PRIVATE EXCLUSIVES MYTH VS FACT What is a Private Exclusive? Is it Legal? “Private exclusives are used as a tool for a brokerage to market the property to their agents alone. Some brokerages/ agents claim that the seller can test the market at a higher price before they fully go to market, and that if they are not able to sell it then the owner can consider a more reasonable price. But a private exclusive cuts out all buyers who may not be working with an agent as well as buyers working with an agent not affiliated with the private exclusive company. Think of a small one-shop boutique trying to sell items versus putting them on the internet worldwide. When inventory is low and homes are selling as fast as they are now, does a private exclusive listing make more sense? “Competition among buyers is always the best way to sell a property. In a market with limited supply, the way a seller will make top dollar with the fewest contingencies is to have the property in the MLS, exposing it to thousands of agents in real estate companies throughout the metro area and all of their clients. When a property is marketed to all Realtors® and the public, buyers tend to make their offers more competitive by doing pre-inspections and eliminating inspection, financing and appraisal contingencies. And with a private exclusive, a seller is unlikely to get multiple offers, which often drive up the price.” -Melinda Estridge

Avoid these common home selling mistakes and sell your house without worry or added expense. Nearly every home seller feels stressed out by the home-selling process. That’s understandable, since your home is likely the biggest investment you’ll ever make in your life. Therefore, it’s also understandable that you want every part of your home sale to go smoothly. But no matter how hard we try to prevent them, home selling mistakes are bound to happen. And they can lead to thousands of dollars in lost profit. Fortunately, if you’re aware of these mistakes, you might be able to avoid them. Here are seven common home selling mistakes that you should put on your radar.

MISCALCULATING THE COSTS OF SELLING
SETTING A SALE PRICE THAT’S TOO HIGH OR LOW
Yes, it costs to sell your home. In fact, those costs can amount to 15% of the sale price. So, if you sell your home for $300,000, the costs subtracted from your proceeds could be $45,000. What are some of the costs of selling a home? They include:
Pricing your home incorrectly might mean you miss out on more money in your pocket or turn off potential buyers. If the price is too low, you could be cheating yourself out of thousands of dollars. If the price is too high, your home could linger on the market for months, forcing you to eventually cut the price. You might think that a prospective buyer won’t notice a broken dishwasher or a faulty HVAC system. Think again. If the potential buyer doesn’t notice it, then the home inspector they’ll hire almost certainly will discover it. If the inspector comes across a problem, it could prolong the closing date or even cause the deal to fall apart, costing you time and money.
Staging and decluttering your home are essential when you put your home on the market. Staging can highlight a home’s strengths and de-emphasize its weaknesses, while decluttering removes the perception that your home hasn’t been maintained well. Staging can easily cost $500 to $1,800 or more. Potential costs of staging include hiring a professional stager, paying for professional cleaning, and renting furniture. Once your home is staged and decluttered, be sure to maintain this. If you don’t stage, you could see the dollar amount of purchase offers fall below what you’re expecting. Also, your home might end up spending a lot more time on the market.
By selling to an off-market buyer, you can skip expensive repairs. How is that possible? The home will be purchased as is; repairs aren’t required. If you end up deciding to make repairs and hiring a contractor to do them, be sure to choose one with a good reputation. Unfortunately, far too many people fall victim to home improvement scams.

BEING UNREALISTIC ABOUT THE TIMETABLE A home seller prays that their house will sell quickly. But a speedy sale is often out of reach. In 2019, the typical home spent about 68 days — more than two months — on the market. When you’re an anxious seller, 68 days can seem like an eternity. Also, there’s the issue of holding costs. The longer your home sits on the market, the more that real estate agents and homebuyers will think something is wrong with your house. That skepticism can scare off would-be buyers and their agents. If you sell your home to an off-market buyer like Sundae, your home won’t be on the market at all, paving the way for you to allocate less time to selling and more time to moving.

DOING A DIY SALE Taking control of selling your home might sound attractive. But it can lead to an ugly outcome. For one thing, every task associated with selling your home falls on your shoulders when you undertake an FSBO (for sale by owner). Surprisingly, more than one-third of FSBO sellers don’t actively market their homes at all. Furthermore, there’s a substantial gap between the sale price of an FSBO property ($200,000) and the sale price for all homes ($275,000). Those numbers are from 2019. Other drawbacks of an FSBO sale include: Time on market. An FSBO typically takes longer to sell than through more traditional methods. Liability. A buyer might be upset that flooring was characterized as real wood but it turns out to be veneer, and then sue the seller. A seasoned real estate agent or seasoned buyer likely would catch an error like this. Paperwork. The flurry of documents associated with the sale of a house, such as contracts and property disclosures, can be overwhelming. Despite the global pandemic as a backdrop, home sale prices went up all across the country in the past year. At the start of the coronavirus pandemic, no one could have predicted what would happen with the housing market. Typically, in a recession, home prices fall and people stay in their homes. The opposite occurred in the fall of 2020. As more and more office workers were given the green light to work remotely, some for an indefinite time period, and mortgage interest rates hit an all-time low, real estate sales spiked in almost every region of the country.
But how long will this housing boom last, and which states are feeling its effects the most? Sundae used data from the U.S. Census Bureau’s 2019 American Community Survey 1-Year Estimates (released in December 2020) and its own 2021 internal data on current housing market trends to compile a list of statistics that show what the housing market looks like in every state. These stats cover what types of homes exist in every state, how many people are owning or renting homes, the value of homes, and how many homes have been on the market over the past couple of months (it’s important to note that some of this data is constantly changing due to the pandemic). Our featured states this month: Maryland, Colorado, Rhode Island, and New Jersey

Sellers in Maryland are enjoying record-high prices and less time on the market once homes go up for sale. Some cities in Maryland, like Baltimore and Elkridge, have been faring better than others, with nearly 1,000 homes selling per month in some places.
In Colorado, there were more buyers than there were houses in 2020, causing home prices to increase exponentially. Record-low home inventory, fewer days on the market, and homes selling at or above asking price are no longer unusual for the Centennial State.

Rhode Island was a real estate hot spot when the pandemic hit. Homebuyers escaping big cities like New York and Boston converged on Rhode Island suburbs, raising prices and gobbling up luxury properties. The median price for single-family homes in Rhode Island rose from $285,000 to $320,000 almost overnight.
In New Jersey, homebuyers leaving New York for a more relaxing way of life may expect they’ll be working remotely for the foreseeable future. In fact, some of the hottest markets in New Jersey—Sussex, Monmouth, and Cape May—do not have easy access to New York, according to NJ Monthly.
