This villa of grand proportions offers up every luxury, flavoured with a Mediterranean vibe.
hakespeare undoubtedly had a level of fascination with the Italian city of Verona, setting or citing it in three of his plays: Romeo and Juliet, The Taming of the Shrew, and The Two Gentlemen of Verona
In the Bard’s era, Italy was considered quite exotic and a land associated with wild emotions, making it the perfect setting for high drama.
The truth or not of that is lost in the mists of time. However, what is perhaps more certain is that the same allure and those same grand passions may well have influenced the design of this latter-day Verona in Solander Place, Yarralumla. It’s certainly a villa of grand proportions that’s perfectly set on a substantial block of 1600 square metres. And, as befitting a good Shakespearean drama, it reveals itself slowly, captivatingly drawing you in. That sense is reinforced by the entry through an ivy-fringed courtyard with a pond, and the five-metre-high vaulted foyer beyond.
The Mediterranean-influenced house offers about 600 square metres of living space and boasts an abundance of character features.
These include ceiling beams, blackbutt timber, parquetry and tiled floors, oversized skirtings, and hand-plastered and exposed-brick walls.
Sweeping arches, solid cedar doors and window frames, louvres, and more than the odd column, add to the grandeur.
Listing agent Bill Lyristakis of Berkely Residential says the original southern European architecture has been complemented by a renovation that incorporates French provincial influences.
“This is a serious, custom-built home with great thought invested into its design and finishes,” Lyristakis says.
“Potential buyers have loved its spaciousness and super-high-quality inclusions and craftsmanship.”
In terms of the floor plan, it would be great to refer back to Shakespeare and
“It’s a place the kids can enjoy and grow into as teenagers with enough options to have their own private spaces.” Bill Lyristakis
say it’s a three-act play, but there’s a bit more going on than that.
Parents will love their own wing with its study, giant walk-in wardrobe, and en suite with floor-to-ceiling tiles and a bath.
In the other direction is the kitchendining-living hub. The kitchen offers rustic-country vibes but with marble benchtops and brand-name appliances. It is served by a large butler’s pantry, storeroom and wine cellar.
The hub flows into another wing with a large games room, home theatre, fitness room, second study, bedroom and bathroom. There’s little doubt this wing will become the indoor entertainment hangout.
Part of the ground-floor comfort is provided by in-slab heating throughout. Upstairs are a further three bedrooms, one with a walk-in wardrobe and en suite, and a family bathroom. All of the bedrooms have Juliet balconies. Lyristakis says the home really delivers on lifestyle and entertainment.
“It’s a place the kids can enjoy and grow into as teenagers with enough options to have their own private spaces,” he says. “They can have friends over without bothering anyone else.”
The truth of that is not only in the number of spaces inside the home.
Outside, there’s a covered area with a built-in barbecue, plus other entertaining locations, one with a pizza oven.
For the energetic, there’s a court for basketball and another for pickle ball. There’s even a children’s treehouse lookout. There’s no doubt the outdoor star is the large, solar-heated pool. Finally, for the practically minded, the home has a triple garage with a workbench, sink and extra storage. And that’s just about the complete story. There’s a lot to take in with this modern interpretation of European style. But one certainty is that the emotions are likely to be stirred as much as they would be in any great story or play well told.

On any given Tuesday, if you wander into Braddon, you might catch a glimpse of the Canberra Raiders relaxing at one of their favourite cafes on Lonsdale Street.
Known as “Eat Street”, it isn’t far from the rugby league team’s headquarters on Torrens Street, and when the players have finished a morning training session, they might sneak over for a coffee before they head back to analyse the weekend’s game.
When Emre Guler signed with the Raiders back in 2018, he was instantly drawn to the Braddon lifestyle. He liked the atmosphere, the easy access to cafes and restaurants – and the nightlife. (As much as any young professional athlete with an eye on his future career indulges in such things.)
Guler eventually bought a threebedroom penthouse apartment in the suburb’s iconic Branx development, which he says was perfect for him and his partner.
“We loved Braddon,” he says. “The apartment was everything we wanted,
close to everything. There was a real community there.”
Guler, a prop who has played 93 NRL games for the Green Machine, says family and community are hugely important to him.
That’s been the driving force behind his next move to Sydney. He’s signed a twoyear deal with the St George Illawarra Dragons to be closer to family.
“I’m so grateful for my time here in Canberra,” he says. “I’ve made some great friends, and the relationships I have built here will stay with me for many years.”
He’ll miss the apartment, though, he admits. If you give a footy a good kick from its expansive east-facing balcony, you could probably land it in the middle of the training field on Torrens Street.
That’s perhaps somewhat of an exaggeration, but it’s close.
It boasts an amazing leafy view out toward Mount Ainslie, with the Australian War Memorial hidden away at one edge and Mount Majura at the other. (You’d never believe that busy Lonsdale Street was on the opposite side.)
You get that view from the open-plan living and dining area and the two large main bedrooms, all of which have access to a balcony via black-framed sliding doors.
These bedrooms are all perfectly complemented by stylish en suites, while the third bedroom at the back of the apartment is close to the main bathroom. Timber floorboards add warmth to the bright interiors, and classic features such as detailed wall panels add to its elegance.
Making use of its sky-high position, an atrium allows an abundance of natural light to stream inside.
However, it’s the centrepiece kitchen that’s the main star of the show.
Yes, you’re on Eat Street – and the Romanee Wine Bar is actually in the Branx building – but this fabulous kitchen deserves to be cooked in.
It has a two-metre-long sleek stone benchtop and high-quality Smeg appliances, including a feature free-standing 900-millimetre oven with a gas cooktop.
Silver geometric pressed tin lines the splashback and the front of the benchtop. If you look closely, you can see the same pressed tin wrapped around oval windows on the front of the Branx building.
Carter + Co agent Nik Brozinic says the apartment holds appeal for a variety of owners.
“There are so many different products available in Braddon, but an apartment like this would definitely be of interest to an executive couple moving to Canberra,” Brozinic says.
“It’s about as good as you get in terms of penthouse apartment living in Braddon.
“At the same time, we’re seeing lots of downsizers looking for places like this, too.
“A family might have grown up in the Inner North; they like that lifestyle, but now the kids have gone, they’re looking for something they can ‘lock and leave’ while they travel.
“And there are still three big bedrooms for when the family does come to visit.”
“The apartment was everything we wanted, close to everything. There was a real community there.” Emre Guler

