Chairmen’s Review

‘Welcome to the 2008 edition of Aedas’ Annual Review. The last 12 months has been highly successful, with celebrations of significant appointments, commissions and competition wins in all regions.‘ The New York team is developing a new 17-acre teaching, research and arts campus for Columbia University in association with the Renzo Piano Building Workshop. In the UK, the practice has won an invited international competition to design the new headquarters for the Abu Dhabi Investment Council (ADIC) and in Asia, Aedas is working on five of the largest buildings in Macau, Dubai and Singapore. The economic importance of Asia in the coming year will maintain our global reputation as innovators, and will position the practice to achieve its objectives of targeting new and diverse regions and sectors of operation. Dynamic markets in Central Eastern Europe, the Middle East, India, China and South America will also provide new momentum. Aedas has expanded, and opened new offices in Abu Dhabi, Doha, Bangalore, Belgrade, Hanoi, Ho Chi Minh City, Kiev, Los Angeles, Seattle and Shenyang this year. The practice continues to provide clients with the highest quality of service through an ongoing commitment to the recruitment, mentoring and development of the most talented people, and through our investment in research and development. Aedas has continued to build on its established reputation for commercial and mixed-use design in Asia, particularly in China. Beijing projects R&F City, R&F International Plaza at Nanwei Lu and Fortune Plaza were completed last year and R&F Centre in Guangzhou was shortlisted for the MIPIM Business Centre Award. Two exciting mixed-use projects in the Chinese capital are at final stages of construction. Expansion in Chengdu has led to new opportunities with work on large-scale mixed-use schemes. Aedas will extend its design services to Chongqing, Tianjin, and Shenyang. Following the opening of the Vietnam office, we have been appointed to a number of projects throughout the country. In India we are working on multiple projects from our key regional offices. In Dubai, Aedas was commissioned to design the Dream Bay and Al Wathba office towers, and Boulevard Plaza and U-BORA Tower. The practice’s designs for Dancing Towers in Abu Dhabi are underway and due for completion in 2009, and Aedas has expanded its design services to Jordan and Saudi Arabia with several commissions. The practice celebrated the success of a competition-winning design for the new Abu Dhabi Investment Council headquarters and in 2007, the CEE, CIS and CA region has seen considerable movement in this sector. For Aedas, this has resulted in increased commissions throughout Central and Eastern Europe, including city centre projects and more remote office parks.

Aedas’ unique formula for mixed-use schemes has resulted in the successful completion of the Luzycka Office Park in Gdynia, Poland in the past year, as well as several high-profile projects in Russia and Ukraine, and ongoing work on schemes in Romania and Bulgaria. There has been a focus on the India and Pakistan market and teams in the UK and USA are collaborating on projects in South Africa. Work in the CIS region continues to thrive, with commercial schemes underway such as Abaya Seifullina in Almaty, Kazakhstan. Aedas has also responded to the need for comprehensive redevelopment on large urban blocks and quarters in the UK. The practice is working on large-scale city centre commercial and mixeduse schemes, transforming areas that have declined economically into socially vibrant commercial and residential communities.

Colmore Plaza and Forty Springardens schemes were completed this year in Birmingham and Manchester respectively, with plans for Pentavia in Birmingham, the Titanic Quarter in Ireland and further phases of the Anderston scheme in Glasgow underway. Aedas New York was successful in winning an international design competition, and a mixed-use development comprising 1,600 apartments and over five million square feet of retail and commercial space in Sao Paulo, Brazil. In Manhattan, the practice was commissioned by Alianza Dominicana Inc. – one of the largest social service and community support providers in New York – to design the organisation’s headquarters including office, retail and community spaces, and developed the design for a mixeduse complex on the site of the historic Renaissance Ballroom and Theatre. Abu Dhabi Investment Council HQ, UAE Aedas’ concept for the new Abu Dhabi Investment Council headquarters marks a step-change in tower design. The practice has been appointed to design the scheme following a successful invited competition submission in early 2008. Comprising two 25 storey towers, the buildings’ geometry is derived from Islamic principles. The dynamic ‘mashrabiya’ interactive screen reduces solar heat gain by up to 20 per cent. Other sustainability features include 1,100 square metres of roof-mounted photovoltaic cells, which contribute to powering four per cent of the building’s energy requirements. The towers will set new standards for environmentally-friendly design in the UAE, whilst creating a contemporary Islamic aesthetic.

