Our alpine locations are best known for their winter pursuits but these days they are luring visitors whatever the season.
It’s only January, but there’s plenty going on in the traditional winter playgrounds of the Snowy Mountains. Whether it’s fishing on Lake Jindabyne or hitting the adventurous mountain bike trails at Thredbo, these days outdoor activities take place year-round.
But there’s also action of a different sort happening in the local property market.
Alex Cherry of Forbes Stynes Real Estate says alpine properties remain sought after.
“The property market has softened slightly since its peak 12 months ago, but demand remains strong, especially in locations like Thredbo, Perisher and Lake Crackenback,” he says. “These continue to be in high demand, with properties holding their value.”
Cherry says buyers are returning to the market now the summer holiday season has passed.
“We’re entering a prime selling period as buyers are eager to secure their mountain escapes before the winter season,” he says.

“But it’s not all about the snow, with a growing range of summer activities and events.”
The broadening appeal of the Snowy Mountains is attracting many buyers, particularly from Sydney and Canberra, who generally fall into one of two main camps, Cherry says.
“There are investors focused on short-term holiday rentals as well as younger families chasing a more relaxed, permanent lifestyle change,” he says.
“Locations like Thredbo, Lake Crackenback and Perisher have always been a lifestyle buy, given their proximity to the snow.
“But there’s good value in land releases in and around Jindabyne, with developers looking to build and investors ready to sell.”
Among the buyers in recent years have been Canberra agents Justine and Tim Burke of Luton Properties Western Creek, Woden and Molonglo Valley.
Justine says the journey that led to their decision to buy began some time ago.
“After not visiting for many years, we started going again with friends and began to really consider the possibility of acquiring a property,” she says.
“It probably wasn’t the greatest timing, but we bought a block in East Jindabyne during COVID – and an apartment in Jindabyne a year later.”
The Burkes later sold the block but refurbished and furnished their twobedroom, two-bathroom apartment which also features a large balcony.
‘It’s in a great location,” Justine says. “We’re in the heart of everywhere and stroll to any of the amazing restaurants.
“Jindabyne is such a lovely location; the lake is gorgeous, and there are plenty of activities like skiing, mountain biking and fishing.”
When the Burkes aren’t enjoying the alpine air, the apartment is earning income on the short-stay rental market.
Justine says her tip to anyone thinking of buying is to really focus on the reason
for the purchase: lifestyle, relocation or investment.
Bronte Crawley, marketing executive at EVT’s Thredbo Resort, says the Snowies’ new appeal as a year-round recreational market has been a game-changer.
“The appeal has certainly increased with the growing popularity of mountain biking and alpine hiking,” she says.
“Summer unlocks more options for outdoor enthusiasts to experience Australia’s highest mountains – and visitor numbers have delivered major economic benefits to the region.”
Crawley says these numbers have been boosted since the pandemic, with people permanently relocating to the area.
“The work-from-home option has certainly contributed to the viability of a tree and/or ski change,” she says.
“Easy access to major cities like Canberra and Sydney position Thredbo and surrounds as a convenient holiday destination or somewhere to call home.”
Crawley says there is plenty to enjoy beyond snow sports or mountain biking, including golf, tennis, music and food festivals, and more.
“Or just enjoy the mountain air on your balcony with a good book – Thredbo is the perfect setting.”

The vibrant town of Jindabyne is the gateway to Australia’s alpine playground, offering easy access to the slopes of Thredbo, Perisher and Charlotte’s Pass. But there’s so much more to “Jindy” than the winter months, with mountain biking, hiking, fishing, water sports and horse riding favoured during the warmer weather.
Jennie Mooney and her family have been in the area since 2013, initially as live-in managers of The Man from Snowy River Hotel in Perisher.
Her children attended Snowy Mountains Grammar School, and in 2020, the family moved into town.
“The town’s grown significantly since we first came down here – particularly after the pandemic, as people chose to make a tree change into the clean mountain environment,” Mooney says.
The family has just opened Cocina, a Mexican restaurant in the heart of town.
“There are some good restaurants and bars in Jindabyne,” Mooney says. “Wildbrumby Distillery … is a great spot and Jindabyne Brewery is a favourite meeting place.”
While Jindabyne is only 30 minutes from the ski fields, it’s also just a short two-hour drive to the beach, she adds.
“Lots of our friends have houses at the coast and live the perfect balance between mountain time and beach time.”
In 2014, the median house price in Jindabyne was $360,000, a decade later it’s $1.27 million.
However, Belle Property agent Dani Kell says the market is a “bit soft” at the moment, with plenty of opportunities for owners and investors.
“Whether you’re local, a tree-changer or a lifestyle investor, it’s a good time to have a look at Jindabyne,” she says.
Mooney says it’s hard not to be seduced by the mountains.

Playing around the pool is as much a part of the experience as swimming, especially for kids.
To ensure safety, choose plants with soft foliage and avoid species with sharp spines, thorns, or rigid leaves that could cause injury, like Yucca, cactuses or the sago palm (Cycas revoluta).
Also, stay away from plants with toxic or irritating sap, such as Euphorbias and oleander, as brushing against them can cause serious skin irritation or more severe reactions.
If you wish to include these plants in your design, ensure they are planted in deep beds sited well away from the pool edge, to minimise the risk of contact.
Chlorine and salt can be harsh on plants, but there are varieties that can handle the occasional splash.
Landscaping around a pool? Here’s how to choose the right plants for your blue haven.
Planting around a pool requires more thought than you might expect. The ideal plants should look good but also be low-maintenance, practical and robust. Here’s how to plant your way to poolside perfection.
Keep it low-maintenance
No one wants to spend endless hours pruning or clearing debris from the filter. To keep maintenance to a minimum, steer clear of fast-growing plants and those that frequently drop leaves. Instead, you should consider options like the Kentia palm (Howea forsteriana), which has tidy, slowgrowing fronds. Olives, Hibiscus,
Banksias, Cordylines and Indian hawthorn (Rhaphiolepis) are also suitable options.
If you’re after a hedge, Euonymus, Viburnum and Pittosporum work well. Slender weavers bamboo (Bambusa textilis Gracilis) is a popular choice, but bear in mind it occasionally sheds. In narrow spaces, choose plants with an upright growth habit rather than trailing varieties, which can eventually overhang the water and create additional clean-up. It’s also important to avoid plants with aggressive root systems, such as Monstera deliciosa, umbrella trees and figs (Ficus), as their roots can damage pavers or the pool shell.
Plants with waxy, leathery leaves such as frangipani, coastal rosemary (Westringia fruticosa), Liriope, Dianella, Agave, New Zealand flax, Carissa Desert Star and Banksias are all well suited to these conditions.
It’s a good idea to have garden beds set back at least a metre to minimise the impact of chlorine or salt on the soil. Alternatively, consider raised garden beds or installing drainage to prevent pool water from contaminating the soil.
Keep in mind that plants on either side of the pool fence should be carefully selected to prevent them from creating opportunities for children to climb. Plants with thick stems or branches can act as ladders, potentially allowing little ones to scale the fence and access the pool unsupervised.
Use soft-stemmed plants like bushy shrubs, ornamental grasses, or tall shrubs that form a dense barrier.
