5 Simple Ways to Give Your Home Curb Appeal Spring is the perfect time to give the outside of your home a fresh facelift. Even if you aren’t trying to sell your home, there’s a real benefit to enhancing and maintaining your home’s curb appeal. Exterior upgrades consistently rank among the best home improvement projects for their strong return on investment. That’s because many of these strategies are fairly simple and relatively affordable solutions. While some homes may benefit from more extensive and expensive updates, like repaving a damaged driveway or replacing old windows, there are many simple, low-cost updates that you can tackle yourself. The first step is to assess your home’s appearance, but this time, look at it from a home buyer’s perspective. Imagine that you are seeing it for the first time, and then make a list of the characteristics that stand out immediately, and which ones you want to highlight.
To help get you started, here are some areas to evaluate: Lighting – A dimly lit walkway is not only dangerous, it’s also uninviting. Pathway lighting products are available in a wide variety of designs and price ranges, but even some of the more economical options can be visually appealing at night.
Also consider upgrading the lighting on your front porch. There are many light fixtures that will complement the style of your home and can give an immediate boost to your home’s entrance. Paint – You’ve probably heard it many times before, but the power of paint cannot be overstated. A fresh coat of paint on the front door, garage door and window trim can make a huge difference. However, if your front door has seen a lot of use and abuse over the years and it’s beyond repair, it might be time to have it replaced. A new door can be sometimes be costly, but it’s a surefire win when it comes to instant curb appeal, especially if you select a bold color. Grime – The effects of moisture from snow and rainfall from the winter months likely means an accumulation of dirt that has set in on your driveway, front steps, walkways and vinyl siding. Invest in (or rent) a high-powered pressure washer to clean these areas with relative ease. The high-pressure water spray removes mold, grime, dust, mud and dirt from surfaces around the exterior of your home. Grass – If you’re looking to sell your home in the near future, having a well-maintained lawn is critical. LAWN CARE TIPS • KEEP GRASS MOWED — The City of Detroit Lakes has an ordinance regarding high Grass and noxious weeds. Properties with grass longer than 6 inches are in violation of the ordinance. Keep grass at 2 1/2 to 3 inches long for a healthy lawn. • REMOVE — Remove damaged and dead vegetation. • RESEED — Reseed bare spots caused by salt with a salt-tolerant grass mix. Then keep the ground moist for 3-4 weeks. • WAIT TO FERTILIZE — Fall is the best time to fertilize. • SWEEP UP — Sweep up lawn products that fall on driveways or sidewalks. • REUSE — Reuse or properly dispose of lawn products or chemical waste. • KEEP DRAINS CLEAR — Keep storm drains clear of debris. • CLEAN — Clean material from gutters. • DIRECT — Direct downspouts onto grass.

Growing List of Green Products and Practices Now Common in New Homes As the home building industry celebrates New Homes Month in April, recent research shows that single-family builders use an average of 10 different green products or practices with each new home they build. That’s good news for the wave of consumers taking advantage of the spring home buying season to find a home that’s perfect for their lifestyle. And that makes it even more important to understand the many advantages of owning a newly constructed home. The National Association of Home Builders (NAHB) asked builders in January about the green products and practices they use with homes they built during the past year. Among the most popular green products: low-e windows, high efficiency HVAC systems, programmable thermostats, ENERGY STAR appliances and energy-efficient duct systems. The most common green practices include improving the home’s thermal envelope, using moisture-control measures to enhance durability and using efficient
construction techniques to minimize material usage. The survey also revealed that 22 percent of single-family builders always or almost always have their homes certified to a green standard. Home buyers rank energy efficiency features among the most desirable things they want in a new home. But they also want the ability to select their favorite appliances, flooring, paint colors and other design elements to give their home a personal touch from the day they move in. • Check the condition of the glazing compound, caulking and exterior paint. Replace or paint as needed. • Exchange glass and screens in storm doors and/or windows. Ensure the screens are clean by washing gently with soapy water. • Inspect your roof for damage caused by snow or debris. While you’re up there, clean your gutters of debris. Even though you did this last fall, winter weather often brings a mix of storms and heavy winds that can cause debris to build up. • Keep out pests and rodents by sealing any cracks and openings along baseboards, behind sinks, and around pipes and windows. Also, repair any holes in doors and window screens. • Check for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. • Seed and feed the lawn and plant annuals, cut back perennials that need pre-growth pruning. Remember, focusing on these small jobs now will save you time and money in the long run.

One day, fully waterproof paint may be the best and least expensive solution to a common problem that many home owners face: flooding.
Heat-Sensitive and Solar Power Paints Paint that detects and reacts to changes in temperature has been around for a while, but interest in its varied applications is growing. This paint may be used in color-changing interior wall designs, where one or more elements of the motif appear or disappear according to the temperature in the room, or applied on kitchen or bathroom surfaces as a temperature gauge. The paint is also being tested to determine whether it can be used to improve energy efficiency as well -- absorbing heat during winter and deflecting sunlight in warm weather. Other companies are researching new technology that harnesses nanoparticles that absorb light, which may one day enable consumers to very cheaply generate solar energy for their homes.

