1. Why did you decide to follow a career in real estate?

I really had no choice. I graduated college with an art degree, couldn’t get a job in our small town and my parents told me I wasn’t allowed to waitress. They owned a real estate company, and basically said I had to come work for them!

2. What do you enjoy most about your day-to-day job?

After all these years I really love finding my buyer clients the right house, and giving my seller clients the best possible experience, from contract to close.

3. What advice would you give buyers and sellers in this current market that seems to have “slowed down” compared to the last 2 years.

2021-2022 were an anomaly… a moment in time which we may never see again. We saw rapid home value increases from 20, 30 and 40% in the shortest time period I’ve ever witnessed, and I have been in the business for 40 years! The housing market has “slowed” but it’s really just getting back to normal. The market changes and we have to change with it. For sellers, inventory is still very low so your home will still be front & center in buyer’s searches. However, we can be sure more homes will be coming on the market this spring and summer so we will see a steady increase in inventory as the year progresses. So if you’ve been considering selling, now is the time! For buyers, don’t let your dream or vacation home pass you by just because of the higher interest rates. Consider a 7 year adjustable rate at about 5% and refinance in the future when rates go down. Real estate is still the single best investment you can make!

4. What’s an example of something in your professional life that you’re particularly proud of?

I have always been a supporter of really local charities and Nonprofits. My favorites are the Historic Lewes Farmers Market - the History Book Festival - the Lewes Historical Society - Lewes in Bloom and the Greater Lewes Community Village. All of these groups count on my support each year and I’m happy to help. My group and I contribute a percentage of each sale to assure no matter what the market is doing they can count on us.

5. What’s the “secret to your success”? What sets you apart?

In a few words...consistency, commitment, and flexibility.

I can honestly say even after 40 years I’m as personally involved in the day to day business as I ever have been. Many of my counterparts have taken a di erent approach after attaining the levels of success that I have, and are much more behind the scenes. My team is led by my example. We have an outline on the way we handle each and every client. I have very high expectations of them and they all deliver.

Our clients and their best interest comes first and that is not just a “ tag line”. My team knows our goal every time is to deliver superior service and outstanding results. When you make the client the paramount focus and have that goal as your guiding principle, you will always have a steady stream of buyers and sellers that seek you out. All the marketing and advertising in the world cannot come close to equaling the return on this investment.

As you can imagine, in 40 years, this business has changed and evolved many times over. The key to staying on top consistently is to never stop doing the basics, but tailor the way we do them so they are relevant to the current market and our customers needs. Being willing to change and adapt - and coming up with new ways of staying ahead of our competition - has served me well.

DuPont Circle in Washington, D.C., combines an urban, hip feel with turn-of-the-century real estate. This neighborhood is home to a number of embassies and sits less than two miles from the White House. Partly due to that proximity, the DuPont Circle neighborhood is famous for its high concentration of political figures, with senators and ambassadors sitting down to lunch at the local cafes.

THINGS TO DO

Although there are plenty of homes for sale in DuPont Circle, it is mainly a shopping district and transportation hub. Connecticut Avenue runs right through the center, and comes alive at night, with nightclubs drawing crowds ready to hit the dance floor.

During the day, spend time at the Mansion on O Street—a tactile museum that offers excitement and intrigue for adults and kids alike. Be sure to make a reservation before heading to the museum since they do not allow walk-ins. After exploring the eclectic museum collection, grab a quick lunch or brunch at DuPont Circle restaurants like Zorba’s Cafe, Pizzeria Paradisio or the Tabard Inn. Between them, they’ve been serving up casual fare for almost 150 years. Art lovers will enjoy exploring The Phillips Collection, which is home to works by some of the most famous names in art, hosts numerous special exhibitions, and acts as a concert venue on Sundays from October through May.

The central location is a big draw for many residents. The constant flow of pedestrian traffic helps keep DuPont Circle one of the safest neighborhoods in the city.

DuPont Circle homes for sale are typically century-old row homes. Many of the townhomes have been converted into two, three, or four units, each with unique layouts—though you may have to utilize on-street parking, as attached garages are uncommon. This makes it easier to find more affordable housing options since subdivisions don’t carry the seven-figure price tag of many of the restored historical buildings.

TRANSPORTATION AND TRAVEL IN DUPONT CIRCLE

Buying DuPont Circle real estate puts you right in the center of downtown Washington, D.C., with the White House to the south, Rock Creek Park to the west, the Smithsonian to the north and Logan Circle to the east. Why did you decide to follow a career in real estate? What do you love most about being a realtor?

When I came to DC 19 years ago, I wanted to start looking for a property to buy because I did not want to rent. I was having bad luck with the realtors I was working with, so I decided to do it myself. I went to real estate classes and found that I loved learning about real estate. I got my license and bought 2 condos in DC, one as an investment and the other for me to live in. After that, I started getting referrals from friends and I was able to grow my network.

