would love a dollar (which would be put towards my first-home deposit) for every property hunter who asks me where the value is to be found in Melbourne. As prices sprinted along like Olympic champion Usain Bolt in full flight, it’s been a challenge for prospective buyers to find a new address offering both lifestyle and affordability. But it’s possible. Those price hikes have elevated suburbs that, for long, were not high on the radar for would-be buyers. However, they deserve to be. When a hot postcode experiences a price rise, baristas, boutiques and amenities spring up in neighbouring suburbs, to cater for the spill-over of demand. It’s not often that a property classified as a retirement home makes it into the pages of a design publication, but The Quest (named after the original property on its site) is a rare exception. This home in Swanage in the UK was designed by Ström Architects for a couple in their 80s and their daughter who has a disability. The client requested a single-storey floor plan to accommodate their needs, but with a distinctly contemporary feel incorporating natural light, an open-plan living area, two studies, and main bedroom with en suite and dressing room. An undercover parking space was facilitated by extending the house over a local Purbeck stone wall. “We achieved the concept by constructing the building out of waterproof concrete, and we then simply insulated the building on the inside, leaving the concrete exposed to reveal the construction,” Ström Architects director Magnus Ström says. The aesthetic is inspired by the same architectural periods and muses that underlie all of Ström’s projects. “I am sure that influences such as both Scandinavian and Californian midcentury modern, as well as Brazilian contemporaries such as [Marcio] Kogan and [Isay] Weinfeld can be seen,” he says.

Suburbs coming to the fore

W

hile the pack chases footyteam-famous suburbs like Hawthorn, Carlton and St Kilda, some astute buyers are targeting lesser-known locales. Still offering proximity to the city, these suburbs have nice, large homes, good transport and lifestyle but fly under the mainstream real-estate radar. “People have got no idea where it is,” says Brian Boyle, of Oak Park in Melbourne’s north, where Boyle has sold real estate for 17 years. Sharing its 3046 postcode with Glenroy and Hadfield, Oak Park runs along Moonee Ponds Creek, is 12 kilometres from the city and the first suburb off the CityLink Pascoe Vale Road turn-off. The median house price is $765,000, but homes on elevated streets such as Winifred, Vincent and Josephine generally fetch more than $1 million, Boyle says.

In Melbourne’s south-east, Ray White Mordialloc director Greg Scherwinski says “trendies” looking for properties in suburbs such as Black Rock and Beaumaris are increasingly ending up in his neck of the woods. “The demographic is getting more and more similar,” he says of Mordialloc. “You’ve got a train station, which those [other] suburbs don’t have, you’ve got the beach life, with better beaches, and in the main street there’s a fair bit going on with shops.” Buyer advocate Nicole Jacobs also nominates neighbouring Mentone, for its pockets of great family homes close to elite schools, and Cheltenham, previously seen as the “inferior cousin” to Sandringham and Beaumaris.

Over in the west, Jas Stephens’ Branko Lemaic says Kingsville – a postage-stamp-sized, triangular suburb bounded by the Princes Highway, Williamstown and Somerville Roads – is less “frenetic” than its rock-star neighbours Yarraville, Seddon and West Footscray. The bulk of homes are double-fronted Edwardian, built on wide streets. Lemaic recalls only a decade ago that prospective buyers were walking streets such as Queensville, Chirnside and Empress Avenue looking for renovated homes. “Now, [they’re] looking for the unrenovated ones because it’s gathered so much momentum.” Our tip: get in quick, Kingsville’s median house price is on the rise. Then there’s Preston. Love & Co Real Estate’s Noel Crouch says much of the suburb is within 10 kilometres of the CBD and serviced by a train


line, two tram lines and buses; and the Preston Market remains a drawcard for lovers of cosmopolitan produce and wares. “The suburb was considered an old working-class area, but has changed significantly,” he says. “Many of the older-style homes have been extensively renovated or new dwellings built.” There are still “good-value” homes in the $900,000 to $1.2 million range. In inner Melbourne, Nelson Alexander’s Tom Roberts says Princes Hill’s under-the-radar status is probably due to the fact that properties here are so tightly held. “When we get properties in that location, you’re not just talking about individual people wanting to buy them; you’re talking about multiple people wanting to buy them.” Whatever the reason, it clearly pays to know your city well.

