Chairmens’ Review We are delighted to present the Aedas Review for 2005/6. During the year, the Practice grew strongly with a significantly increased workload across a broad variety of sectors in our home markets and continued international expansion. New regions offer new opportunities and our growth allowed Aedas to explore new markets and open offices in Warsaw, Mumbai and Almaty, Kazakhstan. We are also currently establishing a presence in Moscow. Adding new high-quality skills and markets allows Aedas to further develop and expand, providing our clients with improved service and uniquely diversified skills. A highlight of the year was the inclusion of the American firm Davis Brody Bond, who have offices in New York, Washington DC and Sao Paulo, into the Aedas family. We share office cultures, a dedication to excellence and client delivery and portfolios that offer complimentary expertise and sectorial experience. It is especially satisfying that our staff exchange programme works so well, allowing our clients to benefit from the skills of our globally-based workforce. Our shared sector expertise is the bedrock of Aedas’s local and international strength and has resulted in a wider and more diverse portfolio of work than ever before. The value of sharing resources and exchanging ideas and staff is evident in a number of projects that are currently under development. In the United Kingdom, Aedas further consolidated its position across a wide spectrum of sectors, most notably in the education sector. UK work in the commercial and transportation sectors has also grown – an expansion that is expected to continue during the current economic cycle. In Asia, the Practice grew significantly in size and scope due to large projects in Macau, China and Dubai. For 2006, we predict expanded work with the Venetian Group in Macau, more large-scale projects in China and the rebirth of railway work in Hong Kong as the KCRC and MTRC merge. Continued expansion in the Middle East will also facilitate an office in Abu Dhabi and more signature projects. Our focus for 2006 will be to continue to improve our design output and profile by acquiring projects with

excellent design opportunities. To this end we will be aggressively pursuing the Middle East commercial market and the rapidly growing cultural and civic market of Asia. In the United States, Davis Brody Bond – Aedas continued its high-profile work in several key market sectors, including the design of educational and research facilities. Important new commissions were secured in New York, San Francisco and Sao Paulo. In particular, the firm is playing a major role in the redevelopment of Lower Manhattan with the design of the World Trade Center Memorial Museum as well as the implementation of the World Trade Center Memorial. Our combined growth as a company has also led to changes in our management and Practice-based infrastructure, with the refinement of our existing array of systems and the development of communal solutions that represent the ‘best in class’. In the coming year, we look forward to adding to Aedas’s reputation for excellence and delivery. Our company is truly unique, with the ability to combine the opportunities and expertise of our international resources with the benefits of local knowledge, providing our clients with the highest possible standards of service and delivery.

Davis Brody Bond – Aedas For over 50 years, Davis Brody Bond has worked in a range of sectors and project types, with a portfolio of designs for educational, research, cultural, industrial, corporate and private developer clients and projects throughout the United States, South America and Europe. During 2005, Davis Brody Bond was involved in many important new and ongoing commissions, including new research facilities for Northwestern University, Columbia University Health Science Division and the University of Connecticut. Work progressed on the design of a student residence for Rutgers University in Newark, as well as on the Experimental Media and Performing Arts Center for Rensselaer Polytechnic Institute in Troy, NY and a new Science Center for Columbia University. The design of projects for cultural institutions has always been an important part of Davis Brody Bond’s portfolio. For over 20 years the firm has served as the architects for the New York Public Library on Fifth Avenue, including the design of the award-winning South Court and the careful restoration of the landmark building which allowed for the integration of modern technology. Currently, Davis Brody Bond is involved in the rejuvenation of Lower Manhattan with the design of the World Trade Center Memorial Museum, which will house interpretive exhibits portraying the events of September 11 and the design for the Memorial. Eskind Biomedical Research Library, Vanderbilt University, Nashville, USA

