O

n any given Sunday, you’ll probably find me in Albert Park, takeaway flat white in hand, gazing at the clothes in the window of Paloma Bleu boutique (on Bridport Street) like a pup might pause in front of a butcher’s shop. When I became a property journalist, one of the first things I learnt was that some of Melbourne’s best real estate occupies St Vincent Place – the glorious, English-style heritage precinct in Albert Park, where grand terraces face a verdant central garden, hemmed by hydrangeas. In our cover story, we compare Albert Park to its elegant neighbour, Middle Park; choosing between the two is much like Bridget Jones deciding who she fancies more: Hugh Grant or Colin Firth. Equally charming.

Natural light and an honest material expression

are hallmarks of construction-and-design practice McKimm’s projects, as showcased in the concrete, glass-and-steel palette of the Wolseley home. Designed for a young family of five, the home adopts an L-shaped formation, wrapping around a striking pool-and-garden area to form a “transterior” zone (where the interior and exterior of a home merge). Capturing and using every corner of the block, the Wolseley house maximises its north-west orientation and position along a laneway to create a welcoming, introspective aspect. The upper level provides views of the garden and pool below while being shaded by concrete cantilevers. “Creating nice transitions from one space to another were key and the clients wanted the house to feel like a home, where their family could feel comfortable and enjoy the shared spaces,” McKimm’s director, Nick McKimm, says. His favourite element of the project is the living room, which features timber ceilings, floor-toceiling windows, cantilevered concrete and an open fireplace. “The room is flanked either side by garden with large sliding doors on one side and pivoting steel windows on the other. It’s a very comfortable room,” McKimm says.

Park life is the bee’s knees

U

sually, being in the middle of anything isn’t a great place to be. Middle-of-the-road driving is lame. Urbandictionary.com calls “middle-of-the-road” people “fence sitters”. But they’re unlikely to be sitting on a fence in Middle Park. Or if they are, they’ll have done the impossible: actually found a fence to buy that they can sit on. There are more options on the market in its sister suburb of Albert Park, but, in prestigious real estate – such as anything luxurious – there is still an element of rarity. A quick search on the Domain website and mobile app reveals 14 properties for sale in Albert Park, from plush waterfront apartments on Beaconsfield Parade to lavishly renovated terraces in signature treelined streets.

Albert Park: Act like a local and book at cafe Dundas & Faussett or top-notch Japanese eatery Misuzu’s. Shop at Filly’s Stable and Le Hoof on Bridport Street West for fashion with the style expected of such a swish suburb.

In Middle Park, just five properties were on the market at the time of printing. According to Domain Group suburb profiles, the median house price (calculated for a threebedroom home) in Middle Park is $2.65 million, from 24 sales this year. The suburb has a healthy 72 per cent clearance rate. Nip across to Albert Park where it’s slightly more affordable – the house price median hovers at $2.13 million, based on 66 sales this year. With a 78 per cent clearance rate this year, Albert Park properties are as much as a hot commodity as a table at one of its cafes during brunch hours on the weekend. It’s curious to know why Middle Park is more expensive; obviously, with far fewer properties for sale, it’s harder to buy into than good old Albert Park is. It’s not as close to the city as Albert Park (four kilometres versus three

kilometres) and, despite the “park” in the name, it doesn’t include Albert Park Lake in its boundary. In fact, its 4000 residents must make do with a tiny pocket of park: on Richardson Street. If they want more green, they need to head out of their suburb. It does have a stretch of beach, but so does Albert Park. Middle Park-ians are outnumbered by Albert Park-ians by 2000 people. And while Albert Park looks to be around the same size when it comes to residential streets, its boundary includes the whole of Albert Park. Yes, the lake; the Melbourne Sports and Aquatic Centre with its wave pool; and the black swans, complete with rather obvious necklaces (you can blame zoologist Raoul Mulder, of the University of Melbourne, for these numbered neck collars). And, as we all know, and some of us can hear, come March each year it even has its own Grand Prix.

School-wise, Albert Park High closed in 2006, after seriously low enrolments. Albert Park College opened on the same site (but with new Woods Bagot-designed buildings) to year 7 children in 2011. Its zone covers Port Melbourne, a section of Docklands, Albert Park, of course, and all of Middle Park. The primary schools are a little fussier: Middle Park Primary is in a zoned area that includes Albert Park Lake (for all those lake-dwelling children), and not Albert Park’s residential area. Albert Park has its own primary school, which is also zoned. However, for all three schools, there’s stiff competition from the private schools just outside the area. Albert Park also has Gasworks Arts Park and St Vincent Gardens. It’s a tough choice, and a buying decision might just come down to the listings’ luck of the draw.