Mixed-use Development, Kiev, Ukraine This project demonstrates Aedas’ fresh thinking for architecture in the CIS region. The practice was initially appointed to appraise a previously approved design and throughout this process maximised the potential for the site with an innovative proposal. Aedas’ design shifts the buildings’ placement to create active public street frontage in the heart of the development. Apartments are arranged in smaller blocks offering a variety of residential solutions, and private external spaces for all homes. Taller office buildings have been designed to minimise overshadowing and have optimal floor-plate areas, providing the organisations with spaces in which to establish a strong identity and attractive corporate headquarters.

Forty Springardens, Manchester, UK Completed this year, the design for Forty Springardens responded to the sensitivity of its location in a conservation area, and to the physical construction constraints due to the density of the surrounding commercial district. As a result of Aedas’ approach, the building has a sense of respect, permanence and longevity that integrates with the city of Manchester. The interior of the building shifts the emphasis to providing a crisp, contemporary, modern space. Our objective was to ensure that the building’s initial impact – and that the experience for building users – was one that inspired a sense of quality, drama and excitement whilst providing a welcoming, highquality environment. 13

R&F Centre, Guangzhou, PRC R&F Centre stands at 250 metres in the heart of the new commercial district in Guangzhou, China. Aedas created an iconic building that is commercially efficient, elegant and timeless. The office tower reflects the values of ’fortune’ and ’strength’, as signified in the client’s company name. The design makes reference to China’s historical association with jade vases – which were also composed of square shapes and inscribed with lines that define scale, proportion and formality – the design equally emphasises scale and balance, purity and elegance. Marketed to international companies, the building features a clear glass façade, glass fritting and sun-shading devices, dramatic interiors, and business centre facilities such as auditoriums, conference rooms, restaurants and sky gardens. 14

Dream Bay Tower, Dubai, UAE Unlike the traditional modulation of office spaces, Dream Bay’s commercial and central areas are gripped between two leaning masses, with the taller form gracefully shrinking and tapering back from the road whilst the adjacent form increases and arcs towards the road. This unique form results in a building design that exposes terraces on both sides, achieving the design objective to maximise public interaction with the space. Further to fulfilling this aim, there is an internal arcade flanked by retail outlets on the ground floor that links two external perimeter walkways. The podium roof also caters for public dining together with a refined landscaped outdoor area.

Aedas’ latest luxury residential designs have defined some of the most prominent sites in the PRC cities of Beijing, Shanghai, Guangzhou Chengdu, and Wuhan. The completed TG Harbourview, located along the famous Huangpu Riverfront, has set a new standard for luxury high-rise residential developments in Shanghai. In Chengdu, Le Parc residential development Phase One will be completed in 2008. These schemes have established Aedas’ presence in the dynamic market in south west China. Aedas New York continued to play an active role in this sector, particularly in New York City with the design of the Veneto. Featuring stone, masonry and glass, the 34-storey residential tower will be occupied later this year. The practice also provided design strategies for Lenox Terrace, a 14-acre mixed use site in Harlem. One of the primary objectives for the design is an improved street plan that will enhance the pedestrian experience, as well as providing residents with a range of housing options, healthcare and recreational facilities. Aedas’ high-rise residential designs continue to push the limits of innovation in the Middle East. Pentominium – Aedas’ tallest residential tower in the world – received five design accolades at the CNBC Arabian Property Awards in 2007. Dubai Ocean Heights is currently under construction, and Ocean Heights II is due to commence on site in 2009. The practice is also completing the detail design for Empire Tower in Abu Dhabi.

West Tower, Liverpool, UK This development is a landmark in the 2008 City of Culture - Liverpool - and has celebrated an awardwinning year. West Tower accommodates 127 apartments arranged over 35 floors, as well as a mix of uses including five floors of office space and a restaurant offering spectacular views. The scheme provides the highest quality residential accommodation including penthouse level apartments tiered back to incorporate external terraces set behind glazed balustrade screens, and additional amenities including secured parking and landscaped grounds.

