THE

Real

FACE OF

REAL ESTATE

Q. Why did you decide to follow a career

in real estate?

A. Real Estate is my second career.

After an 11-year career in Finance, I wanted a career where I could interact intimately with different kinds of people at different stages of their lives and engage in my community. Real Estate checked all those boxes. On one hand, it can represent a major milestone in someone’s adult life. It can also mean the closing of one chapter to start a new one. It can be emotional and well as strictly business. Real Estate also allowed me to add value in areas of real estate that are negatively impacting the rich culture and long-standing citizens of the District.

8 | DISTRICTHOMEMAGAZINE.COM

Q. What are some of the challenges

you’ve faced in the industry? How did you overcome them?

A. The biggest challenge to this industry is developing yourself as not just a Realtor but a knowledgeable and resourceful Realtor. Being able to develop and become an expert in the field so that I am presenting the best analysis and best options for my client is of the utmost importance. As a Realtor, I never stop learning or exploring new opportunities or developments in real estate in which my clients can capitalize. Another challenge was adjusting to how predatory real estate can be. One way I approached that challenge was FALL | WINTER 2021

to have free seminars on current home values to seniors and residents in neighborhoods that were experiencing “transitioning”. I also started a blog at that time that gave helpful insight into how development in certain neighborhoods was impacting the market value of its current homeowners as well as renters. I also participated in seminars aimed at educating lower-income buyers on the merits of homeownership and how to attain wealth through real estate.

Q. What does your experience in your previous career bring to your real estate business? How does that benefit clients?

A.

What is real estate other than one HUGE financial transaction? My finance career brings the ability to forecast and provide financial data and analysis to my clients. I am also able to be that conduit between the real estate market and my clients by helping them understand the market value of their asset or the market value of their buying power.

Q. What drew you to your current real

estate team? What were you looking for?

A. WWhile I am not a part of a team, Long & Foster gave me access to knowledgeable agents who were like-minded in the sense that they cared and worked for their community. Q. How would you describe your business?

Are you focused on sellers or buyers? A specific niche?

their agent, they will know that they are contributing to a bigger picture of community building and growth.

Q. What do you enjoy most about your day-to-day job?

A.

I love getting to know my clients and how they choose to live. I enjoy the mobility and moving throughout the city. The creativity in preparing a property to be presented for sale is the highlight of my job.

Q. Tell us about your first sale. A. My very first sale/client was a Secret Service Officer who just moved from New Orleans with his wife. They were looking for a home to begin their family. I am beyond grateful to that couple because they entrusted me to guide them through the homebuying process. It was then that I truly understood, respected, and valued the enormity of trust that my clients give when you are working with them during one of the most important moments in their lives. They are the reason I have tried to continue to better myself as an agent and never stop learning better ways to serve my clients. Q. What are some of your hobbies outside of the office?

A. Volunteering throughout the community for underserved communities as well as PAVE (Parents Amplified Voice for Education). Running. Soccer Mom Supreme.

A. My “niche” is presentation and expert advice on how best to showcase your property or how to best present the buyer as a highly competent competitive buyer. A buyer will want my listing because it looks fantastic, and they can envision themselves there. A seller will choose my buyer because they have been presented as a strong buyer who will deliver on a contract. As a 5th Generation Washingtonian, I love the District. My business is not just about buying or selling a particular property but contributing to and sustaining a living community. When selling a home, I focus on creative marketing that highlights the best qualities of a home as well as the neighborhood that comes along with it.

Q. What career goals do you have for the

next 5 years? The next 10? Where do you see the peak of your career?

A.

For the next five years, I would like to develop into a business brand that is known for integrity and that contributes to the community as a whole. When a client chooses me as