Nowhere better is this seen than in the seashell shapes of the Sydney Opera House, designed by Danish architect Jørn Utzon, and the modern angles of Australia’s Parliament House by Italian architect Romaldo Giurgola. Importing ideas and talent may have once been viewed derisively – a sign our nation was struggling to find its own identity. Today, notions of cultural cringe are well behind us as Australia exports its own ideas and talent to international projects such as the 2012 London Olympic Park and Stadium, and the Beijing National Aquatics Centre, known as the Water Cube. Such is Australian architectural expertise, four Australian firms are listed in a 2018 ranking of the world’s largest practices.

Teams of multinational architects are arguably the best-placed to saddle Australia’s need for local and international. Melbourne-based Caydon Property Group has assembled an architecture and design team for its fourth and last instalment of the Mason Square precinct, located on the former Moonee Ponds market car park. Rise is a 29-level apartment building and as the name implies, it will change the skyline of this much-loved inner north-west suburb. Caydon’s team is led by Italian architect Giuditta De Santis, who says a cross-cultural influence will be evident in the finished product. “Basically, we are architects from all over the world,” she says. “I think that in 21 people, 15 are from different countries. So you can understand how it becomes really interesting to have different cultures mixing together. It’s a really creative hub.’’ In collaboration with Fender Katsalidis, De Santis and her team designed Rise to both stand out and

With its imposing and bold form, De Santis describes the design as masculine and laughingly refers to it with a male analogy. “It’s got this bold, secure and engaging vibe that you can find in a really fascinating man,” she says. Residents on the top eight floors will live in “sky homes” and penthouse sky homes – luxury abodes that are said to offer the highest views of the CBD. Marketed as “a sanctuary in the clouds”, the sky homes feature full-length windows to frame the panoramic views. “A sky home is basically more like a penthouse product,” explains Caydon’s head of interior design, Dimitrios Stefanidis. “We wanted to introduce some more aesthetic and refined interiors into both the common areas and the apartments themselves, and that’s why the apartments are more crafted with warm tones and a sophisticated, natural material palette.’’ Perhaps the most prominent design feature of the sky homes is in the simple, yet elaborate bathrooms.

“It’s where residents and the public can intermingle. It’s a real sort of gesture towards a communal space.” A challenge for Frazzetto and his team was to shelter Escala’s piazza against the powerful winds for which the Docklands is renowned. “We sort of strategically located that piazza so it’s buffeted and protected against the strong southwesterlies. dilapidated Victorian-era terrace has been transformed into a Scandinavian-inspired inner-city bolthole in the loving fiveyear renovation pictured here. The former worker’s cottage in Melbourne’s Fitzroy North is the shared project of architect Helena Harry and her husband Iyawn (pronounced Ian), a builder. Harry, who grew up in Melbourne, moved to London at the age of 22, earning her professional degree at the city’s Architecture Association. She stayed on in Britain and France for two decades, working on highprofile projects, including a new library at Cambridge University, before returning to the city where she grew up. Soon after arriving back in Melbourne, she purchased her fixer-

upper in Fitzroy North, and met her now-husband, an English expatriate. The pair set to work on transforming the rundown property into a comfortable, modern home, “It was a proper worker’s cottage, with an outdoor toilet, and an outdoor bathroom – an asbestos bathroom,” she says. “The yard was concrete. The building was long, narrow, dark, dusty and dilapidated. “We wanted it to be as spacious and light filled as possible.” The addition of a second storey enabled Harry to expand the floor plan to include two bedrooms, two bathrooms and a study. A rooftop terrace nestles behind the ornate facade of the building – one of the few original features – creating a

second outdoor space, in addition to the small courtyard at the rear. Both inside and out, there is a strong Scandinavian sensibility – and, in keeping with this aesthetic, a heavy emphasis on natural materials. The interior is lined in birch ply, one of Harry’s favourite timbers, with sisal carpet in the upstairs

