Empowering people to recognize they can attain greatness and to help them achieve it is my greatest joy.

I have a unique ability to understand people, the challenges they need to solve to move forward. I’ve helped interpret American culture for my immigrant family, navigate Federal export programs for American farmers, transform D.C. trade associations to be more effective, de-mystify what it’s like to be gay, and coach buyers and sellers through the real estate maze.

I am grateful for the opportunity to help people every day. It gives me great satisfaction. I love this life.

EMPOWERMENT

My Clients Value What I Do

In

“We want ‘The John Mentis Experience’” is what a client once said to me to explain why they wanted to work with me again. I was humbled. Working with me they said they felt heard, educated, taken care of, and well-represented. Communication, honesty, knowledge, and a bit of humor are the keys to my success. Clients are so satisfied that they repeatedly buy and sell with me as well as refer their friends and family... 550 properties sold to date!

First Time?

Doing anything for the first time can be scary and buying or selling a home is no different. I’ll help you understand the big picture as well as lead you through the process step-by-step so you feel in control of your transaction and that you have strong support at your side. It can feel like a maze, but I’ve successfully led plenty of clients through it.

Trading Up?

Need more space? The reasons can vary from a growing household to a growing back account, but either way it’s often an exciting time. Let’s discuss what you have now that doesn’t work for you and what you need to accomplish in your move-up. I can help you think through and prioritize your needs and wants so we make the best use of your time and budget.

Downsizing?

Needing less space can be a sensitive topic as it’s often the result of a contracting household or contracting income. However, it also can be a time of brand new opportunities and a chance to do something different. I am sensitive to the changes life can bring and work hard to be supportive as a confidant, as well as your trusted real estate agent, because after all, it’s about the person more than it is about the sale.

Relocating?

With our growing regional economy, many people find themselves being relocated here. For more than a decade I’ve helped individuals, couples, and families make the move whether it’s through a relocation company or on their own. I’ve also helped clients sell their homes here when they leave, plus find great agents for them in places to which they move.

Investing?

Many people in our area want to make real estate a part of their investment portfolio. As an investor myself, I understand the challenges involved such as where to buy, how much rental income to generate, and who will manage your rental. In addition to the purchase, I can help you get the property rented and introduce you to property managers.

International?

Dreaming of a second or vacation home in Europe, the Caribbean, or elsewhere overseas? Through Long & Foster’s affiliation with Luxury Portfolio International in addition to my own personal connections, I can help you make those dreams come true.

Arlington’s most famous assets are the Arlington National Cemetery and the Pentagon, but the area also offers a fantastic blend of green space, business, culture, homes, dining, and so much more.

THINGS TO DO

Many people flock to the area for the multitude of attractions that are in the area. During the day, a trip to the Arlington National Cemetery is a must; be sure to visit the John F. Kennedy Eternal Flame and the Tomb of the Unknown Soldier. Popular memorials include the United States Air Force Memorial and the Pentagon Memorial, which has benches in honor of the victims who died on Flight 77 on September 11, 2001. Pentagon tours are available, but must be booked at least 14 days in advance.

If shopping is more your thing, the Pentagon City Mall offers a wonderful array of stores, although its focus skews upscale. Crystal City Shops offer an underground experience and

a nice list of options for lunch and dinner. If you enjoy spending time outdoors, you’ll want to visit Gravelly Point or Fort Ethan Allen.

Arlington14 | DISTRICTHOMEMAGAZINE.COM WINTER 2022-2023

ARLINGTON ARLINGTON Why

Arlington County is an urban community of about 26 square miles located directly across the Potomac River from Washington, D.C. No incorporated towns or cities lie within Arlington’s boundaries. Originally part of the 10mile square surveyed in 1791 for the nation’s capital, the portion on the west bank of the Potomac River was returned to the Commonwealth of Virginia by the U.S. Congress in 1846. This area was known as Alexandria City and Alexandria County until 1920, when the County portion was renamed Arlington County.

While perhaps best known to visitors for its wealth of tourist destinations, Arlington is an outstanding place to live and work. The County’s central location to the metropolitan area, its ease of access by transit, car, and airplane, its high quality residential neighborhoods, and its top-notch labor force have attracted a wide range of businesses and residents, helping our community grow and thrive. Arlington was recognized recently by Niche. Com as the “Best City to Live in America”.

