Form, function and designer style

I

t’s often said you don’t get a second chance to make a first impression, but when it comes to a new home, that’s not necessarily the case. In fact, quite often, it’s a series of first impressions as each element of a home reveals itself – and the parts then add up to something greater than the whole. That could well be said about this sleek new build in leafy O’Connor that’s packed in more than the odd surprise and a whole lot of luxury in its journey from design to reality. The builder, Forge Constructions, has delivered a contemporary house by incorporating the best ideas in modern lifestyle living and giving them a fresh twist. And the team hasn’t been afraid to buck convention and push the design with some big, captivating curves. The facade, however, is all about straight lines – horizontal and vertical. Their juxtaposition delivers a striking visual appeal, enhanced by render and cladding of timber and stone.

Next, the headline numbers: this home delivers 472 square metres under roof on a 948-square-metre block. Parents will appreciate its separation, size – it’s almost a wing – and sumptuous, well-planned walk-in wardrobe and bespoke cabinetry. It also has a private balcony. hether sailing, surfing, relaxing on the beach or touring the wineries and award-winning restaurants, a few weeks at the coast can be the perfect opportunity to unwind at the end of a busy year. After settling into a place, with the fridge stocked and barbecue grilling, many of us begin to wonder: Could we do this year-round? For three Canberra agents, their connection to the coast is strong; it’s where they grew up and now take their own families to reboot. Here they tell us what keeps them heading back, along with South Coast market insights for those considering buying a holiday home or making a permanent sea change.

Jess Smith is a South Coast native. To her, it’s a place full of fond memories where she continues to return regularly to recharge with her family. A big part of the allure is the region’s diversity, she says. “The coastal lifestyle is all about balance. You get to enjoy a slower pace, ocean air and that relaxed community vibe, while still having access to great amenities. It’s a beautiful mix of nature and comfort.” The beach at Malua Bay is her goto – she spent many afternoons there when she was growing up – while a little further north, she recommends The Rooftop Bar and Grill at Bannisters Pavilion in Mollymook for a refined meal after a scenic 40-minute drive. According to the latest Domain House Price Report, the median house price for tourist favourites such as Malua Bay and Mollymook Beach is more than $1 million. But Smith says there are many new hotspots emerging. “Mossy Point and Tomakin are becoming increasingly popular with buyers as they offer an affordable entry point compared to some suburbs, yet

they still have that quintessential South Coast charm,” she says. For those looking for a sea change, she says to think long-term about how the property will be used – whether that’s as a holiday home, a future retirement spot, or as an investment. “Also consider things like local council regulations, the costs of maintaining a second home, and whether you plan to rent it out when you’re not using it,” Smith says. “Check zoning laws and council requirements for short-term rentals if you’re planning to Airbnb the property. “Peak holiday seasons can help offset ownership costs, but don’t forget to factor in management fees. “While owning gives you the flexibility to personalise the space and build equity, renting can be more cost-effective if you only visit occasionally.”

for Christmas and New Year. Uren says he loves providing his kids with the same wonderful experiences he had. “The coastal lifestyle is all about the water – spending time fishing with friends and family, paddleboarding down the Pambula River or taking the kids on the jet-ski and wakeboarding,” he says. For sparkling waters and white beaches, Uren says the Pambula Beach river mouth can’t be beaten, while the hatted Valentina Merimbula restaurant offers more than an impressive menu.

“It has an inviting atmosphere, beautiful interiors and overlooks the oyster farms on the Merimbula waterfront. It has a really great vibe.” When asked about the next hotspot for buyers, Uren says Eden is a beautiful, underrated town on the far south coast that’s going through significant change. “The wharf was expanded to accommodate large cruise ships and there are several new developments now,” he says. “They have invested a lot of money into a new mountain bike facility, which is starting to attract more holidaymakers. Along with that, there are more cafes and boutique shops.” When searching for a holiday home, Uren advises opening up your search to new possibilities. “If there’s an area you’re thinking about buying in, go and experience somewhere else along the South Coast as well,” he says. “You may be surprised at what it has to offer.”

