Involved in the following design phase for the mixed-use masterplan, and cooperate together with the principal architect for the development of the second location which is F&B Centre Responsible for schematic design development for two site of the masterplan projects which is providing design options, giving ideas, concept arrangement and preparing design presentation packages for meetings

Integrated Global City

The main purpose of this projects are to manage a new design development named Integrated Global City placed at Tanjung Bunga, Makassar. The first location is planned to provide new high-end residential establishment, new business district, shophouses and also government work center. This also includes a potential development of water park, IT Park and Central Park. In the second location which at the side of Akkarena Beach is purposed to develop as a one stop leisure centre, that will provide F&B Centre, Beach Club, Private Resort and also connection to existing shopping mall near the location.

01 Project #1 TANJUNG BUNGA MASTERPLAN

Description

Office Refers to optimum block size and distance that oftenly used in portland, philadelphia and London, we defined grid spacing of 80-100 metres in order to provides an optimum network for pedestrian and vehicular needs in most circumstances. In considering the optimum size of development blocks, a trade-off has to be struck between: 1. Ease of access 2. The ability to sustain a variety of building types and uses 3. The ability to change, adapt over time Commercial

Design Intent

The original brief of this project was to propose a well integrated commercial area, the challenge was how to develop a well sustained reclamation land with total area approximately 60 ha. The dream was to created world class office park that surrounded by a lot of high rise buildings but at the same time developt a liveable and sustainable central business district.

Design Changes

After studying the potentials of the area, the client wanted us to developt high end residential spread at some potential location of the site which south has the biggest proportion of it. The residential was expected to be the new attraction carrying loveable sustainable neighborhood concept.

Design Intent

For the next design stage, the client decided to focusing the development at the approximately 15 ha area located at the east section, the presence of the river became the main reason for the idea to developt this part as an integrated shophouse and high-end residential area.

Design Process

A. Central Business District Stage This stage was still refering to the latest masterplan design where residential still had small portion at the site and the development still focused to provided a lot of high rise office buildings B. Office - Residential Stage A At this stage, the office complex has moved to the north-west. Shophouses to be re-located at east, organized to be connected with office area and residential which located at south. C. Office - Residential Stage B This stage was similiar with the previous one, the differences were roads at the residential area was redesigned to minimalized the cul-desac, and also provided more access to shophouse area. D. ShopHouse - Residential Stage A this final stage, we decided to deleted office complex and agreed to used this section for shophouses where organized at north and developt a high-end sustainable residential area at the south. The residential complex divided into six types of house, designed to have the main entrace to the area that facing to the private clubhouse. An Urban Park has provided at the central of the area.

Description

Conventional masterplanning callously disrupts ecosystems. In many cases it irreversibly devastates and fragments them, as for example, with urban sprawl. Ecomasterplanning, in contrast, is integrative. It differs from conventional masterplanning by retaining the ecosystem’s integrity, connectivity, and functioning. It also seeks to restore and repair stressed and disfigured ecosystems. Ecomasterplanning achieves through carefully considered customised design, one single dynamic living system that is both interactive and functional, and requires the biointegration of four infrastructural armatures: 1. Water infrastructure (blue) 2. Eco infrastructure (green) 3. Engineering infrastructure (grey) 4. Human infrastructure (red)

Description

The main purpose of this project is how to create a compact townhouse by develop maximum numbers of residentials in 2452 sqm area located in Ampera Street, South Jakarta. The client challenges RAW Pte. Ltd. to delivers new ideas in dwelling development that can solve the main problem of the site which is limited, yet also provide a comfortable living environment for all members of the family whose live in this townhouse. In addition, The Ampera Townhouse is hopefully able to provide a public space that will be gathered all the residents family together but at the same time offer privacy when they need it.

Design Process

The original design purpose is to find the most suitable masterplan that will suit the net sellable area requirement, after several studies, we agreed that this site is able to accomodate ten houses maximum with size about 8,5 x 15 m. After a series of reviews, four options have been produced with the difference was not significantly founded. We still consider about how to provided more gardens and open space in this narrow area, then we decided to add another option that generally known as “double decker� concept in housing.