“A skylight runs the whole length of it and the light changes as the sun tracks across the sky.” If you took a few steps further back and saw the new roofline in context with the Victorian-era house, you’d see it as Simpson does: “It’s a pitch that mirrors the roof pitch of the old house, a cantilevered pitch that protects the deck”. If you took a few steps into the new pavilion spaces that have such a lavishing of cedar lining tracing an equally unusual above-head structure, you’d see them as giant periscopes of light and multiple outlooks to sky and borrowed greenery “which is the canopy of the mature tree that grows next door”. The acute, up-kicking other roof pitch is not there as wanton decoration. It, too, has function as a thermal chimney to void heat out of the rooms and as the source of daylight that kisses the rear cedar wall. “A skylight runs the whole length of it and the light changes as the sun tracks across the sky.” The wide deck and the new kitchen/ living rooms are raised high on an uncommonly large block for the inner city, “as if it were on a hill”, Simpson explains. This reflects the

client couple’s love of Tuscan hilltop villages “and gives longer views into the courtyards”. As with the option of creating multiple courtyards, everything about this project is generous: from the scale of a worn-out house that was so lovingly restored, through the materiality of the new addition that preferred natural substances such as charred Silvertop Ash cladding,

cedar lining timbers and American oak boards and limestone tiles underfoot for the patinas they will develop over time. “And because they are great to the touch.” Everything about a project that took three and a half years from the clients finding themselves able to buy a house they’d been eyeing off for years, was a group effort by top-line design and building professionals

recruited by Simpson, “because working with colleagues is the part of the process I enjoy the most”. As usual, Overend Constructions did masterclass-level carpentry and cabinetry. Renata Fairhall’s landscaping will increasingly soften the strong structural definition. Simone Haag did the easy-living, loose furniture and interiors styling. Allowing a daring architect such as Simpson free reign is to the credit of the clients. And in turn, that he did the same for his fellow creatives is just part of what creates such a oneoff building. The main ingredient to that end, he tells, is always based on the origin story of the clients: “When we start any project, we ask about them, about where they grew up, what books and films and art they love? “We try to get a real understanding of them so that what we do is not an architectural imposition but comes out of a conversation about what they are attracted to”. asimpson.com.au

Developers Pascal Group called on Mo and his team to create a functional, bold and playful design at Nero. The result, from street level, is a facade that incorporates materials including black fluted concrete, industrial bricks, spotted-gum timber cladding and ceramic-facade cladding. These have been handpicked to complement Highett’s urban character. The interiors include smart storage solutions, such as the cleverly placed shelving and the neatest study nooks.

Having the bed so close to work is also a wonderful luxury of this space, given that Hollingsworth’s work requires at least one 3am flower market visit a week. “I’m home by about 5am usually, so I just dump the car out the front and go upstairs and back to bed until about 8am,” she says.

Hollingsworth and Suter first heard about this property when it was advertised on Gumtree as a lease transfer. Because commercial leases are normally at least three years, a shorter lease transfer arrangement proved the ideal testing ground. “I’d always liked the idea of living above a shop and having the shop front as a workspace, but I always

this space reflects how the two bleed into each other,” Suter says. Before this property, Hollingsworth’s business was operating out of several share houses. “I was trying to make arrangements on the communal kitchen table and my house mates were understandably less than excited about it,” she recalls.

While this space is most likely home for the next couple of years, the couple have their sights set on moving to the country.

he Lyon Housemuseum in Kew is no longer Melbourne’s bestkept secret. This remarkable, yet surprisingly under-the-radar home belongs to one very special family. Corbett Lyon is a fourthgeneration architect, and co-director of Lyons Architecture. His partner Yueji, and daughters Carlin and Jaqlin, are his creative partners in this truly innovative endeavour – an art museum that is also their family home. The Lyon Housemuseum remains largely unknown to most Melburnians. An impressive family home to art collectors Corbett and Yueji Lyon, this incredible property also serves as an expertly curated art museum, housing the Lyons’ spectacular collection of Australian contemporary art. On designated days each week, the home is open to the public via private tours conducted by members of the family. The Housemuseum first opened in 2009. A unique proposition, this hybrid of a private residence and a public museum is the first purpose-

