Routine Home Maintenance
Your home may be the biggest investment you will ever make. Taking good care of it with regular maintenance is necessary to preserve its value and ensure it will provide a comfortable, safe shelter for you and your family for years to come.
Air Filters
►Many types of heating and air conditioning systems contain filters to remove dirt and dust from the air. Check the instruction book or search online by model number: In many cases, the homeowner should change filters at least every three months.
Sinks
►It’s also a good idea to clean your faucet’s aerator — which is the spring inside the end of the faucet — every three to four months.
►To maintain your garbage disposal, you should run cold water through it during use.
Fireplaces
►When you’re ready to use your fireplace, be sure to build the fire on the andirons or grate, never on the fireplace floor.
►To prevent soot and to add color to the fire, throw in a handful of salt.
Store your firewood outside, away from the house and not directly on the ground.
►Have a CSIA-Certified chimney sweep inspect your chimney and fireplace annually, especially if you build a lot of fires in the winter.
Floors
►To maintain unpainted concrete floors in your basement or garage, first apply a concrete sealer, which makes them easier to clean. When you’re ready to clean them, use a solution of four to six tablespoons of washing soda in a gallon of hot water. Add scouring powder to the solution for tough jobs.
►For hardwood, be sure the floors have a polyurethane finish before cleaning with water. Hardwood floors that do not have a polyurethane finish will need to be waxed periodically. Use liquid or paste “spirit” wax.
►The best polish for vinyl floors in water emulsion wax.

Walls
►Masonry walls sometimes develop a white powdery substance. This is called efflorescence, a crystallized soluble salt that can be removed by scrubbing with water and a stiff brush.
Safety and Security
►If you have a home security system, regularly check the alarms and circuit breakers to ensure they are in working order. Inspect the sensors one by one.
►The batteries in your smoke and carbon monoxide detectors should also be checked twice a year to ensure they are operable. Hardwired and battery-powered detectors should be replaced every 10 years.

►Make sure that gutters and downspouts do not get clogged with leaves or other objects.
Windows and Doors
►Inspect exterior windows and doors yearly to see if the caulking around them has split and cracked. If so, replace the caulk and clean any mildew.
►For a simple solution to wash extremely dirty exterior windows, combine equal parts vinegar and water or three tablespoons of denatured alcohol per quart of warm water. Use a piece of crumbled newspaper to wash the glass to avoid lint left behind by paper towels.
►To help a window slide easily, rub the channel with a piece of paraffin.
Siding
►Inspect your siding yearly to determine if your wood-sided home needs to be repainted. Trim shrubbery
away so that it does not touch the siding.
►The exterior of your house is built to withstand exposure to the elements, but a periodic cleaning will improve the appearance and, in many instances, prolong the life of siding and other exterior products.
Garage
►The moving parts of garage doors should be oiled every three months.
Simple Repairs
Faucets, Sinks and Toilets
►If you have a water leak, the washer in your faucet usually needs to be replaced.
►For clogged drains, use a plunger and/or a plumber’s snake.
►To unclog a toilet, use a coil spring-steel auger, which can be found at hardware or homeimprovement stores.
Pipes
►Noisy water pipes should be fixed promptly. The condition that causes noisy pipes may be accompanied by vibration that can cause fittings to loosen and leak.
►Frozen pipes should be thawed slowly to prevent the formation of steam, which could cause the pipes to burst.
Walls
►Use spackling to fill nail holes and cracks in plaster walls and gypsum wallboard.

Choose the Right Color
Go to a paint or home improvement store and get swatches of colors to take home. Select a lot of options, chances are the florescent lights in the store will make the colors look completely different than they will in your home.
See how you like the colors on different walls and in different lighting conditions — early morning sun, midday and nighttime lamplight — to make sure you’re happy with your final choice.
Another option is to paint a few colors on your walls. Many companies offer sample sizes in either a selection of popular colors, or in any color they offer. These samples cost much less than a full gallon and give you the opportunity to try them out on the wall before spending a lot of money.