01 DESIGN APPROACH Aim of The Project

Background

The Sasak tribe is native to Lombok Island. Generally, they speak the sasak language and a majority of them are muslims. Sasak traditional woven fabric is famous in Indonesia and abroad. There are two kinds of handmade woven fabric which is tenun ikat and songket with the various beautiful colors like yellow, green and red. The base material of the woven fabric is cotton, which is taken from trees in their region. The motifs are also diverse, inspired by nature such as chickens, geckos and flowers. Production techniques of the woven fabric, patterns and motifs all involve age-old traditions that have been handed down through generations. The main idea for this competition is inspired by the weaving process while making the woven fabric, different colors, materials are combined together and become a spectacular fabric, very beautiful. Lombok Epicentrum Square is designed to become a complete leisure centre and turn into the pride of Makassar, icon for the city. Tenunan sasak means combining the best values as one interwoven fabric that represents in plan to built this area to entwined itself from all leading potentials. The weaving of all potential aspects such as historical value, ecology, social and comercial combined is what offered from this proposal.

02 DEVELOPMENT STAGE Organize Anchor Points

1st Phase

At this stage, two major anchor points which are Hotel and Department Store planned to be placed at front, to become the spacious entrance gate at the same time landmark of the area. 1. Hotel as a landmark 2. Department store, represents the welcoming gate of the area 3. Green open spaces that provided with urban water feature 4. Connecting Active Park that accomodate with Visitor Centre

Sustainable Development

The development phase for the whole site generally separated into two major stages, and the competition currently focusing at the first stage that located at west. However, we founded that this condition made the site narrow, and the rear part of the site will potentially desolated. As the result we proposed to divided it into two construction steps which each of it have the main anchor points, hotel and department store at the front and cinema at rear.

The high density main road is proposed to become comercial street which accompanied by two or three storeys shophouses on both sides

Connection between human

Whole area is connected with continuous covered walkway. Pedestrians are provided with comfort in any weather conditions and buildings are designed with attention to human scale

Internal and external mass transportation

The whole site will be connected with the external area by public transport. Moreover, to facilitate the activities inside the area, an internal transportation system will be provided

Distinctive car parking area at the site boundary

Parking lot will be allocated at the site boundary, spreads around the area in order to accomodate visitors to reach their vehicles

Open Space as a connection between human and nature

Anchor points for example art workshops, gallery and visitor centre will be placed at strategic area to make an integrated scenario space

Development of regional identity

Hotel and podium of the building that located on side of the main existing road is designed to become the landmark as well as the entrance gate of the area

Sustainable area development

Sustainable design concept is illustrated by central linear park combine with the design guideline, define the buildings height to allow sunlight reaching the street corridor

Design Approach

Presents as the welcoming landmark the hotel design comes with unique ideas, the diagonal position chosen to respect the nature axis and at the same time reflects the welcoming gesture towards the main road in front of the area. Cascading terrace is offered to avoid direct sunlight into the room and also gives more privacy for vistors, every room will provided with green balcony.

PERSPECTIVE IMAGES Exterior + Interior

Description

The weaving process of handwoven fabric concept is also illustrates in masterplan design, horizontalvertical grids used as the guidelines for masterplan organizing. Although, the hotel has a very deliberate contrast against the existing design grid, stands diagonally to make it prominent from the pedestrian. The shophouse design form get the inspiration from traditional mataram buildings in sasak village, generally used as houses or granary. High ceiling performs the function of insulating high temperature in mataram. Moreover, big open plaza will provide for visitors in front of the area to accomodate social activities.

01 DESIGN APPROACH Aim of The Project

Background

The design of the gallery is inspired by the beauty of the sky and the warmth of the earth, with the intention to have the same language with the heritage buildings which stands at the centre of National Gallery of Indonesia complex. The heritage buildings is surrounded by the gallery that representing earth with expression of the vegetation and sky become the background which represent by the office building. Lobby is placed inside the heritage building where become the main access to reach the main gallery which all the area connected by the sky-bridge. The entrance plaza is organized at the west side of the gallery area to attract people at the pedestrian to enter the Gallery. Art Plaza will offered new experience at Ciliwung Riverside, presented alongside west-east axis, this area also accomodate by the art store along the north-south side. The design of the national gallery is based on intention to maintain the image of the heritage buildings. That bases the chosen of landscape to become the design intervention of the design concept. For the masterplan, connectivity issue is continuouing alongside the Ciliwung River that enable to support the art activity. In general, the development of the masterplan is divided into two phases, with the first development concern on the main section which is gallery area.

1st Phase

The first phase will focused on the national gallery area, this based on assumptions that the land acquisition is still under management. It expected that after the constrcution of the first stage completed, it might operate independently which as the main function of the national gallery.

