Defying expectations

The Molonglo Valley is proving to be very popular, but oversupply and a lack of confidence could be tempering the market.

Development in the Molonglo Valley has boomed since residential land was released over a decade ago and buyers flocked to its growing mix of new builds, mediumdensity housing and apartments.

Designed with a focus on recreational activities and ecological conservation, it’s Canberra’s fastest-growing region, with projections it will house more than 70,000 people by 2050.

Mixed fortunes

However, according to the Domain House Price Report for the December 2024 quarter, not all suburbs are performing the same.

Coombs, for example, experienced steady growth over the past 12 months, rising by 3.2 per cent year-on-year to a new median house price of $821,500. This is in comparison to developing suburbs such as Denman Prospect, which dropped significantly, plummeting by 22.2 per cent to a median of $1.015 million.

Canberra’s median house price held steady at $1.065 million, marking the first time in almost six years that prices did not move over a quarter.

The report showed that the unit market also fluctuated in the Molonglo Valley region, with prices rising by 1.4 per cent in Wright but dropping in both Coombs and Denman Prospect by 7.5 and 2.6 per cent, respectively.

Alvin Nappilly of Confidence Real Estate says that, despite these results, properties aren’t necessarily flying off the market.

“It can be difficult to sell because I think people’s borrowing capacity [is restricted], and their general perception of the market is that it’s down and prices are decreasing,” he says. “But in saying that, I just had a property go onto the

market, and we held only one open home before it was nabbed for $40,000 over the reserve in a pre-auction offer. “So, sales like that are still happening in the region.”

Molonglo Valley was a big selling point for ACT Labor in the territory’s October 2024 election. The party pledged to provide more amenities and services in the area, such as a police station, library and community centre.

It also announced that the plans would include a flexible working hub for ACT government employees, a child and family centre, and a new public high school and college.

Construction began on the new emergency services station on Cotter Road in December.

In line with the region’s growth trajectory, the ACT government is also attempting to reclassify the Molonglo Valley as Canberra’s sixth town centre.

Nappilly says the infrastructure is a big pull for prospective buyers, especially young families.

“I think the appeal is mostly to do with the school zoning and the proximity to Belconnen Town Centre, the city and Weston Creek,” he says.

“People see it as a centre point and there are some really good schools popping up.”

It may also be viewed as a more convenient alternative to properties in the south, which are rising in value.

According to the Domain report, the Tuggeranong district rose by 2.4 per cent over the past year, with suburbs such as Gordon jumping by nearly 7 per cent.

Belle Property Canberra principal Alexander Smout says the price drop in Denman Prospect is unsurprising for several reasons.

“I think it’s due to the fact that they have released a lot of land in Denman

Prospect and there probably isn’t the demand for the amount of houses on the market at any given time,” he says.

“A lot of the properties we are seeing now are newer homes with a block worth $800,000, so they are priced at around $1.7 million to sell.

“There’s a lot to choose from,” Smout adds, “but probably not the demand at those price points.”

According to Domain data, the majority of Canberra buyers (56.8 per cent) are searching in the $500,000$1 million bracket, compared to 4.7 per cent searching in the $1.5 million-$2 million range.

However, Smout shared Nappilly’s sentiment that the region’s proximity to the rest of Canberra and continued investment in infrastructure meant it was a very attractive area for buyers.

One major draw for the local community is the new Molonglo

River Bridge, which is expected to be completed next year. The $230 million project is designed to improve the region’s connection to north Canberra.

But will new infrastructure projects result in an uptick in property prices?

Smout believes supply will likely temper the market.

“I am probably a bit pessimistic because, while we are selling a lot there, I don’t think this is a sustainable trend due to the fact that there is so much unsold land,” he says.

“With high build costs and land prices, there still needs to be a price that’s cheap enough so they are selling above cost.”

Domain research shows the Molonglo Valley region listings receive the lowest number of views compared to other Canberra districts.

Smout suggested that this could again be due to an oversupply, but turnkey properties will always be in demand.

“If you have a really nice double-storey family home, then you’re probably going to get decent views on it,” he says.

The couple are Gogglebox fan favourites and have returned to the couch for the 2025 season.

