Geyer is the largest interior design practice in Australia operating from 6 studios across the Asia Pacific – Melbourne, Sydney, Brisbane, Perth, Wellington and Singapore. Specialising in the development and implementation of workplace, retail, hospitality and education interior environments, we work with a wide range of public and private sector clients to help them achieve their goals by developing intelligent strategies and design solutions which support their business objectives and future aspirations. Unlike other practices, our focus is purely on interiors. This gives us unparalleled focus on the needs of the users of space and the global forces that impact them, rather than the limitation of architectural form. We currently employ around 100 people and our diverse employees include workplace strategists, interior designers, brand consultants, architects, organisational psychologists and project managers. We are committed to providing exceptional service and building long term relationships with our clients. We understand how people use space and how it can support your organisational goals. Our approach is one of engagement and participation so that we can truly understand the project issues and how they may be addressed by the built environment. We support this with our body of experience and learning derived from past projects, continuous research into issues businesses face today and the workplace trends that are developed to respond to them, a creativity and rigour in proposing and evaluating solutions and a focus on the future. ENGAGING MULTIPLE STAKEHOLDERS. Geyer has been involved in a range of projects which have facilitated diverse stakeholder groups with different requirements and agendas to identify key drivers for their accommodation solutions. Our engagement process is effective in helping diverse groups identify and prioritise their goals, at the same time this gives them a framework for accountability they can use to support decision making. Recently we have been working with a number of organisations with diverse business unit groups operating under a common brand and culture. Geyer has facilitated working sessions which bring representatives from these groups together to establish a common vision for their accommodation, identifying both current and future needs. Some of the companies we have worked with in this way are: NAB, American Express and Bank Muscat. WORKING COLLABORATIVELY. The Geyer team has collaborated with a number of developers and architects to establish design briefs and deliver integrated fitout projects. Once a strategic vision has been established, gap analysis can be undertaken to identify any areas of the base building which may not meet the potential to develop an efficient and effective solution. In collaboration with the architect we can evaluate the opportunity and cost of integrating these elements into the building design. Often these influences are subtle, considering the building envelope form or structure to provide you with the most efficient use of space, most effective location of specialised amenities and considered usage at both the public and private levels of the building. This exercise is undertaken with an inherent appreciation of the approved DA conditions and the ultimate return on investment. UNDERSTANDING GLOBAL BEST PRACTICE. Integral to our approach is our understanding international workplace benchmarks and trends. We bring relevant and recent global knowledge, research and benchmarks of workplace influencers to our clients which enable you to make informed decisions on potential solutions with direct relevance to your business.

Over the last 30 years, we have delivered over 5,000,000m2 of workplace environments and the knowledge that we have gained over the course of these projects is stored in our Geyer Knowledge Bank. We also conduct several activities each year that give us greater insight into new work place trends. In 2008 and 2009 we have embarked on two research initiatives: mobility in the workplace and what younger workers expect in a work environment. These research projects involve many prominent businesses in Australasia. We don’t limit our knowledge bank to our own work. We see significant value in understanding and appreciating what lies beyond our own doorstep, both locally and internationally. Our designers, supported by our dedicated team of knowledge professionals, capture, register and distribute benchmarks, influencers and solutions which are occurring within and outside of Geyer globally. Many of our professionals have lived and worked overseas and bring their diverse experience to the table. We encourage our people to travel and have established an international exchange programme with affiliations we have developed in Asia, the US, UK and the Netherlands.

At Geyer, achieving environmentally sustainable design solutions is inherent in our design philosophy. Many of our designers nationally have undertaken certification and training in both Green Star Office and Green Star Office Interiors ratings tools. One of the company’s strategic objectives is to ensure that a minimum of 75% of our designers are Green Star accredited professionals by the end of the year and we are on track to achieve this target. Prior to the establishment of the Green Star ratings tool in Australia, our clients such as Compaq, Westpac, Ernst & Young, Rio Tinto and Victorian Government Property Group were committed to achieving sustainable fit outs in both the use of energy and the approach to materials, furniture and internal business practices. More recently, Geyer has completed Victoria’s first sustainable Green Star Office Interiors v1.1 Project for the Victorian Auditor-General’s Office (VAGO) Head Office in Collins Street, Melbourne. We also have a number of projects targeting Green Star Accreditation for clients such as Rio Tinto, Australia Post, Mirvac, Arup and Insurance Australia Group. We are also designed a new childcare centre for Stockland to align with the Green Star Office Interiors tool (as a ratings tool was not available for Childcare).