R&F City, Beijing, PRC R&F City is renowned for being the largest residential development along the Eastern Third Ring Road in Beijing. The development layout is designed to maximise solar gain for all residents’ homes and provide shared open and green spaces in the city. The contemporary and vibrantly coloured residential scheme features slab blocks and tower buildings – with heights varying from eight to 26 storeys. Features include large bay windows, balconies and shaded roof areas.

In Asia, Aedas continues to enhance its reputation for working with clients to increase property value and return through strategic retail planning and cutting-edge design. The most notable successes in the past year include the development of Hong Kong Land’s retail portfolio in central Hong Kong, which is now one of the world’s premier shopping precincts. Major retail projects completed in 2007 include The Elements at Kowloon Station and the retail arcade at Hong Kong International Airport’s Terminal 2, which features a 380,000 square feet arcade allocated for shopping, catering, and entertainment facilities including a 4D cinema theatre. The practice has also been working with clients to revitalise various mid-range shopping centres, including JD Mall, E-Max, Tsuen Wan Plaza and renovations for The Link in Hong Kong. In China, Aedas celebrated the completion of Shanghai Square 138. Hisense Shopping Centre in Qingdao and the Mei Long Zhen Plaza in Shanghai are underway and due for completion in 2008. Aedas is also completing the design of two major retail centres in Wuxi and Chengdu, where construction will commence in early 2009. The Central and Eastern Europe, CIS and Central Asia region is booming and Aedas has positioned itself strategically to provide international retail design solutions within these markets. Responding to high client, owner and end user expectations, the practice is currently engaged on retail design projects in Russia, Ukraine, Romania and Poland, as well as many prospective opportunities. Integrated retail and mixed-use masterplans linked with significant transportation schemes in the UK are also currently at planning stages.

Wuxi Hang Lung Plaza, Wuxi, PRC Setting a new benchmark for luxury shopping and commercial space in the region, the Wuxi Hang Lung Plaza is a 255,000 square metre development at the heart of the city. Conceptually, the mall is three ‘spinning’ glass atria with a plan derived to generate circulation throughout the site. The complex features the largest shopping mall in Wuxi and a generous plaza containing a cluster of restored, historical theatre buildings, all of which is conveniently situated above a metro station. Due for completion in 2014, the site will be a vibrant hub, providing world class amenities for the two commercial office towers that integrate with the mixed-use area and rise to 280 metres.

Aedas’ designs have dominated the integrated resort and entertainment development along the Macau Cotai Strip, including Asia’s premier resort destination – The Venetian MacaoResort-Hotel. The world’s second largest building, The Venetian Macao-Resort-Hotel comprises 3,000 hotel suites, 800,000 square feet of retail space, one million square feet of exhibition and congress space, a 15,000-seat event centre and a 2,000-seat theatre. The Four Seasons Resort on the Cotai Strip will be completed later this year and construction commenced on Shangri-la and Starwood Hotels and Resorts. Aedas also secured commissions to work on three more parcels along the strip this year. In Singapore, construction on the Marina Bay Sands scheme – over six million square feet in size - commenced this year and work continued on the Legend Palace Hotel and R&F Renaissance Hotel in Beijing, PRC. Other ongoing hotel projects include the SkyCity Marriott Hotel in Hong Kong, and the Crowne Plaza Hotel in Huizhou. The practice is also working with The Hong Kong & Shanghai Hotels Limited on the Peninsula Hotel in Shanghai.

Another success for this year was Aedas’ appointment to the AsiaAsia Hotel Project in Dubai which will comprise over 6,500 hotel rooms when completed. In Europe, primary areas of activity in this sector are in Central and Eastern Europe and the CIS, with over 10 new projects underway and many planned for late 2008. Aedas continued to work with existing and new clients in Russia and Ukraine, in the emerging markets of Romania, and the wider Balkan region. Work is underway for the Radisson Resort Hotel at Desna in Russia, and a world-class facility is planned for Alushta in the Crimea, Ukraine. Aedas designs for the Radisson Hotel Complex in Tyumen, Russia, and a business hotel in Oradea both commenced on site in late 2007. The practice is undertaking a range of mixeduse schemes in cities throughout the CIS region, and the Sofitel development in Almaty, Kazakhstan. Banader Hotel, Bahrain

Four Star Hotel & Residential Development, Kiev, Ukraine Aedas has developed a design proposal for a new hospitality investment in Kiev that has attracted a prestigious international hotel brand. The scheme designs for a four-star hotel comprising 300 guest rooms, as well as residential accommodation, are proceeding on site. The design exploits the natural slope of the site to accommodate 67,000 square metres of mixed-use hospitality space. Comprising hotel, private gardens, a casino, leisure centre and spa, restaurants, bars, conference facilities, serviced apartments and two adjacent residential towers, the scheme’s massing ensures maximum natural light, interconnected spaces and optimum views.

