On the edge of Lake St Clair in Tasmania sits

he good folk of Port Melbourne want for very little. Their lifestyle is an inventory of the best bits of being a Melburnian. Salty breeze blows in off the bay to ruffle the curtains in charming period cottages. Local haunt Rubira’s seafood restaurant is famous for its chilli tiger prawns – just ask any of the well-known business and sporting identities who have had to wash an errant splash of John Rubira’s pipinghot sauce off a once-fresh white shirt. That is by virtue of the Fisherman’s Bend Framework, which was released by the state government last October and is the blueprint for one of Australia’s largest urban renewal projects. The Fisherman’s Bend tract was given an initial refresh, and national recognition‚ by hit renovation television program The Block. Teams completed a swish overhaul of an art deco former soap factory in a onceindustrial – but now evolving – section of Ingles Street in 2016. Port Melbourne’s ongoing transformation is a surprise, as few suburbs within striking distance of the CBD have gentrification and such large-scale improvement left in them. The framework for the future of the 480-hectare parcel of land, south of
the Yarra (opposite Coode Island) and connecting the CBD to the bay, will be finalised by mid year. This will set in motion plans that will see Fisherman’s Bend, by 2050, home to about 80,000 residents, and new employment, including jobs in education and manufacturing. Agent Simon Gowling, of Greg Hocking Holdsworth, is a long-time resident of Port Melbourne and lists homes for vendors in the area. He says part of the postcode’s great appeal is in the variety of properties available, and at a price that represents great value when compared to neighbouring city-edge prestige suburbs of Middle Park and Albert Park. “It is as equally in demand, but attracts a slightly different buyer because it is still slightly more affordable,” Gowling says.

You can buy a $500,000 apartment or a $7 million or $8 million home,” he says. “There is a little ‘golden square’ between Pickles, Beach and Bay streets, and that is very desirable.”

Why investors cannot ignore solar
Homes with solar are becoming the new normal According to Bowring, landlords shouldn’t focus solely on higher rent. “It’s also about the increased attractiveness of their property to a tenant,” she says. “It’s a way to differentiate their property.” Right now, properties with solar stand out in the market, but that might not be the case for long. According to the Clean Energy Regulator, 3.5 million solar panels were installed in 2017, increasing installed renewable energy capacity by 41 per cent compared with 2016. Solar industry analysts expect this

ptake of solar power is surging across Australia, but renters – who make up a third of the population – are still largely locked out of accessing solar energy because few rental properties have solar panels. However, new research has shown renters are prepared to pay a premium to access the savings that solar power brings, creating an incentive for investors to equip their properties with solar. A survey commissioned by Origin Energy revealed that two-thirds of renters would be willing to pay at least $5 more a week for a property with solar panels, while 55 per cent would pay at least $10 more. Solar and battery systems can reduce electricity costs by up to $2500 a year, so paying up to $500 more a year in rent is an easy decision, Origin Energy general manager of solar, storage and energy solutions Lyn Bowring says. “The benefit the tenant gets to reduce their power consumption obviously has a value attached to it,” she says. Convincing an investor to install a solar system isn’t as easy as asking a tenant to pay for it through increased rent. But there are a number of key reasons why landlords who fail to install panels on their properties could be left behind.

The survey revealed two-thirds of people would pay at least $5000 more for a house with solar panels than one without, and more than half would pay at least $10,000 more.

f Melbourne’s urban design is a patchwork made with a rich array of textures and styles, the Yarra River is surely the stitching holding it together. From skyscrapers to stadiums, buildings of all shapes and sizes cluster to the water, vying for views and a famous riverside address. Securing a share of this icon in a private capacity is notoriously expensive and rare. The average Melburnian is more likely to enjoy the Yarra at a picnic on its banks than from the privacy of their own city apartment. Yet for some, this dream could soon become a reality. An opening along the riverside will soon become available when a prime piece of real estate on the corner of Flinders and Spencer streets is developed. Known as Flinders Bank, the complex will include three terraced towers – two at 26 levels and one at 33. The tallest will accommodate a five-star hotel, and the remaining two will house one, two and threebedroom apartments, plus retail and office space.

