Dear Readers, Spring is in the air and with it comes longer days and warmer weather. This makes mornings just a little bit easier. A bit more sunlight makes it easier to get out of bed and get moving. They say California doesn’t really have four seasons, but I argue that we do— cooler summer, presummer, summer and late summer. Longer days often mean later sports practices, or, if your children are older, less practices under the lights. Spring brings the return of the swallows and the beginning of spring break vacations. There are festivals near the beach and plenty of other reasons so spend weekends outside. If you’re looking for something to do this month, take a look at our calendar of events for plenty of great ideas! Yes, tax season has three additional filing days this year so there’s more time! Procrastinators unite! But there is risk in waiting to file. It can open you up to several different messy scenarios.

MARKET FORECAST PRESENTED BY THE ECHELBERGER GROUP
A
s we enter the Spring Market, it is important to be aware of what is forecasted for the Orange County Market in 2017. In past articles, you have heard me reference The Orange County Housing Report by Stephen Thomas. His forecast for 2017 accurately reflects what I am seeing within our local market. We are approaching equilibrium within the Orange County Market— a market that does not favor just the seller or just the buyer. This is something that we have not experienced since the second half of 2014. To clarify, we have not been in a true buyer’s market since the start of 2011. Change is in the air. • Interest rates are increasing. The 2017 forecast for interest rates includes Federal Reserve hikes in the short-term rate, accompanied by a rise in long-term rates. Keep in mind that long-term rates are not immediately impacted by changes to short-term rates, but multiple increases will have an impact on the Orange County Market. By year’s end, rates could eclipse 4.75%. • Active inventory remains low. The 2017 forecast for inventory includes a good start for the Spring Market. However, as rates increase affordability will go down and as inventory increases, buyers will decline to go above Fair Market Value for a home. By year’s end, active inventory will climb to its highest point since 2011 and appreciation will slow down. • Demand remains high. The 2017 forecast for demand includes a strong Spring Market. With low inventory, strong demand will hold while interest rates are low, resulting in an appreciation of around 2% during the first six months of the year. By year’s end, demand will fall slowly over the last six months of the year and appreciation will be flat.
• The housing cycle will remain normal. The 2017 forecast for the housing cycle includes the normal cycle we have experience the last few years. The Spring Market will be marked by the strongest demand and rising inventory. The Summer Market will be marked by the most active inventory and decreasing demand. The Autumn Market will be marked by waning demand and declining inventory, as we make the transition into the Holiday Market to finish out the year. Bottom Line: 2017 is setting up for a healthy Orange County Market. Initially, buyers will look to take advantage of lower rates. However, as affordability narrows due to rate increases, buyers will look to pay no more than Fair Market Value for a home. Inventory will rise going into the Summer Market, which will then push back against sellers stretching the limits on price. The Future: The prediction is that the Orange County Market will begin to shift – from a hot seller’s market for the first half of the year, to market all about price. As a result, by year end, 2017 will poise us for a future equilibrium within the market place. T
here is truly no place like home, and for Paul and Missy White, home is here in Talega. While they’ve only lived in their Pacifica Summit home for five months, the family has been a part of the community in San Clemente for a lot longer. In fact, Missy and her siblings grew up in town, and attended Truman Benedict, Shorecliffs and San Clemente High School. Paul grew up just a stone’s throw away in Laguna Beach until he moved to the Big Island of Hawaii for high school. But the mainland drew him back for college, where he graduated from Pepperdine University with a degree in communications. “Paul has worked for various surf industry companies, including World Jungle and Volcom, doing international sales,” Missy says. Paul is also a licensed insurance agent and has worked for his father’s property management company as well as with Missy’s mother’s insurance agency here in San Clemente. Missy attended Utah Valley University and University of Utah. While there, she worked as a manager at the Salt Lake City Nordstrom, which was her first big step into retail. Together, the couple own Missy’s on Del Mar, a gift and party supply store. “We have been open for about seven months— since last June— and have really enjoyed the support we have received from the community,” Missy shares. “We love that our store allows us to be a part of family celebrations.”
The couple have two children, Riley, age ten and Sidney, age seven. Both children attend Our Savior Lutheran School here in San Clemente. “We absolutely love it. It’s been such a great school,” Missy says. Riley loves sports and plays on local club teams for both baseball and soccer. He also loves to help in the store. “He recently helped choose one of the store’s big sellers, a toy called Fiddle Cubes,” Missy shares. Sidney is outgoing and loves to have fun. She also plays AYSO soccer and loves San Clemente Softball. Summing up their personalities, Missy says, “Riley is more like Paul, a little reserved and good at observing people. Sidney is more like me; she can make a friend anywhere she goes. You could say Riley loves baseball stats and Sidney loves art and being creative.” Paul also enjoys sports and plays soccer in a local men’s league. He loves to fly fish and is an avid board sports enthusiast, enjoying surfing, snowboarding and skateboarding. “We visit Huntsville, Utah during Christmas vacation to ski and snowboard at Snowbasin Resort,” says Missy. Paul is also the team manager for Riley’s SC Surf soccer team and helps out keeping score for Riley’s baseball team. In fact, sports even played a part in bringing this couple together. They met in Laguna Beach in 2003 when Missy was working in a real estate office there. Paul was selling his home and when

