The practice currently has a staff of some 60 architects, Interior Designers and Administration staff supported with the full range of the latest CAD and IT technical resources. Documentation is undertaken using CAD and AutoCAD drafting facilities that accommodate electronic transmission and co-ordination of documents between offices and between consultants. IGNITE is currently involved in several developments throughout Australia, New Zealand, Fiji and American Samoa.This level of international work is not unusual and demonstrates IGNITE’s ability to manage multiple projects in many locations simultaneously as well as having a reputation to accumulate in-depth regulatory and market intelligence in a range of operating environments.

RETAIL OVERVIEW cont’d RETAIL TENANCY FIT-OUT Retail is evolving dramatically across the globe resulting in increased competition and greater customer sophistication and knowledge.This requires that the participants in this industry clearly define their offering to the customer.Ignite’s specialist Interiors division have extensive knowledge and experience in retail design. Ignite is committed to the efficient and effective delivery of the right product for the project and is constantly investing in research to keep abreast of current global retail trends to provide our clients with the best solution to their brief. Ignite has developed numerous retail visual identities that have provided Ignite with great depth in staff resources capable of developing concepts, providing standard documentation and documenting fit-outs to tight deadlines. Ignite’s experience as principal consultant on many retail fit-out projects over the past ten years ensures that appropriate management and technical systems required for such projects are established and embodied in standard office procedures. Our staff resources are geared to handle the complexities of projects such as this and our computer systems selected to handle large and complex projects. Mt Maunganui, Bay of Plenty Tower Corporation Ltd Retail

IGNITE provided the masterplan of the Bayfair Shopping Centre. The addition of 7,300m2 of retail space, new decked parking and a six-screen cinema complex has made Bayfair one of New Zealand’s most significant retail developments and it now ranks as one of the largest in the country.An extensive interior and exterior refurbishment created a vibrant new atmosphere and a quality retail experience for locals and the high numbers of tourist shoppers. The centre contains four major tenants: Kmart (6,200m2), Countdown (3,000m2), Woolworths (3,000m2) and Farmers (8,000m2) as well as 9,000m2 of specialty retail. Unique features of the centre are the external retail that provides a vibrant public face to the main road frontages and the design quality of the major public carpark on Girven Road. The layout of the existing centre was extended and refurbished and interwoven into a new major retail spine. This spine extends from the original entrance at Maunganui Road and runs east towards the new Farmers Department Store. Crossing this spine is the supermarket precinct immediately on entry, linking both the Countdown and Woolworths markets with the food precinct.A further entry mall comes in halfway down the main spine that connects to the new 3 level 1,200 carparking building on Girven Road. This provides pedestrian access from the upper levels of the carpark. This entry also connects to the foodcourt and adjoining teen mall that is precincted for the younger generation. The centre has a fully developed carpark around the site with full traffic circulation within the confines of the site due to the traffic pressures on Maunganui Road. Bayfair, and its exterior, has been developed in a unique coastal theme that reflects the identity of the region and its people. Key design features include the curvilinear central mall, vaulted roofs, Jura limestone flooring and the vibrant exterior façade. 2003 Property Council NZ Supreme Award & NZ Retail Excellence Award


CHANCERY Location: Client: Project Type:

CBD, Auckland Chancery Ltd Retail

The IGNITE design team faced a number of specific challenges on the $65m Chancery development. First, Chancery had to connect with the neighbouring High Street retail precinct. Second, it had to enhance the vibrant atmosphere of the surrounding district, but still retain a sense of history. The result is a stylish three building streetscape design that maximises the space of a three street frontage site. The mix of retail and commercial space culminated in “a modern interpretation of the past�. The site was masterplanned to create a vibrant commercial office community. The streetscape is a combination of 4,000m2 of retail space and 4,000m2 of commercial space supported by a basement of 200 carparks. A unique feature of the development is the two level loft office space with a 5.0 metre floor to ceiling height to the largest building plate. The existing parking building adjoining the site supports another 800 carparks. The three building floor plates vary in size and location within the development. Individual floors range from 200m2 to 600m2.