Centrally located, yet surrounded by nature, The Borough at Denman Prospect is a new development set to raise the bar when it comes to amenities seen in ACT apartment buildings.
Due for completion in mid-2025, the development’s major drawcard – a FlexiSpace upgrade – will allow residents to customise their homes to cater to their unique lifestyles.
The additional space could be used as a home office, theatre, guest bedroom or home gym, says Keenan Veraar of LJ Hooker Project Marketing.
“The apartments themselves are much larger than average, and with the threemetre ceiling heights, there is a real sense of light and space inside,” he says.
“There will be one, two, and threebedroom options, and it’s communityfocused with ample places to gather on the lawns, terraces, communal spaces and rooftop gardens.”
The building itself may feel familiar to Southsiders as it’s modelled on the iconic Kingsborough in Kingston. Like its predecessor, it will feature multiple

buildings within a shared precinct that will encourage residents to gather.
The Borough’s prime location is also a major drawcard – it sits at the entrance to Denman North and is only a 15-minute drive from major town centres.
Veraar says there is a sense of belonging and community growth within the suburb, which is privately owned by Capital Property Group, known for building Canberra Airport, Majura Park Shopping Centre and four business precincts.
“Denman Prospect values its residents and encourages relationships within the community,” Veraar says. “There are regular gatherings, including Meet Your Neighbour Nights, as well as large neighbourhood events on special occasions. There is a focus on investing in exceptional amenities, playgrounds and parks, and there is well-planned accessibility throughout the suburb.”
Denman Prospect also boasts a thriving shopping village and nature trails, both
within walking distance, and it is only a five-minute drive from the Evelyn Scott School (preschool-Year 10).
The Borough – like the suburb it’s located in – will feature fine amenities, including Smeg kitchen appliances, hybrid flooring, 100 per cent wool looppile carpet in the bedrooms, and doubleglazed external windows.
It was developed by the propertybased collective Jega – the team behind Casey Market Town, Mode3 and Kingsborough – and built by familyowned builders Elevated.
Veraar says the development is perfect for a wide range of demographics.
“First-home buyers, young families and owner-occupiers are the ideal demographics for this development,” he says. “They’ll benefit the most from owning a home at The Borough.”
Four new display apartments will open this week ready for inspection.

“Offering lifestyle and location, this home is for those who love to entertain. With openplan living areas flowing to the in-ground pool at the rear, and views to Woden at the front, it’s sure to impress.”
From the street, this is an elegant, well-positioned family home. But step through the doors, and you’ll discover something perhaps unexpected – a stunning resort-style al fresco space with a covered dining area, lush tropical landscaping and a solar-heated pool. A cascading stone-wall water feature adds a tranquil ambience, turning the backyard into a private oasis. It is beautifully suited for both relaxation and entertaining.
The three-level house is just as impressive inside. On the ground floor is
a living room and a spacious open-plan kitchen, dining and family area that flows seamlessly to the outdoor retreat.
Natural light filters through doubleglazed windows, while fresh carpets and a recently painted exterior add a crisp, modern touch.
For those who work from home, there’s one question: Could you really concentrate with a view like this?
The expansive study features a built-in return desk, and that sparkling pool serves as a distracting, yet inspiring, backdrop.
Conveniently, a powder room and a single lock-up garage sit alongside it.
Next to the living room, an oversized main-bedroom suite offers true privacy. It has a walk-in wardrobe and en suite (plus another glimpse of that pool).
Two more bedrooms and a bathroom sit upstairs.
An automated watering system, and a double garage tucked underneath round out the property.
With Woden Town Centre, local cafes and leafy parks just a short stroll away, life here is as easy as it is beautiful.