R&F Renaissance Hotel, Beijing, PRC Located in the central business district of the Chinese capital, the Beijing R&F Renaissance Hotel faces the Eastern Third Ring Road. Accommodating 539 rooms – including hotel guest rooms and serviced apartments – the scheme comprises supporting facilities and three levels of high-end retail space. The imposing scale of the project has provided Aedas with the opportunity to create a mega structure that draws on geometric lines and building form to create a unified design. Through the subtle treatment of the façade and the faceted design, the building’s appearance is constantly reinvigorated. Located adjacent to the R&F office tower, these two landmark buildings form an impressive gateway to R&F City.

Aedas has continued to strengthen its position in the education sector, with significant new commissions and completed secondary projects for the Building Schools for the Future and the National Academies Framework in the UK. The practice also continued to develop its portfolio in the higher education sector in the UK, providing an integrated range of services including architecture, building surveying and access consultancy for university campus design solutions. Success in this sector culminated in the practice securing a position amongst a select number of consultants on the Learning Skills Council framework, which will deliver £1.4bn in investment to the development of further education campuses in the UK. In North America, the practice has been engaged in a diverse range of academic projects over the past year. Working with Rafael Moneo Valles Arquitecto, the Northwest Corner Science Building at Columbia University and the Neuroscience and Psychology Complex for Princeton University are underway. The state-of-the-art Biotechnology Building for Stony Brook University on Long Island is nearing completion, as is the Eagle Academy for Young Men in New York City. In the past year Davis Brody Bond Aedas was also awarded one of its largest commissions – Columbia University’s Manhattanville campus in Northern Manhattan. The project will create a new kind of urban academic environment woven into the fabric of the surrounding community over the next 25 years. The New York office is working with Renzo Piano Building Workshop on the first phase of the project.

In Hong Kong, Aedas has been appointed to design the new Student Amenity Centre and the campus masterplan and extension for the Chinese University of Hong Kong. Work has continued on the City University of Hong Kong’s Community College Building, The Hong Kong Polytechnic University’s Outpost Building in Shenzhen, PRC, and the redevelopment of St. Paul Co-Educational College and St. Rose of Lima’s School.

Education

The Petchey Academy, London, UK Completed in late 2007, this new academy is located in an inner-city borough of London. The school is designed to a compact footprint to maximise external space. Teaching areas are accommodated in two triangular wings centred on a triple-height top-lit atrium, which is utilised for ICT access, group learning, dining and assembly, and as a social space. At the centre of this is a drum that houses a performance area and assembly hall facilities . Fully-glazed blue curtain walling provides a source of natural light whilst reflecting the academy’s emblematic colour to define the school’s local identity and street frontage, whilst conveying a sense of transparency and openness.

City University of Hong Kong Outpost Building, Shenzhen, PRC

Aedas has been commissioned to design and construct a new facility to accommodate the education and incubation activities of the City University in Shenzhen. The outpost building is located at the Shenzhen Virtual University Science Park in Nam Shan District and is designed with a ground floor area of approximately 12,500 square metres. The building’s key architectural feature is a huge glazed box that houses a multi-storey central atrium serving as the focal point of the university. The atrium is the hub of the education centre, connecting all adjoining laboratories, lecture rooms and offices.

