PRIVATE EXCLUSIVES MYTH VS FACT What is a Private Exclusive? Is it Legal? “Private exclusives are used as a tool for a brokerage to market the property to their agents alone. Some brokerages/ agents claim that the seller can test the market at a higher price before they fully go to market, and that if they are not able to sell it then the owner can consider a more reasonable price. But a private exclusive cuts out all buyers who may not be working with an agent as well as buyers working with an agent not affiliated with the private exclusive company. Think of a small one-shop boutique trying to sell items versus putting them on the internet worldwide. I would rarely advise a seller to not let every agent in their market area go to work for them.” - Melinda Estridge Long & Foster Real Estate

“With a private exclusive, a home is not placed in the multiple listing service, but instead, marketed exclusively inside one brokerage. One brokerage includes only a fraction of the Realtor® population and excludes many buyers. The Federal Fair Housing laws were written to create equal opportunity for all and prohibit practices that make housing unavailable. Page one of the Fair Housing brochure, which is written by HUD, includes the following: What is prohibited? In the Sale and Rental of Housing: No one may take any of the following actions based on race, color, religion, sex, disability, familial status, or national origin: • Refuse to rent or sell housing • Refuse to negotiate for housing

• Make housing unavailable • Otherwise deny a dwelling

There are over 103,000 paying members of our multiple listing service, Bright MLS. Bright provides a market to reach every Realtor® who may have a buyer for a home and is the best way to provide housing access to all. In my opinion, excluding anyone from the opportunity to purchase a property is a Fair Housing violation.”

- Glen W. Sutcliffe

Long & Foster Real Estate

When inventory is low and homes are selling as fast as they are now, does a private exclusive listing make more sense? “Competition among buyers is always the best way to sell a property. In a market with limited supply, the way a seller will make top dollar with the fewest contingencies is to have the property in the MLS, exposing it to thousands of agents in real estate companies throughout the metro area and all of their clients. When a property is marketed to all Realtors® and the public, buyers tend to make their offers more competitive by doing pre-inspections and eliminating inspection, financing and appraisal contingencies. And with a private exclusive, a seller is unlikely to get multiple offers, which often drive up the price.” -Melinda Estridge

Long & Foster Real Estate

4

WE ASKED THE EXPERTS

Is there a benefit to the broker that takes a private exclusive listing? “Private exclusives can be self-serving for brokerages – a way to keep the entire commission within one company. If the seller accepts an offer during the private exclusive period, they will never know if by limiting exposure, they left money on the table or not.” - Melinda Estridge Long & Foster Real Estate

Why would a homeowner choose to sell through a private exclusive listing? “There are a few circumstances where private exclusives may be necessary, such as when sellers have valuable belongings, if the seller is ill or famous, or if a family situation makes it difficult to show the property. Otherwise, it is never advisable for a seller to allow one office or company alone to sell their home without having the full advantage of the entire market. I would be wary of an agent who tries to push this agenda.” - Melinda Estridge

Getting to know

Pam Ryan-Brye

Why do you love what you do? I love helping my buyers and sellers throughout every step of a transaction, and making their dreams a reality. I love looking at property and helping clients imagine the life they might one day build there. Most of all, I love forming enduring relationships with my clients, and meeting them at every real estate milestone.

What’s your biggest differentiator? I have over 30 years of industry experience and a background in interior design, both of which I leverage for my clients’ benefit to maximize results. I’ve called the DC area home since the 1970’s, and I look forward to every opportunity to help others find their place here just as I’ve found mine.

What advice would give to someone looking to buy or sell?

3624 Military Road NW, Washington D.C 20015

In today’s competitive market, it’s more important than ever to be a well- informed, prepared consumer. If you’re buying, work with both an agent and lender you trust, and become preapproved well before you find the right property. And if you’re selling, find an agent you can count on who will help you make educated decisions that drive the best results.

Riverdale Park

The Next Neighborhood

MARYLAND

It’s vibrant, it’s homey, it’s the next neighborhood on your watchlist. Riverdale Park, Maryland is located in Prince George’s County and just 6 miles from Silver Spring. The past few years have been focusing on the renovations to uplift this community, including the construction of new buildings centered on technology and innovation at Discovery District. The new Purple metro line will be finished by 2022, which will not only make commuting easier, but also expand business opportunities. Experts say that the station on Riverdale Road is critical for connecting other local transit systems and will likely get more people to explore that area. The local favorite for shopping, food, and entertainment, named The Station, is welcoming this change with exciting new events once the pandemic is over. Luckily, there are plenty of beautiful homes still on the market, and there are several plans for new apartment complexes that may be worth investing in. If you want to stay ahead of the curve, look into Riverdale Park, Maryland!

