District Home Magazine: What does it mean to be the only licensed LEED Certified and NAR EcoBroker®/Ecosociate® for MD and DC? How does this set you apart? Jill Schwartz: The National Association of REALTORS® created the Green Designation to service the growing demand for green expertise in real estate. The Green Resource Council awards the NAR Green Designation to REALTORS® who have met specific educational requirements. I took it one step further. I joined the U.S. Green Building Council, a committee made up of architects, real estate agents, building owners, lawyers and environmentalists who provided the foundation for the LEED (Leadership in Energy and Environmental Design) Green Building Rating System. I completed the LEED Green Building Certification Program and advanced training in five environmental categories: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials & Resources, and Indoor Environmental Quality. DHM: What are the benefits of building/owning a green home? JS: Greener choices can mean healthier indoor air quality and green upgrades and features offer cost benefits through return on investment. As a National Association of REALTORS® Green Designee, EcoBroker®/ Ecosociate®, I help my clients navigate green materials, energy-efficient technologies, green building and product ratings, and help them understand green design principles. DHM: What are your thoughts on the upcoming 2014 market? Prices have risen for the past 24 months. Do you think this will continue? JS: Interest rates remain low and I am confident that the Spring 2014 will be very strong for both buyers and sellers. I foresee a very active spring market in the Eco-Chic, trendy neighborhoods of Bethesda, Chevy Chase, Adams Morgan, the U-Street Corridor, Petworth and Georgetown. The beach is also on an upswing. Bethany just had the highest oceanfront sale close in years. My new $4 million oceanfront listing in Delaware will be coming on the market soon. I think this new concept of polar vortex will create more momentum in the market for second homes and buyers looking to escape to the beaches!

eople from all over the world make Arlington their home because its urban villages provide an unparalleled quality of life. Home to some of the nation’s most important memorials, from the Marine Corps War Memorial (Iwo Jima) to Arlington National Cemetery to the National 9/11 Pentagon Memorial to the new Air Force Memorial, Arlington is rich in history of its own and of the nation. JAZZY NEW DEVELOPMENT for the

U-STREET CORRIDOR

Long known as Washington, DC’s historic Jazz Corridor, the U-Street restaurant and bar scene continues its urban renaissance in jazzy style with some amazing new developments, all the while preserving some of the venues that helped to establish it. Once home to jazz legends like Billie Holiday, Duke Ellington, John Coltrane and Dizzy Gillespie, and the de facto center of African American pride, culture and civil rights movement development, the corridor is now home to a diverse population of District residents of just about every background.

New development has come fast and furious through the historic neighborhood in the past decade. Since 2000, the area has become home to countless renovated rowhomes and condominium projects both large and small. Feeding off the new development along 14th Street, the U-Street corridor is home to a beautiful new Y fitness center, some fab foodie finds like Mike Isabella’s Kapnos, and a large selection of Ethiopian restaurants that reflect Washington’s large population from that country (in fact, DC is home to more Ethiopians in one place than any other area outside Ethiopia itself). Favorite restaurants with this unique, flavorful cuisine include Dukem at 12th Street and Etete. 1905 has been serving savory fare with hipster Victorian ambience on ninth street for several years, and Brixton just opened at 9th and U with a roof deck that bustles with life in warmer months.

he area is now home to a revitalized Howard Theatre (the largest “colored” theater of its time when it opened in 1910), which re-opened last year with a gorgeous restored façade and inviting streetscape development. The equally important Lincoln Theater, opened in 1922, was renovated in 1993 and has been flourishing ever since. Both theaters claim to have predated and influenced the Harlem Renaissance, and both flourished for years before falling into disrepair in the middle of the last century.

Big new developments are in the works, too. Atlantic Plumbing will feature two huge new condo developments at 8th and Florida, and the famed 9:30 Club will get a new neighbor with a six-theater Landmark Cinema, already breaking ground in Howard University’s shadow. A funky church, long since empty, will become part of a fantastic condo fusing old and new design at 10th and V Streets, which is a more residential section of the area.

Another landmark as part of the colorful neighborhood is a favorite with celebrities like Bill Cosby and current DC resident Barack Obama: Ben’s Chili Bowl. Founded in 1958 by a Trinadadian immigrant, the no-nonsense diner has been feeding visitors, and the jazz scene itself, both night and day for decades.

An anchor of the original Jazz scene, and still standing strong, is the Bohemian Caverns restaurant and bar at 11th and U. The basement is decorated to look like an actual cavern, complete with rough “rock” walls and low ceilings. A Conversation with Nestor Santa-Cruz

Trends are something I feel interior designers should NOT follow, but rather should be “aware of.” Trends are better for fashion, as fashion is for the moment, for each season. Even though the evolution of the Chanel jacket from invention to current styles is an example of “timeless trendiness.” redicting interior design trends is certainly very important for the business of design, and every year and even every season, new products that seem to send a tone for the New Year’s decorating trends bombard us. But like anything in life, decorating trends have the potential of staying “in,” fading “out” into oblivion or becoming a candidate for a “come back.”