bedrooms and polished concrete flooring in the downstairs area. The blackened cedar cladding on the exterior is picked up in the interior through the anthracite tapware and cabinet handles. Soft pink tiles in the kitchen add to the overall calming palette. One of the biggest challenges Harry faced was making the most of the modest 4.5-metre width of the rooms. She decided to forgo one of the bedrooms in the second-storey extension. She also installed underfloor heating rather than radiators to keep the building’s slender footprint streamlined and uncluttered. Despite spending five years breathing new life into the house, the Harrys recently sold it so they could relocate to Maldon in Central Victoria. “We were both ready for something completely different,” says Harry.

“Our first project is a 1950s house that hasn’t been touched since it was new, including a complete, perfect 1950s kitchen with curved cabinetry,” she says. “The second project is to buy land and build a completely new house.”

Dual approach to elegant simplicity

T

he ever-frustrating combination of land scarcity and increasing real-estate prices have made dual-occupancy homes a popular choice for Melbourne home buyers. “Dual occs’’ or duplexes are valuable options for a range of families – those who want to downsize, but don’t want to move, those wishing to live near ageing parents and those seeking to capitalise on land size. For Shane and Bridget Yole, building a dual occ was a pure and simple property investment. So successful was their first foray into a multi-dwelling development in Bentleigh East, they embarked on second and third dual-occ projects. “The great return on investment we achieved with our first development made the decision to build our second and now third dual-occ easy,” Bridget says. The couple built with Metricon, whose staff handled all interactions with the local council’s town planning department.

After renting the first two homes they built in their first dual occ, they decided to do things a little differently with their second project. “This time our plan was to sell both homes, so we sought advice from a local real estate agent regarding what sells homes in the local area and built with these tips in mind,” Shane says. This advice inspired their decision to build larger homes and, consequently, make a return of almost 40 per cent.

“We had the objective to get four bedrooms as we knew that the fourth bedroom would add at least $100,000 to the sale price of both homes and this is what we were able to achieve,” Shane says. The Yoles’ entire experience from building to auction was filmed for an eight-part video series. The DualOcc Diaries is on Metricon’s website and serves as a guide for others heading down the dual-occ path.

What can and can’t be built will depend on council regulations, but home designs can be tailor-made to local guidelines, Metricon’s Victorian dual-occ sales manager, Stephen Murphy says. “Metricon offers 14 dual-occupancy home designs to choose from to suit customer, site and council requirements,” he says. “All of these designs are customisable to meet our customer lifestyle needs and maximise the developable land.” They may occupy smaller footprints than single-dwelling developments, but this doesn’t mean dual-occ homes must compromise on space or style. “Even though our dual-occ customers may be building two houses on the one block they won’t feel constricted with our open floor plans that allow natural light to brighten up the rooms and create an inviting and spacious environment to live in.”

ess with East Melbourne at your peril. Now officially Melbourne’s most advantaged suburb, according to newly released census data, it boasts eye-wateringly beautiful streets lined with Victorian gems, along with a powerful residents’ association that has sworn an oath to protect them. So when it came to developing one of the suburb’s blackest sheep – a crudely utilitarian 1960s three-level block of flats on the corner of George and Powlett streets (30 Powlett Street) – architecture firm Powell & Glenn knew that the only way forward was neither to oppose the streetscape with a grand statement, nor to imitate its heritage character, but to riff on East Melbourne’s beguiling qualities in modern architectural terms. It was an approach well suited to the firm’s charter. “What we’re trying to do is not make a big formal splash with our architecture,” says design principal and director Ed Glenn. “With George and Powlett, we wanted a sympathetic language that borrows from the rhythms of

surrounding buildings. The spatial intrigue of East Melbourne is probably most interesting to us. That proximity to the street and cosmopolitan connection to street life is what many buyers are after. It’s not like Toorak, where the threemetre-high wall conceals the family compound. In East Melbourne, there aren’t great setbacks to work with, but that connection to street life really gets under your skin. That’s what this building offers.”