Trish Dunn

Realtor, Runner, Ready for Anything We sat down with Trish Dunn of Annapolis Fine Homes to ask her about her life, her work, and why she’s the ideal expert for connecting you to the Annapolis real estate market.

Trish’s main focus to get across to all of her clients whether they are a Buyer or Seller is that she deeply cares about their goals. What is it that they want to accomplish? What is their time frame? How do they want to live? Their goals are her goals. She wants them to be in a home that really suits their needs, and not just right now, but 5 to 10 and even 15 years from now. Sellers getting the most money for their home is a rush to Trish. “It’s a win. It’s a feather in my cap,” she says. Trish is also a licensed residential lender, so the finance arm of real estate is important to her. She understands that being honest with her clients is important. She is clear, decisive, and focused on their personal agenda. When a Buyer is unsure of what price range to look in, she pulls out her mortgage calculator and works rates and payments to help them navigate their search so that they have a complete vision of the home and neighborhood they can afford.

“As a full time agent and licensed residential lender, financing is an area that sets me apart from other agents. I keep up to date on rates, guidelines, and financial regulations so Buyers can make informed choices. On the Seller side, I am smart about a price that will move the home quickly, efficiently, and profitably. I know that in the current Annapolis market, sellers will reap higher net profits when listings are priced at market value to garner multiple offers.”

FUN FACTS: If you were a fan of Survivor, you may recognize Trish already! She was a cast member on Survivor: Pearl Islands. CBS producers indicated she was selected for her ability to “get the job done, mental toughness, excellent communications skills, perseverance, likeability, and humor.” Trish brings those same skills to her clients, successfully negotiating on behalf of buyers and sellers to achieve their real estate dreams. Furnishing a new space? Furniture rental company Feather launches in D.C.

With so many people moving due to the pandemic — from renters trying out new cities to families taking advantage of low rents and remote work to find new or secondary accommodations — everyone could use a little help in making the complex process easier. Enter: Feather, a furniture rental company on a mission to provide flexible, affordable and sustainable furnishings and decor to homeowners and renters across the country. Feather recently expanded to the Washington D.C. area — including the DMV, Baltimore and Richmond — making over 200 pieces of furniture, art and rugs available from their proprietary collection and beloved brands like Floyd and Leesa. Ownership has always been the norm when it comes to furnishing a new home or apartment. That means close to 20 billion pounds of furniture and furnishings end up in a landfill each year, making up seven percent of total landfill waste volume. It doesn’t have to be this way. Why spend thousands of dollars upfront to furnish a new space when you can rent stylish pieces for a fraction of the cost? Furniture rental also provides the ultimate freedom for those with sophisticated and evolving home design styles. As preferences and paint colors change, Feather provides flexible terms and an infinite number of furniture combinations to choose from. Feather furniture is designed with clean lines and Scandinavian influence top-of-mind, ensuring every piece is easy to incorporate into a variety of different homes and personal styles. Plus, you can rest assured that every item in Feather’s collection is built with durability, versatility and comfort in mind. In between owners, Feather refurbishes and thoroughly cleans and inspects every home item. Feather’s team will deliver and assemble all furniture, and pick it up when renters are done with it—completely taking the headache out of moving. If you need furniture for a new space, check out livefeather.com today.

7 HOME SELLING MISTAKES AND HOW TO AVOID THEM By: Polina Ryshakov, Director of Valuation for Sundae

Avoid these common home selling mistakes and sell your house without worry or added expense. Nearly every home seller feels stressed out by the home-selling process. That’s understandable, since your home is likely the biggest investment you’ll ever make in your life. Therefore, it’s also understandable that you want every part of your home sale to go smoothly. But no matter how hard we try to prevent them, home selling mistakes are bound to happen. And they can lead to thousands of dollars in lost profit. Fortunately, if you’re aware of these mistakes, you might be able to avoid them. Here are seven common home selling mistakes that you should put on your radar.

1.

2.