The $800-million development by Century Group Aus will occupy the 7250-square-metre site of the former Melbourne Convention Centre, which was demolished in 2016. When he announced the overhaul of the old convention centre site, Planning Minister Richard Wynne said it would inject more life into the north side of the Yarra. “This is a good development in a prime location near Southern Cross Station, trams and public space along the Yarra River, which will provide more housing at the gateway between the CBD and Docklands,” he said. The site was originally acquired from the government by Sydneybased Eureka Funds Management and Melbourne’s Riverlee Group. Planning approval was given for three residential towers comprising 1060 apartments. But after the site was bought by Century Group Aus in 2016, a new planning permit was submitted for fewer, but larger, apartments. Cutting back the number of

apartments to 500 with a 167-room hotel is expected to appeal to buyers at the higher end of the market. Design plans for the site were handed to Melbourne-based architects Fender Katsalidis, known for their expertise in creating highrise riverside icons including Eureka Tower and Australia 108, both in Southbank. For Fender Katsalidis director Nicky Drobis it was an opportunity to do design justice to an unloved pocket of Melbourne. “I have to say, as much as we do the very tall towers and very big projects, I don’t think it’s that often that someone arrives at FK with an opportunity for a site like this,” she says. “I mean, it’s a bit of a dream commission really for us, in terms of being able to explore the possibilities of the site. “It’s a large site on the corner of Spencer and Flinders streets, so it is really at the nexus, if you like, of Melbourne’s CBD and the Yarra River. “So it is important for the fabric of Melbourne.” Drobis and her team have terraced the towers to adhere to the overshadowing rules and also create private terraces for top-floor residents to enjoy views of the Yarra and across Port Phillip Bay.
“It is a large site on the corner of Spencer and Flinders streets ... it is important for the fabric of Melbourne.” Tower one is on the east side along Spencer Street, and tower two, the tallest, will sit on the western side of the site bounded by Flinders Street. It will house 237 premium apartments and a yet-to-be-named hotel with a ground-floor restaurant. The exact number of apartments in tower three, on the western side of the site, is still to be determined. The architecture of all three towers
has been inspired by the site’s connection to the Yarra. The facades are curved and ribboned in parts to mimic a waterfall effect. Each building is distinct, but all, particularly the smaller towers, have common features that link them, Drobis says. “Tower number three is really, effectively, the mirror in terms of expression of tower number one,” she says.
“So one and three are very similar in expression and plan and building form. So they’re sort of brother and sister, if you like, and then the tower number two is the taller, landmark tower on the site.” Bluestone, the signature paving of Melbourne, will be used in the podiums set to house retail spaces. More luxe materials such as bronze will be worked into the lobby of the hotel tower. Ground-floor activation is in sharp focus with plans for a new laneway linking Flinders and Siddeley streets and connecting the river to the CBD. A public plaza will complement the new laneway and provide a conduit between the eastern and western towers. Fender Katsalidis architects are working with urban designers Oculus to make the plaza a retail precinct, with stores as well as cafes and restaurants. Landscaping effects by Oculus will also see creepers and timber features used to soften the podium facades and bring some green relief to bustling Spencer and Flinders streets. Work will begin in 2019 and is due for completion in mid-2021.

layful details such as a green terrazzo floor and a triangular window inject a sense of whimsy into this modern extension to an unassuming California bungalow. In a project that makes the most of every skerrick of available space while remaining within a tight budget, architects James Taylor and Peter Knights, of eponymous architecture and interior-design firm Taylor Knights, reimagined the heritage cottage for 21stcentury living with minimal structural alterations. The house, built in the 1930s in the former blue-collar, now gentrified, suburb of Brunswick West in Melbourneâ&#x20AC;&#x2122;s inner north-west, had a
layout typical of the era, with living and dining rooms at the front of the house, facing the street, and a classic lean-to arrangement at the rear. Taylor and Knights flipped the configuration, constructing a new open-plan kitchen, dining and living area opening on to the sunny, northfacing backyard. The front rooms were converted into bedrooms, with valuable extra space squeezed out of the modest footprint of the old part of the building by knocking through a wall and absorbing the corridor leading from the front door. The original front door was then converted into a bedroom window, with the pair installing a new
entrance at the end of an ivy-covered walkway running down the side of the building. The effect was to create a clear delineation between the new addition, incorporating the communal spaces shared by the family, and the existing dwelling, now transformed into private sleeping quarters.
The plan to use the structure of the building with minimal intervention freed up funds that could be channelled into details such as the curved masonry, laid by a specialist bricklayer, and the isosceles-shaped window framing the blade of wall that juts out from the corner of the building. “The budget that the client came to us with was really very modest,” Taylor says of the project, which has been shortlisted for the residential design prize at this year’s Australian Interior Design Awards. “We worked out early on that we couldn’t make major structural changes, that we had to utilise the existing California bungalow a little better.” In the extension, the green concrete floor, speckled with an aggregate of local bluestone, is designed to create a connection between the indoor and outdoor spaces.
Similarly, the timber ceiling was kept at a low height and washed with a dark Japanese stain to help draw the eye out towards the garden. “The client really emphasised the fact that they were seeking quality over quantity,” Knights says. “We were fortunate in that we had the creative freedom to start exploring things like the green concrete floor and could be quite progressive in terms of how we opened up the back section and connected it to the existing California bungalow.” Great care is taken to make the most of the available space. The inbuilt timber window seat cleverly doubles as extra storage, while the large multipurpose dining table stands in for the traditional kitchen island.

