ur beautiful House of the Week, in Elwood, swept into my social media feed on the weekend. On Instagram, The Block identity – and buyer’s advocate – Nicole Jacobs described the broad hallway as substantial enough to host Christmas dinner; agreed, there could be few more grand settings. This 1880s manor, on an enviable Elwood street that kisses the bay, is one example of the calibre of homes available outside of the traditional selling periods. Spring is a favourite of many vendors, but for buyers who might have missed out at the end of last year, and have kept their powder dry, there are heartstoppingly beautiful properties awaiting a new owner’s signature on the contract. This edition showcases an edit of some of the best.

‘Clovelly House II’ started with an art-loving family’s desire for a home embodying the same whimsy as a specific 18th-century lithograph depicting five human-faced fish. Architect Madeleine Blanchfield was tasked with translating this unique vision, while also reworking the south-facing structure for natural light by placing the kitchen at the home’s centre. “The house is open to fantastic gardens on all sides and is constantly changing with the light, so it embodies a sense of whimsy, interest and the potential for discovery,” Blanchfield says. The living spaces and music room (pictured) are bright and airy, with playful details such as curved walls, built-in seats and screens. Another important element of the project was incorporating art into the built structure, given the minimal wall space facilitated by the openplan design. “It was important that their art be part of daily life, not limited to a separate gallery space, so we found opportunities for art in other places, including wallpaper and external courtyards,” Blanchfield says. “One courtyard has a Japanese ‘cloud garden’, designed by the landscape architects Spirit Level, and another [features a] custom-designed orchid garden and sculptures by Jamie North.”

tandout architecture never grows old. Constantly referenced and revered, Melbourne is home to dozens of examples that have not only wowed with deft design, but created new ways of living. The Melburnian is one example. It first graced the boulevard of St Kilda Road in 2001 and won instant acclaim. Judges from the Urban Development Institute of Australia heralded it as “a masterpiece of modern architecture and planning and, as such, it has become a Melbourne icon almost overnight”. With its perfect positioning across from the Royal Botanic Gardens and its subtle dominance, Roger Poole and his team from Bates Smart ushered in a new level of prestige that is still being refined today. Offering lush views of the gardens and CBD skyline, two restaurants, a pool and gym, The Melburnian triggered a renaissance for the St Kilda Road precinct, which saw blockish offices from the 1970s and ’80s being pushed aside for swanky

Bates Smart interior designer Jeff Copolov worked alongside Poole to create The Melburnian and says the result encouraged a rethink of what makes a place a home. “We were thinking about what residential apartments could be for the new Melbourne,” Copolov says. “Everyone was trying to think about increased urban density and we stopped to think, ‘Well, what does that really mean?’ and ‘How do

you make an apartment more like a house?’. “I think The Melburnian has stood the test of time and become the benchmark for other projects we’ve done since.” Creating apartments that satisfied all the needs of a traditional home buyer was no easy feat. Introducing this concept to a nation with a longheld attachment to the great Australian dream of three bedrooms and a backyard took ingenuity. For The Melburnian, and neighbouring newcomers such as Illoura House, prime location is the main drawcard. All sporting, cultural and retail needs are a mere walk or tram ride away. But what of the homely comforts? There had to a generous feeling of space and sanctuary on a scale worlds apart from sardine-can flats that pervade the inner city. Bates Smart has once again taken up the challenge, this time with Illoura House, which will sit at a junction connecting St Kilda Road to Toorak Road and Kings Way. the status of The Melburnian, it will also be informed by the changes our city has seen in the past 17 years, Copolov says. “We’re now facing increased densities, more population, and with that, daily life sometimes becomes harder. You’ve got more traffic congestion, longer working hours. People’s lives are getting faster and faster; in many ways, more stressful. “So we think about how a residence can be a respite from all of that. So at Illoura, from the moment you’ve arrived in the porte-cochere, going past the concierge and into a lobby that offers a sense of calm and tranquillity, and a deliberate juxtaposition to everyone’s sort of often daily and stressful routine.” Working with interior designer Kendra Pinkus, Copolov selected materials to influence a feeling of calm in the 163 residences at Illoura. “We started at the front door where even the palette of materials is very natural that makes for a very easy and non-jarring visual environment,” he explains. “We also use a lot of natural materials – stone and timber, and natural fabrics and yarns, and artwork. “All of which give a sense of neutrality, neutralness and calm. “So everything feels as if it’s come