MISCALCULATING THE COSTS OF SELLING

SETTING A SALE PRICE THAT’S TOO HIGH OR LOW

Yes, it costs to sell your home. In fact, those costs can amount to 15% of the sale price. So, if you sell your home for $300,000, the costs subtracted from your proceeds could be $45,000. What are some of the costs of selling a home? They include:

Pricing your home incorrectly might mean you miss out on more money in your pocket or turn off potential buyers. If the price is too low, you could be cheating yourself out of thousands of dollars. If the price is too high, your home could linger on the market for months, forcing you to eventually cut the price. Relying on an off-market buyer like Sundae takes the guesswork out of setting a price, resulting in fairer compensation for you, the homeowner, and in a fast sale that bypasses the possibility of your home being stuck on the market for months on end.

Agent commissions Closing costs Home repairs Home staging

3.

4.

DISREGARDING NEEDED REPAIRS

FAILING TO PREPARE YOUR HOME FOR SALE

You might think that a prospective buyer won’t notice a broken dishwasher or a faulty HVAC system. Think again. If the potential buyer doesn’t notice it, then the home inspector they’ll hire almost certainly will discover it. If the inspector comes across a problem, it could prolong the closing date or even cause the deal to fall apart, costing you time and money.

Staging and decluttering your home are essential when you put your home on the market. Staging can highlight a home’s strengths and de-emphasize its weaknesses, while decluttering removes the perception that your home hasn’t been maintained well. Staging can easily cost $500 to $1,800 or more. Potential costs of staging include hiring a professional stager, paying for professional cleaning, and renting furniture. Once your home is staged and decluttered, be sure to maintain this. If you don’t stage, you could see the dollar amount of purchase offers fall below what you’re expecting. Also, your home might end up spending a lot more time on the market.

By selling to an off-market buyer, you can skip expensive repairs. How is that possible? The home will be purchased as is; repairs aren’t required. If you end up deciding to make repairs and hiring a contractor to do them, be sure to choose one with a good reputation. Unfortunately, far too many people fall victim to home improvement scams.

5.

BEING UNREALISTIC ABOUT THE TIMETABLE A home seller prays that their house will sell quickly. But a speedy sale is often out of reach. In 2019, the typical home spent about 68 days — more than two months — on the market. When you’re an anxious seller, 68 days can seem like an eternity. Also, there’s the issue of holding costs. The longer your home sits on the market, the more that real estate agents and homebuyers will think something is wrong with your house. That skepticism can scare off would-be buyers and their agents. If you sell your home to an off-market buyer like Sundae, your home won’t be on the market at all, paving the way for you to allocate less time to selling and more time to moving.

6.

DOING A DIY SALE Taking control of selling your home might sound attractive. But it can lead to an ugly outcome. For one thing, every task associated with selling your home falls on your shoulders when you undertake an FSBO (for sale by owner). Surprisingly, more than one-third of FSBO sellers don’t actively market their homes at all. Furthermore, there’s a substantial gap between the sale price of an FSBO property ($200,000) and the sale price for all homes ($275,000). Those numbers are from 2019. Other drawbacks of an FSBO sale include: Time on market. An FSBO typically takes longer to sell than through more traditional methods. Liability. A buyer might be upset that flooring was characterized as real wood but it turns out to be veneer, and then sue the seller. A seasoned real estate agent or seasoned buyer likely would catch an error like this. Paperwork. The flurry of documents associated with the sale of a house, such as contracts and property disclosures, can be overwhelming. If you’re selling a house on your own, you likely have no one to lean on for help with this paperwork.

7.

CHOOSING THE WRONG AGENT Not everybody is great at doing their job. This includes some real estate agents. So, if you hire an ineffective agent, you could be shortchanging yourself on the sale price or could wind up waiting way too long for your home to be sold. If you do want to hire an agent, here are five helpful hints for finding the best one: Ask for referrals. These could come from friends, relatives or colleagues. Hop online. Head to the internet to read reviews and other information about agents you’re considering. Visit an open house. If an agent you’re interested in hiring is hosting an open house, go there and see how they interact with potential buyers and the seller. Interview prospective agents. Meet with at least three agents to figure out who’s best suited to your needs. This way, you can get a sense of their communication style, approach to marketing, knowledge of your neighborhood and other traits. Read the fine print. Before you sign a contract with any Realtor, make sure you understand your obligations under the real estate listing agreement. 25

WHAT THE HOUSING MARKET LOOKS LIKE IN EVERY STATE By: Polina Ryshakov, Director of Valuation for Sundae

Despite the global pandemic as a backdrop, home sale prices went up all across the country in the past year. At the start of the coronavirus pandemic, no one could have predicted what would happen with the housing market. Typically, in a recession, home prices fall and people stay in their homes. The opposite occurred in the fall of 2020. As more and more office workers were given the green light to work remotely, some for an indefinite time period, and mortgage interest rates hit an all-time low, real estate sales spiked in almost every region of the country.

