Tasmanian treasure FEATURE STORY

After a complete structural-and-cosmetic overhaul, this colonial homestead, ripe with period charm and history, is up for sale. B y SU E WILLIAM S

A

ustralian Douglas Blain, who has become one of Britain’s most celebrated protectors of its heritage homes, is now selling his own painstakingly restored colonial homestead in his native Tasmania. Brockley Estate was originally built in 1840 on an expansive 1900 hectares of land, on the east coast. It is a 45-minute drive from Hobart and close to Freycinet, the Midlands and the Tasman Peninsula. Blain bought the nearly 180-year-old sandstone and convict brick home 14 years ago,

and then immediately undertook a lengthy renovation and refurbishment. “The house was in a terrible state when I took possession and it took quite a long time to restore,” says Blain, 79, who is revered in Britain for his work saving threatened Georgian houses in the 1970s and 1980s in London’s previously rundown East End. “I’d done so much restoration work in the UK, but I thought, why not have a go at restoring a place where my roots are? I did it at huge cost but it responded so well. It has a wonderful

pedigree and has proved a terrific investment, and good fun. I collected some wonderful antique furniture in Hobart and the whole estate now has such a mellow feel.” The house is being run as a successful sixroom boutique hotel, along with its nearby cottages – once the old dairy – and the former shearers’ quarters. It also has a super-fine merino-wool operation, with 3000 sheep, a cross-bred prime-lamb operation, Hereford cattle and brown-trout fishing in the river. Blain stays for a few weeks at a time on his twice-yearly visits back to Australia, but has decided it’s time for someone else to enjoy it. “It’s breaking my heart to sell it but, at my age, you start thinking of the children and they don’t have the time to look after old buildings, and I don’t think they’d make proper use of it,” he says. “So I’d love it to go to someone who really appreciates it and understands it and will look after it.”

T

he sleek built-in bar and subtly curved floor-to-ceiling glass windows showcasing a knockout view of Melbourne’s skyline look like they belong in a hot new restaurant or cocktail bar. However the “sky bar”, as it’s described, isn’t open to the public. Rather, it’s an intimate space incorporated into the design of each southfacing “sky home” of a new residential tower in Melbourne’s inner north-west. Rise is the fourth and final stage of Caydon’s Mason Square precinct in Moonee Ponds, about six kilometres from the city centre. The residences promise spacious floor plans, luxe interiors, exclusive amenities and unrivalled views from Melbourne’s north-west. With these homes, Caydon is also tapping into a broader trend in the Australian property market of developers offering oversized, ultra-

luxurious inner-city apartments aimed at owner-occupiers. Melbourne architecture firm Fender Katsalidis collaborated with the developer on early masterplanning of the Mason Square precinct and external facade concepts. Caydon’s director of architecture and design, Giuditta De Santis, says space was the key design principle. “We set out to create a floorplan with home-sized proportions and luxurious amenities, the likes of which are rarely seen in high-rise developments.” Residents and their guests will have access to the conservatory on level 22. The space contains a larger, formal sky bar, a fireplace, individual banquettes and deck. Associate landscape architect David Wyld, of Oculus, explains the vision for the outdoor area. “The conservatory’s open-air deck uses soft

landscape lighting integrated into customdesigned furniture and walls to create ambience and a relaxed outdoor space for residents to entertain and unwind,” Wyld says. Rise also features a swimming pool and spa space and a gym with steam room, sauna and yoga studio. Downsizers and professionals looking to upgrade or buy their first home have been the main buyers since the sky homes launched in February. The penthouse sold for $1.9 million – a new apartment record for Moonee Ponds. The national president of the Australian Institute of Architects, Richard Kirk, says urbanisation is bringing more people to live in inner-city areas. Developers in Australia are starting to shift away from generic apartments aimed at investors in favour of larger, more intricate offerings – such as sky homes – aimed squarely at the owner-occupier market. “I think it’s a much better outcome,” Kirk says. “A monoculture of apartments isn’t desirable at all and doesn’t allow for that diversity of choice. This is a sign of greater sophistication and innovation in the market.”
