Designing for enhanced performance Gensler teams continue to push innovation that supports the changing way people work and live. Recently, our Design + Performance research program has produced several new tools that drive higher return on our clients’ real estate investments. Gensler’s Workplace Performance Index (WPI) helps companies understand the impact of their environments on productivity and the bottom line. Our new Sustainable Consulting services enable clients to understand and improve the green performance of their facilities. New tools are being developed that enable each practice area to measure and benchmark the results of our design solutions.

URBAN EVOLUTION How cities reinvent themselves

When cities are in the process of transform­ation, it’s the iconic buildings-to-be that often get the headlines. But they don’t tell the whole story. Cities reinvent themselves through myriad acts of trans­formation, some huge, many much smaller. Shanghai Tower, Gensler’s breakthrough mixeduse tower, punctuates the city’s skyline and is a symbol of China’s hopes for the future. But its bigger impact is to create a transit-served superhighrise precinct—the first in the world—at the heart of Shanghai’s new financial district. Anchor­ing a global destination adds exponen­tially to the tower’s value. Across the river, we’re turning Shanghai’s historic down­town core into a regionally accessible business destination. Compact and walkable, it has the urbanity that international businesses look for in a city. Similarly, the Dubai International Financial Centre is a planned develop­ment that anchors Dubai’s financial hub with office, hospitality, and retail destinations. It establishes the area as an urbane, walkable, and connected platform for the city’s growth as a regional powerhouse. Cities, especially established ones, can reinvent themselves at a pace and scale suited to their market conditions. A range of approaches, includ­ing building repositioning or expansion, adaptive reuse, and infill redevelopment, lets urban districts and neighborhoods activate and modernize, unlocking the inherent value of what earlier generations put in place. Every building type is a candidate. These strategies are sustain­able, affordable, sensitive to community interests, and conducive to a sense of place. They allow property owners to accommodate the new—boosting revenues, reducing operating costs, and renewing their cities in the bargain.

Whatever the pace, urban development benefits from analytical tools that Gensler’s planners and consultants apply to questions of location, density, and mix. Geographic information system (GIS) analyses, market and demographic studies, and location comparisons based on real estate, retail sales, commute-time, and other data help clients make informed decisions. Cities around the world, whether established or emerging, are constantly gearing up for new opportunities in every sector. We designed a terminal for JetBlue at JFK that puts the enjoyment back in low-cost air travel. We helped Gaylord make National Harbor on the Potomac River the leading business and pleasure destination in the DC area. With Club Nokia at L.A. LIVE, we created a new venue for live acts and events that supports emerging talent. At the Russell Federal Building in Atlanta, we showed how security and access can be elegantly and inexpensively provided. For Burberry, HBO, UBS, and other clients, we demonstrated how well urbanity serves business purpose. It’s because we know how cities work, that we can transform them so effectively.

Why top companies embrace the workplace

Gensler has a unique perspective on the ways that people really work. Since 2005, we have surveyed office workers in the US and UK. This groundbreaking research shows conclusively that workplace design is a major factor in a company’s performance.

We’re also helping our clients leverage workforce mobility to reduce their carbon footprint. By locating workspace where it’s really needed, they can reduce commute times and their overall need for space. The result is both cost-effective and sustainable.

Gensler’s 2008 Workplace Performance Survey revealed that work is changing as young people join the knowledge workforce. Ten years ago, the breakthrough finding in the workplace was the realization that collaboration leads to innovation. Today, what’s generating excitement is social interaction. As social networking gains adherents, socializing in the workplace is becoming more important, especially for younger workers. Much of their learning takes place informally, as they talk with peers and mentors.

Gensler has led the workplace revolution, not just tracked it. Informed by our research and global experience, our knowledge runs deep. We offer real estate and office workplace consulting services, ranging from portfolio strategies and upstream financial modeling to postoccupancy performance evaluations. This enables our clients to hold down their costs and capture the full potential of the workplace to support their people across time zones, cultures, and work styles. Gensler keeps them ahead of the curve.