Yet, none the less, it’s carefully crafted.” As Melbourne’s appetite for highend apartment living grows, so too does its luxury – namely, better views. Bates Smart director and architect Kristen Whittle configured Illoura House in an L-shape so that each of the 17 storeys could best take
complete advantage of the surrounding panoramas. “The developer really wanted a landmark project on the site, to take advantage of the outstanding view back to the city, as well as Fawkner Park and Albert Park,” he explains. “It’s also environmentally designed so that the formal language is, to some extent, referring to where the
sun is and where the views are. So, it’s very much about responding to light and view.” Whittle opted for Sefar glass – a Swiss-designed, laminated glazing that encloses a fabric aluminiumcoating on one side to reduce glare and improve thermal performance. “It shows itself as a rich, golden colour from the outside, but from the inside it has a dark tint. “It gives the building a high-quality, rich sheen to it and it helps to frame the view out, but also creates a greater sense of interiority in the building.” Illoura House will accommodate executive apartments, to be managed by Marriott International. Residents in private apartments will share amenities such as a private dining room, wine cellar, lounge, podium rooftop garden and outdoor entertaining areas. It’s a level of luxury befitting a project that is aiming to set new standards, Whittle says. “Just like in our favourite European cities, where architecture denotes special places in the city, I think this will cement itself as a natural, gateway landmark in Melbourne.”

Strength in numbers for buying game
T
he year was 2004. I was 27 and desperate to get into the property market because I felt time ticking and the market starting to call me. I’d spent years building my business and had just travelled the world, but found myself depressingly short of funds, definitely short of the 20 per cent plus legals I needed to put a deposit on a property. Luckily, I had a few friends who were in the same situation. We decided we would pool our resources and buy an investment property. I had a small amount of money and was fortunate to get a loan from my parents to help me chip in my quarter of the deposit, which was 20 per cent of the purchase price I needed on what was then a $300,000-ish new house-and-land property on the outskirts of town.
That was where we felt we had to buy to get a foothold in the market, though it was always going to be somewhere to park money and wait, perhaps up to 10 or 15 years until we started to see any real return in capital growth.
“From meagre and shared beginnings, we were able to pool resources, leverage each other’s strengths and start our paths in property.” My goal at the time was to renovate, so my buying partners and I discussed the possibility of purchasing a small apartment in

Sydney’s Potts Point. We found an apartment next door to our good friends, a place I had visited many times and a building I coveted due to its neoclassical architectural appeal. We found ourselves short of funds and with no equity built up in our
investment house-and-land property, so we turned to one of the partners’ parents for a loan for the full amount of the deposit and legals, which they lent us against the value of their home – a risk for everyone involved.
It was far from a reckless decision though, as the small two-bedroom apartment in Potts Point was worth $440,000. With a year of renovation costing $60,000, due to the amount of blood, sweat and effort my partner and I put into it, the apartment was transformed and featured in Belle magazine, and later in my own book, HomeSpace. For the $60,000 invested, I was able to open up the front room and connect it to the middle of the apartment by removing a wall where I located the kitchen and dining room in a lighter and brighter, central area of the home. The big, front-facing bedroom was repurposed as the lounge, with the rear kitchen becoming a second bedroom to make up the deficit on

the floor plan, so as not to adversely affect the full value of the property. From there, we were able to build some equity through the improved value of the apartment, due to the renovation and buy a small bolt hole up the road in a building called Cahors, an equally desirable art deco marvel of the Potts Point area.
I lived in this tiny shoebox apartment for three years as a boring white shell, but was able to renovate it for $40,000 by again rolling up my sleeves and taking on a lot of the plastering, sanding, painting, project management, design and even installing some joinery.
A new bathroom and kitchen were installed using pre-made and flatpacked options, where possible. Refinishing the floors, opening a new doorway to allow for more privacy and a better connection to the city views, afforded to the living and bedrooms, increased the value of the apartment beyond what was spent on it. So with three property
transactions and two renovations, we were starting to get some traction in the property market. That’s the thing about starting out; you need to make sacrifices in what you want, be willing to buy something nobody else sees value in and then spend the time, effort and money to realise its best potential. Those three properties were the foundation of my partners’ and my financial future. From meagre and shared beginnings, we were able to pool resources, leverage each other’s strengths and start our paths in property acquisition. We’ve since sold out of our partnership, paying back our parents and provided ourselves with funds we could direct into our own endeavours. It’s worth considering in today’s seemingly impossible market to see if there are creative ways to use the strengths within your sphere to get a start in the market. t’s the suburb immortalised by Courtney Barnett as “Depreston”. The Melbourne-based singersongwriter’s bittersweet pop song was more about the first home buyer real estate than the deprivations of life in postcode 3072, but the lamentation holds true. A median house price of $950,000 is certainly depressing for buyers trying to break into the market, but that’s the inevitable fate of a Melbourne suburb serviced by two tram lines and a train, just nine kilometres north of the CBD. Impact of banks on the property cycle
T
his weekend, more than one in five home buyers will blow their self-imposed budget and probably regret how much they spent on their new property. They’ll fall in love with the place, get caught in a bidding war, underestimate the market, or perhaps lose their patience after a long hunt. But the ability of people to outspend their better judgment on a house is now directly at stake due to the questions raised by the banking royal commission. A growing chorus of big-name economists believe that could have significant implications for house prices. Specifically, 22 per cent of home buyers admit to blowing their budget

