South Yarra Apartment by Workroom Design
serves as a calming backdrop for inner-city Melbourne life, embodying the same feel as the owners’ country holiday house. While similar in energy to their other property, this home has a distinct industrial aesthetic that’s sympathetic to the warehouse building’s history. Workroom director John Bornas sums up the client’s brief as “a place that, whilst being in the middle of one of Melbourne’s busy inner suburbs, felt calm and secluded from that environment”. The material palette reflects the building’s heritage, complemented by eclectic furniture and natural light via a large terrace. Sophisticated yet relaxed decoration further clarifies the vision, including oversized mirrors, luxe linen curtains, and some art deco-inspired furnishings that reference the dominant architecture of the area. “Our approach to design is about a language. We tell a story, through an exploration of form, space and material,” Bornas says. “By looking at existing conditions and respecting our predecessors, and by sensitively responding to the original building, we allow the whole to become greater than the sum of its parts. Our favourite part has to be how every space, every detail comes together as the whole apartment.”

High on the wish list
I
t could be argued that every type of Melbourne home is in demand, but there are some kinds of properties that agents say rate even higher than others. Freestanding units built during the 1960s and ’70s are among the properties that are mostly outstripping supply, as well as singlelevel homes in the $1 million-to-$1.5 million price range. “Units are still quite affordable compared to houses, but still give people the feel of owning a little piece of land. They also tend to have pretty low body-corporate obligations,” says Angus Graham, of Hodges Real Estate Sandringham. “Single-level homes are desirable for the ageing population, who are looking to move from their larger homes (wanting) less maintenance, and they also want to get away from a two-storey house with stairs.”

Graham says the limited supply available has seen prices skyrocket in the bayside area he works in, with freestanding units in Hampton and Sandringham rising from around $600,000 in 2014 to $900,000 to $950,000 today. Amanda Jones from the same office agrees there is a shortage of single-level dwellings in the area, including larger versions with three bedrooms, two bathrooms and two parking spaces. “Even though there are plenty of townhouses being built, they don’t tick all the boxes that downsizers are looking for or come with the land that younger couples are after,” Jones says. “With the lack of smaller, singlelevel homes, downsizers have nowhere to move to and the shortage of family homes continues. It’s a vicious circle.”
Director at Marshall White Projects Leonard Teplin is another agent who reports the scarcity of suitable downsizer products in Melbourne, which he says is pushing up property prices for this growing demographic. Ground-floor apartments in buildings of fewer than 40 apartments, particularly those with a large outdoor space, are typically the first to sell whenever a new project is launched. “Ten years ago, many retirees would stay in the family home and didn’t consider moving. Today, they are much more prone to downsizing and selling their family home, given the strong capital growth of the housing market,” Teplin says. The inner-north market is also low on larger apartments, particularly converted warehouses between 180 to 250 square metres with one to two storeys.

Director of Nelson Alexander Fitzroy Arch Staver says there are strong waiting list in his office for these properties because of their scale and proximity to public transport, which is sought after by downsizers and young families, especially if there’s also an appealing outdoor area. “Buyers are no longer wanting to leave the inner city to move to the eastern suburbs as much as previously. There is now a willingness to set the kids off on public transport to the independent schools,” Staver says. He points to the recent sale of apartment 46/183 Kerr Street, Fitzroy as an example of the popularity, which sold in December 2017 for $3.575 million. “My sense is that there is a real preference for properties of scale,
which hasn’t always been the case, and I think that is because buyers would really like to limit the amount of moves that they make in the real estate life,” Staver says. At the top end of the market, director of RT Edgar Toorak Mark Wridgway says buyers are looking for beautifully renovated, period homes with quality contemporary extensions, particularly those in Toorak with land sizes larger than 2000 square metres. “These have always been under supplied, resulting in the continued scarcity and continued high demand,” Wridgway says. “The highest sale price of a residential property in has fallen twice in the last six months, and in the same time-frame, RT Edgar have set the record dollars per square metre in Toorak three times.”