QUALITY ASSURANCE.

Our proposed approach and our commitment to ensuring the highest quality of services is underpinned by a documented quality assurance system. In 1993 we formalised and extended our Quality Assurance practices into the Geyer Quality Manual. This manual has been prepared in accordance with the requirements of AS 3901-1987 with reference to the following standard guides: 3904.1, 3904.2, 3905.2, 3911.1 and 3913. It was revised under the requirements of ISO9001 and the Geyer quality system achieved certification in December 1996, which we continue to hold. Our system consists of a rigorous methodology for approaching projects of this magnitude along with a supporting system of checklists, proformas and guidelines to assist the team to manage the project appropriately and within cost and time constraints. The purpose of our Quality Management System is to ensure overall management of the project will effectively satisfy project requirements and to provide verifiable, objective records of the management process. Inputs include: _Quality Manual and Procedures _Project Quality Plan Instructions Outputs include: _Project Quality Plan _Project Quality records _Authority approved records _Tender evaluation and recommendation records _Construction contract administration records The benefits of using such a model are that the system is a proven methodology for the successful delivery of projects – our definition of success being “to exceed our client’s expectations”. Each of the key drivers for a project and its delivery receive verification throughout the life of the project – for example: _Provision for objectives feedback as part of the design presentation process to the Project Team to demonstrate alignment of the Brief with the project solution _Participation in cost reviews and value engineering sessions to align the project cost with the overall project objectives _Reference of all design proposals through ESD process to ensure sustainability objectives will be realised _Review and reference to the design programme to verify compliance or divergence with the programme objectives All processes would be reviewed at the beginning of a project to clarify reporting processes and procedures and to customise the system to meet the specific project procedures. This process for change and customisation is already embedded within our Quality Management System.

VAGO. MELBOURNE.

SIZE. 22,000m2 KEY POINTS. _Geyer has just completed Victoria’s first sustainable Green Star Office Interiors v1.1 Project for the Victorian Auditor-General’s Office (VAGO) Head Office in Collins Street, Melbourne. _Geyer’s vision for VAGO was to make the Green Star objective a reality, using alternate design solutions and materials selection based on longer term performance, flexibility and sustainable outcome. _VAGO’s refurbishment was an opportunity to review and adopt a new philosophy to their space requirements. An approach of “one size does not fit all” recognises the diversity of the organisation. _Shared facilities for teaming and collaboration were centralized on each floor, maximizing the opportunity for VAGO’s various business divisions to interconnect and share knowledge, while open plan and workstation design has capitalized on abundant natural light and provided vista views to all work areas. _Space usage supports the different work styles of the various business units well into the future, using a modular approach that, coupled with intelligent layout and use of the facilities, will provide longer-term flexibility. _A highly branded main entry was created to include security control over the whole client facing facility, with special effort to convey the history and stability of the office, which has an important role in the Victorian community. _All elements – including design detailing, services design, and finish selection – were developed on the basis of achieving the targeted 4-star ABGR and Green Star fitout rating.

UNIVERSITY OF TECHNOLOGY. SYDNEY.

PROJECT OUTCOMES. _Refurbishment of selected zones within the Tower Building at the Broadway campus. _The entire entry space has been reinvigorated and energised through social and spatial activators, that now create a reason to visit the precinct _A new, confident design language now reflects the UTS brand and the University’s ‘guiding Principles’. A ‘layer of discord’ has been introduced to house elements that are temporary installations that act as stimulants and catalysts for activation of this place in the University. _The space has been designed with provision for flexibility so it can morph to accommodate calendar events and regain its sense of identity as a place of occasion. For example students can now celebrate their first and last days on campus; benefactors can proudly view their contributions _ This precinct now provides a strong conduit between campus life and the community and combines the contained chaos associated with student life with the structure and rhythm associated with the University.