When I was growing up my mother redecorated our living room and dining room three times in 35 years. Scandinavian modern became Hollywood glamour a la Billy Haines and then finally, once I was part of the process, a sort of David Hicks-in-Spain decor, which I think, looked good until the last days, due to a mix of antiques and modern pieces and a lot of art. But let’s face it, adding and subtracting furniture and art in a room, or just changing paint colors and accents is all part of feeding our insatiable design passions. Let’s take a look! Nestor Santa-Cruz, IIDA is a member of the Washington Design Hall of Fame and based in DC.

District Home Magazine: The Pantone color of the year for 2014 is radiant orchid. How do you suggest incorporating this into a home? Nestor Santa-Cruz: This color and related tones are much in the “air.” For a current client’s daughter’s room in NW, I selected four colors from Farrow & Ball, one color used for each wall. It was truly compelling and something new to do, but without a lot of cost to have a fresh look. I also recently did a whole corporate office in Arlington, VA with this tone and related color schemes as accent walls. We contrasted it with light lavender, greys and lime green and soft celadon greens. The whole scheme turned out very European. DHM: What design trends will be hot in 2014? NSC: Ethnic objects and Scandinavian modern design will still be strong in my book. Try Annette Rachlin’s Furniture from Scandinavia Gallery in Georgetown. The search for the new “forgotten” 1970’s designer is still on. I vote for Nico Zographos vintage pieces, but still on production (www.zographos.com). And my favorite, who we lost in 2013, and his wife still produces in France: Willy Rizzo. The new contemporary architect and furniture designer for Knoll: David Adjaye, Architect of the new upcoming museum on the Mall. I think his Washington Skeleton aluminum chair for Knoll is an instant classic. DHM: How do you suggest decorating in a trendy manner that is also timeless and will not go out of style by the end of the season? NSC: I think following decorating trends alone can be quite dangerous for good design; the key is having style, and allowing the style to evolve or change. Trends without style is just marketing. Design discipline is what’s required for “timeless trendiness.” Here are some tips. • Do not use all trends in one room. • Follow trends from the best architects, designers and furniture lines and chic people first. There will be better success for “staying current” for a longer time. Eventually the trends will be copied by mass production lines, and by then, it’s kind of too late. • Review the year trends and research where it came from, it always comes from something! Inspire yourself by trends outside of decorating media, try: technology trends, new art, great new movies, etc.

DHM: What are some small changes you can make to spruce up a room? NSC: Not only add new art, but shop in your home and rotate your art. It amazes me how fresh a room might look by just doing this. The old trick of new accent throw pillows is an easy fix. West Elm and Crate & Barrel are great sources for seasonal or trendier colors schemes or visit Timothy Paul Bedding + Home for great unique pillow selections. Mantles for sure. I have designed several custom ones in the last 5 years. For beautiful designs try Chesney’s (www.chesneys.com). Accessories: How many “chotskeys” can we have but for great accessories try And Beige (www.andbeige.com). DHM: If you had one go to product that would give a facelift to a living room what would it be? NSC: Wallpaper! Here are some examples for you to take a look at. Second Homes for All Seasons

McHenry, MD Located less than 3 hours from the DC metro area, Wisp Resort lies in McHenry, MD neighboring Deep Creek Lake, making it a popular year-round destination. There are over 74,000 acres of State Parks and Forests. There has been growth in popularity as a resort area with an increasing number of people choosing to build or buy second homes here. We spoke with Patrick Kane, broker and owner, of Coldwell Banker Deep Creek Realty about the second home market in McHenry.

District Home Magazine: McHenry is well known as a year round destination for outdoor activities.What advice do you have to give to buyers that are looking for a vacation home in the area? Patrick Kane: The first thing a buyer should consider is what price range and amenities are important. Also, if they intend to rent the property whenever they are not using it. If they want to rent it, then lakefront is most desirable and understandably more expensive. There are so many places here that are close to parks and so many outdoor activities that are less expensive. The bottom line is simply, what do you want and how much do you want to pay for it. From there it is a matter of trading off some of the things that you might want for the added dollars that it will cost. DHM: There is also a large rental market.What are the advantages for both renting and purchasing a vacation home? PK: The advantages are obviously some income to offset the expenses of owning a second home. I would caution though that I would never suggest that someone could buy a second home and pay for it from the rentals. That is very unrealistic today. One thing that is gaining popularity is the “Fractional” ownership concept. You purchase a percentage of ownership in a home that would sell for well over a million, fully furnished, maintained and managed included in your price. (Perhaps $500-$600 thousand) You use the house for the number of weeks that you purchased and the other owners rather than tenants use it the rest of the time. We have found that most people don’t use their second homes anywhere near the amount of time they thought they would. DHM: When do you find is the best time to buy a second home? PK: I love this question! The best time to buy any home is when you have the money to do it. Sure, a lake property is probably best purchased in the winter or at least the end of the summer season and ski properties in the Spring. But seriously, the very best time is when you can afford to do it. Talk to a REALTOR® and be sure that they are representing you and not the seller.