he cold nights and dark mornings of winter are few people’s favourite time of year, but the changing of the seasons does provide a valid excuse to change your home’s interiors for comfort, style and warmth. By reconsidering the placement, materials, textures and colours of your furniture and decor, it’s possible to change the atmosphere of your home and create that cosy feeling so often craved in the cooler seasons. This year, designers are favouring deep, rich shades of blues, greens, purples and browns. Think olive, burnt orange, russet, aubergine, petrol blue, burgundy, tan, cognac and indigo, complemented with more neutral shades such as grey and navy. These colours all naturally contrast well with the pastel and jewel shades that have been popular in recent years. Navy, mustards and neutrals, including taupe and grey, reflect the new season, according Amber Cooke, general manager of furniture for Domayne. Full of Grace Interiors founder Therese Carrodus also expects to see more of the richest blue hue. “I always think that navy never gets old either and always works so nicely as a moody backdrop to those warmer hues, so I suggest having fun by mixing them together,” she says. Simply freshening up interior accessories such as towels, bed linen, cushions and throw rugs can create the illusion of a completely new space, and is a subtle way to inject new colours and materials into your home. After two years of velvet-heavy interiors, designers are now noticing a resurgence of felt that works particularly well on couch cushions, ottomans, storage baskets and rugs. Another retro material making a comeback is rattan, as seen in several fashion lines this season. “Rattan has had a major resurgence recently and I think this material, paired with timber and brass, gives such lovely texture and warmth to an interior, especially during the winter months,” Carrodus says.

Felt The popularity of felt is a natural extension of the velvet revival. “I think we are going to see more velvet, as well as natural fibres with texture. There is also a re-emergence of felt as a furnishing fabric that may work better in cooler climates,” Hare says.

Decus Interiors principal and managing director Alexandra Donohoe Church says artwork can also be a great place to start. “Tease out several key colours, patterns and textures and use these as the point of departure.”

Anna Carin Design principal designer Anna-Carin McNamara predicts sophisticated coloured glass bricks and hard-wearing brown granite are other materials likely to soon resurface in home interiors. Introducing new colours and materials into a space, especially rich shades and textiles a little left of centre, can be a daunting experience if you don’t know where to begin. Speaking to designers reveals a range of helpful starting points, such as working around a key ‘hero’ item (an armchair or couch) or choosing pieces specifically to suit your space’s floor plan (a simple tip that’s easily forgotten when your favourite furniture store announces a sale). “If we are ‘concepting’ a living room, we assess the best floor plan that will address issues such as the view, conversation, television and, most importantly, comfort,” Hare + Klein Interior Design principal Meryl Hare says. “Comfort is a big subject on its own, as it is not just how comfortable the client finds the sofas and chairs, but also the lighting, ambience and control of heating, cooling, space planning and natural light. Once we have a concept, the colours, textures, furniture and art fall into place.” McNamara suggests first auditing the items you already own in order to develop a cohesive interior theme.

First property is the most important

ouse hunting can be emotionally exhausting, especially when time, effort and money is invested into trying to buy a property, only for it to unfortunately not work out. Exasperated buyers can be tempted to make rash, emotional decisions, especially when encouraged by parents to get a foot in the door. However, buying the wrong property because of desperation and pressure can be a dangerous move. The first purchase comes when buyers are least experienced in real estate and most impressionable. Yet it’s arguably the most important decision because it can significantly affect one’s financial position further down the track.
Comparing two median-priced houses in Melbourne, a property with a one per cent higher annual-growth rate will be worth almost $50,000 more after five years. And thanks to compounding growth, the difference in dollars increases exponentially when the gap in growth rates is bigger. Why long-term planning is critical It’s easy to base property decisions on immediate wants and needs, without considering how circumstances might change, according to managing director of Property Planning Australia David Johnston. “Short-term thinking is in our nature,” Johnston says. “But the further forward you can think, the better.”

Buyers who fail to plan their journey up the property ladder in the beginning risk hitting a roadblock several years down the track as, without a clear strategy, upgrading can become challenging, he says. “They buy the first, maybe buy the second property and they’re stuck. They don’t know what to do next.” A large family home isn’t an option for most new buyers, but if that’s the end goal, working backwards to determine the steps to get there is the key to making forward-thinking property decisions from the outset. Thinking like an investor pays off Although their strategies may be different, first-home buyers and investors have a lot in common, according to founder of Empower
Wealth Ben Kingsley. “Whether it’s to get on the ladder or an investment property, we want those properties to grow and deliver,” Kingsley says. Experienced investors know how to cut through sales hype and use facts to select an asset that outperforms the market. However, analysing fundamentals and understanding supply and demand should apply to any property purchase, Kingsley says. “If you can find that magic combination of high demand and low supply, the capital growth will follow,” he says. Location is arguably the most important fundamental, as desirable features such as proximity to employment, transport and lifestyle amenities create demand in an area.