It’s the Powell & Glenn philosophy of power in restraint – “less is more”, in layperson’s terms – that’s evidenced in George-and-Powlett’s design. The 11 luxury apartments present a quiet face to the street, but look closely and there’s more going on than meets the eye. A series of layering devices include landscaping and what the Powell & Glenn office refers to as “the egg-crate”: geometric cells drawing the eye upwards and creating visual interest and privacy. “With the verandahs, windows and openings, we create what we think is just the right relationship with the

street. It’s that intrigue that interests us, rather than using unusual materials or an abstraction of the East Melbourne buildings.” East Melbourne might be one of Melbourne’s most expensive suburbs but there remains a design modesty about postcode 3002. Powell & Glenn is similarly drawn to natural materials rather than the endless array of new materials in the market: “we’re incredibly conscious of things dating, so we’re constantly drawn to marble, timber floors, high-quality tapware that’s not too fashionable or stylised.” It’s timeless design that ought not to ruffle the feathers of the East Melbourne roosters. Quite the opposite. Above all, George and Powlett is making a bid – albeit an elegantly restrained one – for longevity in a market too often geared to transience and turnover. “The buyers aren’t investors who are going to rent it out for a few years before selling it,” says Glenn. “They’re people who are going to be there for a long period of time. If I’m invited in for a drink in 15 or 20 years, I want to be proud of what I did.”

hen the Japanese architect Shigeru Ban was named recipient of the 2014 Pritzker Prize, the jury praised his experimental approach and humanitarian designs. “He is especially known for his structural innovations and the creative use of unconventional materials like bamboo, fabric, paper, and composites of recycled paper fibre and plastics,” the jury noted.

Four years on and Ban is once again at the vanguard of architectural design, this time with a new residential tower in the upmarket Vancouver neighbourhood of Coal Harbour. Terrace House is billed as the world’s tallest hybrid timber structure, having received building approval to deliver 20 residences (priced from $CA3 million, or about $3.06 million) in a striking 19-storey building.

Long regarded as the poor (not to mention flammable) cousin of concrete and steel, wood is attracting global attention as a robust, sustainable and naturally beautiful construction material for tall buildings. Terrace House, from developer PortLiving, will occupy a site next to the heritage-listed Evergreen Building, designed in 1978 by one of Canada’s most famous architects, the late Arthur Erickson.

Due for completion in 2020, Terrace House is conceived as a tribute to its trailblazing neighbour. For the first 12 storeys, the floor levels are aligned. Cornelia Oberlander, the landscape architect for the Evergreen Building, is also the landscape architect for the new tower. She is 96 years old. As impressive as the concrete base of Ban’s design appears, it is the upper levels that are earning Terrace House a place in the record books. The top seven storeys will use exposed mass-timber structural beams and columns, with composite timber and concrete floors connected to a concrete core. Inside the 71-metre-tall building, the residences are signature Ban. Clean lines and abundant natural light provide an airy, almost exposed atmosphere inside. The dwellings incorporate smart home technologies, museum-quality glazing and in-floor radiant heating and cooling extending onto exposed balconies. Living spaces have ceiling heights of up to 8.2 metres with oversized windows ensuring spectacular views. While the potential advantages of timber skyscrapers have been much discussed, few have been approved or

built in North America. The current record-holder is an 18-storey, 53-metre-high student residence at the University of British Columbia, also in Vancouver. In Australia and overseas, building codes are starting to catch up with the dawn of the timber age. Sydney architecture studio Fitzpatrick + Partners has more than a dozen timber projects on its books, ranging from single-storey homes to 15-storey office buildings. Managing partner James Fitzpatrick says engineered timber can be precisely cut to any imaginable shape that can be drawn. “The panels are then literally screwed together on site. It’s sometimes referred to as flat-pack construction. It’s a fast way to construct a building, also very accurately.” One of the studio’s current projects is a family home for Fitzpatrick on the lower north shore using a crosslaminated timber structure and gluelaminated timber columns. “We have really pushed the boundaries of the material in terms of its structural capabilities to create large, open-cantilevered spaces,” he says.