Along with being the home of the Pentagon, the Marine Corps War Memorial (Iwo Jima), Arlington National Cemetery, and the United States Air Force Memorial, Arlington County is home to approximately 216,700 people. The County’s population is among the most highly educated in the nation and is increasingly diverse. It is estimated that one in four residents is foreign-born, with one in three speaking a language other than English at home.

Arlington shines as a key center for business, with the population swelling to about 279,100 people during the daytime. The government and services sectors account for roughly 75 percent of the 221,700 jobs in the county. High technology companies have continually located in Arlington County, as have many major associations and groups, including the Association of the U.S. Army, Navy League of the United States, National Rural Electric Cooperative Association, and American Chemistry Association. Fortune 500 companies also maintain a large presence here, with one plus being Arlington’s closeness to Washington, D.C., which makes it easier for the

companies’ representatives to travel a short distance across the bridge to carry out their national lobbying efforts and sales to the U.S. Federal Government.

With all that Arlington has to offer, it is certainly an excellent fit for anyone. Still unsure? Arlington has received wide recognition by various publications, sealing top rankings on the following lists:

• 2020 Safest Cities Award (by Insurify)

• Arlington Named Top Digital County for 2020 (by the Center for Digital Government and National Association of Counties)

• 2020 Most Educated Cities Award (by Insurify)

• Arlington Tops in Virginia in Tourism Spending (by U.S. Travel Association)

• 2019 Most Educated Cities Award (by Insurify)

• 2019 Award for Top Ranked Digital Counties in the Nation (by The Center for Digital Government and National Association of Counties)

• 2017 Top Large-Sized Community for Economic Success (by Fourth Economy Index)

• 2017 Best City for Millennials (by Niche.com)

• 2016 Best City to Live in America (by Niche.com)

• 2016 Best Place to Retire (by BankRate.com)

• 2016 Hardest-Working City in America (by SmartAsset)

2. After the game, head downstairs to the brand-new Ballston Quarter for an evening of drinks, dinner and games.

FIERY DATE NIGHTS

There’s no shortage of fun when it comes to a night on the town in Arlington. Here are a few ideas to get your planning started:

1. For a low-key evening, head to William Jeffrey’s Tavern on Columbia Pike for American pub fare by the pleasant fireplace. Then head down the street for an evening of laughs at the Arlington Cinema and Draft House for a comedy show and drink.

2. Warm up by the fire at Fyve Restaurant in The Ritz-Carlton, Pentagon City. Stay for an elegant Afternoon Tea, or enjoy dinner with globally influenced dishes prepared with locally sourced ingredients. Then you’re on your way to Crystal City for an athletic but wordless performance at the lauded Synetic Theater.

3. Start your date at Bayou Bakery for an order of signature beignets and a spiked hot drink to warm you up – perhaps a Captain Chai with spiced rum or a Cajun Latte with cayenne, cinnamon and bourbon? Head to the AMC Couthouse Plaza 8 to catch a blockbuster movie, then cap the night at Fire Works pizzeria for their popular wood-fired pizzas and outdoor firepits.

HOW TO USE THE 2023 PANTONE COLOR OF THE YEAR IN INTERIORS

Viva Magenta is the 2023 Pantone color of the year, a vivid shade that promises to trend worldwide. Now, let’s discover how to use it in interiors.

Pantone Color Institute has contributed to the new year’s trends by pointing out the year’s trend color for over twenty years. For 2023, the shade that promises to highlight interiors and the fashion world is Viva Magenta, an unconventional shade for unconventional times.

Pantone 18-1750 Viva Magenta is a soft red that is bold without being aggressive. It corresponds to the year’s maximalist trends and inspires excitement, optimism, and bravery; it’s the perfect shade for a brave year and promises to be the star of the best interior design projects. If you want to discover how to combine this trending shade with your upcoming interior design project, you have come to the right place. Keep reading for interior design ideas about using the 2023 Pantone color of the year in interiors.

The trend color follows the metaverse trends and explores the dynamic between Artificial Intelligence and human creativity while also representing a relationship with nature and technology.

Read on for some inspiration.

5.

HOW TO USE THE VIVA MAGENTA IN INTERIORS?

Viva Magenta is a great color for any room and style. You can use this powerful hue for a bold layout by adding it all over the wall or on a velvet couch, for example. But this shade is also a good option for a minimalist design, where it can add a pop of color to brighten the room. From dining rooms to the living room, the year’s trend color promises to highlight any area. Time for some examples of how to use this shade:

1. Use it to brighten up a minimal layout

In this ultra-minimal living room by HOMMÉS Studio, besides the clean and soft hues, the room is far from boring. The contemporary design set reflects a playful sophistication and vibrant vibe, thanks to the warm neutral colors and bright details combined with different materials, textures, and graphic pieces. One of the highlights of the space is the magenta sofa that makes turns the space into a bright yet minimalist design.