In the field of industrial design, Davis Brody Bond has designed research and manufacturing facilities in South America, the USA and Europe for Valeo, a global manufacturer of automotive components. Current work includes a new security systems manufacturing facility in Sao Paulo, Brazil and the expansion of the electrical systems facility in Mexico. Design of high-rise residential buildings has been a mainstay of the Davis Brody Bond practice and the office has completed over 30,000 units of luxury and lower-income large-scale housing projects. The firm is currently involved in the design of a new luxury, 32-storey residential complex on Manhattan’s East Side. Finally, many of Davis Brody Bond’s buildings have been implemented as a result of masterplans the firm has undertaken. Two masterplan developments are currently under way. One, which is a collaborative effort, involves the creation of a masterplan for Hunters Point Shipyard, a 500-acre parcel in San Francisco. The other masterplan involves a mixed-use development on a 14-acre site in the Poppleton Section of Baltimore, Maryland. 2005/6 was another year of successful growth for Aedas, with increased profit and turnover from all businesses. We expanded to open new international offices and welcomed Davis Brody Bond into our global family.

Financial Overview 2005 This was another year of successful growth in the United Kingdom, with overall turnover increasing by £6.0m (US$8.7m); 21% more than the previous year. Turnover from the education sector continued to grow, which at £18.0m (US$26.1m) accounts for 53% of the UK’s turnover. Turnover in Asia in 2005 increased from £25.1m (US$36.4m) to £29.86m (US$43.3m); a 200% increase in profit. Growth was primarily led by the Venetian Casino work in Macau, huge residential projects in China and the Dubai Light Rail. 2006 This promises to be a year of further controlled growth in the UK, with turnover budgeted to increase by 12%. 75% of forward earnings have already been secured.

Diversification We are keen to expand our presence in other sectors across the globe and are developing strategies to achieve this. In the UK and Europe, we are seeking to increase our involvement in the transport and commercial sectors, in Asia we are looking to further growth in hotels and leisure, with a major initiative into China in healthcare and education. In the USA, we are keen to develop transport and expand the education sector. There are early signs of success with a number of these new initiatives, with key projects in the commercial and transportation sectors already secured. We are seeking to strengthen our position across all of our service areas in the UK, with specific emphasis on growth in turnover by our building surveying and landscape architects. In Asia, architectural graphics and landscape architecture grew and Europe and Asia are both seeking to expand the Urban Design and Masterplanning services.

A number of the new offices are predicting growth from between 54% to in excess of 200%.

Steady growth is anticipated from a number of our new offices, including Washington DC and Edinburgh, with Dubai expected to increase turnover by 50%. Significant growth is also anticipated from a number of the other new offices, most noticeably Warsaw and Mumbai.

Asia is predicting a growth of 19% and the United States a growth of 61% with a large proportion of this increase stemming from municipal and educational projects.

Business risk management is also a key to our success, with ongoing assessment and improvement of our control procedures and development of new key performance indicators and reports to ensure we can effectively monitor our progress.

In the UK, our expansion in the commercial sector was typified by key projects in main regional cities, particularly Manchester, Birmingham and Liverpool. These include the 300,000 sq ft office development Colmore Plaza in Birmingham, the recently completed 95,000 sq ft office development 1 Central Park in Manchester for Ask Akeler and Chester Road, a mixed-use residential project in Manchester which utilises a dramatic structural exoskeleton. The 40-storey mixed office and residential West Tower in Liverpool will dramatically add to the city’s skyline and its completion is scheduled to coincide with Liverpool’s tenure as the European Capital of Culture in 2008.

In the Middle East, the Practice has recently signed 2 prestigious projects. The Dancing Towers in Abu Dhabi is a mixed commercial development, which through the twists and curves of its buildings creates an illusion of 2 figures dancing together. The Emaar Towers, which stands at the gateway to the well-known Burj Dubai development, strives to fit appropriately into its surroundings by representing modern Islamic architecture within the most modern Islamic city in the world – Dubai.

In Asia, our first flagship project in Beijing, the £128m (US$186m) Fortune Plaza mixed-use development Phase 1, was well received by the client HKI Development and the Beijing Municipality of Urban Planning.This year, 2 other signature projects will be erected in China. The North Star Mixed Commercial Development, located near the Olympic site in Beijing, has a cutting edge design, ensuring it will become a highly visible project within the city. The other state-of-the-art project scheduled for completion in 2006 is the R&F Centre in Guangzhou, a 250-metre high Grade A office building that was conceived as a translucent white jade tower.