It’s surely only natural to wonder what might beckon beyond the ubiquitous Gogglebox Australia couches – they feel like they present almost like characters in themselves in each of the fan favourites’ homes.

And here’s the thing. In the case of the hit show’s happily married couple Sarah Marie and Matty Fahd, there’s good reason to be intrigued.

Beyond the sofa, the couple’s innerSydney abode is a meticulously reimagined home awaiting its own time in the spotlight.

While Sarah Marie and Matty, alongside Matty’s best friend Jad Nehmetallah, are among our best-known armchair critics, they’re also a designsavvy duo who relished the opportunity to breathe bold and beautiful new life into their 1960s home.

“We really wanted it to feel homely and timeless, so we tried not to lean into the latest trends too much.” Matty Fahd

When the couple bought the house five years ago, it was a world removed from the stylish and light-filled sanctuary it is today.

“It was your typical suburban redbrick bungalow – very poky, and with floral tiles on the bathroom walls that reminded you of your grandma’s house,” Matty says.

“And when you turned the taps on, the water was brown,” Sarah Marie adds, with a laugh. “So that was something we definitely had to tend to straight away.”

From the outset, however, the pair were confident the house was a diamond in the rough.

“It needed some love,” Matty says, “but it was well built, and we were happy to move in pretty much as it was, knowing that renovating was always the plan.”

In 2024, they green-lit a major sevenmonth renewal and extension of the home, showcasing an airy entertaining domain that opens to an al fresco zone and freshly landscaped garden.

For guidance, the couple worked closely with Priscilla Elasi of interior design studio Studio Priscilla.

“Priscilla was absolutely phenomenal and a driving force in the selection of everything from all of the finishes to the furniture and styling pieces,” Matty says. In general, the aim was not to test

the limits of good taste or to create a trendsetting style.

Rather, it was to set a luxe yet tranquil tone within by utilising a harmonious base palette of organic materials.

Still, there are magical moments –several, in fact – of material and visual drama to surprise and enthral.

Behind a bank of crisp white kitchen joinery is a deep-green marble bar that brings glamour and sophistication.

There’s the couple’s opulent en suite bathroom, its sea of heavily veined verde Alpi stone brought to vivid emerald life in both slab and tile form.

Then, unveiled in the new living and entertaining zone, against white-painted walls and expanses of black, steel-framed glazing, is the strong architectural statement of a raked ceiling soaring to a five-and-a-half-metre pinnacle.

“It feels so grand when you walk into this area,” Sarah Marie says, to which Matty jokes: “Just don’t ask us to change a light bulb – we need scaffolding to get up there!”

That said, practicality was certainly a key consideration for the parents of sons Malik, 5, and Lyon, 20 months, who also share their world with an English bulldog, Bane.

“We have no sharp edges – that was important to us – and we wanted

the home to reflect our style while still being as low-maintenance and practical as possible,” says Sarah Marie, who has returned to Gogglebox in 2025 after a two-year break.

“Even the couch, which is a beigeycream colour, is surprisingly low maintenance,” she adds.

“The enemy with young children and a bulldog is drool,” says Matty, “so a beige couch is a little more forgiving in that regard – definitely more so than our previous green velvet couch.”

Primed for a fresh chapter of busy home life, the house brings daily solace and joy to the family.

“We really wanted it to feel homely and timeless, so we tried not to lean into the latest trends too much,” Matty says. “It’s turned out exactly as we wanted it to.”

For these Goggleboxers, this is indeed home. One that is always worth leaving the couch to further discover and enjoy.

FIVE QUESTIONS:

What’s the one item in the home you would save first above all else?

Sarah Marie: “After grabbing the kids, Matty and the dog and making sure they’re all safe, I’d take my staghorn plant at the front of the house –I love it.”

Favourite space in the house?

Matty: “The bar, for sure. Although I’ve just started six months of no alcohol, so it’s going to test me to look at it every day.”

The oldest thing in the home?

Matty: “The original red terrazzo step at the front.”

Sarah Marie: “Our outdoor furniture, which is from MCM House.”

Matty: “That’s easy! I love the corner section because I can put my legs up.”

Sarah Marie: “And I love the armchair side, so everything works out really well.”