Linwood, Christchurch National Property Trust Retail

Eastgate is an existing retail centre located in the Christchurch suburb of Linwood.The centre is owned by National Property Trust and the redevelopment aimed at addressing the disparity between the size of the Eastern Christchurch catchment area and the relative lack of retail space. Anchor tenants of Eastgate include the Warehouse, Farmers and Countdown Supermarket and at 30,500m2 it is the fourth largest retail centre in the region, on a lettable basis. IGNITE was commissioned by National Property Trust to provide the redesign of the previous 9,750m2 Eastgate Shopping mall into a modern and architecturally significant building that allowed National Property Trust to solidify and enhance its investment as well as providing the public of Christchurch with an outstanding retail experience. The redevelopment of the existing shopping centre set new standards for the consumer’s retail experience. Organised around a striking 90m long, by 20m wide, by 15m high spine, the centre creates a new urban landmark. The sweeping roof form, visible for a significant distance in all directions, frames stunning views of the distant hills whilst creating a clear, simple layout for the centre. 2004 Property Council NZ Retail Merit Award


TWO DOUBLE SEVEN Location: Client: Project Type:

Newmarket, Auckland Auckland One Ltd Retail

The architectural brief for the Two Double Seven redevelopment required the comprehensive development of the current Two Double Seven retail site with additional adjacent properties, bounded by Broadway, Morrow Street, Mortimer Pass and Gillies Avenue. A primary objective of this brief was to see the redevelopment of these properties establish Two Double Seven as a significant project within Auckland’s retail hierarchy, a premier retail landmark, tourist destination and major destination shopping centre. The expansion was needed to meet existing retail demands and further cater for the current lifestyle needs of customers in fashion, food, accessories, homewares, entertainment and personal services. The development has focused on providing quality retail space and to achieve this has required the inclusion of a major and secondary void filled with natural light providing major circulation points. The façade elements have been designed to create a strong visual statement to Broadway providing a sense of quality, light, openness and vitality on the 100 metre plus frontage.

Ponsonby, Auckland Marlin Property Group Ltd Mixed Use - Commercial, Retail, Residential

IGNITE is currently involved in the schematic design and master planning of a new mixed use development in the heart of Ponsonby in Auckland. The site is bound by Ponsonby Road, Williamson Ave and Pollen St and provides 31,675m2 of development potential. It is intended that the development will provide for a usage types including: • Cinemas • Residential • Hotel • Cafes & Restaurants • Mixed Retail • Commercial Offices • Food Market • Car Parking • Urban Landscape Included in the current working design is the provision for 950 carparks on site in an underground parking facility.The architecture will represent a Ponsonby quality but with some buildings showing a new aesthetic. The concept is about an urban village built over time with new and modern buildings fitting with the Ponsonby style building environment. The placement of buildings on the site has been designed to allow for a mixture of open areas that provide a unique spatial quality. These areas are all linked to a central plaza that will also allow for maximum sun exposure to enhance the vibrancy of the cafe and restaurant atmosphere.The projected project value is $90.0m.


BERKELEY CINEMAS Location: Client: Project Type:

Botany Town Centre, Auckland Berkeley Cinema Group Retail, Commercial

Berkeley Cinema Group required IGNITE to provide a design that would raise the standard of the mainstream movie going experience in New Zealand, and at the same time enhance the company’s culture of service quality. The $18.0m complex consists of 8 theatres ranging from cinema 1, which has a capacity of 491 seats with 57 luxury leather recliners and a 23 metre screen, to cinema 8 that seats 114. Ignite met the challenge by providing a modern design composition that utilised interaction of the mass elements that go to make up a cinema.Through the conscious manipulation of simple mass forms, the scale and crafting of the internal and external elements of the complex are intended to stimulate an emotional response from patrons. By manipulating the patron’s perceptions of scale and mass, the “fantasy” experience or sense of surrealism of being at the movies begins from the moment patrons approach the cinema complex. The large external envelope is made up of a number of big boxes with intersecting angles and planes. The main cinema box and its large vertical planes act as a dramatic landmark for the development. The manipulation of mass and scale is also carried through to the internal elements of the complex. The main foyer area that hosts the ticketing, confectionary and hospitality counters is a large space that again uses large angular planes to create a narrowing perspective. This area acts as a transition zone for patrons to prepare for the movie experience.