Community, Defence, Judicial and Government Over the past year, Aedas has secured a diverse range of commissions in the United Kingdom, including Pavilions in London’s Royal Parks, Magistrates Courts in Scotland and a wide-ranging advisory role to the prison service.

Judicial We have secured a 3 year extension to the Scottish Courts Framework and were commissioned for an £8m (US$12m) scheme for Dumbarton Sheriff Court. Aedas is also developing proposals with the Court Service for the Supreme Court of Scotland, which involves an accommodation review, analysis and a phased programme of works to the existing building. In the Midlands, we continue to provide architectural project management services to Warwickshire Police in connection with a new £30m (US$45m) Criminal Justice Centre in Leamington Spa. Community Following the award of a design competition, Aedasstudio are developing designs for a sports pavilion in London’s Regents Park that will supplement the existing facilities. The design is ecologically progressive, minimising energy consumption by using a high thermal mass sedum roof and natural ventilation and making extensive use of recycled materials.

We anticipate future involvement in a number of areas, such as managing their standard documentation and developing a bespoke procedure for Design Quality appraisal. We continue to provide strategic advisory support for several prisons throughout the UK on a range of projects, including new house blocks and major ancillary upgrades. Defence Working with the Ministry of Defence in the UK, we are in the 3rd year of a 5 year framework agreement with Bovis Lend Lease for the delivery of single living accommodation for the Armed Forces throughout the UK. Government The recently established OGC framework has created the opportunity to provide services directly to clients in a wide range of public sectors. We have recently secured commissions with both NOMS and the Home Office and anticipate a number of other commissions to follow in the coming months.

National Offender Management Service (NOMS) Over the past 3 years, we have provided an advisory service to NOMS that involves a variety of ‘front-end’ activities, including brief management, assisting in the development of their procurement strategy and working with their Alliance Constructors on alliance level activity. We have also worked in less conventional roles, including developing and implementing design evaluation tools, co-organising conferences and acting as facilitators. Visitor Centre, Ireland

Education Aedas designs innovative education solutions that enable positive learning experiences. 2005 was another exemplary year, with education commissions continuing to be a significant portion of our portfolio in the United Kingdom and an increasing part of our portfolio in Asia.

We remain at the forefront of educational procurement – a trend that is expected to continue, particularly in the UK with the government’s reaffirmed commitment to capital educational funding.

During 2005, Aedas UK was awarded several key commissions and completed many significant PFI projects. The Practice offers architectural services directly to local authorities, local diocese and archdiocese across the country, in addition to several PFI and BSF providers. As a consultant, the Practice also helped a number of local authorities to procure BSF and traditionally procured schools and is currently developing proposals for Manchester BSF. Through our partnership with Tameside, we are developing a series of environmentally sustainable primary schools that use innovative new technologies. Amongst the Practice’s major successes over the last year are the projects developed in the academy sector. In particular, the Practice recently completed two acclaimed academies in Stockley and Manchester and is working on school projects in Salford, Sheffield, Banbury and Swindown for the United Learning Trust. Aedas has also developed innovative education solutions with the Petchy Academy, London and Darwen Academy, Lancashire.

The PFI sector produced a number of notable successes, with the Rochdale and Telford and Wrekin PFI school projects creating co-located primary, secondary and special needs schools that service their local communities. Current PFI projects include schools in Stoke, Derbyshire, Norwich, Calderdale, Bristol and Waltham Forest. In Scotland, we secured PFI projects in South Lanarkshire, the Edinburgh Schools 2 project and the Midlothian Schools PPP. In Hong Kong, our most recent completed education project is the Evangel College in Tseung Kwan O, which incorporated an interactive design. We are using the most advanced IT technology, including modelling and building systems software, on the ÂŁ39m (US$56m) community college for City University, HK.

Health During 2005, Aedas continued to expand its healthcare interests in the United Kingdom and throughout the Middle East.

In the UK, despite the recent reductions in healthcare funding, we continue to work actively in this sector and are involved in some of the largest new-build schemes through our advisory commissions for the various Trusts. New work included the 2010 programme for the Sandwell NHS Trust in the West Midlands, Acute and Mental Health commissions, which have been undertaken through both PFI and P21 frameworks and primary care delivered through LiFT on the Leeds and Sandwell schemes. As a member of the Interserve team, we were 1 of 3 contractor teams that were selected to procure a total of ÂŁ700m (US$1.5bn) of healthcare work over the next 3 years in Wales.