Davis Brody Bond Aedas’ work at the Morgan Stanley Children’s Hospital of New York has continued with the design of a new state-of-the-art paediatric emergency department. The department is the only approved Level 1 paediatric trauma unit in New York City and the practice’s design has responded to specific operational goals including reduced waiting time for triage and treatment, and reduced transfers out of the emergency department for diagnostic and treatment service. In the UK there has been an encouraging shift in the sector, with significant new opportunities emerging and existing projects revitalised. New schemes have been launched on the market as a result of the Procure 21 Framework and new NHS Trusts have started to participate in this programme. Large-scale commissions such as prospects in North Tees and Brighton have indicated a shift of emphasis that will hopefully reinvigorate this procurement system. Work on the Welsh Estates Designed for Life:Building for Wales framework resulted in commissions to support the development of Outline Business Case work in Gwent. The practice also secured two further commissions with Interserve, including a new adult and elderly mental health unit at Wrexham Maelor, and a joint venture with HLM for a new local general hospital in Newport, Gwent. A further national framework to be launched in Scotland in 2008 has boosted the practice’s confidence in this procurement path, which will continue to offer excellent opportunities for the future. Other ongoing work includes technical advisory roles for large PFI schemes such as Sandwell and West Birmingham Towards 2010. Direct commissions for Trusts have included a new community hospital for Stockport Primary Care Trust and emerging opportunities in Kazakhstan.

Sandwell & West Birmingham Towards 2010 PFI Project, UK Aedas has worked as technical advisors for Sandwell and West Birmingham NHS Trust, part of the Interserve Health, supply chain since early 2005. In the latter half of 2007 the focus of this role shifted from the development of briefing documentation and site identification to the production of a design solution that would act as the Trust’s Public Sector Comparator for inclusion in their Outline Business Case. On a site of less than seven hectares, the scheme will provide a new 90,000 square metre acute facility.

Aedas maintained its position at the forefront of the transportation sector this year. We have continued to build on decades of global experience in the design of rail, road, air and sea transport facilities that has resulted in over 100 station and depot commissions. As Asia’s premier rail architect, Aedas has been commissioned to undertake the preliminary designs for the cross boundary Express Rail Link, South Island Line, Airport Rail Link and the retail design for two stations along the West Island Line, all of which are scheduled for completion in 2011. Aedas was also engaged in the preliminary and detail design of the Tsim Sha Tsui Station Northern Subway this year. In Singapore, the practice is designing the first phase of the Downtown Line, including Bayfront Station, Landmark Station, China Town Station and Bugis Station, and the Marina Bay Station on the Circle Line. In Dubai the construction of the metroline, comprising 47 stations, is underway and will be completed in 2009. Aedas secured two major station design commissions in Dublin and London this year, and won a design competition for a UK regional station. Employing the tools developed by Aedas’ Research & Development Group, including urban analysis tools, the practice is defining interchange design and has several research projects underway in London. In aviation, Aedas’ designs for Terminal Two at Hong Kong International Airport, the Asia Airfreight Expansion and the DHL Phase II Asia hub extension were completed this year. Other projects in progress include the HAECO Aircraft Base Hanger Maintenance facility and the construction of SkyPier ferry interchange, which will be commercially operational in 2008. These successful projects have resulted in Aedas’ appointment to design the North Satellite Terminal, which will be completed in 2009.

Located on the North Apron area of the Hong Kong International Airport, Aedas’ designs for a new-build extension to the main existing passenger terminal building will provide a world-class airport facility. Arranged over four levels, the terminal building comprises departure and pick-up points, an arrivals passenger transfer facility, dedicated departure lounges and halls, and a concourse housing highquality retail, dining and open seating spaces. The upper levels accommodate major plant and service areas enclosed in a dynamically shaped pod located above the wing-shaped roof that canopies the first floor.

Aedas’ work at Manchester Airport continues with the redevelopment of Terminal 1, which will provide a premium terminal for full service airlines and stimulate future growth. Spanning two levels, an A380 lounge will simplify the boarding process and minimise turn-around time to increase efficiency. Flexible stand layouts between narrow and wide-bodied aircraft ensure maximum passenger throughput of the pier to increase the level of service for airport customers.

The Washington D.C. office was appointed to design the renovation and expansion of the Embassy of South Africa as well as the design of two Neighborhood Libraries for the District of Columbia, which will include multi-use spaces for community events extending their uses beyond typical library functions. Davis Brody Bond Aedas’ work at the World Trade Center site continues as the National September 11 Memorial and Museum is now under construction. In Pelham, New York, the practice continues its involvement in the renovation of the 1921 historic art-deco style Pelham Picture House – one of the oldest working theatres in the region. Following the completion of the West Kowloon Cultural District project, Aedas has established a reputation for innovative and civically sensitive design in Asia. In 2007, Rock Production and Capitaland commissioned the practice to design the first ever civic and cultural complex in Vista Xchange at one-north in Singapore. The complex comprises a 5,000-plus seat theatre, an amphitheatre, civic plaza and retail spaces. Now at its design development stage, the project’s construction works will commence in June 2008. In the UK, Aedas has continued to provide strategic, architectural and surveying support to senior government departments including the Ministry of Justice, the Home Office and the National Police Improvement Agency. The practice has undertaken feasibility and option studies for specialist MoD buildings and is masterplanning major prison sites for the MoJ. Many commissions have emerged through national government frameworks, including the OCG, Prison Strategic Alliance, MoD Prime Contracts and the Scottish Parliament.