NATIONAL AIR AND SPACE MUSEUM The National Air and Space Museum is undergoing a monumental multi-year renovation, which began in 2018. Transforming every visitor’s experience, the museum will use creative and dynamic techniques to engage visitors while they are at the museum and after they leave. All 23 exhibitions will be completely reimagined, with new presentation spaces and attractions. The museum’s flagship building on the National Mall will temporarily close to the public March 28, 2022, until fall 2022 to complete work on the first new galleries in the west wing of the building. This closure is needed to ensure the continued safety of visitors. To provide the best visitor experience, the museum’s west-end galleries will open all at one time; their opening date will be announced next year. The Steven F. UdvarHazy Center, the museum’s companion facility in Chantilly, Virginia, will operate as usual with regular visiting hours and events. The museum will also continue doing virtual events and has robust online materials about the collection. The west-end exhibitions opening in fall 2022 will include “America by Air,” “The Wright Brothers & the Invention of the Aerial Age,” “Nation of Speed,” “Thomas W. Haas We All Fly,” “One World Connected,” “Kenneth C. Griffin Exploring the Planets Gallery,” “Destination Moon” and “Early Flight.” The museum store and Albert Einstein Planetarium will also open in the fall.

Natural History, the Tomahawk cruise missile at the National Museum of the American Indian, the PT-13D Stearman Kaydet aircraft at the National Museum of African American History and Culture, the Huey helicopter at the National Museum of American History and the Goddard 1935 Series-A Rocket in the new “FUTURES” exhibition at the Arts and Industries Building. The museum is also working on additional ways to share its content at other Smithsonian locations on the National Mall during the closure. The museum has also greatly expanded its digital offerings in recent years, including online programs and activities, greater access to its collections and stories of aviation and space pioneers. These include: • Regular online live chats with museum experts and guests such as astronauts • Online storytime • Virtual scavenger hunts • And marquee lectures from leaders in aviation and space exploration

The second half of the project will begin at the end of March 2022 with the deinstallation of the east wing of the building. The completion of that wing, the culmination of the project and the opening of the remaining exhibitions are currently scheduled for 2025.

Online content is available at airandspace.si.edu.

While the museum on the National Mall is closed, some of its world-class collection and items related to air and space content can be found in other Smithsonian museums, including several meteorites at the National Museum of

INSPIRATION:

ounded in Weimar in 1919 by Walter Gropius, the Bauhaus was an active school of architecture, art, and design until 1933. Established as a place of experimentation, the school made an ideal fusion between art and crafts, embracing the challenges and the needs of industrial production and combining aesthetics and functionality in a new language.

artists. Starting from the principles of this movement, the German photographer Stefan Berg describes the Bauhaus building in Dessau, designed by Gropius himself, where the school moved from 1925 to 1932. His photographic contribution opens up an unprecedented contemporary perspective on the aesthetics of functionalism.

The teachings of the school did not exclude any art or profession, from painting and sculpture to weaving, furnishings, and graphic design. Yet, at the center of the teaching, there was architecture and its principles: geometry, rigor, purity, functionality.

Berg guides the observer on an imaginary path, inside and outside the building, which allows you to observe the elementary themes of this movement: light, proportion, surface, space, and materiality. The artist’s mission is to illustrate the very idea of the Bauhaus, making it tangible through the photographic medium. With a contemporary look, Berg investigates how the principles of the school are manifested in the Dessau building and how artistic form and technological functionality can be considered a new unique entity.

Today the Bauhaus is considered to be one of the most influential and significant expressions of the modern movement worldwide and a point of reference for all subsequent generations of architects, designers, and

KITCHEN DESIGN

TRENDS

FOR

1. TEXTURED SPLASHBACKS Is there anything more interesting in a kitchen than a textured splashback? In addition to worktops, splashbacks are quite often the first element that’s noticed when walking into a kitchen. Elevated from a purely practical role, like cabinetry, the once humble kitchen backsplash has taken on more of an architectural feel, with luxe materials and a new industrial aesthetic becoming the norm rather than the exception.

2022

If you want to incorporate not one, but two hot trends for 2022, then give the standard subway tile a luxury touch with marble. While the classic glazed subway tile is still a stylish option, opting for either a marble-effect finish or rectangular tiles made of the natural stone itself is a great way to elevate an otherwise simple scheme. It’s also a pocket-friendly option – smaller marble tiles are often much more affordable than trying to cover the same area with one slab or large panels.