Researchers recently developed and patented a new type of paint that will one day enable home owners to paint lights onto walls and other parts of the home. This new electroluminescent coating technology turns commonly used metal, plastic and wood surfaces into lamps when the paint is energized with an electrical current. One future use of the product could come in handy for those interested in universal design: a painted white hand rail that illuminates at night, lighting your way in the dark.

Remodel or Relocate? Questions to Help You Find Your Answer It’s becoming clear that you’d really like a kitchen where two of you can cook at the same time. A playroom that’s not the living room. Increasingly it seems like there are too many people and not enough bathrooms. Or maybe you’re looking ahead and want your place to be more safe and usable as you age. You’re ready to make a change and now you have to decide: Remodel or relocate? There’s no one right answer for every situation. So before you look at houses for sale while also sketching out plans to redo your current master bath and expand your kitchen, take a look at which approach best suits your wants and cans. That way, you can decide the best option to pursue and focus your efforts toward that goal.
Answering these questions can help you sort it out: How do you feel about your neighborhood? Do your friends and your kids’ friends live there, is your favorite park or coffee shop within walking distance, are the schools a great fit for your family? Or do you keep wishing you were closer to work, had more open space nearby, had shops within walking distance, or a bigger or smaller yard? How does your home compare in value to others in the neighborhood? Would your ideal remodel make your home the priciest on the street? If you’re thinking about ease and value of

resale, it’s best not to have the most high-end home around. On the other hand, if you’re more concerned that your house be comfortable and convenient for you so that you can stay there a long time, relative value may not matter as much as other factors. How long do you expect this change to suit you? If your house is feeling small because of kids, how old are they? How much longer do you expect them to be living there? Would converting the basement to a play room give you enough room to spread out? Does square footage per person seem totally inadequate? Or, are you looking ahead to retirement? If so, will you want a smaller home, with less square footage to clean and maintain? Or are you happy with your current home’s size but would like it better configured and equipped for aging? What is your tolerance for being under construction compared with the difficulties of a move? How many changes are on your remodeling “to do” list and how long and disruptive would the remodeling process be? Moving is costly. In addition to purchase price, there are costs for closing, fixing up your current house to sell, and making the move. And once you do move, there may also be costs for fixing up the new house. Weigh these factors and that can help you decide if a move or a renovation project is most likely to get you what you want in a home.

Your Spring Home Maintenance Checklist For homeowners, warmer weather means it’s time to get organized and tackle your spring home maintenance jobs early so you – and your home – can enjoy the change of seasons with minimal stress. It can be daunting to take on a long list of chores and repairs, but remember that putting in a little effort now will save you time and money in the long run. Following this list will help you get started. Windows: Make sure all your windows are securely in place and operating properly. If you like having your windows open in the spring, install screens in your windows and storm doors. First make sure the screens are clean by gently washing them with soapy water. Next, clean the window tracks and take a close look at all of the weatherstripping. You don’t want any cracks or tears letting hot air in or cool air out during the hotter months. Nothing can ruin summer fun like an unexpectedly high energy bill. Interior: Get a professional to clean and inspect your air conditioning system. If it has a filter, make sure it’s been replaced within the last three months to keep everything working efficiently. With warmer weather comes every home owner’s nightmare: pests. Seal any cracks along baseboards, behind sinks, and around pipes and windows. Mend and holes in windows and screens to keep pests outside your home where they belong.
Termites are one of the most harmful household pests. Check for sagging floors and ceilings and note any dry, brown tunnels in the ground near your home’s foundation. Finding signs of termites early on can save you a ton of money in the future. Exterior: First, take a walk around the entire perimeter of your home and check the condition of glazing compound, caulk, and exterior paint. Replace or touch up wherever need. You’ll also want to give some time and attention to your landscaping earlier rather than later. Seed and feed the lawn, plant annuals, and cut back any perennials that need pregrowth pruning. Check your roof for any signs of winter damage, whether from heavy snowfall or fallen debris. While you’re up there, go ahead and clean out your gutters, even if you already did it in the fall. Winter storms can cause a surprising amount of debris to build up, and you don’t want clogged gutters during the early spring rainfall. Let’s Talk Safety: It can be easy to get carried away with spring home maintenance, but safety should always be your top priority. Ladders: Ladders can be extremely dangerous if not used properly. Accidents most often occur if ladders are improperly placed or secured, or if you’re using the wrong size ladder for the job at hand. Follow these tips to stay safe: • Read all warning labels and follow directions closely.

How to Solve a Shortage of Storage Finding storage solutions for things like blankets, books, seasonal clothes and countless other items that often take over your living areas can seem challenging. But there are many practical and attractive ways to incorporate storage all throughout your home.
Under-Bed Compartments A surprising number of people underutilize one of the best storage locations: beneath the bed. Especially for smaller bedrooms, under-bed storage can free up valuable floor space and make way for other furniture like a chaise or a full-length mirror. Large plastic bins are usually an economical alternative, but they can be unsightly if they peek out from beneath your bed.