In the Middle East, the Practice continued its work in Bahrain, completing the design of a 50,000 sq m 600student Medical University that houses multiple departments, including the Schools of Medicine, Pharmacy, Physiotherapy, Dentistry and Nursing. We have also designed a masterplan for a health and mixed-use development on the adjacent 40-hectare site for a health oriented multi-use development and have a number of other new prospects on the horizon.

Hotels, Casinos and Leisure 2005 saw substantive growth in the hotel and leisure sectors, with increased demand from the United Kingdom, Central and Eastern Europe, the Middle East and Asia.

In particular, the Practice attracted strong interest in China, India and Pakistan, which has resulted in a significant number of commissions.

Hotels UK growth in this sector is being sustained by interest from regional cities, which is driven by increased air travel and, in the case of Liverpool, its imminent status as European City of Culture. Aedas is also developing schemes in Newcastle, Edinburgh, Sheffield, Nottingham and York. A large proportion of the workload of the Warsaw office comes from the hospitality sector, with a 164-key Radisson resort hotel and accompanying separate hotel being designed for Almaty, Kazkhstan. Following this commission, many other schemes are currently under development, including a hotel in Riga, 2 in Kiev, 1 in Odessa, 2 in Moscow and 1 in Warsaw. Projects in China include the 370-room Crowne Plaza Hotel in Huizhou, the Legend Palace Hotel in Beijing for Macau Landmark (550 rooms) and the Renaissance Hotel in Guangzhou for R&F Properties (480 rooms). In Shanghai, we are executive architect for the £249m (US$361m) Peninsula Shanghai Hotel.

Casinos Aedas is a dominant figure in the design of the New Macau (Cotai) development, which is modelled after Las Vegas and will become Asia’s most exciting gaming venue and pre-eminent convention destination. Venetian Macau has commissioned Aedas HKS JV to lead a multi-disciplinary team on the design of the 10.5m sq ft Venetian Macau Casino & Resort in Cotai. Following the success of this project, we were awarded several more contracts by Venetian Macau for the Cotai site, including the Four Seasons Resort with Aedas Paul Steelman JV and Shangri-La Resort with Aedas HKS JV. Leisure and Themed Parks Aedas is the design architect for 2 of Hong Kong’s most dynamic tourist destinations. The £90m (US$130m) Ngong Ping 360 development is a new venture for the Practice, serving as architect and lead consultant for 2 terminals and 2 angle stations along a 5.7km cable car journey between Tung Chung Town Centre and Ngong Ping Plateau, which contains the world’s largest Buddha Statue and the Po Lin Monastery. The Ngong Ping project has also resulted in several multi-million dollar contracts, including the Ocean Park Redevelopment, a worldclass marine based theme park.

The Practice undertakes a wide range of residential developments at all levels of the housing spectrum, from state-owned schemes to high-end private developments. In China, following the completion of the 50-hectare site residential development for Beijing R&F City in 2004, we were appointed by Hutchison Whampoa for a record size residential complex on a 132-hectare site in Chengdu. We have been engaged as masterplanner for the entire site and design architect for Phase 1 of the project. This enormous commission led us to set up an office in Chengdu.

In the Middle East, Aedas won the Best Architecture Design of Bentley International Award in 2006 for Ocean Heights 1, a Residential Development in Dubai. Like Ocean Heights 1, Aedas secured further residential projects after winning the 1st prize in DAMAC’s international competition for Ocean Heights 2 in Dubai. Once completed, the 106-storey Ocean Heights 2 will probably be the highest residential building in the city. Our European projects range from private residential schemes that are part of mixed-use developments in Moscow, to apartment blocks in Kazakstan and a major waterside residential development in a mixed-use scheme in Wroclaw, Poland. In the United Kingdom, Aedas have been busy on principally private residential developments in the North East, North West and Midlands.