With the growth of their business, the family was searching for more space and really wanted to find a home with a pool. “Water closer to home is always a good thing!” shares Missy with a laugh. The White family found all they were looking for with their new home, including not only a pool but new friends and close proximity to family as well.
he noticed Missy, he made sure his agent (a friend) set them up. From the start, the couple were a match, even playing on a coed soccer team together. While running a business keeps this family busy, traveling and collecting merchandise for the store is a real passion for Missy. It’s also what drew her to opening her own business. As she explains, “I love to shop. But I couldn’t find what I wanted to give as gifts in town. So I decided I could collect all my favorite things through going to different shows and bringing what I find back to town. Owning a business was something I always wanted to do.” Paul brings his own expertise to the family business. “He comes with a lot of varied experience, all of which have contributed to his ability to make Missy’s a success,” Missy says. “We recently got two silver Ole awards from the San Clemente Times. We were so excited! We’ve received such good response from the community.” Along with traveling for the store, the family also travels yearly to Hawaii to visit Paul’s dad, takes a summer trip to Montana to enjoy the mountains and fishing, and heads to San Francisco at least once a year. “We celebrate Paul’s mom’s birthday there every summer. We love San Francisco and often take little getaway trips there just the two of us whenever we can,” shares Missy.
We recently got two silver Ole awards from the San Clemente Times. We were so excited! We’ve received such good response from the community. Besides keeping busy with the store, the family spends a lot of time with friends, family, and in the community. Missy and Paul both volunteer with their church youth groups, where Sidney loves to sing for Sunday school, and Riley is a Webelo in the Boy Scouts. They are also avid Angels fans and go to as many games as possible each season with friends and family.
“We are all about family and community,” Missy says. “Both Riley and Sid enjoy visiting friends and participating in church activities. We were blessed to learn that the three families next door and across the street are all families with kids that are similar ages. We live in a cul-de-sac so it’s great that the kids all play in a safe area without a lot of traffic. It’s neat to be close to so many families with such great and safe parks for them to meet and play in.” Along with their three ragdoll kitties— Cozette, Arlo and Simone— and Herbie the Chihuahua, this family is making the most of living in the fantastic community of Talega.

pring break is coming up soon and many parents are wondering what to do with their children during the week off of school. Both working families and families with one parent at home have a variety of options to teach their children real world learning and service during this valuable time together. Volunteering in the community is a powerful approach to teaching kids and it comes with authentic learning experiences. Children often see the connections between what they learn in school in a real world context. There are many advantages to family service projects, including: • Kids love being involved. It engages, inspires, and motivates them to learn. • It helps to develop communication skills by requiring kids to read, write, listen, and speak. • In addition to academic content, children learn a range of valuable practical skills, including, but not limited to: problem solving, organizing, collaborating, project management, research, and dealing with obstacles and setbacks. • It develops character virtues and interpersonal habits such as respect, responsibility, empathy, cooperation, citizenship, initiative, gratitude, and persistence.
• Clearing closets and playrooms of outgrown clothes, toys, and sports equipment and donating gently used items to those less fortunate. • Getting your dog certified as a therapy dog and bringing him/her to hospitals and schools (this is a very fun and meaningful one!) • Volunteering at a local animal shelter. • Practicing reading skills by reading to smaller children or the elderly. Have fun during this opportunity to show your child to best of humanity; your influence shows them how to care for our world and its citizens.

held its second annual appreciation dinner for the San Clemente Sheriff’s Deputies and their spouse/guest. There were almost 80 attendees. SCALE was developed by a group of caring, local citizens willing to support and boost the morale of our local Sheriffs during these trying times.
An annual fundraiser, BACK THE BADGE, will be held on August 3rd at Talega Country Club from 5:30 to 7:30 p. m. @ $40 per ticket. All proceeds will be used locally to perpetuate the annual appreciation dinner. SCALE is seeking underwriters for the event and appropriate letters of acknowledgement for charitable donations will be sent out by the Sheriff’s Advisory Council.
