to an otherwise modern design. open shelves Open shelving in the kitchen has made a major comeback. Many people are keeping their dishes and glassware out in the open to add to the overall aesthetic. workstations Although many people still work towards achieving the classic “work triangle,” this concept no longer rules. A baking station might include your ovens adjacent to your prep space with all of your recipes, baking supplies, and mixers within arm’s reach. Conceal all this behind pocket doors, which is another trend worth mentioning! restrained/Subdued color schemes Greys, greiges, and creams mixed together to create an overall natural, light kitchen are quite popular. Matte cabinetry finishes, as opposed to high gloss, are becoming increasingly popular as well. We see this in counter top trends too—many quartz products offer a honed or leathered finish which can give the kitchen a completely different feel. designing for your lifestyle Angela has many clients completely eliminate the standard refrigerator/freezer combination unit in lieu of a refrigerator only. For freezer space, they utilize under counter freezer drawers since they need very little freezer space for how they live/eat/cook.

District Home Magazine: Many people steer clear of bright colors. Bold accents were used in this project. How do you find a happy medium between the neutral tones and having pops of color? Angela Pulizzi: I feel like many mainstream design shows on TV have made people fear color all together. With this kitchen, the colors and finishes are pretty timeless. There is no one color that makes its own statement, but rather works with the other finishes to create a beautiful and warm overall feel to this space. DHM: Why are your kitchens unique? What’s special about your craft? AP: Poggenpohl is over 120 years old and the engineering and beauty of these cabinets have been perfected over time to make them, by far, the best in the world. You have the perfect combination of advanced engineering, functionality and timeless, effortless beauty in one product. DHM: What was your experience of creating the kitchen featured in this issue? AP: It is always more fun to work with people who use their kitchens and cook a lot because it has more of a personal meaning

and impact on them. This family cooks every day, entertains often and truly utilizes all of it! DHM: What do you value in a kitchen? AP: The functionality of the storage is key. That is why we try to incorporate as many drawers as possible because this ends up being the most accessible type of storage. The longevity of the product is also a big factor to most people. I have people who had their Poggenpohl kitchens installed in 1978 who say it is in perfect condition still. Those stories—and there are many—are really a testament to the quality of the product. DHM: What is next for Poggenpohl Philadelphia? AP: We are currently planning several new displays for our showroom, which is very exciting! In the next 6 months, prepare to see a transformation of our current space to feature the newest Poggenpohl kitchen designs.

A thin strip of land stretching from Maryland into Virginia off the eastern coast of the Delmarva peninsula, Assateague Island is a glamorous natural beauty with incredible recreational activities. rotected from any kind of development, the entire island is a wildlife park, along with Chincoteague National Wildlife Refuge on nearby Chincoteague Island, accessible from Assateague by bridge. Besides being on the same island as beautiful pelicans flying, wild horses galloping and deer inhabiting the sand areas, there are a lot of other nature activities that are very appealing.

Assateague Island beach is a true gem of the Atlantic Coastline.
