How to sell your house this summer Lessons learned by 1,741 successful home sellers last summer by Marjorie Dick Stuart
Seven success strategies for savvy sellers, serious about getting top dollar today.
Chances are your recollections will resonate with the buyer. Not long ago, a seller shared that Starbucks was so convenient, she threw away her coffee pot. Guess what her buyer told me? “I can’t wait to move and throw away my coffee maker!”
1. Be Mindful of Myths Find the facts. Just because you bump into Bob on the boardwalk, don’t believe everybody is in Bethany. Last summer, 1,741 homes sold in the District.
6. Focus on the Future Remember the reason you are selling…the big picture. Selling your house is taking a step to the rest of your life, not scaling Mount Everest. It’s not the challenge. It’s the solution!

Something for everyone means selling more ice cream. But you’ve only got a single scoop of one flavor. What if your house is boysenberry cheesecake and the buyer wants jamocha almond fudge? Smart sellers always serve vanilla…something for the most buyers.
That’s right, get out of town, relax and wait for good news. You won’t have to make your bed, pick up your clothes, do the dishes, or dash out the door every time someone wants to show the house. And you can negotiate surfside in your swimsuit and sign the contract on your iPad.

“This town (house) isn’t big enough for the both of us.” It’s you or your buyer. You’re headed out, so stage your house to make the buyer feel at home. How can you be sure your house is market-ready? It won’t feel like yours anymore. Remember, that’s what you want…someone else living there!
and 1,730 others Metropolitan Regional Information Systems
2. Make the Most of the Moment Inventory of homes for sale, already at historic lows, drops dramatically between the Fourth of July and Labor Day. Capitalize on reduced competition for the serious summer buyer.
5. Share Your Story Paint a picture. People connect with experiences they may share, not bricks and mortar. Mention memorable moments… remember why you bought this one… recall what has surprised and delighted you.

HAPPY BIRTHDAY TOGO! 1973 – 2013
From April 1 to June 30, to celebrate the 40th Anniversary of Togo, Ligne Roset offers 20% off all Togo products, in all fabrics and leathers.
LIGHT
CHAMELEON
So light, the Togo sofa, sofa with arms, loveseat, fireside chair, corner seat and ottoman can be easily moved around your living space, arranged and rearranged with very little effort.
Togo may be dressed in fabrics, microfibers or leather, either plain or patterned.
ALL FOAM HAND CRAFTED Its upholstery demands a unique traditional skill for which the human hand remains irreplaceable, executing the precise movements which produce the famous folds giving each piece of Togo its character and personality. The elasticity of the foams is regulated by the threads anchoring the padded buttons, which are covered in the same fabric or leather as the main seat. For a sofa, the upholstery process takes 4 hours for fabric covers, and almost 6 for leather.
The exclusive use of foam for its structure makes it a unique, supple, welcoming seat, with neither sharp corners nor hard spots, presenting no dangers to young children. Today, the latest technological developments in terms of polyether and polyurethane foams reaffirm the longevity of its exceptional comfort. Its structure is entirely composed of foam in three differing densities: two polyether foam densities and one high resilience polyurethane foam density. Its cover is generously padded with polyester quilting.
TIMELESS MODULAR
The purity of Togo’s lines, its all-enveloping architectural form and its organic curves all contribute towards its timeless, yet always current, allure.
UNIVERSAL Never out of fashion, its characteristic style enables it to integrate into all interiors. Togo will be just as at home in front of the fireplace of a country house as it will in a mountain chalet, a Haussmannian-style building, a high rise loft or an architect-designed villa.
NEW BORN The family is growing with a 2-seat lounge. A seat dreamt up especially for afternoon siestas or lazy evenings spent in the greatest of comfort.
Whether treated as independent seating, used in combination to create corner compositions or arranged in a U-shape, Togo lends itself to any and all layouts. Its compact dimensions and ultra-low, buttoned silhouette offer a convivial solution for both small and large spaces.

modern in kalorama When it came time to make way for grandchildren, longtime clients of Vincent Sagart asked him and his team at Poliform|sagartstudio to remake their Kalorama kitchen and family room into a comfortable yet modern space for gathering, entertaining—and some serious cooking. Sagart answered the call with a clean, fluid design featuring light and dark elements that flow together and connect to the intimate garden outside. “This is a great example of a harmony where materials and surfaces make their own statement,” Sagart says.

An indoor grill and powerful canopy hood set the tone for this top-of-the-line kitchen, where large ceramic floor tiles and quartzstone countertops are durable yet luxurious, and juxtapose beautifully against the deep tones of the wood cabinetry.
Sagart created a layout for easy flow between the kitchen and sunroom. “A good, practical circulation route makes tasks easy, and the absence of peripheral clutter allows the family to enjoy meals and company,” he says. He then bathed the spaces in sophisticated Kreon lighting, which creates a soft, cozy environment from morning through nighttime. With the little ones in mind, Sagart specified child-friendly surfaces in the sunroom “with plenty of areas to sit, read, play and learn.”
Finally, he designed large windows and glass doorways to connect the interiors to the lush environment outside—truly a modern jewel box hidden within nature’s canopy from the city beyond. photography by sagartstudio