at auction, according to a study of 1000 property buyers conducted by ME Bank and released exclusively to Domain, with one-in-10 in that group begrudgingly handing over more than $150,000 than they originally set out to spend. Those buyers are able to walk away with the keys to their new home, despite overshooting their target by a fortune, because their personal budget is often much lower than the one set by the bank. And in that group are some of the people most talked about at the royal commission. Much of the first round of public hearings focused on the major banks’ inability to capture a clear image of
their customers’ living expenses, which is why they would often lend more than was appropriate. The commentary around the royal commission quickly turned to predicting the recommendations and

If Commissioner Kenneth Hayne recommends applying stricter rules on mortgage-lending due diligence, those benchmark indicators could look quite different. That would mean lending limits fall materially, according to UBS.
In the absence of reliable customer living expense information, big banks have referred to a benchmark indicator – the Household Expenditure Measure – to dictate a reasonable lending limit.
But UBS argues that indicator underestimates real living expenses, with the “basic” benchmark assuming a family of four has living expenses of about $32,000 per year, while “lavish” annual expenditure for a family of four would be $58,000.

Is UBS on its own with its view? The banking royal commission has entered calculations and comments from major economic desks during the past few weeks, with Credit Suisse, Morgan Stanley and Capital Economics also looking at the ASX’s biggest sector – banking – through the lens of stricter lending standards. Capital Economics’ Paul Dales sees the possibility of tighter credit conditions, a potential change of government and tax policies, and the prospect of RBA rate hikes, as pointing to steeper house price falls in 2020 and 2021. Credit Suisse wrote that “marginal lends of the past are unlikely going forward
(reduction in lend value through either loan amount or no longer approved) and ‘time to yes’ will be longer, given greater due diligence required as having an impact on origination volumes”. Adding to the chorus was Morgan Stanley, with strategists rattled by the commission and weaker house prices, saying further regulatory tightening of credit, increasing stock, and continued policy uncertainty left them “cautious on the outlook, not just for housing, but the broader economy in 2018.” But few, if any, expect a house price crash, and even UBS considers the “credit crunch” outcome as a possibility and not a certainty. What is becoming clear is that days of buyers spending more of the banks’ money than they think they should are numbered.

Purrfect for pets
H
ere are high-key touches of colour reflecting clients who wanted an optimistic house. Mexico, you might guess, is one of their favourite countries. Here is also a renovated twobedroom Victorian cottage with built-in features that consider the entertainment of two cats whose life is restricted to the indoors. The two dogs can go walkies. In remodelling the double-fronted Fitzroy house left stylistically confused after a 1970s renovation, Wowowa Architecture & Interiors ran orange carpet up the curved wall in the living/kitchen/dining space so the cats can claw up to an aerial walkway that director Monique Woodward says takes the place of a Victorian plate rail. Hugging the walls down one side of the house and including a detour into a “micro-corridor” that divides the main bedroom from the one small bathroom (which is behind that orange wall), Woodward says “the cats totally love it”.

Made of recycled blackbutt, like much of the new timberwork that gives “an apartment-sized house” atelier-fine detailing, Woodward says the cat run reads like a high datum line “so it doesn’t feel like the cats have stolen the house”. Entering past two bedrooms, the dwelling opens into the L-shaped living space that, considering how much colour, storage and function it has, reads as effortlessly holistic. It wasn’t an uncomplicated design process. “It was an intense investigation of the existing conditions and everything we did needed to be technically clever.” Winning Wowowa’s first architectural prize, the not insignificant Small Project citation in the 2017 Victorian AIA awards, Casa de Gatos (House of Cats) introduced a big skylight into the skillion roof and more than doubled up on clerestory windows that serve to draw light from outside and push it across corridors between the rooms.

In this age of the residential neutrals, the unusual colour choices were a mutual decision of the clients and an architectural practice that loves it. “Colour.