2. Make the color the Room’s protagonist

From eBay executive Bradford Shellhammer comes another inspiration about how to use the trend color of the year. Shellhammer loves art and design and decided to go with an eclectic approach to the design of his farmhouse. Colors are the star of the interior; they make the place to be what it is. According to Shellhammer, the idea came from the light that hits the barns from different interesting angles. The light makes the colors in the interior change throughout the day. The living room is one of the special home spaces, where a magenta hue gives life to a bright and energetic room.

3. Explore the contrast

Viva Magenta is a vivid color that can contrast nicely with dark shades, such as purple. From the home of Carice van Houten, the Melisandre from Game of Thrones, we can explore another use for the trend of 2023. The dutch actress is passionate about

pinks and covered her home with a rainbow of pastel and warm hues. In one of the rooms, bold dark purple walls contrast with a magenta armchair that brightens the room while also adding a playful vibe.

4. Create a luxurious atmosphere

From Mormon, Australia, comes another inspiration for how to use the Viva Magenta in interiors. In this luxury living room designed by Greg Natale, the hue is the star of the layout and creates a glamorous atmosphere. From the sofas to the artwork, the shade is all over the room, combined with golden details, and perfectly sets a luxurious vibe.

5. Combine it with analog colors

HOMMÉS Studio used white, beige, pink, and red to create a stunning layout where the colors give a playful vibe to a space that features midcentury modern furniture and sets a serene atmosphere. In this living room, the highlight goes to the armchair with an analog combination of magenta and orange.

6.

Use it with complementary hues

Another way to incorporate the Pantone color of the year into interiors is by using it with complementary colors, such as green shades. The Australian studio used a beautiful example of it to create a timeless and modern living room where the designer added some hint of magenta in the rug and room details to complement the green sofa beautifully and charmingly.

There are many ways to use the Viva Magenta and create stunning interiors; we discovered some beautiful inspirations that highlight the Pantone color of the year in interiors. SHANNON DUNN

1. WHY DID YOU DECIDE TO FOLLOW A CAREER IN DESIGN? WHAT DO YOU LOVE MOST ABOUT BEING A DESIGNER.

When I went to college I started with pre-med as my major. I ended up taking art history and design classes as electives. I really enjoyed the creative classes so much more than pre-med that I decided to switch to architecture as my major.

Over the years, I have evolved into an architectural designer, merging my 2 passions of architecture and interior design. I really enjoy the whole design process, from start to finish. There is an element of escapism, when I can get into my creative drawing zone and design the overall concept. During the construction phase I love working with talented craftsmen and then finally it’s wonderful to see people enjoy their new space.

In renovation projects, it can be difficult to work with existing conditions and maintain high standards of design, but I really enjoy the challenge to achieve both.

WHAT

To answer the question candidly, being a woman in the architecture industry has

been difficult since day one. At the risk of dating myself, my first job interview was at an architectural firm in Chicago and I walked into a studio of all men smoking at their drafting tables. I am happy to say that a lot of progress has been made however there are still challenges of being a woman in this business, mostly on the construction side.

3. HOW WOULD YOU DESCRIBE YOUR DESIGN BUSINESS? DO YOU HAVE A SPECIFIC STYLE?

My goal is always to a create space that promotes and sustains healthy, mindful, and productive living. I am very much an on-site presence throughout the whole design and build process with my clients. I try to learn about the conditions of the space and base my whole plan around the actual details which often requires reserving design decisions until after demolition. This creates a much more efficient process, especially with renovations of older homes. Once we know the as-built conditions, I focus on architectural details that matter the most, that have the greatest impact on the overall design. Then I am able to layer the additional design elements to the project.

I’d say my style is warm classic modern. Spaces that are not only beautiful, with crisp and clean lines, but also maximize functionality. I like the challenge of designing every square inch with efficient ageless design especially for older urban homes where space is often limited.

4. WHAT CAREER GOALS DO YOU HAVE FOR THE NEXT 5 YEARS? WHERE DO YOU SEE THE PEAK OF YOUR CAREER?

My goal is to grow my team and brand. I founded Linari Design and specifically did not include my name because I wanted to create something bigger than myself and all big design projects are definitely a team effort. We are planting the seeds for a collaborative lifestyle brand that could branch into all the many elements of design, especially related to wellness design. Whether it is a storefront or doing larger nonresidential jobs related to clean, healthy living.