2. ADD A POP OF COLOR Throw out the rules in favor of unexpected paint colors! Kitchens are rife with color opportunities, from appliances and flooring, to window treatments, kitchen tile ideas and cabinets. Because wood can come in more than just various shades of brown. You can get all those lovely natural textures that come from raw wooden kitchen cabinets but opt for a colored stain for a bolder look. You really can have any color you want, creating something unique to the individual. Color and texture? That covers two of the biggest kitchen trends for 2022 at the same time. 16 | DISTRICTHOMEMAGAZINE.COM

Another outlet to display color is to change your kitchen styling or paint a wall. It is also the easiest and least expensive option because either can be easily updated should you tire of it. The color in a kitchen – be it on walls or fittings – should last for at least five years, minimum, so try to look beyond immediate trends and choose a kitchen color scheme that will keep you feeling good long term. Choosing color is a personal experience.

3. PANTRIES, PANTRIES, PANTRIES Pantry cupboards have been staples in traditional kitchens for centuries. In the last few years, pantry ideas have established themselves as one of the must-have items in modern homes. It’s about organization and making the most of the space you have. Having a pantry frees up entire walls to be left free, have a beautiful piece of artwork, or display accent pieces. Pantries have become more popular than ever recently, as we embrace more ecofriendly lifestyles. Bulk buying, hoarding your jars of preserves, fermented foods and bottled vegetables from the summer garden are all things that become much more achievable with a pantry. The pantry space will continue to be an important part of any kitchen for food storage and preservation and people will grow their own fruit and vegetables in the desire for self-sufficient living. It’s only natural to be concerned that a walk-in pantry might be a waste of space. Pantries don’t by any means need to be large – for example, a narrow box room with no natural light can be transformed into an ideal place to store food. Take

note of how much space is needed for your walk-in pantry. If you’re building or redoing a kitchen and wish to include one, make sure you have enough room.

4. SUSTAINABLE DESIGN CHOICES Speaking of living more eco-friendly lives, this is also having an impact on the materials we are now choosing to build our kitchens from. The demand for ecological natural materials is still high. A beautiful and unique texture can radically transform the look of the entire kitchen. Therefore, the most striking representatives of nature are wood and marble, rather than too polished or plastic. The concept of mixing materials will continue and we will see the trend for upcycling, reuse and hand-crafted pieces develop.

can be explained by many factors: convenient operation, the ability to place cabinets outside the box, freely combine facade and finishing materials. In addition, the fronts without handles accentuate much less attention, without overloading the look of the kitchen set. They offer a more pared-back, streamlined look. It’s all about simplicity and a focus on cabinetry details. If you prefer not to have push-open cupboards, then recessed handles provide the same sleek look and can be lined with contrasting colors and materials to add interest.

5. HANDLELESS CABINETS The latest modern kitchen ideas are all about multi-tasking, free-flowing designs with a paired-back look. Technological advances in push-open and close doors means that it has become possible to dispense with handles in both wall and base cabinets. The “touch to open” system’s advantages FALL | WINTER 2021

The site was a rare find inside the beltway along the flowing Sligo Creek on a high cliff. The clients were in love with Sea Container modernism. Indeed airplanes, cars and more were a big part of Arun’s life and passion. The elegant simplicity was a keen element for both Arun and Archana. Looking over the creek in a well-wooded neighborhood was a magnificent plus.

The design construction is a simple 4-sea container-hybrid. The home is constructed with 4 - 8’x40’x 9’6” tall sea containers split apart. A two-story living room 20 ft wide is a simple TJI span. The entire home sits on a concrete basement/foundation with an attached workshop/garage. The second floor has access to a green roof food garden well away from the never-ending deer/rabbit invaders. The use of extended steel/glass “bump-outs” added the key ingredients to widen the container rooms with views left, right, and skyward.

MODERN KITCHEN & BATH UPGRADES

U

pgrades happen for all kinds of reasons, but one of the most common purposes of a home renovation is to make essential spaces like kitchens and bathrooms more modern.

window treatments. For example, touch-to-open and push-toopen doors and drawers create a sleek, modern design while opening and closing with either a push or touch of a button for convenience.

Modernizing your spaces isn’t just about the aesthetic, although that is a major advantage, especially when it comes to resale value. Updating your kitchen and bath is also an opportunity to introduce new technology and enhancements that improve the function of these high-traffic rooms.

Similar diversity is available in the bathroom, where you can incorporate connected health and fitness monitors, touchless toilets, mirrors that double as information centers, towel warmers and even showers that automatically adjust to your preferred temperature.