and diving to fishing or spending time at the beach with family. His second home is in Congo, a little village south of Moruya. The area is known for its glorious beaches and rock fishing locations, but it’s also a great spot to access the Bingi Dreaming track – a coastal walk that traces the ancient songlines of the Yuin people. Honey says Canberrans considering buying a coastal holiday home should be mindful of differences in the buying process between the ACT and NSW. “In NSW, there is no building, pest or compliance report as part of the contract for sale like in the ACT,” he says. “Buyers looking for a sea change will need to organise their own inspections as part of their due diligence.” Honey suggests that an area to keep an eye on is Narooma. “It’s a stunning place with a lot of improved infrastructure and investment going into the area,” he says. “Along with this, the food and beverage scene has improved greatly with The Merivale Group operating several venues.” Honey says the company’s Quarterdeck restaurant is an “awesome” spot for dinner, while Mossy Point’s Mossy Cafe is the “best place for breakfast”. Honeymoon Bay and Congo are firm favourites for a swim and a surf. “When [buying] a holiday home, think about what you’re after,” Honey says. “It might be the traditional option where you don’t receive an income when you’re not there; or a long-stay investment property that might become a holiday home later; or a holiday home that is also a short-stay investment where you could receive an income if you’re not there. “There are many pros and cons … but any property that receives rental income will be subject to taxes, so have a think about what might work best for you.”

“The coast is more than a holiday destination – it’s a lifestyle choice. With remote work available, people can live somewhere beautiful without sacrificing connectivity or convenience. Buyers are looking for affordable properties that offer flexibility.”

nce known for its quiet pace of life, the NSW South Coast haven of Narooma is quickly becoming an upscale holiday destination, with Sydney restaurateurs, new developments, and a changing visitor demographic transforming the once-sleepy town into a fresh getaway. The townhouses will feature an abundance of coastal influences, from the choice of materials and layout to the finishes. “We’ll be kicking off construction around mid next year, and then it will be about a 12-month build time,” Honey says. ew would deny the appeal of strolling into the backyard on a warm summer afternoon for a refreshing dip in a plunge pool or retreating to an outdoor infrared sauna for a 30-minute sweat session after a busy day at work. This year on The Block, the newly renovated Phillip Island holiday homes all boast private in-ground pools in addition to a communal “wellness space”, a sure sign the health-conscious shift in mainstream society is now reflected in the homes we want to live in. From high-end resorts to high-end properties, luxe amenities and facilities are making their way to the top of buyers’ wish lists and significantly enhancing property values. In the coastal market of Byron Bay, Sotheby’s director Will Phillips is meeting with an increasing number of fitness-focused buyers seeking ice baths, saunas and home gyms. “People will look at a property and if it doesn’t have those attributes, they will want to include them,” he says, “and if they can’t fit them in, they’ll look at another property.” In the recent sale of a five-bedroom hinterland estate in Talofa, the inclusion of such features not only added to its value but sealed the deal for the buyer. “That had a custom-built Swedish sauna, a designated ice bath area next to it and a home gym,” Phillips says. “And that was one of the key things that drew the buyer to it.”

In high demand: Swimming pools are at the top of the list of value-adding amenities, while saunas are enjoying a resurgence.

On Victoria’s Mornington Peninsula, the enormous appeal of resort-style amenities has been exemplified in the gap between the sale prices of two prestige properties on the same street in Mount Martha. Set on 2600 square metres, the four-bedroom, three-bathroom home of breathtaking scale at 26-28 Irvine Avenue sold late last year for $4.925 million. Down the road, the Adrian Kucykdesigned estate at 2-4 Irvine Avenue changed hands for $9.5 million. Granted, the latter was set on a larger parcel of land and boasted five bedrooms and five bathrooms, but Danckert Real Estate’s Sam Danckert is sure the home’s long list of “extra features” – large pool,

