GETTING IT DONE FOR 16 STRAIGHT YEARS The importance of marketing and networking a property for sale is often overlooked, and is sometimes just ignored. Rarely does a home just sell itself unless it is price-driven, which means that you are typically giving away equity. When considering the sale of your home, which is commonly your largest asset, take time to compare agents and compare the bottom line. What do the commission dollars that you are paying really get you in the end? With over 16 years of being the number one agent and with over 830 transactional sides in Talega alone, I have developed a premier marketing program that sells your home for top dollar. Compare the following services that I have to offer: • Full-time, In-house Staff and Full-Service Professional Marketing Team • 22 Years of Experience in Local Agent Networking • Email Marketing to a Network of over 2,500 Agents • Email Marketing to Current and Past Clients • Local and International Marketing • Professional and Aerial Photography, 3D Home Tours, and Property Website • Always on the Cutting Edge of Progressive Marketing Strategies
• Print Advertising in Major Publications – San Clemente Times, Dana Point Times, Capistrano Dispatch, Coastal Real Estate Guide (Newport and Laguna Beach), Homes and Land, Dream Homes, and More • Online Advertising to Over 105 Leading Property Portals in Over 17 Countries Across Six Continents • Premier Agent with Exclusive Advertising on Realtor.com, Zillow, and Trulia • Social Media Engagement and Advertising – Facebook, Instagram, Pinterest, Twitter, LinkedIn, YouTube, Google+, Echelberger Group Blog, and More

APRIL IS HERE! It is a month of wonder and surprises. In Talega, April is a beautiful time of year. We start the month with lovely green hills, budding trees and flowers and hopefully more rain! We are so spoiled with the wonderful weather in San Clemente. It is not as if we are climbing out of our caves after a freezing winter, so we won't be getting any sympathy from people in the snowy regions of the country. For those of us with friends and families back East, we try not to rub it in when they call and ask about our weather. Still, April always heralds in the Springtime, for which we are always grateful. April 3 - 10 is International Trombone Week, which reminds me of my Dad. He and my mother were both teachers, raising four children on teachers’ salaries. Dad was a professor of music and played the trombone professionally. His name was Chaz and he played "dance jobs" every single weekend. He and his horn put us all through college, a gift we all cherish more and more as the years go by, especially when we see the tremendous financial burden of sending children to college these days. I still have recordings of Dad playing the trombone. Such a smooth and golden tone. He loved to play the standards from the 40s as well as Dixieland. Dad also had a beautiful baritone voice. We have a recording of him singing Embraceable You, which has been played at the weddings of all the grandchildren and is a tradition that will be carried on in future generations of our family. Whenever I hear a good trombone, I think of him. Happy April Dad. I miss you. Spring is seen as a time of growth and a renewal of life— both plant and animal— and is often used as a metaphor for the start of better times. It also symbolizes youth, so we thought it fitting to feature a young couple in the Talega community, Mitchel and Cambria Bohi. Theirs is a story of young love, adventures to envy and a focus on achieving their dreams. Take advantage of the local outdoors this month. Hike in the Talega hills, walk the beach trail, go to the beach, walk on the pier with your families and friends. If it is too rainy, just be grateful for the gift of living here. Celebrate Spring!