I think by far my favorite part about being a realtor is the contact with people and the relationships I build with my clients. I like to solve problems and I find helping others solve a problem, especially one as important as finding their dream home, is very rewarding. I love meeting people from all over the world and enjoy working with clients that are new to the DC area. When it comes to giving my clients advice and assistance, I try to provide a 360 view since real estate is so intricately connected to other decisions: so whether it be helping to find a school for their children, or to buy the right car for DC, to buy furnisher, to find a family doctor or a dentist or to remodel/upgrade their new dream home – I am there for them!

What are some of the challenges you’ve faced in the industry? How did you overcome those challenges?

Well, real estate can be very challenging! The real estate market changes so quickly, and

there are so many factors that can go up and down very quickly, like inventory, currency exchange rates, modifications on the tax code and mortgage rates. You need to be able to adapt to these changes quickly and that can be challenging. There are also many different sides to real estate and agents need to be able to wear many different hats. Dealing with various challenges over the years has made me quite resilient. I am profoundly convinced that knowledge, understanding client needs and hard work is the perfect formula to overcome the never-ending challenges in real estate.

What does your experience in your real estate career bring to your remodel/design business? How does that benefit your clients?

I think my real estate and design business go hand in hand. Buying and selling real estate for my clients helps me get to know their needs and to stay abreast of new trends in the market. Once my clients and I select a home that works for them, I like to help them transform it into their dream home. I am pretty good at seeing a property and visualizing what it has the potential to become. In theory, any home can be transformed into anything – but this is where it is important to know the budget we are working with and to gauge whether this is consistent with the cost of transforming a particular home. I try to bring all of this information together and walk my clients stepby-step through the process. Sometimes all it takes is a remodeled kitchen or new paint, but sometimes it takes a more comprehensive overhaul: whatever the case, I try to be a onestop-shop for my clients, putting them in touch

with the right contractors to bring our vision to life. Years ago, I was a pilot, and something that stayed with me from that part of my past is an appreciation for technology. I like to ensure that all homes I work with are up-to-date with the best technology. I also believe it is importance to building equity in each property in order to enhance the investment aspect. After all, the purchase of a property is most likely the biggest investment for the majority of all of us.

How would you describe your real estate and design business? Do you have a specific style?

I would say my style is a mix of old and new, mixed with classic and modern. I like to give new life to old homes, with a splash of modern finishes. I am a big believer in new technologies and feel that all homes should make the most of these in order to increase efficiency, security and comfort living. I want every home I work on to have a warm and livable feeling. But I also want the style of the home to last so that if my client wants to resell it, the new buyer can see themselves in it as well. It is smart to keep neutral finishes while adding small personal touches that could be easily changed.

Tell me more about what you have done to your home...

I bought my home in 2016. It was a great 1940’s home that needed updating: a perfect model for a makeover. My first step, as always, was to visualize what I wanted for the finished product. I needed more space so I started by building an addition to add square footage to the dining and kitchen areas. Next, I transformed

the garage into a bedroom, and completely redid the basement, adding a gym room, full bathroom, and cheerful lounge and family area. I replaced all the systems and windows in the house, added spray foam for better insulation, and paid particular attention to eliminate any possibility of water infiltration in the basement. Finally, the pièce de résistance: I raised the roof and expanded the attic to build the primary bedroom suite and balcony. To increase efficiency and security, I installed a backup generator and obtained a lead-free certificate. Since I am Italian, I wanted to make sure the kitchen and all the furniture were imported from Italy. I really enjoyed making this home the perfect home for myself and my fiancé. It is a joy every time we walk in.

What do you enjoy most about real estate and design?

I love to find homes with “potential”. A home I can remodel and transform into a dream home for my clients. Implicit in the remodeling is also the increase in value of the property that it represents. Not only is it rewarding to see my clients enjoy the finished product, but also reaping the benefit of the higher resale value!

Tell us about your first design project/real estate project.

My first design project was in 2013. My client was not happy with his contractor so he asked me to step in and manage the job. He trusted me to deliver the finished product. It was something very new to me, and I loved it! I was able to help with purchasing, designing and remodeling, and then reselling the home. My client was very happy, especially as we found a buyer even before the property was

completed! The whole experience made me excited to work on future projects.

What are some of your hobbies outside of the office?

I love to travel and explore the outdoors. In recent years, I have been on a mission to visit as many US National Parks as I can – my goal is to eventually visit all of them! I also love to play golf and tennis. But one of my favorite things to do is cook and entertain for all my friends. It is so nice to get back to socializing with friends, and I created my kitchen to be a great place for everyone to gather.

Do you have any news or announcements to make for DHM?

Currently, I am working with a few investors on new design projects in DC. One project that I am really excited about is a house that needs a lot of work. We plan to create something new and very “different” from the usual: a home that is warm and inviting while being very modern in design. More to come on this project, it will be on the market as soon as it is ready unless I decide to move in myself!!

