IS IT AN IMPROVEMENT OR MAINTENANCE? DOUG HAS ALL OF YOUR ANSWERS Homeowners who are looking to sell in Talega and beyond sometimes get confused over the differences between home improvement and deferred maintenance. It is important to know the difference, as an improvement can add equity value where deferred maintenance can have a serious negative affect in a home’s value. Following are a few examples that I often encounter during my listing appointments, which can help you learn what needs what and when. Exterior Painting Deferred maintenance is discolored exterior stucco, rusting weep screeds, chips or cracks in the stucco, rotting or pealing wood and faded or dirty exteriors. Improvements are changing the color scheme to something more in style, replacing old or pitted lighting fixtures, and making architectural improvements that replace dated exteriors. Interior Painting and Wall Condition Deferred maintenance is taking care of all the baseboards, doors, light switches and walls, making sure they are free of marks, dirt, chips or cracks. Improvements are painting the interior (walls, doors, trim) to an contemporary color throughout the home, and replacing old baseboards, doors, crown molding and/or cabinet doors with new fixtures that reflect today’s popular styles. Carpeting Deferred maintenance is replacing worn, torn and soiled carpet. If you are even questioning replacing it, that is a clear sign that you should because prospective buyer’s are immediately turned off by dirty carpet. Improvements are replacing the carpet with wood or luxury vinyl plank flooring, especially in all bathrooms. Carpeted bathrooms are a big negative when selling a home. Kitchen and Baths Deferred maintenance is cleaning tile and grout, re-caulking where needed, fixing broken cabinets and drawers, repairing chips and getting rid of any hard-water stains. Improvements include replacing countertops with quartz or similar materials with a contemporary cut or design; replacing dated backsplash material with a newer product or design; and replacing cabinet faces that are out of style or have yellowed. White Thermofoil cabinetry was a popular product when Talega’s homes were built, but unfortunately many have not held up well and are yellowed or delaminating. Replacing old appliances with state-of-the-art smart-home-ready features is a big plus, and adding nice features like wine coolers, steam ovens or espresso makers always creates a wow factor in the kitchen. Plumbing Deferred maintenance is replacing the old water heater, replacing any stuck or corroded valves in the home, and repairing drips and leaks. This would also apply to pool equipment. Homeowners often tell me that they have regular pool service and it’s all good only to find out during an inspection that they have had leaks for years and pool equipment that is deteriorating. Improvements for plumbing include repiping a home, adding a whole-house water filtration system, and replacing dated plumbing fixtures throughout the home with fashionable designs. Landscaping Deferred maintenance is taking care of broken landscape lighting, top dressing your planters, trimming trees and bushes, replacing dead plants with new ones, power washing sidewalks, and fixing fences and walls that are deteriorating or damaged. Improvements can include adding landscape lighting if you have none, adding a pool (this is a big-value add in Talega), adding a covered outdoor living space/cabana or adding La Cantina-type slide-away glass doors to blend the inside with the outside. The blending of interiors with exterior entertainment areas is by far the most popular trend we have seen in the past five to seven years and absolutely adds value. I can go on and one with this topic but I think you get the point. Additionally, when I use the word contemporary, that does not mean modern. Contemporary simply means current trends or styles where buyers (specifically your target market) are seeing the most value. Just because something is trendy does not mean it works well for all ages of buyers, so know who you are trying to appeal to first before you make an improvement for the purpose of a sale. ORANGE COUNTY MARKET SUMMARY •
The active listing inventory decreased by 204 homes in the past two-weeks, down 3%, and now totals 6,412. Last year, there were 7,292 homes on the market, 880 more than today.
•
Demand, the number of pending sales over the prior month, decreased by 60 pending sales in the past twoweeks, down 3%, and now totals 2,251. Last year, there were 1,974 pending sales, 12% fewer than today.
•
The Expected Market Time for all of Orange County dropped from 86 days to 85, a slight Seller’s Market (between 60 to 90 days). It was at 111 days last year and climbing, a much slower market.
•
For homes priced below $750,000, the market is a hot Seller’s Market (less than 60 days) with an expected market time of 56 days. This range represents 38% of the active inventory and 57% of demand.
•
For homes priced between $750,000 and $1 million, the expected market time is 70 days, a slight Seller’s Market. This range represents 19% of the active inventory and 23% of demand.
•
For homes priced between $1 million to $1.25 million, the expected market time is 109 days, a Balanced Market.
•
For luxury homes priced between $1.25 million and $1.5 million, in the past two weeks, the Expected Market Time decreased from 121 to 118 days. For homes priced between $1.5 million and $2 million, the Expected Market Time increased from 171 to 200 days. For luxury homes priced between $2 million and $4 million, the Expected Market Time decreased from 332 to 316 days. For luxury homes priced above $4 million, the Expected Market Time increased from 557 to 619 days.

The luxury end, all homes above $1.25 million, accounts for 34% of the inventory and only 12% of demand.
•
Distressed homes, both short sales and foreclosures combined, made up only 0.98% of all listings and 1.1% of demand. There are only 23 foreclosures and 32 short sales available to purchase today in all of Orange County, 55 total distressed homes on the active market, down one in the past two-weeks. Last year there were 70 total distressed homes on the market, a bit more than today. There were 2,564 closed residential resales in September, 22% more than September 2018’s 2,090 closed sales. September marked a 10% drop compared to August 2019. The sales to list price ratio was 97.2% for all of Orange County. Foreclosures accounted for just 0.2% of all closed sales, and short sales accounted for 0.3%. That means that 99.5% of all sales were good ol’ fashioned sellers with equity.