t’s a common story. Young couple plans a family, priorities shift, and before long they find themselves seeking a home with just a little more breathing space. Kate Stokes and Haslett Grounds were inner-city dwellers for years before they started craving a house with a couple of extra bedrooms and a garden. They spent a few years being outbid at every auction in Melbourne’s inner north before widening their search. “I actually love looking at real estate, so I began to widen my search and dream of the different lives we could create,” Stokes says.
“When this house came up online I instantly fell in love, and then spent a lot of time researching the area to see if we could make it work for our lifestyle. There were way more pros than cons, so we went for it.” Built in 1966 by revered Melbourne architect Alistair Knox, Stokes and Grounds’ home is typical of the time and place it was built. “Knox was a bit of a legend around that time in Eltham,” Stokes says. “He was a prolific designer/builder who was eventually given an honorary architecture degree by the University of Melbourne in 1984.” Known as the “Collis house”, the property was designed and built by Knox for the Collis family, who lived there until 2015. Stokes and Grounds purchased the home two years later.
The materials are simple and typical of the era – slate floors, timber beams and glass to make the most of the greenery surrounding the house. A split-level floor plan separates living, kitchen and dining areas with bedrooms and bathrooms on the upper level. High ceilings with exposed beams give the space an airy feel, and trees all around ensure leafy views through every window. This robust, modernist architectural framework has proven a perfect backdrop for Stokes and Grounds’ eclectic design aesthetic. “Our interior vibe is very relaxed and informal,” Stokes says. Her own

For Stokes and Grounds, life still feels pretty bustling with two young children and two small businesses to run, but home has become more of a retreat these days. “We spend a lot more time just hanging out here than we ever did when we lived inner city,” Stokes says. “Living centrally we were always pulled outside to the parks and cafes, whereas now we relish slower-paced days at home.”

Tell us a bit about yourself: your background, what you do, the space we are shooting you in? I’m an interior stylist. I studied interior design straight out of school and gradually made my way across to the media industry. I have worked my way up from an assistant stylist to where I am now. I now style large campaigns for furniture and homewares brands as well as major publications, such as Real Living. I am the co-creator of Citizens of Style, a photographic and styling agency

I live in a two-bedroom semi in Sydney’s inner west with my dog Rue, a Catahoula-cross-border collie, and my housemate Cloud Tuckwell, a ceramicist who works at Mud Australia. Our house has a very eclectic mix of old and new; I am quite the queen of finding amazing stuff on the side of the road, but I also have a taste for expensive midcentury antiques and ceramics. The colour palette is earthy with black and brass accents and loads of plants in every corner. Indoor plants were incredibly popular in the 1970s and it seems that trend is well and truly back. Why do you think they’ve had such a resurgence? I guess everyone just got sick of the minimalist trend – I know I did.
I think indoor plants have become popular again because people are realising the benefits they bring, especially living in the city. With so much pollution outside, it’s nice to come home to clean, fresh air. As a stylist, you’re constantly creating beautiful images. How do plants play a role in setting these scenes? I feel as though a room isn’t complete without a natural element and, for me, it’s as simple as adding an indoor plant, whether it be a large sculptural plant to add height and depth to a room, or a trailing vine draping from a fireplace or shelf. A touch of greenery instantly removes any clinical vibes a room might give off.