FAMILY FOCUS
and resiliency. These skills provide a foundation for educational growth in kindergarten. Beyond social skills, preschools that have a balanced focus on science, math, literacy and artistic expression prepare young minds for intellectual creativity, critical thinking and establish a foundation of curiosity that supports academic well-being and a joy for learning.
Defining Kindergarten Readiness
F
BY DR. DUSTINE REY
all registration for 2016/2017 is beginning in many districts and private schools. Accordingly, many parents are getting ready to enroll their five-yearolds in kindergarten. Children who will reach their fifth birthday by September 1st are eligible for kindergarten in California, however, kindergarten is not considered compulsory in California. Some parents select two years of preschool or a year of kindergarten-prep (transitional kindergarten) to allow their children time to develop socially before kindergarten. How do you know if your child is ready for kindergarten? School readiness is defined as the "ability to cope, learn, and achieve without undue stress." One of the most predictive components of school readiness is a child’s social skills and emotional control. Learning how to write and memorizing a list of facts does not equate to the developmental processing skills and maturity required for success in school. Interestingly, a child’s intellectual capacity (I.Q.) does not necessarily correlate with school readiness. Child development experts indicate that assessing readiness includes an understanding of a child's unique developmental and growth pattern. Assessment includes types of activities that measure natural development in the areas of motor development, visual processing skills, auditory processing skills, language skills, conceptual skills and social-emotional behaviors. So, how do you help your child become kindergarten ready? The most important benefit that preschool (and educational classes) provides is the time to socialize, grow emotionally and express curiosity and creativity. This happens in a nurturing child-centered environment where children experience child-led activities, teacher-directed activities, whole group instruction, and plenty of time to discover the world through their own curiosity. Research indicates that children who attend high quality preschools exceed their peers (who do not attend preschool) in the areas of social and emotional development— specifically focusing attention, following directions, identifying feelings, managing feelings, playing fair and well with others,
If your child does not appear ready for kindergarten, there are still a variety of options available. Some children are developmentally young and some might be developmentally delayed. Experts agree that early intervention for those children who are demonstrating delays in their processing skills can increase their success. Seek the advice of your pediatrician if you are concerned. Some children simply develop at their own pace, which may require an extra year of preschool to develop and mature in an appropriate setting. Many private and public schools offer kindergarten-prep classes. Being ready for school is an exciting process, the best gift parents can give their children is their love and a love for learning. Dr. Rey is an adjunct professor at The Graduate School of Education and Psychology at Pepperdine University and the founder/executive director of The Gratitude Garden Preschool in San Clemente. ORTHODONTICS
Are These White Scars on My Teeth Permanent? BY DR. TAYLOR OLSEN
YOU’VE BEEN WAITING FOR A YEAR AND A HALF and you finally hear your orthodontist say those magical words— “It’s time to get your braces off!” For those who have experienced this, you’ll remember that it’s one of the happiest days in recent memory!
Removing braces is one of the most exhilarating things I do each day. It’s wonderful to see someone who started their treatment hiding their teeth transform into a self-confident person, excited to show off their smile! On the flip side, one of the saddest things I see in orthodontics is when, after the braces are taken off, a small percentage of patients realize after inspecting their new smile in the mirror that they have permanent white scars on their teeth! “Where did those come from?” Is quickly followed up with, “And how do I get rid of them?” The white marks are called ‘decalcification’ and are basically the beginning of a cavity. Decalcification that arises during
www.bestversionmedia.com
orthodontics simply comes from poor oral hygiene. If you don’t take
the time to remove all the plaque from your teeth, the bacteria that remains starts forming cavities. As you can see in the picture, the area under the brace itself has no decalcification—it was sealed by the glue holding the brace to the tooth. The plaque that built up around the brace that wasn’t removed by proper hygiene resulted in decalcification. Because decalcification results in the loss of healthy tooth structure, it doesn’t go away; those scars are permanent. While your dentist can help you by drilling them out and fillings the holes or by placing veneers, it is by no means a substitute to having your own healthy teeth! The “take home message” is: brush your teeth religiously (especially while undergoing orthodontic treatment) so that on your special day of braces removal, you see perfectly healthy teeth and not permanent scars! Contact Dr. Taylor Olsen, a board certified orthodontist with offices in San Clemente and San Juan Capistrano, at info@ ocbraces.com or visit www.ocbraces.com for more information.

t’s hard to deny that despite its relatively large (and ever growing) population, San Clemente still very much remains a small town. Spoiled by the abundance of great weather and friendly, laid-back people— including both of their families— and after living and traveling extensively in Europe, Mitchel and Cambria Bohi realized it’s the only place right now where they want to call home. The two were raised as quintessential San Clemente kids. Mitch’s family moved to Cypress Cove when he was nine years old and Cambria grew up in Sea Pointe Estates in the north end of town. At that time, Mitch’s father dealt in the action sports industry so being entrenched in that lifestyle was, according to Mitch, somewhat of a given. His childhood was spent surfing the year-round consistent surf at Cotton’s Point and Lowers infused with afternoons at the San Clemente Skate Park, coming pretty much as close to the idyllic Southern California upbringing as you can get. He met Cambria, a cheerleader, at San Clemente High, the two started dating and have been together, and best friends, ever since. Mitch’s father was born and raised in Switzerland and moved to the U.S. 35 years ago. He moved his family to San Clemente from Upland, CA when Mitch was young to bring his action sports brands/companies down to the center of the surf/skate/ snowboard action. At the time he owned a few brands, marketing and distributing snowboard clothing and equipment, which he ultimately sold to Burton Snowboards in 2006. Today he still owns the skate and lifestyle

apparel company C1RCA, and is currently licensing the brand. During and right after high school and in the early stages of dating, Mitch and Cambria both appeared on the MTV reality television series Life of Ryan. The show followed the day-to-day life of San Clemente professional skateboarder Ryan Sheckler as he managed his personal life and career. Though one of the main characters in the first season, Cambria wasn’t comfortable being part of the show and bowed out after only a few episodes. Mitchel stayed on longer and the two ultimately credit that time to helping further their relationship. In 2011 Mitch went to Luzern, Switzerland to obtain a degree in International Project and Design Management (DMI) at HSLU. Their relationship endured over two years of long-distance contact while Cambria stayed in San Clemente. She studied at Cal State San Marcos while simultaneously fulfilling a two-year apprenticeship at Salon Zinnia, where she’s built up a loyal following and continues to work today. After two and a half years in Europe, Mitch came home one summer and proposed to Cambria. They were married in January 2013 in a very small, family wedding