A flat or matte finish helps conceal flaws and absorbs light in well-lit rooms.
Satin or eggshell finishes are a good choice for high-traffic areas such as foyers, family rooms, kitchens and bathrooms because they clean more easily than flat or matte paint.
Baseboards, molding and railings look best in a semi-gloss finish, which is a shiny finish that is the easiest to clean and provides a contrast to the walls.
Many paint companies also now offer “all-in-one” paints that already contain primer. These enable you to paint over a darker paint color or area that’s been repaired with patching compound
without having to apply a coat of primer before the paint.
Stock Up on Supplies
Here are the basic supplies you’ll need whether you’re painting several rooms or just one:
►Brushes and rollers
►Paint trays
►Painter’s tape
►Sheets or tarps to cover furniture
►Prepare the room
►Give yourself adequate space to maneuver while you paint and protect your valuable furniture and belongings. Move as much of the room’s contents as
you can either out of the room or away from the walls.
Cover whatever is going to stay and the floor, especially where it meets the walls, with old sheets or plastic tarps.
Next, remove the switch plates and electrical outlet covers. It’s easier than trying to cover them with painter’s tape and definitely looks better — and is safer — than just painting over them. Don’t forget to repair nail holes, dents or chipped spots with a patching compound.
If you have any doubt about your ability to paint a perfectly straight line, or you don’t have a very steady hand, use painters tape to protect features you don’t want paint to get on. This could include baseboards, window and door trim, and where the wall meets the ceiling or crown molding. Make sure the tape adheres properly by running a finger or mixing stick along the tape.
Clean the walls with a mild detergent solution or wipe them with a damp lintfree cloth to remove cobwebs and dust that will cause blemishes in your paint. Vacuum or dust the room to make sure dust or animal hair doesn’t get in your paint and on your walls.

Sketches and Floor Plans: No two remodeling projects are the same, but you can gain some insight into how another homeowner solved a space problem by carefully studying sketches and floor plans. If, like most people, you are easily confused by plans and drawings, imagine yourself in the middle of the room or space on the plan.
Books: Browse a bookstore with a well-stocked home improvement section, but beware of books telling you to be
your own remodeling contractor. Most remodeling projects call for a level of skill and work hours beyond those stated in these books. Insider Hints for Design on a Budget
Spend lazy Saturday afternoons browsing the pages of Architectural Digest or Dwell, wishing you had the budget to hire an interior designer to replicate their artistic interiors? Well-designed rooms don’t always have to come with a huge price tag; in fact, designing on a budget may be easier than you think. Many times, by changing small elements, you can give a room an entirely new personality. Sometimes adding a few colorful pillows or picking up a paintbrush is all you need to do to make your room look like something out of the pages of a magazine.
One of the most common fixes for a boring room is color. “Color is easy to do and inexpensive,” says Kathy Browning, owner of Design Consultants, a design firm in Virginia Beach, Va.
Updating the color of just one wall in any room will give it an entirely new feel.

Painting, when approached correctly, can be an enjoyable experience with instant rewards. Lauren Warnock, vice president director of design at Mary Cook Associates, an interior design firm based in Chicago, reminds homeowners that warmer colors can make a room feel cozier and more inviting. Cooler colors like grey or “stark white,” on the other hand, may give a room a more industrial feeling. “Light airy colors open up a space, while deep, darker colors can make a room appear smaller,” Warnock says.
For the style-conscious, earthy tones such as ambers, browns, and rust are currently popular. “Using modern glamour hues such as white and black with a punch of a teal, coral or chartreuse color is very hot as well,” says Warnock.
Connie Edwards, director of design for Shenandoah Cabinetry, has her own advice when it comes to color, particularly if you are looking at the kitchen. “You can never go wrong with neutrals, but color is hot now,” Edwards says. “Not necessarily vibrant colors — although for the right space, they can be fabulous — but think along the lines of buttery yellows, soft sage greens and nearly neutral blues.”
Adding accents to pieces you already own can also make a large difference.

Often overlooked but strikingly effective, updated lighting can work wonders. “Lighting will dramatically change the mood of a room,” Warnock says. Try installing a new fixture or simply swapping out the shades on current fixtures. Installing dimmer switches can also make for an interesting change.