Air In the United Kingdom, 2005 was an exceptional year with Aedas leading the design of Manchester Airport’s £350m (US$507m) Terminal 2, Phase 2 extension. In addition, we are working on all 4 of the MADL airports under a framework agreement. Projects include terminal operations, airfield schemes, major retail developments, hotels, freight distribution facilities, commercial masterplanning, office development and churn management. We have also been appointed to design a specialist Aviation Academy at Doncaster Airport. In Asia, we have designed facilities that double passenger check-in capacity at Hong Kong International Airport, including the East Hall Retail Extension and the nearly completed SkyPlaza (a 1m sq ft new passenger terminal in JV with SOM). We have recently commenced work on the North Satellite Concourse. Aedas’s Airport projects extend to include air freight logistics centres, with our most recent commission being DHL Expansion at HK International Airport. This followed the successful completion of Asia Airfreight Terminal 1 in 1999, the Tradeport Logistics Centre in 2002 and the recommissioning of Asia Airfreight Terminal 2, which will be completed by December 2006.

Rail Since 2005, Aedas have been awarded new rail contracts that include 4 stations in HK, 3 stations in Guangzhou, China and 4 stations in Shenzhen, China. In 2006, our HK office won an award from the HK Institute of Architects for Sunny Bay Station. This futuristic steel station has a gentle curving fabric roof suspended on a lightweight steel roof structure, which creates a gateway station to Disneyland Resort Line. We have also been appointed to design and document a £2.3bn (US$3.4bn) transport project in the Middle East. In the UK we have been working for Laing Rail on a number of projects that include new build, refurbishment, foot bridges and listed building proposals and works. Road Our work for GMPTE, Metro and the First Group continues to provide a solid foundation for further work across the UK with other operators. Following the success of Manchester Airport’s multi-modal ground transport interchange, we have been commissioned on new major multi-modal ground transport studies in the UK, which include Haymarket, Stockport, Castleford, Rochdale, Altrincham, Ashton and Bolton.

Aedas Urban finds the value in a place and builds on it. Our work encompasses the masterplanning of large sites, the regeneration of city districts and the creation of entire conurbations. Key to our success is a flexible approach to teamwork and delivery, that ensures the right team is used for each project. Internationally, we are the first point of contact for developing markets and have a strong track record of unlocking value for regeneration and greenfield sites. We blend creative thinking about urban environments with an understanding of the economic imperatives that drive private and public organisations and are able to focus our designs accordingly. In the United Kingdom, our regenerative masterplans include a mixed retail and office scheme in Bolton and the major redevelopment for the Kirkstall Valley. Aedas won an international masterplanning competition in Beijing and was subsequently appointed as masterplanner and lead architect on the development of a 50-hectare site with GFA of 1.36m sq m for R&F City. This massive mixeddevelopment includes 80 residential towers, hotels, housing and retail.

Aedas is masterplanner for the new Xiamen International Cruise City. Using all 5 berths, the wharf could comfortably accommodate the largest and most luxurious vessels afloat, including the 150,000 tonne Queen Mary II. In 2006, Hutchison Whampoa engaged Aedas as the masterplanner and design architect for Phase 1 of a 2.4m sq m mixed residential and retail development on a 132-hectare site in Chengdu. In Moscow, Aedas has been commissioned as masterplanner and retail design architect on the 1m sq m commercial mixed-use Avia Park Development on the site of the former Moscow Central Airfield. In Abu Dhabi, the Practice has been appointed to masterplan a residential development on a 100,000 sq m site at the northern tip of Reem Island, which will set the tone for the entire Sorouh development.

Aedasstudio is dedicated to developing innovative high quality design solutions. In 2005, our growing reputation for producing high quality design has attracted strong commercial demand and enthusiastic clients. We are committed to pursuing a rigorous design process and, in only our second year of operation, the Studio continued to compete against and beat the best of international practices. 2005 saw tremendous growth in the Studio. We expanded our size, skill sets and number of design projects, which ranged from competitions entered solely, or in conjunction with, other Aedas offices, through to education, residential, commercial, masterplanning and cultural schemes. A highlight of the year was our collaboration with the Birmingham office on Mason Residences for the University of Birmingham and with Manchester on Darwen Academy. In addition to these projects, the high-profile Holland Park School development is progressing rapidly.