SIZE. 22,000m2 KEY POINTS. _New workplace standards were developed and applied (including modification to workstation kit) _Intelligent planning solution was applied using the standard kit of parts which achieved 25% space intensification _The solution provided fully open plan layout across all floor which increased collaborative teaming areas by 100% _The solution was benchmarked against safe workplace practices - OHS/DDA minimisation strategies were implemented to design out potential issues _Staff consultation and engagement was facilitated throughout all phases of the project _Worksafe’s values and vision were incorporated into interior environment through planning solutions, concept resolution and environmental graphics _The design provided new client facilities, staff amenities and well being facilities _Works were undertaken while client was in occupation and a concurrent base building upgrade was undertaken on behalf of the building owner

NRMA Insurance Centres. MELBOURNE + SYDNEY.

SIZE. 4,500 - 10,000m2 Project outcomes. _Five key guiding design principals for the project were developed; 1. People Magnet – a place where people wanted to be, a sense of community and excitement 2. Customers Focus – reduce distractions, create areas for focus and opportunities for cross training. 3. Well oiled – Vertical connectivity, visual access and a workspace to support specific roles 4. Continuous learning – Open environment, easy access to all, great IT with wireless facilities 5. Walk the talk – Represent the groups values, demonstrate trust and care, minimise stress. _Within the Parramatta Centre, an internal stair connects levels 1 to 8, creating both a physical and visual connection across all floors. All breakout areas are directly off the stair, encouraging people to travel through the building. _An entire floor is dedicated to meeting/training facilities. _Appreciating the range of ages that work for NRMA, a variety of spaces have been created incorporating; quiet study library with internet stations, Playstation room, different styles of soft furniture in ‘domestic’ style settings on each floor and a carer’s room. _NRMA are targeting a 4.5 Star ABGR and a 5 star GreenStar fitout. Geyer is currently completing 4 contact centres for NRMA in Melbourne + Sydney.

STATE LIBRARY OF VICTORIA. MELBOURNE.

SIZE. Various Spaces PROJECT OUTCOMES. _Created a facility that expresses the Library’s relevance to the Victorian population as a 21st century community asset, whilst creating a future focussed solution in a heritage environment _Implemented our retail and hospitality design knowledge to create environments that relate more closely to community expectations than traditional library environments _Created an interior master plan that provided guidelines for the refurbishment of the library over the extended project timeframe and beyond. This provided the direction for a unified final result and the flexibility to deal with changes in the requirements of the library _Focussed the design on smart, contemporary, public spaces with broad public appeal that reflect the importance of the library in the community _Integrated current technology into a flexible environment that allows for future change _Created environments in which library management can deliver on their intention to move from an institutional mindset to a customer focussed one for the Victorian community

QANTAS JOEY CLUBS MELBOURNE, SYDNEY, BRISBANE.

PROJECT OUTCOMES. _Created highly functional and cost efficient childcare facilities as part of Qantas’s Enterprise Bargaining Agreement with its employees _Provided a benchmark childcare facility for Qantas employees _Undertook a feasibility study of various sites. Sites were chosen for a number of reasons, including orientation, location and ease of access. _Created facilities to support approximately 60 children and 20 employees _Designed the space to have a high degree of flexibility to allow the Director of the centre to cater for different programming needs, and to adhere to the various regulations of both local Council and the Department of Community Services

EDGE. GEELONG.

PROJECT OUTCOMES. _The challenge was to ensure that the venue was intimate and inviting at all hours of the day/night and during all seasons regardless of whether it was peak trading time. _As this venue is located on the foreshore at Geelong with large expanses of natural light and a generous al fresco environment a great deal of thought was put into ensuring that the venue was warm and inviting so that the venue maintained a healthy patronage during the winter months. This was achieved by locating the bar along the perimeter of the internal tenancy to provide depth to the venue to enable the creation of smaller lounge spaces internally centred on an inviting fireplace. _The location of the bar also resulted in direct access to service al fresco patrons and increased opportunities for product placement with visibility from the street frontage. As a result the al fresco environment becomes part of the overall venue with the bar as the centre piece. _The design team were inspired by New York loft style architecture with it’s abundant natural light, high ceilings, exposed services and industrial aesthetic. _Inspiration was taken from Andy Warhol’s New York Factory with the inclusion of display case screening devices for ‘collections’. Artwork plays a primary role in the internal zones and the quirky use of domestic doors in the lounge ceiling, bar front and primary entry are inspired by the entry door to Warhol’s factory.