According to Johnston, “the location does the heavy lifting” when it comes to price growth, and middle and inner-ring suburbs prove to be the best long-term performers. He says properties within a range of 20-to-30 per cent of the local median price would result in the best
returns. “It’s where there is the greatest level of demand, in both what people can afford to own and what they can afford to rent.” Overcoming the affordability issue Even in a middle-ring area, the deposit required for a median-priced property can seem unachievable, and
the majority of first-home buyers now rely on parents to help out financially. Gifts or loans often come with the expectation that buyers will follow their parents’ advice, particularly around where to buy, but according to Kingsley, parents’ biases and lack of buying experience can result in poor advice. “More often than not they get it wrong, even though their hearts are in it and they want the best for their child,” he says. Buyers could be tempted to seek affordability on the outskirts of capital cities, but Kingsley says the increased availability of land can dampen price growth. “The pressure on growth is lower because the supply side of the equation can be manipulated fairly easily.” Johnston says buyers should consider where they plan to live in the long term and try to buy a property with exposure to that local
market, either in that suburb or nearby if it proves unaffordable. If the goal is an expensive innercity area, this could mean targeting an apartment rather than a house, providing it has strong owneroccupier appeal to ensure high capital growth. What’s important to remember is that a first property is a stepping stone to achieving the eventual goal, which means buyers may need to realign expectations in the short term. “We all need to compromise,” Johnston says. “But how much are you willing to compromise on the property you live in to get into a really great location?” Because location, after all, is the key. kitchen, bathroom, laundry and family room, as well as adding a second storey with bedrooms to the house, about 10 years ago. “They were happy to minimally update the kitchen and bathrooms with new tiles, taps and lights, but wanted to fully revamp the rest of the home.” At the clients’ request, the starting point for developing the overall aesthetic was the home of octogenarian model and one-time muse of Salvador Dali, Carmen Dell’Orefice. “Her apartment walls are painted aqua green and the space is filled with art, sculptural objects and eclectic furniture – it has a Parisian and artisanal feel and is extremely chic, without being precious. “Our clients love colour, so they were very receptive to a palette that incorporated a broad spectrum of colour throughout,” Misso says.
The result is a house that combines delicate shades of shell pink and soft powdery violet, with rich, deep blue and green tones. The disparate effect is tempered with glossy, dark floors, black bentwood chairs and a circular dining table finished in Japanese lacquer. Touches of peach and brass lend a further sense of cohesion to a project that takes plenty of risks but, in the end, feels perfectly resolved. In keeping with the history of the building, each room is decorated with its own monochromatic theme, giving every space a unique atmosphere, an approach that honours 19th-century decorating principles. The layering of reflective glass surfaces alongside opulent velvets and earthy wool/linen blends and leather adds textural interest and a sense of luxury.

For established brands, such partnerships present an opportunity to cultivate their lifestyle appeal, reaching new audiences in new ways.

Floor plans range from 65 to 1765 square metres, with prices from $US600,000 (about $770,000) to more than $US50 million (about $65 million). High-rise amenities include a fitness centre with ocean views, a virtual golf room, art gallery, two cinemas, a full-service spa and barbershop. Completion on the project from G&G Business Developments and Aston Martin is scheduled for 2021. About 20 kilometres north in the Miami suburb of Sunny Isles Beach, another apartment building with links to automotive royalty has welcomed its first residents. At Porsche Design Tower, completed in early 2017, all 132 units feature in-unit garages with a car lift dubbed “the Dezervator”. One resident amenity is a high-tech racing simulator. Aston Martin Residences does not incorporate car lifts – “too obvious”, Reichman told the Miami Herald. “It’s about high design.”
In Sydney, developer Thirdi hit the headlines last year when it announced a five-bedroom townhouse in its Paragon of Pyrmont project would have an optional extra in collaboration with Maserati. By forgoing a slice of living space, the owner could have a car lift to elevate their car from the basement garage into one of two ground-floor wings, also with a bar, living and bathroom. “We’re calling it the Maserati man cave,” Thirdi sales and marketing director Luke Berry says. “When we were designing the project, we had this really unique corner master residence with two wings that look like bat wings. We started calling it Bruce Wayne’s apartment.” What started as a nickname morphed into something of a selffulfilling prophecy – the developers struck a deal with Ferrari-Maserati and the Maserati Quattroporte became the project’s official partner. “Our research shows that people who love their cars see them as an extension of themselves,” Berry says. The inner-city residence is still on the market, at $5.5 million. Though it hasn’t yet sold, Berry says publicity has sparked enormous interest. “If someone did, it would be off-thescale cool.”
