Description •

One of three new buildings constructed concurrently as part of the Peninsula Medical School project in Devon and Cornwall

Net floor area: 2,400m2

Ground floor: Lecture Theatre, Cafe

First floor: IT Suite, Library, Seminar Rooms

Second floor: Research Suite, Offices

Roof level: Plant

Steel frame construction with precast floors, exposed soffits and raised access floors

Naturally ventilated (except Lecture Theatre) with high level vents for night-time ventilation, linked to Building Management System (BMS)

IT standardisation and links with the University and the two other new schools

Occupation essential prior to commencement of term

The reality •

Quasi-partnering relationship with contractor, in two-stage tender process, helped delivery within tight budget and programme

Initially, second floor was left as a shell, pending further funds

Contractor managed to complete fit-out of shell, within original programme

Consequently, long list of defects requiring action post-contract

Overheating on east side, where brise soleils had been omitted due to cost

Omission of main entrance canopy due to cost

Automatic control of high-level vents made manual during the day

Late introduction of cellular spaces in fit-out compromised natural ventilation philosophy
