With the number of available homes for sale lower this year than in past years, our summer cool-down evaporated into the sea breezes of San Clemente, making it an excellent time for anyone considering selling their home to jump into the market. In typical years, Orange County’s inventory of homes for sale hits the 6,000 mark in early May. This year the region did not crest that mark until mid July. This is great news for homeowners wishing to sell, especially if their home is at a price point below $1 million.

“We are in one of the best markets for sellers that we have experienced in a very long time,” noted Doug Echelberger, lead agent of San Clemente’s number-one real estate team, Echelberger Group. “I am a native of San Clemente and have lived here my entire life. Rarely have I witnessed a market this strong for sellers. While the market is exceptionally favorable to sellers, selling under $1 million, it remains impressively strong for homes priced over $1 million as well. This is nothing but good news for Talega residents who are wondering if this is a good time to sell. The simple answer is a very definite ‘yes.’” Echelberger explained that the market is poised to continue to accelerate forward for the foreseeable future. “It is all about supply and demand,” noted Echelberger. “When there is too much supply and demand is low, it favors the buyer. When there is not enough supply and demand is high, it favors the seller. Supply is at nearly historic lows now and demand is red hot. It’s really no wonder that we are seeing a sizzling sellers market with no end in sight.”

Talega’s trend of a lack of inventory and strong demand stoked by ultra-low interest rates does not look like it will change course anytime soon. Multiple offers is the norm. This holds true for just about any property priced below $1.25 million that is in great condition, nicely appointed, in a good location and priced right. And, in the lower price ranges, buyers are tripping over each other to secure their piece of the American Dream. For buyers waiting on Talega’s real estate market to change, they are in store for a long wait. In more good news for sellers, distressed homes, both short sales and foreclosures combined, make up only 1.3% of Orange County listings and 2.2% of demand. There are only 27 foreclosures and 49 short sales available to purchase today in all of Orange County—that’s 76 total distressed homes on the active market.