al fresco pavilion, wood-fired pizza oven, outdoor fire pit, basketball half-court and home gym – absolutely influenced its sale price. In terms of value-adding amenities, Danckert says a swimming pool reigns supreme. This is reflected in Domain data, which reveals “pool” was the top keyword across all capital cities by search volumes last year. “A swimming pool would rank as number one, with a heat pump or gas heating to extend the swimming time throughout the year,” Danckert says. “And then second to that, a spa. But we are also seeing the emergence of infrared saunas.” In Sydney’s eastern suburbs, Herron Todd White valuer Shaun Thomas agrees. “Even properties that are in beachside suburbs, the pool is still very popular,” he says. Alongside saunas, steam rooms and spas, Thomas says outdoor living spaces with al fresco dining are value-adding selling points. “It’s a tricky one to quantify but you will see differences between properties that do and don’t have them,” he says. “They’re generally adding more value than the cost of them because of the lifestyle that people are after.” Acumentis director Renee Pollak specialises in prestige property in the ACT, and frequently analyses the costto-value ratio of amenities. For example, if a home owner spends $100,000 on an outdoor pool, does it add $100,000 to the property’s overall value? The answer to that lies in the market demand, Pollak says. “Low maintenance with high aesthetics is key. People don’t want to spend their weekend maintaining amenity.” The perceived value of a contemporary heated pool with a self-cleaning system will likely be better than a property with an old vinyl wrap pool that will need replacing and regular maintenance. Generally speaking, Pollak says prestige property buyers will reward quality: “For people buying in the top end of the market, they are typically well educated in what things costs.” The strongest performing value-add features she says, are those which are used frequently and are seamlessly incorporated into the floor plan or landscape, such as an outdoor area with an integrated barbecue and strip heating, ceiling fans and/or patio blinds allowing all-seasons comfort.

rive up and down the east coast of Australia and you’ll find the humble beach shack is having a renaissance. But in place of modest dwellings that evolved around the simplicity of coastal living are highly contemporary upgrades with a strong bent towards the luxurious. The winning project of the 2024 HIA ACT/Southern NSW coastal home award, situated opposite a stretch of Broulee beach on the NSW South Coast, is a prime example of this trend. The beautifully balanced two-storey residence designed by Melinda Boag from Melinda Boag Design and built by local Tim Law of Lawbuilders exudes quiet sophistication with a composed facade of volcanic rock, glass and timber. Law says there was only one challenge during the 12-month knock-downrebuild project that was completed at the end of 2023: weathering a consistent run of easterly swells.

“The home overlooks Pink Rocks, one of the best surf breaks on the South Coast, so when the surf was up, I lost my crew to the ocean,” he says, laughing. A veteran of the building industry for more than 40 years, Law’s area of expertise is custom-built homes. The high-quality craftsmanship shown in the Broulee project is a testament to his team’s commitment to excellence – and an additional award in the “custom built home $1.1 million to $1.5 million” category was the cherry on top. “This is a hard-fought category, so for this house to win was a very rewarding experience,” he says. Boag, a multi-award-winning Canberra-based designer, had worked with the clients, a retired couple, on numerous occasions over the past 20 years. She was therefore a natural choice for their next project. “They were very fond of their old house, so the brief called for creating a beach shack with a modern take that would cater for the family’s different generations,” Boag says. “I tried to capture the quintessential ’60s shack but really elevate the concept. Glass, light, views and family … were the main considerations.” The form follows a simple, refined aesthetic of durable and practical materials. Mixed Australian hardwood lines the ceilings, providing a rich juxtaposition to the Cemintel Barestone walls while polished concrete flows underfoot. Downstairs includes three bedrooms, a three-way bathroom and a rumpus room, while the upper level houses the main-bedroom suite, large dining-living area and adjacent kitchen. bottom – step out to expansive ironbark timber decks. Boag says it was essential to frame the ocean views and zone spaces to allow the family to gather together or peel away. But, as the hub of the home, the kitchen was intended to be a feature in itself. “The space needed something to draw the eye,” she says. “We selected black marble with a dramatic white pattern for the island and benchtops. “The client said it reminded her of a time when black sand had washed up on the shores and left ripples in the sand.”

An old, fallen swamp mahogany tree on the property was even repurposed into the main dining table and bathroom vanities. The final touch – a convenient outdoor shower for all those trips down to the beach – results in a classically cool coastal sanctuary. “The clients are so thrilled with their new home,” Boag says. “It’s an absolutely beautiful house and a testament to everyone’s hard work and collaboration.”