Gensler designed Hakuhodo’s executive floor, the main reception floor, and a floor housing the café, “university,” and library. Based on the concepts of “Move, Meet, Make,” the design facilitates circulation and movement, and is flexible for changing team assignments.

The 2008 Gensler Workplace Performance Survey provides new insights into the knowledge work activities that fuel business success. Four work modes—focus, collaborate, learn, and socialize— help unlock people’s power to create and innovate. So how do these work modes contribute to job performance in the knowledge economy? Our survey found that knowledge work is filled with varied and dynamic interactions, and that the mix of work modes differs significantly for people at top-performing companies than at average ones. Gensler’s survey found that average companies are centered on focus work, while top companies spend much more time collaborating, learning, and socializing. Not surprisingly, top companies’ work settings are more effective than average ones in encouraging the four modes of knowledge work. People’s sense of engagement and job satisfaction are much higher at top companies. This results in increased innovation, work quality, and market share. Using Gensler’s Workplace Performance Index, any organization can see how it measures up to top-company benchmarks. Identifying and resolving any deficits are crucial to increasing productivity and innovation in a knowledge work setting. Gensler’s surveys and research reveal the trends and pinpoint the factors that are giving the best companies an edge.

GREEN BY DESIGN How sustainability adds value

Gensler’s leadership role in sustainable design began in 1972, when we partnered with PG&E, Northern California’s energy provider, to develop a prototypical energy-efficient office space. This was two years before the oil crisis of 1974. As an energy company, PG&E knew that using natural resources more efficiently made sense. Thirty years later, Gensler completed the Department of Homeland Security Building in Omaha for GSA, America’s largest owner/ operator of office space. Designed for LEED Gold certification, the project exemplifies GSA’s integrated, “whole life” approach. GSA sees it as proof that sustainability pays off in lower operating costs and higher employee job satisfaction. A 2008 evaluation by Pacific Northwest National Laboratories cites our building as one of the two best performing in GSA’s portfolio. Today, Gensler has more than 700 LEED accredited professionals on our teams worldwide. Partnering with our clients, we’re designing healthier and more efficient places for people to work and live. Gensler is helping MGM MIRAGE build CityCenter in Las Vegas as a model of sustainable performance—the largest LEED-rated mixed-use development in the world. For First Federal Savings Bank, we designed Indiana’s first LEED certified bank branch. In Washington, DC, 1800 17th Street/ PNC Place will be the city’s first certified LEED Platinum office building. Our design of REI’s store prototype initiative focuses on green building and REI’s commitment to serve as the community’s gateway to the outdoors.

REI, Boulder, CO REI’s prototype store serves as a laboratory to analyze the performance of green building features, technology, and new retail concepts. For example, Solatubes® channel light through the store and save approximately 20 percent in energy costs. The building also captures the sun’s energy through technology called “building integrated photovoltaics” (BIPV), a first of its kind in a retail environment. The research–inspired design of REI’s 42,000-square-foot store provides a peek into the next generation of REI’s store experience.

designed Automated People Mover. MGM MIRAGE CityCenter is designed to achieve a LEED Silver certification. CityCenter sets a new benchmark that’s influencing major development in other fast-growing cities with similar conditions. We began life as a three-person design firm in San Francisco. Most of our clients have similar stories. Today, what fuels our growth and theirs are the opportunities global markets provide. Global markets spread ideas and raise all boats. Regional prosperity presents a myriad of oppor­tunities, and not just for those who are based there. As a firm that works in more than 1,200 communities on six continents, we know this from firsthand experience. Here are some examples. In California, a maker of high-quality olive oil has looked up from its regional focus to see a world of interest in its wares. We’re helping it position its brand for a global audience. In Kuwait, we’re working with a leading retailer to gear up for inter­national competition in the Middle East. This same client is also moving into new markets in Europe and India. We’re right there with them. Our work for a Chinese hightech client helps establish the company’s presence as it expands its US headquarters and solidifies its position in the US personal and business comput­ing market. Another client, an Indian conglomerate, is expanding into movie­ making and theaters in the US. Meanwhile, our European and US retail clients are eyeing burgeoning markets in East Asia, India, and the Middle East. They all look to us.
