David Boyle Architect’s Noble Hughes House is
a rare example of a modernised home that pays tribute to mid-century design without imitation. “The aim for the project was not to look like an authentic mid-century home, but to reference aspects from that period into a contemporary sustainable design,” Boyle says. “This applies at the larger scale with the use of simple geometric forms arranged to make the most of the site, create privacy and light, and offer a garden to the street. It also applies at the smaller scale, like the use of natural materials, or the application of colour.” The application of colour and pattern throughout, particularly on the home’s pastel and white façade, adds a sense of playfulness to the design and is a nod to the famous Rose Seidler House in Wahroonga. Other features of the home typical of 1950s and ’60s designs include exterior steel support posts, floor-to-ceiling windows and built-in furniture. “The series of outdoor spaces, generosity to the street and application of colour are probably my favourite aspects of the project,” Boyle says. The home has become an iconic property in Sydney’s North Balgowlah, having appeared on Grand Designs Australia in 2015.

I
have a strong affiliation with Toorak. After all, much of my schooling was at the prestigious Toorak College. Oh wait. That’s in Mt Eliza. Curious? Toorak College started as a boys’ school in Toorak in 1874, before changing sex and, in 1928, moving 50 kilometres away. Confusing, yes, but good thinking on keeping the name. See, Australian Bureau of Statistics data indicates that Toorak, the suburb, is Australia’s most expensive. And carrying a name like that can only be a good thing. Or is it? Not everyone is a fan of Toorak. Investment advisor Scott Pape picks the people that buy into the fabulousness of it, in his 2017 book The Barefoot Investor: “We could have lived in Toorak, like many of our mates, who are mortgaged up to their Audis,” he writes. He’s got a point. Late last year a Towers Road mansion sold for around $26 million.

Why Australia’s most expensive? Toorak doesn’t have the blow-meaway harbour views that Sydney has, though it’s undulating, so you’ll get city views from some of the higheron-the-hill abodes. It doesn’t have great parks, to speak of, certainly nothing as spectacular as the Royal Botanic Gardens in neighbouring South Yarra. Yet the suburb remains achingly desirable. The name Toorak apparently comes from the Woiwurrung language and sounds like “black crow” or “reedy swamp” (well, it does incorporate half of the Yarra River). Mansions began appearing back in the mid-1850s. They included Toorak House (now the Swedish Church), after which the suburb was named. Toorak’s long been the bastion of old money, but the tide is turning.

A predominantly Asian overseas market has had its eye on it for the past decade, using blocks for landbanking and development. Mansionowners sick of dealing with too many steps and too much space (blocks can hit the 2000-square-metre mark) are downsizing into $3-$5 million house-sized apartments on the same street. This has been a focus for developers for the past decade, with Davies Henderson up the road in South Yarra leading the charge. Young professionals who grew up nearby and long for the security and WASP-iness it provides are buying in. “I’m a WASP,” says first-home buyer Caroline Paterson who bought a two-bedroom, ground-floor flat in March for a tad over one million. “Toorak’s full of culturally similar, old, quiet people. I want to live in an area with people like me,” she says. Safe? For sure. Thanks to its large consulate population, Australian Federal Police cars are almost
permanent fixtures. It’s Melbourne’s Yarralumla, if you will. The streets are tree-lined and off-street parking keeps cars, as flash as they are, hidden away. Toorak’s a flick away from CityLink (expect the “No traffic lights from Grange Road to Portsea!” line at auctions). Even the bus into the CBD (five kilometres away) is apparently civilised, transporting polite people who thank the driver. Talking of drivers, both age and the presence of many very large “Toorak Tractors” give Toorak Village a very bad name when it comes to parking. Families are still moving here for the schools (with one, rightly so, called Toorak Primary). Though with fences so high and gates so secure, you’d be hard-pressed to sell any raffle tickets door-to-door. Because, while Toorak Village is full of “hello”s and “how are you”s, old-school privacy is the key elsewhere.
The property has a great floor plan and is well designed, comprising large, separate living zones in close proximity to Toorak Village.
