BUYING A HOME Is Easier Than You Think

Want to buy a home, but think you can’t afford it? Homeownership is not as difficult to achieve as some people believe, according to Christopher Galler, Senior Vice President for the Minnesota Association of REALTORS®. Although some renters definitely are barred from buying by financial constraints, others are not buying simply because they think they can’t, Galler said. “The perception many renters have of buying is far more arduous than reality,” he said. A recently released survey from the National Association of REALTORS® examines some of the assumptions’ renters make that are keeping some from entering the home buying market. “Survey of Homeowners and Renters: Key Findings” shows that the home buying obstacles renters feel are insurmountable can be overcome. The survey covered 2,000 renters and 6,000 homeowners nationwide. The majority of renters surveyed agreed with the homeowners that homeownership is a good investment. However, nearly one-third of the renters said they likely will always rent. Of that group, nearly onehalf said they would be forced to rent permanently because they do not believe they will ever be capable of purchasing a home. The major reasons cited were the inability to qualify for a mortgage or to save for the down payment, and the expectation of soaring home prices. “The survey makes it clear that Realtors need to be using every opportunity to educate the public about buying a home,” Galler said. “We want to help people understand each step of the home buying process,” he noted. Less than half the renters who plan to buy sometime in the future were aware of prevailing interest rates -- the lowest in nearly 20 years. The survey suggests renter ignorance of how affordable home financing has become, given the current interest rate levels. Seventy-seven percent of the renters who plan to buy in the future said they expect their mortgage payments

to be higher than their rental fees. “When people find out just how low their payments will be, they are pleasantly surprised,” Galler said. “In many cases, the monthly payment is no more than the rent they’re already paying.” Additionally, rental fees in many areas of Minnesota could increase notably over the next few years, due to an overall slowdown in rental property development. This likely will cause a shortage of units, which in turn will lead to hefty increases in rental fees, he noted. Thirty-four percent of the renters in the survey said they decided against purchasing because they felt they could not save enough for a down payment. Of the renters who do plan to buy, 44 percent said they are saving for a down payment, while 56 percent are not. “Saving for a down payment is not completely painless. But, it doesn’t take as long as many people think,” Galler said. He noted that mortgage financing is available, from both government and private programs, that requires down payments of five percent or less. “REALTORS® are an excellent source of information on various financing programs,” Galler said. Three-quarters of the renters said they expect to have to make sacrifices to buy a home. However, the survey found that a lower percentage -- 40 percent -- of the people who bought actually made sacrifices. A vacation was the item most often given up by first-time buyers in order to purchase a home, followed by daily non-essentials. A new car was the third most-sacrificed item. “Buying a home might mean having to pass up a trip or an expensive car. But, it’s well worth the sacrifice,” Galler said. “When you pay rent, you’re simply paying someone else’s mortgage. When you own a home, each mortgage payment is an investment in your future.” The Minnesota Association of REALTORS® is “The Real Estate Resource” representing nearly 25,000 members involved in all aspects of the real estate industry throughout Minnesota.

What’s the primary reason for people making a housing change? There are numerous reasons why people decide to purchase home- space considerations, financial advantages, or employment change, to name a few. But the most popular reason for making a housing change was the desire of homebuyers to own a home of their own. Thirty-four percent of all homebuyers and two thirds of first-time homebuyers cited this as their reason. A desire for more space motivated 18% of homebuyers and a corporate relocation or job change influenced 12% more. Just over six percent of the respondents indicated they were moving closer to work, school, relatives or mass transit. The need for less space because of divorce or children leaving motivated 4%. Just as there are many reasons why people make housing changes, there are also many factors that homebuyers consider when choosing a home to purchase. Price (71%) and neighborhood (74%) are the factors most widely cited by recent homebuyers. Naturally, households with children under the age of 18 are more likely to consider schools in their housing choice – almost three out of five homebuyers with children reported schools as a factor. Real estate professionals also influence buyers’ home buying decisions by giving useful information and insight. Twelve percent of homebuyers considered their real estate agent a factor in their housing choice.

Buyers considered other factors like whether the home was located in a Friends and Family (23%), Parks/Recreation facilities (15%), planned community (10%), public transportation (5%), and potential rental income (3%). Three out of four homebuyers purchase an existing home nationally. Eighty three percent (83%) of Midwestern homebuyers purchase an existing property. Seventeen percent (17%) purchase new construction. Suburbs are the most likely location of a newly purchased home. The vast majority of the nation’s housing stock consists of single-family homes. As a result, most housing transactions deal with this type of property. More than four out of five homes purchased were single-family detached homes. Seven percent of buyers purchased a townhouse and eight percent a condominium. Knowing and understanding home buying and selling trends in a particular marketplace is a major function of the real estate professional. Marketing is more than a sign, an open house and an ad in the newspaper. REALTORS® must understand how these mediums will interact in order to properly market real estate.