Modern styles simplify everyday living and can make contemporary entertaining more enjoyable. The sleek lines of modern design lend themselves to a clean look, which is supported by hidden features that make organization easier.

PAINT

SMART TECHNOLOGY

Changing the colors in a space is one of the most effective ways to transform the decor, but the walls aren’t the only place where paint can make a big impact, especially in rooms like the kitchen or bathroom, where the cabinetry can make a bold statement.

Although the idea of a connected home isn’t new, technology is steadily improving. This means smart features are now often more affordable, easily integrated into the rest of your home and available to help manage a wider range of household items. In the kitchen, you can add smart technology in numerous ways, from appliances and climate control to lighting and

Black is a hallmark of modern design and installing cabinetry with a black finish can instantly upgrade a room. To create visual interest, consider incorporating accent cabinets in a coordinating finish. For example, you could pair Wellborn Cabinet’s Midtown wall cabinets finished in Matte Ebony with upper center cabinets finished in Putty Oak. An island in Bel-Air

can incorporate both dark and light tones for a cohesive look.

DECORATIVE RANGE HOODS An exposed range hood is a trendy look that can add sophistication to your kitchen. Treating this functional element as a statement piece gives you another place to showcase your style and create a sleek and modern look. If your hood is covered, consider making the cabinet door a focal point with a material such as back-painted glass.

MULTI-PURPOSE SINKS While your sink has some obvious functions, you can upgrade the space for even more practical use. Some of the latest sink design innovations include built-in features such as cutting boards, colanders, bowls, drying racks and compost areas. In addition, motion-activated wastebaskets with separate compost or recycling containers provide hands-free access to reduce unwanted messes.

TOUCHLESS FAUCETS

metal doors in Sand Gloss Glass marry heirloom quality and contemporary finishes for a beautiful and functional space.

FREE-STANDING TUBS A luxurious soaking tub is a top demand for many homeowners, and trends are moving toward free-standing options that create a focal point in an oasis-like bathroom. You may be envisioning an old-fashioned claw-foot style, but there are numerous modern takes on the traditional version that can fit seamlessly into your modern design scheme.

WOOD-LOOK FLOORING Natural wood floors were once the gold standard, but thanks to improvements in the quality and appearance of laminate and vinyl products, you can find alternative flooring in even high-end homes. Laminate and vinyl planks give the same look as wood (or stone, if you prefer) to complement a modern aesthetic, usually at a lower price point and with greater durability over time. Find more ideas to modernize your living space at wellborn.com.

Public restrooms aren’t the only places you can benefit from a touchless faucet. At home, the feature may come in handy when your hands are full or filthy. An automatic water flow is convenient and can help keep germs and grime under control. For the most on-trend, modern look, coordinate your faucets with other bathroom elements finished in gold hues, such as a laminate veneer vanity in a highgloss gold finish.

CABINETRY Collectively, cabinets are the biggest component of most kitchens. Since kitchens tend to be the hub of the home, it’s important to maintain a homey feel while adding the luxury of modern features. Using warm colors, gold-toned hardware and sleek door styles can deliver a glamorous yet welcoming design. For example, Wellborn Cabinet’s Aspire Full Access Frameless line features flat molding and flush lines to create a thoughtfully integrated flow throughout the kitchen. lorida has seen steady growth since it attained statehood. It became a haven not only for retirees but also for couples just starting their families. The main lures, many speculated, are fine weather and a slower pace of life. Tax rates were also known to be among the lowest of any state. Owning real estate in Florida has, therefore, been a common dream of people who dig ease and comfort either as an everyday routine or as they walk toward the twilight of their lives.

The state has great regions and your interest in real estate can be realized with much less hassle when you commission the right people to assist you in your quest for a spot in this vast haven. One great opportunity you should not miss is the real estate show. Feast your eyes on the new communities waiting for you in Florida without having to set foot in the state. REPRESENTATION

Once you are sure that you want a home in Florida, you have to decide on what type of representation you prefer. If you do not have sufficient knowledge of the ins and outs of buying real estate, you need some form of representation. Here are some of the alternatives and the range of assistance you can expect, including how helpful they can be in your best interest: • SINGLE AGENT: Your relationship with a single agent under normal and ethical practice is to be entirely by your side. Their responsibilities include honest and fair dealing, confidentiality, full disclosure, loyalty, obedience, accounting of funds, presenting offers and counter-offers, FALL | WINTER 2021

ES and disclosing all known information about the property that may affect future or present value among others.