Te Rapa, Hamilton, New Zealand The Warehouse Group Bulk Retail

The proposed concept for the Warehouse at Te Rapa is to develop a retail offering that, while completely able to stand alone, will eventually anchor a mixeduse development primarily that fills a requirement for large format retail within the area as well as service retail, restaurants & cafes. The challenge for this site is in developing an area of the site that is at the farthest point from its entrance. The approach taken is to ensure that visually The Warehouse can be recognised from the Te Rapa Road and that entry to the site and to the building itself is clear and easily negotiated. The Warehouse building itself will have a cluster of smaller format retailers around its entry. These, as well as its western facing garden centre, will break up an otherwise large expanse of wall.The entry is flanked by high blade like columns which reinforce its location and give the building an identity from the main road. The concept for the parking areas is based upon a central street that curves from one end of the site to the other and branches off into smaller avenues that will eventually offer access to different precincts within the site. The car park is broken into separate areas serving each precinct that are all connected by generous pedestrian walkways. Green spaces within the complex will offer vibrant and active spaces for a variety of sensory experiences. These spaces range in size from a parkland, complete with boardwalks and ponds, to smaller landscaped areas within the car parks. Signage totems along Te Rapa Road are intended as graphic site markers and will stretch between a large graphic wall at one end of the site along to the entry Pylon sign at the other. Even with this first stage of development, variety is a key feature with readily identifiable individual building facades, allowing strong brand definition for icon retail stores. The intention is to create a backdrop to the theatre of shopping by creating a place where people can meet, relax and socialise on a scale that encourages interaction.


BIRKENHEAD POINT Client: Location:

The architectural brief for Birkenhead Point requires the comprehensive re-development of the current Birkenhead Point Retail site and Marina. The brief requires the redevelopment of Birkenhead Point to be a significant enough project within Sydney and Australia’s retail industry to attract the attention of national and icon retailers to it’s mix. Birkenhead Point Shopping Centre will be redeveloped to a standard were it is will be well reputed as a premier retail, landmark, tourist, and major destination shopping centre on Sydney’s waterfront. The re-development is essential to compete within the current competitive retail environment and to cater for the future lifestyle needs of the growing number of discerning customers in the surrounding catchments. Given the amount of new development in nearby suburbs, it is envisaged that there will be an increase in the demand for fashion, food, accessories, homewares, entertainment and personal services that is not currently available. The re-development is being carefully and creatively master planned for staged growth and remix. The project works will require a construction methodology that maintains and or works around the majority of the current tenant base and centre building structure. Birkenhead Point Shopping Centre and Marina will be positioned and seen as a well known retail and leisure landmark within the greater Sydney region and should encompass some of the dynamics of similar overseas waterfront properties with a festival marketplace theme. With the large exposure to the harbour, the centre will engage the waterfront and increase the retail presence and exposure at both waterfront and food court levels.A common signage theme will flow throughout the entire development ensuring that all levels, including ground and upper floor levels are activated and complimentary.

With this in mind any treatment and visual imagery will have a medium to long life span ensuring that the development does not date within the first five years. Fleet Street will become an open-ended walk through all weather pedestrian mall.The concept will maintain the streetscape as a casual external pedestrian environment as opposed to an enclosed suburban mall. The appropriate sheltering of Fleet Street is critical in being able to attract high quality retailers. This project is currently in development

Glenfield, Auckland, New Zealand Westfield New Zealand Retail

IGNITE were selected to complete the design and redevelopment of Glenfi eld Mall for Westfi eld (NZ) Ltd. The design specifi cations required the addition of 1500 carparks, covered and uncovered over the five level development, and the addition of two major retailers increasing the centre to 30,000m2 of retail space. This doubled the size of the existing centre. During the 12 month $65M redevelopment period provision was made to maintain the trading of majors, along with the master planning for later integration of a cinema and lifestyle precinct to the upper level of the centre.