But how long will this housing boom last, and which states are feeling its effects the most? Sundae used data from the U.S. Census Bureau’s 2019 American Community Survey 1-Year Estimates (released in December 2020) and its own 2021 internal data on current housing market trends to compile a list of statistics that show what the housing market looks like in every state. These stats cover what types of homes exist in every state, how many people are owning or renting homes, the value of homes, and how many homes have been on the market over the past couple of months (it’s important to note that some of this data is constantly changing due to the pandemic). Our featured states this month: Maryland, Colorado, Rhode Island, and New Jersey

MARYLAND

COLORADO

Sellers in Maryland are enjoying record-high prices and less time on the market once homes go up for sale. Some cities in Maryland, like Baltimore and Elkridge, have been faring better than others, with nearly 1,000 homes selling per month in some places.

In Colorado, there were more buyers than there were houses in 2020, causing home prices to increase exponentially. Record-low home inventory, fewer days on the market, and homes selling at or above asking price are no longer unusual for the Centennial State.

RHODE ISLAND

NEW JERSEY

Rhode Island was a real estate hot spot when the pandemic hit. Homebuyers escaping big cities like New York and Boston converged on Rhode Island suburbs, raising prices and gobbling up luxury properties. The median price for single-family homes in Rhode Island rose from $285,000 to $320,000 almost overnight.

In New Jersey, homebuyers leaving New York for a more relaxing way of life may expect they’ll be working remotely for the foreseeable future. In fact, some of the hottest markets in New Jersey—Sussex, Monmouth, and Cape May—do not have easy access to New York, according to NJ Monthly.

Total housing units: 470,177 Vacant housing units: 63,003 (1.2% homeowner vacancy rate, 7.0% rental vacancy rate) Median rooms per house: 5.3 Bedrooms: 2.8% no BRs, 14.5% one BR, 30.1% two BRs, 37.6% three BRs, 12.0% four BRs, 3.0% five BRs Median gross rent: $1,043 Median homeowner cost: $1,837 (with mortgage), $736 (without mortgage) Average days on the market: 75 (9,190 homes currently) Current median listing price: $289,900 (3.4% less than 2020, 0.0% greater than 2019)

WHY OWN A TINY ECOFRIENDLY HOME IN CENTRAL OR SOUTH AMERICA? By Patrick Hiebert The tiny home, eco-friendly communities in Central and South America have been some of the most popular real estate offerings, both from a sales and a rental perspective, for nearly a decade. The meteoric rise of this movement raises the question: “What does simple living really have to offer?”

Patrick Hiebert is Chief Operating Officer for ECI Development, a company that creates value through socially responsible development of communities in Nicaragua, Belize, Costa Rica, Panama, and more. Patrick oversees all departments of the company’s efforts in Central and South American countries. More info available at www.ecidevelopment.com.

Tiny-Eco Homes, and Why You Should Join the Movement

What Makes Tiny-Eco Homes a Great Plan B

Most people learn sooner or later that an excess of material belongings tends to add stress to their lives. Possessions need to be maintained, and that can often be expensive and time consuming. So they decide to simplify their lives.

In the world of today, with stark political division, riots, civil unrest, a pandemic, and government lockdowns, an unprecedented number of plan Bs are being put into action.

They reevaluate their life strategy and adopt a more minimalist approach. They may downsize their home or sell extra vehicles. They even start enjoying life with fewer things.

What makes tiny-eco homes a popular plan B residence is that they are inexpensive to buy and lease, inexpensive to maintain, nearly free from utility costs, and as rentals have an excellent return on investment because they are such popular destinations.

Living a simple life doesn’t mean giving up luxuries. Tiny eco homes can still have high-speed internet, flat-screen TV’s, modern appliances, king or queen beds, and all the things you would have in a bigger home if desired.