It celebrates the rich and varying activities within the building with a multi-faceted and dynamic design that blurs boundaries of public and private realm, and retail and cultural components. These soft spatial transitions encourage discovery and result in a highly public, energetic civic node within one-north and beyond. In the UK, the practice continued to work on significant projects in this sector throughout the year, including two projects with South West of England Regional Development Agency - The Omega Innovation Centre and the Tremough Innovation Centre in Pool, Cornwall. The two schemes are part of a wider programme to deliver innovation and business incubation centres that will provide centres of enterprise and innovation, and support new employment opportunities in the region. Both projects are due to commence on site later this year. In North and South America, Aedas’ international reputation for the design of complex research and industrial facilities continued to ensure that the practice secured significant commissions in this sector over the past year. The practice worked on Northwestern University’s Robert H. Lurie Medical Research Center in Chicago, which comprises state-of-the-art biomedical research laboratories, faculty offices and support spaces for the fields of genetics and molecular medicine, cancer, neuroscience and biomedical engineering. At Vanderbilt University in Nashville, the Ingram Research Building is nearing completion. This project resulted from our masterplan, which explored creative solutions for building and site options for the Medical Center campus. Our solution for a new 400,000 gross square foot state-of-the-art biomedical research laboratory allows for the expansion of the campus without any significant impact to the campus site plan and functional layout. Aedas New York is also developing a feasibility study and concept design for two new laboratory buildings and a cryoplant at Cornell University, which will be a single-storey structure designed to respond to sensitive equipment requirements. This building and the adjoining cooling towers and substation have been designed to integrate with the surrounding natural environment. In 2007, following the practice’s competitionwinning entry, the New York office commenced work on the Triangle Project. This will result in a 280,000 square foot research building for a global cosmetics company renowned for innovation and product development.

Aedas expanded its portfolio in sports and leisure following the strategic merger with MEIS Architects. The new Aedas Los Angeles office will be led by Managing Director, Dan Meis, who is recognised as one of the world’s foremost designers of sports, entertainment, and exhibition venues. Aedas is currently designing a new $US 1.2 billion sports and entertainment complex, which will include a 70,000 seat NFL stadium that will be the home ground for the first NFL team in Los Angeles for over 12 years. The project’s innovative approach to the topography of the site has involved utilising the natural topography of the 100 metre hill that dominates most of the site. This has allowed much of the stadium seating to be built on natural grade and reduced the steel structure required by 40 per cent, as compared to traditional stadium designs, and resulted in a potential saving of over $US 400 million. The significant reduction in building material and transport to site for the Los Angeles stadium will strengthen the position for the project to be the first ever NFL stadium to achieve Leadership in Energy and Environmental Design (LEED) certification. Cost reductions achieved through design innovations have been heralded by the client as critical to the success of the development – and the return of the NFL to Los Angeles. Aedas’ new Los Angeles office is also collaborating with the New York office on ongoing projects for the United States Tennis Association (USTA), home of the US Open Tennis Championships.

Los Angeles NFL Stadium, USA This new 75,000-seat stadium will be the first green building for the NFL and is on target for completion for the 2011 American football season. The asymmetrically-configured stadium design will capture the luxury and dramatic impact synonymous with the world’s entertainment capital whilst optimising the site’s natural topography. Although the stadium is primarily designed for NFL fixtures, this perennial venue will also accommodate soccer matches, college and high school football and headline music concerts.