Sphere creates buzz in music scene
T
his giant sphere could be straight from the set of Blade Runner, but this sci-fi orb is set Runner to become London’s most radical arts and entertainment arena. The MSG Sphere, named after developer Madison Square Gardens Company, is being promoted as a “powerful, immersive, multi-sensory environment” equipped with gamechanging technology.
Yet there are concerns that the futuristic venue won’t live up to the hype, lacks cultural sensitivity and is being led by a billionaire businessman with ties to Donald Trump and Harvey Weinstein. MSG chief executive and New York Knicks basketball team owner James Dolan funded Donald Trump’s presidential campaign in 2016 and has since kicked in further funds to see him re-elected in 2020, the New York Daily News revealed in January.
Despite this, London Mayor Sadiq Khan, who has criticised Trump’s views on Islam and terrorism, has welcomed the MSG Sphere. In a statement released by MSG, Khan says the new arena will add to London’s buzzing music scene. “It’s great to welcome another world-class venue to the capital, to confirm London’s position as a music powerhouse and to boost still further our city’s thriving night-time economy,” he says.
Meanwhile, the MSG chief executive has his sights set on building similar spheres at other world-renowned cities. The company has proposed a sphere for Las Vegas that will have seating for 18,000 and standing room for 5000. Architects Populous – best known for designing stadiums such as Yankee Stadium and the London Olympic Stadium – have been charged with creating London’s MSG Sphere. Early images released by the architectural firm show the exterior of the futuristic globe covered in digital screens, which will be used to promote upcoming performers. Inside, audiences will be wowed by what MSG describes as “the largest and highest-resolution media display on earth”. London’s sphere will be located on a two-hectare site adjacent to Queen Elizabeth Olympic Park, the site of the city’s 2012 Olympic games. The area is fast becoming known as Olympicopolis – a £1.3 billion ($23.8 billion) cultural precinct that includes a new Victoria and Albert Museum, Sadler’s Wells theatre and a campus for the London College of Fashion.
MSG has dived into London’s hive of architectural activity, promising to fill what it claims is a gap in the city’s live entertainment scene. Research by music strategists Sound Diplomacy, commissioned by MSG, claims that London has fewer large arenas relative to population size than other major cities, including Paris and New York. In a statement, Dolan says the sphere will complement London’s existing venues by expanding booking options and allowing more artists to perform in the city. But one of Australia’s leading architects has raised doubts over the project, questioning its financial viability and cultural fit. Deakin University chair in architecture Professor Des Smith, of Melbourne, says the project is more a brand than an icon. “This becomes a brand rather than an icon because MSG creates two of them and then they might do another one and another,” he says. Prof Smith says the project would require millions in funding and by the time it’s completed, runs the risk of using outdated technology. “That building’s going to take two or three years to build, at least, so the technology they plan it for will, let’s face it, be out of date by the time they finish it.”

new kind of apartment purchaser has entered the property market. Labelled “apartment hoppers”, these buyers favour apartment living and move every few years to secure the latest and greatest amenities, design, and location. It’s a trend Brett Griffith, director at Colliers International, has definitely noticed. “Because it’s been such a competitive market in the past five years, developers have really had to step up their game in terms of what they’re offering,” says Griffith. Evidence of this trend can be seen at Magnolia, the third and final release of the prestigious St. Boulevard development on St. Kilda Road. Designed by Elenberg Fraser and launched just two months ago, Magnolia has 128 oversized apartments with luxury touches, such as butler’s pantries and marble benchtops.

“There’s been 10 buyers out of the 30 who already live on St Kilda Road,” he says. “It’s not at all surprising, considering the amenities at Magnolia are some of the best I’ve seen.” The Zhou family are textbook apartment hoppers. They recently
purchased a two-bedroom apartment at Magnolia, an upgrade from their current apartment down the road. Joseph Zhou, a high school teacher and father of two, says they’re making the move to enjoy better views and more outdoor space. “The design, floor plan, furnishings and interior design were all considerations, and they all exceeded our expectations at Magnolia,” he says. A
s a mum of a seven and twoyear-old, the day my children move out is a lifetime away. However, when they do move out, it may not be permanent. A new study by the London School of Economics found that after decades of raising independent children wanting to leave home, the trend is shifting. Children are being forced back to the family home. Study author Professor Emily Grundy of the London School of Economics and Essex University, says, “over the past half century, inter-generational co-residence has declined dramatically in Western countries. However, this pattern has recently altered, and in some countries multi-generational
co-residence has increased; a shift interpreted as a family response to high unemployment rates, poor job prospects and financial hardship among young adults.” The repercussions of this shift are having a negative impact on parents. In the study, parents rated a decline in their quality of life by the return of their children. “When children leave the parental home, marital relationships improve and parents find a new equilibrium,” study co-author Dr Marco Tosi says. “They enjoy this stage in life, finding new hobbies and activities. When adult children move back, it is a violation of that equilibrium.” This stage is a long time away for me, but I empathise with these parents. As a couple, most of our

arguments relate to the raising of our children. We’re always facing new challenges and it’s sometimes hard to resolve them. Melissa Neve is a couples’ therapist and relationships counsellor. She tells me that if your children return home, clear boundaries must be set. “Some parents may be too intrusive or have unreal expectations. Some children might have the attitude of
‘your house, your problem’.” Neve advises that a child returning home should be viewed like a share-house arrangement, where adults live with other adults. “Don’t entertain the thought that you’re deficient, bad or mean if this isn’t working for you,” she says. “You’re normal and, after umpteen years of parenting, you deserve some time to kick back and enjoy without responsibility for anyone else.” I love this advice and am taking it on board. I want my sons to fly the nest when they’re ready, and preferably not return. I want to enjoy some peace. I want to travel and enjoy more disposable income. I want a tidy house with a full pantry and I want a bathroom that doesn’t smell of wee. After years of parenting, I want to be selfish and think about only me. I think that’s fair enough.