5.

WHAT DO YOU ENJOY MOST ABOUT YOUR JOB?

I love seeing spaces that will have longevity for my clients to use and enjoy for years to come. Keeping the overall design classic, and straying away from trends that tend to be fickle and do not withstand the test of time.

6.

TELL US ABOUT YOUR FIRST DESIGN PROJECT…

My first project as an intern was to work on the design of a parking garage. That was as exciting as it sounds. My first independent project that means so much to me was to design a Wellness Residence. Paul Scialla, the founder of Delos asked me to design a residential

space incorporating every wellness feature I could think of. It was a conceptual project and the precursor and the basis to what would be later develop into the WELL Building Standard. These standards are what I use in my everyday life and how I help my clients design beautiful spaces with this in mind.

7. WHAT ARE SOME OF YOUR HOBBIES OUTSIDE OF THE OFFICE?

Being a mother of 2 active children, it is hard carving out time for the things that I enjoy. Between working full time and juggling the extra-curricular activities of my children, I love staying in a creative space. Whether it is being out in the garden, floral design, playing with fashion, or even creating some of my own original art.

8. DO YOU HAVE ANY NEWS OR ANNOUNCEMENTS TO MAKE FOR DHM?

We have three really exciting projects in Georgetown, DC. Two of the projects are a complete renovation, all the way down the studs. The other project in Georgetown is a refresh project. We are adding architectural features that will help maximize the space.

We are also working on a complete exterior and interior renovation in Potomac, MD. I see a lot of growth and am very optimistic about our future and feel like the possibilities are endless in the design world!

4 BENEFITS OF ADDING A FIREPLACE

Whether you’re constructing a new home or simply redesigning your current living space, there are many considerations that can truly make a house a home.

Amid budget considerations, design vision boards, specs and blueprints, amenities like a new fireplace can allow homeowners to celebrate the warmth, comfort and ambiance a fireplace or other hearth product can provide. In fact, 7 out of 10 of homeowners have a fireplace and usage has increased during all four seasons since 2020, according to research from the Hearth, Patio & Barbecue Association (HPBA), showcasing that including a fireplace in your construction or renovation plans is a gift to yourself and your family.

“When we’re designing our ideal homes, too often we may only think about what we want others to see and enjoy when they visit,” said Jack Goldman, president and CEO for HPBA. “The reality is visitors account for less than 1% of your in-home time. A fireplace is for you and your family, a personal addition that serves you and your household in more ways than you may realize.”

Consider these four benefits of including a fireplace as part of your next home update:

1. It can be a sanctuary from the ever-changing world outside. As people continue to spend more time at home, a fireplace can serve as a source of calm and relaxation, helping you and your family escape from the challenges daily life may throw your way.

2. It’s an artful piece of decor to display year-round. Whether it’s a centerpiece for your living room or family room, or an accent to your bedroom, bathroom or study, a creatively designed fireplace can provide an artful design element for your home, no matter the season.

3. It’s a safe, reliable heating source. A fireplace is an extra layer of security when weather wreaks havoc and can provide safe, reliable heat and lighting in the event of a power outage.

4. It can be the heartbeat of your home. Between screen time, remote work schedules and commitments to extracurricular

activities, many families experience fragmented home lives. A fireplace, though, can serve as a central gathering spot for you and your loved ones when together.

FIREPLACE SAFETY TIPS

Whether it’s the warm glow of the fire, the crackle of the wood or the deep penetrating warmth, woodburning fireplaces have a way of making people feel relaxed and at home. However, there are some precautions that should be taken to ensure safe operation:

• Never leave a fire unattended.

• Keep a fire extinguisher on hand.

• Keep small children and pets away from the fireplace.

• Clear an area of at least 3 feet around the fireplace of furniture, books, newspaper and other potentially flammable materials.

• Inspect gaskets, door seals and the chimney annually.

• Have the chimney professionally cleaned as necessary to ensure it’s clear of obstructions and creosote.

• Install smoke and carbon monoxide detectors.

• Utilize fireplace tools to tend the fire.

• Never burn garbage, rolled newspaper, charcoal, plastic or chemically treated or painted wood.

• Avoid using gasoline or any liquid accelerant to help start a fire.

• Do not overload the fireplace to avoid burning wood or embers tumbling out.

• Never close the damper until embers have completely stopped burning.