The Studio’s integrated Advanced Modelling Group continued its research and development of complex parametric computer designs and bespoke software suites. Adding a laser cutter to our model shop has allowed us to develop complex facade and building envelope designs and take our design models to the next level. The Studio also continued to produce the design guideline series, offering Practice-wide advice and illustrated design principles, aimed at creating a consistent approach to projects and the delivery of a better product to clients.

Specialist Services Building Surveying The Building Surveying team achieved their targets for financial and planned growth in 2005, strengthening our market position. Our clients remained the focus of our service delivery and we retained our strong base in the education sector, while expanding into many other sectors. We now have 4 offices in the United Kingdom and have advanced our South East strategic growth plan. Continued staff development is a key to achieving our future objectives of improved quality, growth, increased geographical and sectoral spread and improved staff well-being. Access Consultancy The Disability Discrimination Act (DDA) is driving major changes in UK building design. Aedas Access Consultancy has benefited with a varied and prestigious workload. We provide an in-house consultation service and our work for external clients includes a new 10,000 seat stadium, the ‘Mind the Gap’ theatre and the production of DDA logbook packages. Access Consultancy has attracted project management clients on a number of prominent commercial developments in London. Graphic Design Graphic design field has always had a strong connection to architecture. At Aedas Hong Kong, the newly appointed graphic design sub-division is bridging these disciplines. Although a relatively new field, environmental graphic design’s importance is growing as this new service provides visual aspects of way-finding, communication, identity and shaping the idea of place. Health and Safety Management CDM Planning Supervisors provide an independent service of planning supervisors dedicated to fulfilling the statutory role defined by the Construction (Design and Management) Regulations 1994. We take a positive approach to the implementation of these regulations. Among many other projects are several commissions for Manchester Airport PLC.

Interiors Aedas Interiors in HK provides services across Asia and has an exceptional record in the corporate office sector. Our notable interiors include Hong Kong Stock Exchanges, Clearing’s Trading Hall, AIG HQ and KPMG in 6 cities in China. Recent interiors in the Middle East include Bahrain World Trade Centre in Dubai and DMCC Al Mas Tower in Bahrain. Our UK team has a wealth of experience and currently provides ID services to the majority of internal Aedas departments. The team have completed fit-outs for Leeds University, Huddersfield University, Kirklees Council, British Telecom, Freebrough College and Cleveland School. In addition, the team has several exciting projects for external clients in the hospitality, leisure and food retail sectors. Land Surveying Aedas Land Surveying is dedicated to quality, accuracy, professionalism and value. Our continued investment in cutting edge surveying technology has allowed us to consolidate our market share and expand into new and exciting markets. As more and more new clients enjoy the benefits of an Aedas survey, we continually develop our human resources. Whether the brief requires a 3D topographical model, setting-out control for civil projects, or highly detailed accurate plans and elevations for conservation purposes, Aedas Land Surveying work closely with each client to ensure they receive a comprehensive and tailor-made solution. Landscape and Environment 2005 was another excellent year for the Aedas Landscape team, with increased staff numbers in the UK and a team established in HK. The year also saw the number of school landscapes the team has designed exceed 200. We have been especially successful in developing public realm works, including trunk road landscape works, environmental assessments and the detailed design of a flood prevention scheme in Edinburgh and a large industrial site in Hexham. 2005 also saw major successes working in London’s housing sector and the healthcare market.

Imaging Aedas Imaging produces computer-generated images for the construction and marketing industries. Our illustrations range from fixed perspectives to complete internal and external fly-throughs. Our team’s diverse skills allow us to offer a comprehensive service to clients, planning officers and funding organisations and produces accurate illustrations that are realistic and commercially engaging.

Research and Development Our second year of operation saw the Research and Development Group continue to grow and evolve. Building on the initiatives of 2005, the Group continued to develop the MIS Research and Development Library, expand the Advanced Modelling Group and focus on producing design tools and systems that support a performance and evidence-based approach to design. In combination with Aedasstudio, the Advanced Modelling Group attracted significant national and international attention.