• TRANSACTION BROKER: This person acts both as your agent and as a representative of the sellers. He is on neutral ground, so basically, confidentiality is limited. • BUYER BROKERAGE: This kind of representation requires you to enter into a contract with the broker where they will be your agent for a specific amount of time. Be careful about signing the contract because the fine print may have tricky provisions like payment of brokerage fee to be shouldered solely by the buyer.

Other representation alternatives have special designations. Included in this group are agents classified based on their education and or experience:

Lawyers are, however, the best representation that prospective real estate buyers can trust. The lawyer represents only you and nobody else and is therefore bound to give you sound practical and legal advice. It is always a prudent move to allow your lawyer to scrutinize every document before signing it. While all lawyers have basic knowledge of real estate law, those specializing in real estate have more experience and know how the game is played. Getting the services of a practicing Florida-based lawyer would be best as real estate in Florida legislation may differ from that of other states. DISTRICTHOMEMAGAZINE.COM | 33

POISED FOR POPULARITY 2022 bathroom technology trends

The bathroom is one of the most personal spaces in the home. Whether you’re energizing your body or relaxing the mind, the bathroom is utilized for many reasons throughout the day. Technology is transforming how the bathroom is used, elevating these daily experiences in new and exciting ways. “Technology enhances our daily rituals by providing a variety of sensory experiences,” said Carrie Seymour, Kohler Director of Consumer Insights. “When integrated thoughtfully into the space, technology blends in seamlessly, helping us move through our routines without having to stop what we’re doing to switch tasks.” Seymour shares some of the top trends that are poised for popularity in 2022 and beyond. These upgrades not only enhance your personal use and enjoyment of the space, but also add to your home’s overall value. 40 | DISTRICTHOMEMAGAZINE.COM

SMART TECHNOLOGIES The boundaries of a smart home continue to be pushed, so it’s no surprise smart technologies are transforming bathrooms nationwide. Imagine this: Wake up and go to the bathroom and turn on lights with voice-activated lighting. Wash your hands with your digital, touch-free faucet. Learn the weather forecast through your smart mirrors. Next, step into the shower and enjoy an immersive sensory experience. The Moxie showerhead transforms the average shower with luxurious spray and a best-in-class high-quality audio speaker with sound by Harman Kardon. Whether you want to wake up or wind down, stream your favorite tunes from your digital device to the speaker, which easily detaches so you can bring it with you throughout the house as you go about your day.

This heated seat comes with an easy-to-use touchscreen remote that allows you to adjust water temperature, pressure, seat temperature and air-drying. A built-in night-light illuminates the bowl, and the self-cleaning stainless steel wand uses UV light for added cleanliness.

COMFORT AND CONVENIENCE TECHNOLOGIES The bathroom is transforming into a space that serves as a personal oasis, so people are willing to invest in things that make it feel like their own escape from the busy world. Comfort and convenience are now priorities, with enhancements often mimicking what might be seen at an upscale spa. For example, heated flooring keeps feet comfortable, especially in cooler climates and cold seasons. Installing warming drawers or heated racks allows people to wrap themselves in a toasty towel or robe after bathing. Extras like an under-counter refrigerator keep chilled beverages within arm’s reach as well as store high-end facial and personal care products.

LUXURY TOILETS With people spending more time at home, they’re realizing the value in investing in the things that improve their life. When you think about your time in the bathroom, it often involves the toilet. And if you’re going to sit on something multiple times throughout the day, you might as well make it spectacular. Luxury toilets are the ultimate indulgence, such as the Kohler Eir intelligent toilet. This upscale toilet starts with artistic style, featuring flowing lines and personalized finish detailing with a sleek tankless and skirted design. With a full complement of convenient features including heated seat, customizable cleansing, night-light, hands-free opening/closing, automatic flush, plus a touchscreen remote, nothing else compares. “Technologies are transforming the bathroom experience to enhance all the senses,” said Seymour. “No matter your budget, there’s something for everyone to make the bathroom their own.”