designed museum of this kind in the world. It is a space that sparks the creative imagination so profoundly, bravely re-imagining the relationship between art and architecture, between public and private space. A home like this represents collaboration on many levels. First and foremost, the Housemuseum is a unique creative partnership between the couple, who began collecting Australian contemporary art more than 26 years ago. Today, their collection comprises more than 350 works from more than 50 Australian artists, including Brook Andrew, Howard Arkley, Patricia Piccinini and Callum Morton. Conceived by Corbett, the museum is very much a family affair – he and Yueji plan each exhibition (the artwork on display changes annually), host the public tours (Yueji takes weekday tours, Corbett does the weekend shift), and Carlin and Jaqlin help with administration and design, while Yueji takes all the bookings and, incredibly, also does all the cleaning. Although they’ve hosted more than 10,000 visitors since opening in 2009, the Lyon family haven’t been particularly proactive about publicity – until now. This year, though, they have some news to share. They have recently announced a major

extension of their existing offering – they are building a new museum adjacent to the Housemuseum, and they’re donating it to the public – at a cost of $14.5 million. Due to open in mid-2018, the new museum will operate in tandem with the existing Housemuseum, and will offer a new, purpose-built, exhibition space for both local and international art, temporary exhibitions and events. Set to open in November 2018, the Lyon Housemuseum Galleries will launch with a huge exhibition of all-new commissions by Australian contemporary artists.

ocklands’ latest residential offering has been unveiled by MAB Corporation. Located on Docklands Drive, Escala will have lofts and apartments for flexible living, in addition to triple-level homes with a downstairs work studio. The $130-million Escala complex sees the Melbourne developer working alongside Six Degrees Architects to create a collection of buildings that blend residential, hospitality and commercial offerings. Six Degrees Architects have expertise in creating sustainable, design-led work spaces, apartments and hip restaurants, and will bring to life the vision for this prominent site. “In Melbourne’s CBD, you don’t see cafes, shops, apartments and offices divided – it’s all a big melting pot, which gives the city its buzz,” says Six Degrees’ director, Mark Healy. “We wanted to create a vibrant community with opportunities for people to come together.” Features that draw people together include an east-west laneway – which Healy predicts will bring “a little bit of Degraves Street to the Docklands” – a piazza, and amenities such as a gym, pool and rooftop garden. Forget property if holidays rule your world

W

hile houses in Australian capital cities were becoming fantastically expensive, another economic phenomenon was quietly bubbling away, and now one of the all-time classic pieces of budgeting advice has lost its potency. “You’ll never own a home if you keep going on all those holidays,” exasperated parents tell their millennial children, who are busy packing for another exotic adventure. But travel has become so cheap, relative to property, that it has become somewhat of a consolation prize for younger Australians who have temporarily surrendered their home-ownership goals. Just have a look at how the calculation has changed over a generation.

Travel versus property over time In 1981, return airfares to London cost the equivalent of $6900, according to Flight Centre, while a 20 per cent deposit on a medianpriced house in Melbourne was $33,900 in today’s money. Now that return flight costs about $1300 and the 20 per cent deposit in Melbourne is $180,700 – and around $235,000 in Sydney. That means, for Melburnians, a deposit was equivalent to five trips to London back then, and now it’s between 139. A Sydney deposit is worth 180 flights to London. Travel has nowhere near the financial impact for today’s first home-buyers as it did for the

previous generation. Of course, travel still means a backwards step for any saver on a budget – the point is, when it comes to property, it’s a much smaller slice of a much bigger pie than it used to be. Who’s making the most of cheaper travel? In the early 1970s, return flights from Sydney to London cost around three months’ wages; now it costs less than one week’s pay, according to Flight Centre and ABS data. Older Aussies can really feel that difference, which might be why they’re so keen on heading overseas. The latest household expenditure data from the Bureau of Statistics shows a weak rise in overseas travel spend from 25 to 43-year-olds in the

past decade, but a boom in spending from those aged over 50. And so it should! They’re meant to be life’s best years – the ones worked hard for. But thanks to cheaper flights, and Airbnb disrupting the accommodation world, older Aussies are now travelling much more than previous generations. Those over the age of 65 are spending 5.8 per cent of their income on overseas travel, 55 to 64-year-olds spend 4.5 per cent and 25 to 34-yearolds spend 2.1 per cent, according to ABS household expenditure data. “Outbound tourism of Australians has shot through the roof,” Simon Kuestenmacher, director of research at The Demographics Group, said. “Australians are some of the most