A new Sustainability Group was also established to promote a proactive coordinated approach to sustainability across the Practice. The Group remained dedicated to several collaborative projects, including work with BRE on innovative building technologies and the development of a Built Environment national ‘network’ linking universities and practices. In addition, the Group collaborated with different universities and schools of architecture, introducing a mentoring system that allows students from the University of East London to work with the London office on digital design solutions to real architectural problems. The Practice is sponsoring an MSc in Computing at the University of East London and is committed to funding a PhD student in 2006.

International Growth Brazil – Sao Paulo Established in 2002, the Sao Paulo office has over 6 completed projects in Brazil and Argentina for industry, banking and government. This office is currently working on the Valeo Security Systems Facility and was a competition finalist in the design of a new Financial Center for Unibanco,the 3rd largest private bank in Brazil. Our presence in Sao Paulo provides a springboard to work in Argentina and Chile, areas in which we are making strides in developing new contacts and opportunities. Dubai Aedas set up in Dubai in early 2005 and has reaped enormous results in the region with our striking designs, which have won many awards. The Practice won a major Best Architecture Design Award for Ocean Heights 1 a residential development (see residential sector report on page 24). Our adventurous designs have caught the imagination of other prestigious developers, including Emaar Towers for Emaar Properties’ in Dubai and Capital Investment’s Dancing Towers in Abu Dhabi. In only 2 years, the office has provided cutting-edge designs for a total of over 1.2m sq m of projects throughout the Middle East and Lebanon. We see considerable expansion in our Dubai office in 2007, with an office opening in Abu Dhabi. India – Mumbai The Aedas reputation in Dubai brought the Practice back to India, where it completed a £53m (US$77m) contract for Delhi Metro in 2000. In 2005, we returned to India with the award of a new commission by Summer Builders. They appointed Aedas as design architect on the 110,000 sq m high-end residential complex, Atlas Mills. Umesha Barua has been appointed to project manage the work and to head our representative office in Mumbai. Further enquiries are following the success of Atlas Mills and we envisage opening a full service office during 2006. Kazakhstan – Almaty Kazakhstan is an enormous nation with few people but tremendous mineral reserves. It is also possibly the most open-minded and forward-looking state of the former Soviet Union.

Poland – Warsaw Aedas Central Europe was launched in May 2005 with 6 staff in support of 2 local directors. The new office became a hub with the servicing of projects in 17 Central European states from the Baltics to the Balkans, as well as being the production base for work in Russia, the Ukraine and the rest of the CIS. By the end of 2005, the office had grown to 19 staff and had a variety of exciting commissions from bluechip clients like Hines, UBM and GVA Sawyer. Projects include work on mixed-use masterplans, commercial office buildings, as well as numerous hotel and hospitality projects. Through our participation in a Colliers-led alliance, we are poised to become the lead masterplanners for Warsaw’s new exhibition and convention centre on the banks of the Vistula River, which includes the city’s new UEFA bid football stadium. Russia – Moscow We have been commissioned for a number of exciting schemes in Russia that include a large mixed-use scheme, as well as a business park in Moscow. We are currently preparing design solutions for 2 office buildings and a hotel in the city and preparing to open a Moscow office. Ukraine Aedas’s consulting work in the Ukraine led to a range of interesting projects. The Warsaw office is currently preparing designs for a landmark mixed-use scheme in the centre of Kiev, as well as an exciting tourist hotel in Odessa. Our business strategy for Kiev is currently under consideration. United Kingdom – Edinburgh Following the recent successes of the Glasgow office we opened an office in Edinburgh in January 2006. The office has already secured a number of key projects, including a scheme for Dumbarton Sheriff Court. United States – Washington DC The Washington DC office was opened at the end of 2005, under the direction of Peter Cook. Current projects include the Hunter’s Point masterplan in San Francisco and a Utilisation Study for the Washington DC public schools. With the increasing growth in both the educational and mixed-use development sectors, we are confident that our presence in the area will prove to be of significant value to our growth.

Aedas Almaty was established in September 2005 to undertake a new Radisson Hotel in the ski and skating resort of Medeu. A permanent presence was established in January 2006, with new and prospective projects that include an international logistics centre, other hotels, residential schemes and potential work for the 2011 Asian Winter Games, which will be held in Almaty.