Aedas’ global network allows the practice to bring together leading talent and skills derived from various cultures across four continents. This diverse source of inspiration ensures we have a rich base from which to realise buildings and places for people. Design is a paramount consideration for Aedas because we recognise that all people live within and utilise the built environment. The quality of building design has a direct effect on a universal quality of life. At Aedas, good design is not an accident or produced by chance – it is the result of a considered and evidence-based process, and an understanding between designer and client. We never settle for good design if excellent design is possible. Our practice culture and ethos is to seek design excellence through continually questioning and examining the way we work and the buildings we produce. Over the past year we have continued to develop our evidence-based approach to design. This has involved us as designers working with informed clients to make project decisions based on leading, current information. We have improved our project review process to ensure we continually question the impact and value of design decisions – particularly in relation to sustainability. Aedas has expanded its continuous learning programme to undertake further research on finished buildings to enable us understand how they perform. We have, with the Research & Development Group, developed software to assist architects in predicting building performance of buildings at the design development stage.

Aedas Review 2008

Aedas’ sustainable design initiative was launched in May 2008 in the UK. This initiative is the result of over 12 months of work in establishing the foundations of the practice’s sustainable design strategy. In the UK, one of the Research and Development Group’s key focuses for the year has been implementing the Aedas Sustainability Policy. This has involved the implementation of a carbon audit of projects and the publication of the Aedas Green Book. In Asia, Sunny Bay Station – part of the MTRC Disney Resort Line in Hong Kong – has received various accolades for its sustainable design. The project has won Business Week and Architectural Record’s Good Design is Good Business China Awards for Best Green Project in 2007. The recently completed Hong Kong Eco Park project has received high acclaim. Featuring carbon efficient design features and energy-performance enhanced products, this project exemplifies Aedas’ approach and commitment to develop a consistently considerate approach to environmentally conscious design.

R&D

Aedas’ Research and Development Group in the UK has doubled in size to meet growing demand. The team has significantly developed the practice’s evidential knowledge base, tools and processes to provide architectural teams with the framework and information to predict design performance. The group’s focus over the past 12 months has been on three key areas – iterative design, parametric modelling and sustainable design. Iterative design was initially employed in 2007 by the World Trade Centre Memorial Museum project team at Aedas’ New York office. The group has also developed a 3D software application to visually map space, assisting designers to analyse spatial experience, and iterative design has also been utilised in the UrbanBuzz project in the UK. The group is currently developing an analytical and generative masterplanning simulation process that will facilitate planners and architects to visualise urban codes and massing criteria. The group’s research in this area will inform the design of a new sustainable city at Greater Noida, just outside of New Dehli in India. Working with Aedas’ architectural teams in London and Manchester, the group has developed parametric modelling solutions to realise ambitious designs for tower developments in Karachi and Abu Dhabi. In 2008, the group will focus on consulting designers on quantitative methods and analytical tools to graphically assess and communicate the environmental performance of building designs. Over the past year, Aedas has also been widely recognised for its implementation of Building Information Modelling (BIM) innovations – allowing the practice to take a data-rich three-dimensional approach for design, documentation and construction management. BIM has been employed by Aedas’ project teams in Hong Kong on several developments, including the Community College of City University building in Hong Kong, the HK Polytechnic University Shenzhen campus, Guangzhou Grade I Office Building, Ocean Heights I in Dubai, Kowloon Station (Elements) Integration, and currently with the Hong Kong CX Cargo Terminal and Majan Park Tower in the United Arab Emirates. Reviews through BIM of the environmental impact and features of building developments includes analysis on shadows and sight lines to achieve predictable and confirmative design, and minimise land disturbance or excavation by exploring alternative solutions. Over the past year, Aedas has enhanced the BIM model in-house to increase efficiencies in submissions processes. In 2007, Aedas was also invited to share the practice’s experience of BIM with professional institutes and government departments in Hong Kong, Japan, South Korea and China. Aedas was awarded the Hong Kong BIM Outstanding Award and global BIM Experience Award by Autodesk in June and November 2007 respectively. These accolades have recognised the practice’s ongoing commitment to research and development.