1. WHY DID YOU DECIDE TO FOLLOW A CAREER IN REAL ESTATE?

When I moved to Palm Beach, I started working for some of the top interior designers in the area. I loved old and new homes, helping people living a better lifestyle, and finding the perfect space. I eventually branched off and started working on my own as an interior designer. My aunt is a realtor in Houston where I grew up, and I loved watching her work. From Interior design to real estate seemed like a natural progression. I had young children and I wanted flexibility with my career. I have been in real estate for 10 years now and love everything about it.

2. WHAT ARE SOME OF THE CHALLENGES YOU’VE FACED IN THE INDUSTRY? HOW DID YOU OVERCOME THEM?

The biggest challenge in real estate is getting started…. How to get a listing when you have never had one? How can a buyer trust you when you have never sold a house? It is a tough business to break into and I did whatever I could to get started. I finally got my first listing which led me to my next listing, which led me to new clients and more listings. Consistency and sticking with it are really what drive realtors to have a successful career in real estate.

3. WHAT DOES YOUR EXPERIENCE IN YOUR PREVIOUS CAREER BRING TO YOUR REAL ESTATE BUSINESS? HOW DOES THAT BENEFIT CLIENTS?

Starting my career in interior design has been a huge asset in my business. One thing I learned in interior design and retail is that some buyers/clients do not have always have the vision to redecorate or

imagine what a space could be when they walk into a home. Being able to be those eyes and guide them through what the potential could be to go through a renovation, décor or transformation of a property has been huge for me. Since I spent so many years in interior design in Palm Beach, I have all the best contacts. I can put my clients directly in touch with the top architects, designers, and landscape architects. Once my clients find their dream home, I can make sure they have all the tools to each room perfect for them.

4. HOW WOULD YOU DESCRIBE YOUR BUSINESS? DO YOU HAVE A SPECIFIC NICHE?

In the early years of my career, I sold a few condos in Palm Beach and I wasn’t planning on being an ocean front condo specialist. But it really has become a specialty for me. I know all the best buildings, who lives there, and what the amenities are all the best buildings in Palm Beach. I had a client that was interested in an ocean front condo but it was not in their budget so I introduced them to one of the golf country club communities and the next thing you know I am a club community specialist. I help place my clients in the right home, condo or community that best fits their lifestyle. Of course, I can and will sell everything and anything in between. I love to sell historic homes, homes in West Palm, Palm Beach Gardens but overall Ocean Front Condos and Club Communities are my specialty.

5. WHAT CAREER GOALS DO YOU HAVE FOR THE NEXT 5 YEARS? THE NEXT 10? WHERE DO YOU SEE THE PEAK OF YOUR CAREER?

My goal for my career is to keep doing what I am doing. I am approaching a unique situation, I am almost an empty nester – my son is in college and my daughter is off to college next year. I still can’t believe it!! Besides real estate, my other full-time job of driving the kids around town is sadly coming to an end. I really feel like I am just getting started, and I will have more time to commit to my business. I am already having such a great year that I am poised to catapult to the next level because I have the time to focus on my career.

I am just coming up the mountain now, I was thinking when I first started – “If I could just sell 10M then I will have arrived.” Well, I can sometimes sell that in a month. My career has really progressed over the years. I don’t see a pinnacle for myself. I think if I continue to commit the time and energy it will just keep getting better and better….

Building my team is a goal of mine, and I just added a new member to my team. She is a licensed assistant and I hired her to help me with showings and work with buyers. The goal is to continue adding more members to my team over time.

6. WHAT DO YOU ENJOY MOST ABOUT YOUR DAY-TODAY JOB?

Biggest surprise of my business and hands down my favorite thing are my clients. I have become very good friends with my clients and I did not expect this. It has been such a great joy to have my clients as lifelong friends.

7. TELL US ABOUT YOUR FIRST SALE.

I will never forget my first sale. My neighbor trusted me to sell her home and it was a success because I sold their house. I was able to meet some new clients at the open house and that lead me to my first ocean front listing, and I never looked back.

WHAT ARE SOME OF YOUR HOBBIES OUTSIDE OF THE OFFICE?

My hobbies outside of work are work, it is pretty much all that I do. Now my friends are clients and so I am always working. I love that I found a way to fold it all in because I love to work. But, some of my favorite things to do is traveling with my family and we love the Dominican Republic. I love that my job allows me to be able to travel and work remotely. But, when I do travel with my family, I try and find time to unplug and enjoy spending time with my family.

9. DO YOU HAVE ANY NEWS OR ANNOUNCEMENTS TO MAKE FOR DHM?

I have so much business on my plate right now, which is great! I have an amazing $15M listing on Hypoluxo Island, brand new construction there is nothing that this home does not have. I have 2 new listings coming up, one is on Point Menalapan a very exclusive community and the other one is an ocean front condo one of the newest buildings in over a decade in Palm Beach.