02 HERITAGE BUILDING Mantain The History

Both diagrams above illustrates the transformation process of the architecture design as a form of respect towards the heritage buildings at the centre.

The open spaces that separate between heritage buildings and gallery are proposed to develop as the continuous access for the visitors to reach the retail section at rear area.

Left

Existing buildings in the National Gallery of Indonesia area are on the list of conservation buildings that is protected by the Government of Indonesia, these two buildings are Gallery building and multifunction building that currently operate as temporary gallery and conference hall. Both of the buildings located at the core of the site that inspired the design development to begins from there.

The supporting buildings which functionate as office roles as the background for the heritage building in front of it. The building is covered with glass material which mirrors the reflection of the sky.

Big open plaza located in the front area is designed to accomodate visitors to enjoy both heritage and new buildings, where the new buildings become the background of it. The visitors circulation from both wing sides of the gallery is connected with the skybridge which covered by glass material, gives translucent impressions between both heritage buildings.

Description

Generally, the building mass is responded towards two main axises which are The National Monument axis and axis from the heritage buildings. In this context, The National Monument considered as the main axis towards its position from National Gallery of Indonesia. Moreover, the concept is based on the intention to the heritage buildings at the centre of the site, the axis from both buildings is used as the design guidelines inside the gallery area. Then, the design grid on one hand refers to the heritage buildings and one the other hand responds the boundary from the neighbour buildings around the site.

OC International Summer School

The 2016 or 7th edition of Open City (O.C) Architectural Workshop focuses on the landscape design and its own countless implications. Piacenza is a topical case-study because of its unique condition of liminal city facing the main Italian river, characterized by the overlapping and interaction of different forms of landscapes: agricultural, productive, urban. According to the most recent and innovative disciplinary research, the background springs from integration among global scenarios and local architectural transformations. In this line the concept itself of landscape is called to a radical reconsideration, because it’s the complex product of multiple, various and dynamic events and it’s the result of many interacting ways to look at as well as a brief synthesis of design’s heterogeneous, and sometimes contradictory, materials. It’s the Po riverside - and the buffer zone dividing the city and its own infrastructures from the water - the specific topic and the background of the series of lectures supporting it. These areas can be designed as city’s new limits, they can help to improve the city’s environmental quality, they can establish new links with other territories at a larger scale, giving the possibility to new urban uses and to alternative forms of socialization.

The Po River

The Po is a river that flows eastward across northern Italy. It is the longest river in Italy, at its widest point its width is 503 m. The Po extends along the 45th parallel north. The river flows through many important Italian cities, including Turin, Piacenza and Ferrara. It is connected to Milan through a net of channels called navigli, which Leonardo da Vinci helped design. The river is subject to heavy flooding. Consequently, over half its length is controlled with argini, or dikes. The slope of the valley decreases from 0.35% in the west to 0.14% in the east, a low gradient. There are 450 standing lakes.

Activities

Along three weeks workshop in Piacenza, participants divided into three big groups according to three different area stripes, rural, industrial and urban, group C worked with the Urban strip located in the most southern of the classification and farthest distance from the river. First week focused on the main site analysis and proposed a brief scenarios for the stripe, the second week, big groups will continue more in deep about the scenario which then divided again into three micro groups that will work in three different site along the stripes to provide more detail schemes development. The workshop ended with each big group held a small exhibition presenting the outcome of the re-development strategy of the area.

PROPOSITION Design Concept

The concept derives from the phrase “incremental�, a long linear strip across west to east of Piacenza provide guideline on how a juxtaposition approach can connect and enhance the quality of the city, and at the same time recover the importance of the historical Po River to the city of Piacenza.

Trebbia Section is the west part of the strip and this particular scenario is focusing on reservation of a complex of abandoned ex-military buildings for a public scientific research farm and revive a large park on the opposite site which infrequently use by the people around the neighborhood.

FARESE SECTION City Centre Water Intervention

The second part of the strip is the Farese Section, highlighting upper used-to-be wall around the city centre, which is also the entrace for the city. In this particular scenario, a public space is re-develop to become a recreational space for family with the adjoining of the water from the Po River.

INDUSTRIAL SECTION Industrial Area Revival

The last part of the strip is the industrial area located on the east which remains abandoned. The new scenario proposes an intervention that will revive the area for young users since its located near the university. Old buildings will be re-use as co-working area and cultural creativity spaces connected with open space.