Masterplanning, Landscape & Urban Design

Aedas has significantly enhanced its masterplanning, urban and landscape design portfolio this year. In the UK and Europe, the practice has been commissioned for urban regeneration schemes, masterplans for new cities and proposals for brown and greenfield sites. Specific examples include the Anderston and Haymarket projects in Scotland, various schemes in England, and the Krasnoyarsk and Cosmos City projects in Russia. In China, Aedas’ landscape and environment team in Chengdu has been particularly active, with three projects underway, as well as projects in Beijing, Shanghai and Guangzhou. India has presented the practice with the greatest growth potential for masterplanning and the practice has established strong working relationships in the region. Aedas has undertaken six masterplanning projects and has established an urban design team in Mumbai. The landscape and environment team in India has also expanded and is engaged in two new projects in Hyderabad and New Delhi, India. In Southeast Asia, Aedas is masterplanning the Puteri Harbour development and completing work on a masterplan for part of the New Pudong in Ho Chi Min City. New proposals for clients in Singapore, Malaysia and Vietnam are also underway. Aedas’ UAE offices have been masterplanning the Dubai Media Village, a new town development in Kolkata, India, and a marina in Belgrade, Serbia. In Kazakhstan, Aedas is masterplanning projects in Actau, Astana, Almaty, and Uralsk. The New York and Dubai offices worked collaboratively on the New Jeddah Master Plan, which will transform a 52 acre desert site into a vibrant destination. Ambitious landscape and environment designs are underway for Asia Asia. Located in Dubai in the UAE, this mega-hotel complex is slated to be the largest of its kind in the world.

Aedas Interiors’ focus for the past year has been and continues to be expansion of service delivery in new geographic locations. The new office launch in Singapore will facilitate the provision of a stand-alone interiors service for the hotel, leisure, retail and commercial sectors throughout South East Asia. Significant projects managed from Singapore include the Marina Bay Sands and repeat work for the Bank for East Asia. In Hong Kong, the team has expanded to 120, currently engaged in various projects in China, Hong Kong and Macau. The specialist hotel group has completed plans and designs for the Langham Hotel in Beijing, the Ritz Carlton in Shanghai and Phan Thiet Hotel in Ho Chi Minh City. Following the completion of the Venetian Macau Resort Hotel in 2007, Aedas commenced work on Parcel Five & Six in Macau, which comprises around 6,000 rooms, function areas and casinos, occupying 1.5 million square metres of space. The retail team in Asia has taken on large-scale retail projects in China and the Middle East, and corporate office projects are underway for Hong Kong Exchanges and Clearing Limited, Bank of East Asia and KPMG throughout Hong Kong and China. In Dubai, Aedas was appointed on the Iris Crystal Tower, Lighthouse Tower and Park Towers projects at DIFC. In the UK and Europe, Aedas worked on the award-winning 40-storey West Tower in Liverpool, the Colmore Plaza commercial scheme in Birmingham, and received accolades for Bridgewater Place in Leeds. In Russia, the Radisson Hotel in Tyumen – a 235-room, mixed-use scheme – is underway and due for completion next year. Building on strong foundations established over the past seven years, Aedas Imaging focussed on staff development this year, identifying that harnessing expertise is fundamental to high-quality service delivery and achievment of the group’s objectives. Throughout the year, the practice’s photorealistic, animation presentations and digital designs have featured in high-profile planning and competition submissions, marketing and site displays, and broadcast and print media. Producing visualisations for Aedas’ successful architectural competition submission to design the Abu Dhabi Investment Council headquarters in the United Arab Emirates has been one of the group’s key projects. Working in collaboration with the London and Kazakhstan architectural teams has also resulted in the production of the animated fly-through presentation for the Abaya Seifullina mixed-use commercial scheme in Almaty. The team is working with universities and colleges to drive innovations in visual communication for architectural design, and is continuing to build its reputation as a stand-alone service to leading property developers and agents, marketing agencies, architectural practices and engineering firms. In 2008 Aedas integrated its surveying, project management and property design and construction consultancy services to launch Building Consultancy in the UK. Building Consultancy will provide a multi-disciplinary range of property consultancy services including construction design and management, project management, employer’s agent, asset management, professional services, health and safety management, cost consultancy, geomatics, sustainable refurbishment, and access consultancy. Over the past year, Building Consultancy has developed best practices in sustainable consultancy for refurbishment projects. The group is currently developing capabilities to deliver audit and evaluation services, including the provision of Energy Performance Certificates and Display Energy Certificates. The practice has also invested in the accreditation of expert EPC and DEC auditors. Building Consultancy’s underground utility mapping expertise, now incorporated in the practice’s geomatics service, has extended the team’s excellent reputation for the supply of topographical and measured building surveys.