Australia’s property market weakened in 2024, with Canberra one of several capital cities experiencing lower growth rates.
However, even as the city’s median house price steadied in the December quarter, there were a few shining suburbs outperforming the rest.
The latest Domain House Price Report shows prices in Palmerston in the Gungahlin region grew by an impressive 11.4 per cent over the past 12 months, bringing its median house price to $975,000, while in the suburb of Gungahlin the median increased 6.1 per cent to hit $1 million.
Stone Gungahlin agent Jess Doolan says Palmerston’s appeal lies in its proximity to quality schools and its relative affordability for first-time buyers and young families.
“Well-established areas in the Gungahlin precinct are attractive as the more original homes offer generous, welldesigned floor plans and larger blocks that provide a sense of space,” she says.
According to the report, suburbs in the Belconnen region also experienced steady growth.
Dunlop, for example, recorded a 6.3 per cent increase over the year, jumping to a median price of $850,000, while Latham and Evatt rose 4.2 and 2.5 per cent, respectively, to $900,000 and $792,000.
On the other side of the coin, prices in Red Hill, which is one of the few Canberra suburbs with a median over $2 million, declined 8.4 per cent.
Denman Prospect recorded the biggest fall over the year, with its median plummeting by 22.2 per cent to $1.015 million.
Domain chief of research and economics Dr Nicola Powell says the market still sits below its mid-2022 peak but is showing signs of gradual recovery.
“Canberra remains the furthest from its peak and has struggled to enter a sustained recovery over the past three years,” she says. “Despite this, annual gains have gathered slight momentum to rise by 2.4 per cent.”

Discover these simple, sustainable tips to transform your home landscape into a thriving, eco-friendly haven.
Gardening with the future in mind is something we should all aim for. It doesn’t have to be overwhelming or require drastic changes right away. Even small steps can make a significant difference in protecting ecosystems, conserving resources and reducing waste.
By adopting a few eco-friendly habits, you’re not only making your garden thrive but also doing your bit for the planet. Start with just one thing and see where it takes you!
The secret is in the soil
Have you ever heard the phrase, “Healthy soil, healthy plants”? It highlights how important good soil is to your garden’s health.
A healthy soil supplies essential nutrients, retains moisture, supports strong root growth and fosters beneficial microbial activity. All this helps make
plants more resilient and less susceptible to attacks from pests and diseases, which reduces the reliance on chemicals.
Organic matter is your best friend for boosting your soil’s health. Add layers of well-rotted manure, compost or leaf mould to the soil surface, letting them break down naturally to improve structure and moisture retention.
When feeding plants, go for slow-release organic fertilisers, which feed both your plants and the soil, and use organic mulches like straw or bark that break down to add more goodness to the soil.
Growing your own food is more than a rewarding hobby. Cultivating crops cuts down your reliance on bought produce and reduces the carbon footprint tied to packaging and transport.
While growing everything you eat may not be completely realistic, even small harvests of herbs, veggies and fruits can make a big difference. You don’t need a huge backyard either – pots and troughs are ideal for courtyards and balconies.
Some plants are thirstier than others. Choosing native species or those suited to your climate means less time spent watering, and your garden will be better equipped to handle local conditions. These resilient plants are more likely to bounce back even during drought or water restrictions. From ground covers to flowering trees, there are natives to suit every space. Plus, they encourage local wildlife to shelter and feed in your garden. Installing irrigation, particularly with a timer or automated system, can also help optimise water usage.
Composting is one of the best ways to divert home and garden waste from landfills while creating nutrient-rich material that benefits plants and soil. This process transforms organic waste into a valuable soil amendment, enhancing soil fertility and structure. There are various ways to compost, including traditional bins, tumblers, worm farms, or even simple piles. Check if your local council offers a subsidy on compost products by visiting compostrevolution.com.au.

Commercial land of any significant size is in short supply in Canberra, with no relief in sight in terms of new land releases.
That likely means there is a level of pent-up demand, especially for those businesses that need large landholdings to run their operations. Logistics firms and distribution centres come to mind.
A solution may be at hand in the tightly held industrial precinct of Mitchell, where a substantial 17,000-square-metre parcel is on the market.
“Significant land supply in Mitchell is very limited, and this Vicars Street parcel is one of fewer than 10 blocks above 15,000 square metres in the entire suburb,” says Mitch Frail of JLL Canberra. “This property presents a oncein-a-decade opportunity for developers to secure a significant land holding here.”
The block has a wide 145-metre frontage to Vicars Street and is zoned for general
industry. It offers a wide range of options for both developers and owner-occupiers – including potential subdivision.
A long-term income bonus is provided through a lease with the owner of a telecommunications tower on 80 square metres at the rear of the block.
It delivers an annual income of $25,133 plus GST.
“It’s in a non-intrusive location and will not prevent development,” Frail says. Mitchell is bordered by Gungahlin Drive, Gungahlin Cemetery, Flemington Road and Well Station Drive.