Primary school teacher Alexander Lau still wants to buy a home but says the dream has been put on the back-burner following such intense house-price gains in Sydney. The 31-year-old has recently returned from Europe, but at this point he’s doubling up on the

countries he’s visited. “I probably go away overseas four times a year – probably a fair bit more than the average person,” Lau said, adding that the allure of international flights for just a few hundred dollars spur a “why not?” response as property remains on the distant horizon. “The urgency has definitely been removed because of the prices – I think people are more OK with it happening later in life. “For some people I think it’s so expensive to buy a house, and it’s not a goal I’m going to be able to achieve in the near future – I may as well go away and enjoy it in the meantime.” Young Australians are part of a generation that can comfortably manage an overseas trip, but have a mountain to climb if they want a house. This is the opposite of previous generations. “Home-ownership rates are falling most dramatically among the young and the poor,” Grattan Institute chief

executive John Daley and GI fellow Brendan Coates wrote. “People who cannot buy a dwelling miss out on the economic and social advantages of home ownership.” “Without change, an increasing proportion of Australians born after 1970 will never get on the property ladder.” Older Australians might not have had much opportunity to travel when they were young – the house was the smart option. But they’re certainly making up for lost time now, with a house under their name. Travel isn’t going to fix anything for young Australians, but it could be a nice way to pass the time until the “change” referred to by the Grattan Institute offers more options, or they could make their flight one-way and live somewhere they can afford. ew York’s sleek skyline is about to welcome a rustic-chic newcomer. 130 William is the debut residential project in the city from Ghana-born, London-based architect David Adjaye. The 66-storey, 244-unit luxury apartment tower will be built on one of lower Manhattan’s earliest streets. History had a profound impact on the design by Adjaye, who was named one of Time’s 100 most influential people for 2017.

In an interview with Architectural Digest to mark the launch of the project, Adjaye – principal of Adjaye Associates – explained his decision to break ranks with the streamlined glass-and-steel skyscrapers for which New York is renowned. “Contemporary buildings of this scale are typically glass, which tends to have a commercial feel that can lack depth and detail,” Adjaye says. “With 130 William, I very much wanted to resist this current trend and instead expand on the

beautifully crafted traditional masonry facades of the older buildings in this neighbourhood.” The images reveal an elegant exterior that balances hand-cast concrete with delicate bronze detailing. Inspired by the mercantile buildings that once dominated the neighbourhood, the silhouette is punctuated by oversized arched windows. For residents, these archways will flood the loft-style interiors with natural light.

Spacious penthouse loggias with double-height ceilings blur the boundary between indoor and outdoor living, while offering sweeping views across the city. The revival of heritage masonry is a trend that has reached Australian shores, with numerous examples of new residential and commercial buildings inspired by traditional warehouse-style architecture. One of the most recent examples is Rich Street in the inner-west Sydney suburb of Marrickville. Like the New York project, the Rich Street building features a rhythm of large-scale archways and extensive use of face brick and precast concrete. Jason Goggi, an associate director at Turner Studio, is the project director. “While locally we have historic exemplars showcasing the considered use of brick and its detailing, the latter half of the last century saw brick primarily utilised as an affordable and familiar construction option, without exploring the possibilities of what the material could offer,” Goggi says. Fast forward to 2018, and the humble house brick is back in vogue, in the case of Rich Street and 130 William through built forms that acknowledge their respective neighbourhoods’ industrial legacies.

The appeal, in Goggi’s view, is intrinsically linked to a desire for authenticity and an appreciation of context. Rather than erring on the side of caution through generic materials and forms, Turner Studio sought to create additions to the landscape connected to place and engaged with the community. “The use of raw materials – like brick, concrete, steel – produces a robust aesthetic that accentuates the inherent properties of the elements,” he says. “Whether it be the rough face of brick or the colouration of unfinished concrete, the materials are left to embrace their natural state without a reliance upon applied finishes. I believe there is a certain truth to this approach, which resounds with those seeking respite from the overworked and highly styled.” 130 William is developed by Lightstone with Hill West as executive architect. Corcoran Sunshine Marketing Group is marketing the project, offering studios (from US$1 million, or about $1.28 million) to five-bedroom homes.
