Reinventing Right Brain Real Estate Marketing Joseph Poduslo talks cutting through the data and the changing landscape of creative marketing Today, real estate professionals are drowning in a sea of data from first to third parties and, while many argue information is power, all this data may be at the expense of creativity, the backbone of marketing itself. According to the Institute of Practitioners in Advertising (IPA), the effectiveness of creativity went down 39% last year. The reason for the drop? Information overload is making us too left-brained, too data-driven and too analytical. We all know the left brain’s role is to find order and logic but therein lies the problem. As human beings, we are often illogical and unorderly. As consumers, we can be spontaneous, impulsive and act and react emotionally to inputs. Most consumers make up to 85% of their decisions emotionally. How then can rational data impact or influence buying decisions?

The Lenzner Home was wildly approved within one hour by the DC Historic Commission. Lyrically the design was inspired by the clients hovering two hands apart and together, a cradle for the family and its love of art. To design shoes that fit the owner, we search deeper into site connections, metaphorical links, contextual storytelling, neighborhood and client metaphors. I find these in the context of natural surroundings, myth and metaphor‌stories of the souls embedded within the spirit of place. Once past the basic zoning and appropriate massing of a design, where does the lyric of true aesthetics begin and end, if not in the people, the place, and the past meeting the present.
