“There is a science to determining value, and today’s websites and the old-fashioned price-per-squarefoot method can be very misleading,” noted Doug Echelberger, the number-one real estate agent in San Clemente’s master-planned Talega community since 2002. “For example, the average price per square foot varies from city to city, neighborhood to neighborhood, street to street, and even home to home. For all of Orange County, the price per square foot in June was $440. In May, it was $459. No, there was not a 4% drop in value from May to June. Instead, it illustrates that this data point cannot be relied upon to determine the value of a home.” “The price per square foot can be used, over time, as a gauge to determine which direction home values are moving. Some months it is up and other months it is down,” added Echelberger. So why can’t the price per square foot be used to zero in on the value of a home? There are way too many nuances that go into the fair market value of a home. The number of bedrooms and bathrooms, the lot size and amount of its usable space, square footage, location, pool, spa, upgrades, amenities, condition, main-floor bedroom, number of stories,
school zone, privacy, architecture, floorplan design, view, garages, street parking, proximity to the beach and so on. Does the home back to a busy street? Is it located on a cul-de-sac that has homes on only one side? Is there street noise? The list of questions goes on and on. “I enjoy being a part of one of the most important purchases a family can make. It is one of the largest assets that a family has, and it’s a very meaningful, emotional decision. How long have you been in San Clemente?
“I was born and raised in San Clemente. As a lifetime San Clemente resident, I was lucky enough to not only start my real estate career here, but work alongside my parents. They owned San Clemente Real Estate, which served the local area for more than 21 years. After helping them sell their business, I built my own business around their principles of honest and dependable service.”

“I have always been committed to giving back to my community. I grew up here, and I went to school here, so giving back to the local schools is very important to me. Every year, I sponsor the San Clemente Educational Foundation, and all the sports teams at the high school. We are also involved at the Bernice Ayer Middle School." "I am especially proud to be a founding member of the MAKO Educational Foundation, where I served for six years as treasurer. I have always enjoyed supporting youth activities, and my work with organizations like MAKO make it possible for school-aged children to experience more learning opportunities, with more resources and more funding. My entire team loves San Clemente, and loves living and working in this beautiful hometown. San Clemente is special, and we are grateful to be able to give back to our neighbors in as many ways as possible."