After purchAsing his WAshington outpost, reinventing its kitchen became top priority for a venture capitalist and culinary enthusiast. his goal was to create a cheflevel culinary center that could withstand his relentless cooking style and that would double as an informal meeting and entertaining space. Visually, he wanted a clean, minimal open design while obscuring its basic functionality.
With those goals in mind, roy Wellman of pedini Dc, removed all the unnecessary walls, rotated the orientation of the kitchen 90 degrees, and expanded it to fit space. The result was one open space functionally divided into a space for entertaining and spur-of-themoment strategy sessions on one side and a hard working kitchen on the other. A large island, with a grey oak base and stainless steel top serves as a line of demarcation separating the two functions. fully integrated appliances, a flush mounted cooktop, and handless drawers were used to support the minimal look the client wanted. on one end of the culinary center, the 5-burner linear gas cooktop is integrated flush with the countertop. A speed oven and a convection oven were placed below to allow the client easy transfer of pans from cooktop to oven. At the opposite end is a large cleanup and prep
sink which can be covered by lowering the retractable faucet and sliding its stainless steel cover. White lacquer cabinetry along the back wall conceals two refrigeration columns, a large appliance center where smaller appliances are used and stored, and ample pantry storage. on the lounge side of the island is a fully-equipped bar, hidden in plain sight. A sink, dishwasher drawer, under-counter refrigerator and freezer drawers are integrated into the island. A wall of glass front cubes holds the spirits, glassware and tools needed to serve the perfect drink, but it’s primary purpose is to act as one large dry erase “whiteboard to ensure no good idea goes unrecorded. in his new space made to fit his style, he expects many good relationships to form and prosper.

New Again on N Street IDI Residential’s boutique condo project at 3250 N Street marks the final chapter in a property with many identities over the past 150 years. The property originated in the late 1800’s as two townhouses, which were purchased in the 1920’s and combined to become the historic Baptist Home of Georgetown. In 1967, DC banker Leo Bernstein purchased the home and converted it into a mansion with nine rental apartments attached to the main house. » » » » » » » »
A
fter purchasing the property in 2010, IDI recognized the need for “brand-new”, high-end condominiums in Georgetown and converted the project into nine luxury condos, designed by architect Dale Overmyer. After selling the main house and custom tailoring the finishes for the owner, IDI used modern luxury design for the remaining eight smaller units while maintaining the classic Georgetown feel. What sets these units apart is the charm of living in a historical home while benefitting from the luxuries of modern design and finishes. The top-tobottom renovation includes all new systems and IDI Residential’s signature design philosophy—a modern feel with clean lines and open space. The N Street Condo project’s luxury finishes include espresso cabinets and solid wood floors, Bosch appliances, Grohe fixtures and imported white marble counters and baths. In the first quarter of 2013, seven of the eight remaining units sold in record time with closings beginning in May. At our f irst site v isit to t wo dilapidated, hollowed-out shells, we found a collapsed roof with a view to the sky. Within the ruins and trash, illuminated by the sun, a tree grew. This visit inspired a building configuration of two duplexes around a courtyard with a tree at the center. The u-shape plan offers two flats with views to the street, courtyard and rear alley. The arrangement of the four units around the courtyard maximizes light and air and promotes social interaction and outdoor living. Each apartment features ample cross ventilation and abundant natural light on three sides. The residential units are situated on a unique Washington street at the border of an historic zone. The goal for the facade design was to preserve the original historic elements while referencing the building’s commercial history.

M y client and I w or k ed toget h er on her first apartment in the Somerset building in Chevy Chase but when she decided it was time to renovate and redesign again we came to the conclusion that her existing floor plan would not accommodate her vision and decided it may not be possible to achieve the overall look she was searching for. She had her heart set on a more contemporary style but did not want to leave her building so she decided to purchase a larger unit in the same building. When I went to see it she asked me, “Can you turn this into what I like?” When I saw that we had the layout and natural light for the look that she wanted, I said, “Yes!” After seeing the space, I knew that there would not be a single wall that would remain untouched, and that is exactly what happened. After a year of the largest renovation the Somerset had ever seen, we completely transformed the dated, dark space and updated it into a very modern, organic, and fluid floor plan that links all the living and working spaces in the apartment into one, while also giving you the possibility to enclose them if need be for privacy. Once my client and I discussed the vision and implemented our ideas, the apartment became a contemporary masterpiece. We worked with hues of gray to give a backdrop to the strong and colorful art she collects and were specifically commissioned for this apartment. By using Contemporaria designs, the space is fresh and cutting edge. by Deborah Kalkstein, dk@contemporaria.com

Designer Andrea Houck captures the splendor of Paris at this year’s DC Design House
A
well-designed space starts with an inspiration, which unifies the elements into a cohesive look. For Andrea Houck’s French Modern Bar in this spring’s DC Design House, Paris —known as the “City of Light”—served as her starting point. “I wanted to create the feel of a Parisian nightspot,” says Houck.“Many homeowners want to enjoy the glamor of a night out, while staying at home.”
French Modern MAgic
When Houck took over, the area had cabinets, a beverage refrigerator, and a sink. Houck replaced the upper cabinets with glass shelves and faux finished white base cabinets in an elegant burl walnut. She also upgraded the granite countertop for an exotic caramel onyx. Houck then layered in reflective elements for contrast. An eglomise mirror, accented with Venetian rosettes and backlit with LED lights, serves as the bar’s backdrop. For more shimmer, Houck chose an embossed, lacquered wallpaper and a pearlescent paint overhead. Contemporary light fixtures cast a warm glow. “It’s the mix of materials and finishes that adds magic to a space,” says Houck.
Andrea Houck also created the Side Hall in the 2013 DC Design House and proved that a hallway can command attention. Houck centered a contemporary acrylic console and original artwork by Elise Morris opposite the foyer’s archway.