Celebrating with Friends and Family
followed a few months later by a big, open house reception for their extensive network of family and friends at Mitch’s parents house in town. “It was probably the best day of our lives,” says Mitch. After the wedding the two went back to Luzern so Mitch could finish his degree. Cambria took German language classes and was nanny to three children but because of the language barrier, struggled to find a job in a salon until Mitch, who, according to Cambria is always the problem solver, stepped in. He knew how difficult it was to secure a job with English as the dominant language but after deep research Mitch came across one in Zurich and he set up the interview for Cambria. While in Europe, the couple traveled extensively— adventuring and hiking the mountains of Switzerland, from Venice to Paris, London and more. On their first anniversary, they traveled to London where Mitch, a car fanatic, found in an old bookshop a magazine rack filled with Mini Cooper publications. “My dad used to race Mini Coopers in Switzerland and work on them, too. As a kid I had a little remote control one and always dreamed of getting an old school Mini Cooper one day.” He read about a dealership a few hours by train that bought and sold classic Minis and convinced Cambria that they had to go see it. Reluctant but supportive of her husband’s whim, after a four-hour train ride, they arrived in the dark and freezing rain and Mitch immediately fell in love with one of the cars, putting a down payment on it before flying back to Switzerland that night. Although the Mini never made it back with them to the States (due to strict U.S. customs regulations) the couple laughs about it today and the story serves as an accurate representation of Mitch’s passion, determination (and sometimes impulsive) nature.
In mid-2015 the couple moved back to the States and Mitch, with his father Markus, and brother, Joel, started Bohi Consulting, a boutique consulting firm focused on global business solutions in June of last year. The company offers services for small business, startups and everything in between. “We really don’t say ‘no’ to anything,” says Mitch. “And if we do have to say ‘no’ to something we always give our clients somewhere to go.” Today, he’s fueled by his dreams of growing the company, often (quite happily) putting in 10-11 hour days. What he loves most is working alongside his brother and father, each offering their own wheelhouse of expertise. Only 27, Mitchel uses the skills he learned through school and travel to manage the business with purpose, innovation and creative problem solving. During high school, he earned money by fixing up old cars and reselling them. According to Cambria, “Since dating him, he’s had eight different cars (or trucks.) Sometimes he would show up on a date in his dad’s work van and I’d be like ‘You did not just sell your car again did you?!’” Last year the couple bought their first home, a condo in Verano, which they are proud to call their own. With an ultimate goal of one day buying land in town to build a house on (with the help of Cambria’s father, an architect) in the distant future, the two are thoroughly enjoying where they are today— updating their condo and getting to know neighbors, running the hills and trails around their home and utilizing the many amenities Talega offers. And though it took a few years of growing pains for smalltown San Clemente to accommodate the growing community of Talega, its newcomers, like Mitch and Cambria, bring with them the laid-back attitude and young professionalism needed to help support our town.

aura Koneval knows the art of the deal. From the competitive world of medical devices to real estate sales, she negotiated $100+ million dollars worth of transactions over a 20-year career. Laura’s smile and friendly demeanor should not overshadow her ability to navigate the toughest scenarios. Her Midwest upbringing instilled values to work hard, respect others and foster relationships. That, combined with keen negotiation skills, helped Laura win President’s Club year over year. The saying goes, "If you love what you do, you will never work a day in your life," and Laura has always had a passion for real estate. As a 25-year-old, she renovated the first of eight homes over 15 years, realizing substantial profits with each— rental properties, Sheriff auctions, short sales and luxury homes. After many years working for corporate America, she decided to build a full-time career doing what she loves: real estate. Laura provides concierge service for her clients and those relationships
last well beyond closing deals together. She goes above and beyond to make her clients comfortable throughout one of life’s most stressful times and as a result, the majority of her business comes from referrals. So, whether you are a serious investor or just looking, Laura provides the same level of service to ensure your experience is informative and enjoyable. The coastal markets in San Clemente and Dana Point are her specialty, but she has an extensive network to support her efforts from Orange County to San Diego. He now runs one of the busiest plastic surgery practices in Orange County, and has recently launched Illusio Imaging, a cutting edge technology
The newest technologies and innovations offered at Song Plastic Surgery are Cellfina, a cellulite reduction device; Ulthera, a non-invasive technology for lifting and tightening; and Illusio, a tool to visualize surgical results in real-time on a woman’s body. ESTATE PLANNING
Seven Reasons to Call an Estate Planning Attorney Now
SuSan DallaS H attan, ESq.
BY SUSAN HATTAN DALLAS ESQ.
Estate Pl anning
I
f you are one of the more than 70 percent of American taxpayers who will receive a tax refund this year, consider using a portion of your refund to give yourself the peace of mind that comes from estate planning. Here are seven reasons to call an estate planning attorney now:
1. You don’t have a plan. While many people dread the discus-
sion of illness, disability, death, taxes, and challenging family situations, these issues will not resolve themselves without your attention!
2. It has been more than three years since you had your plan
reviewed and updated. If you have not had your estate planning documents reviewed and updated in several years, your current plan may subject you to unnecessary taxes and costly fees.
3. You experienced a change in marital status, gave birth to a
child, or your children have grown up. Changes in the status of your family such as divorce, deaths, births or graduations may trigger a need to make appropriate changes in life insurance, beneficiary designations, guardian appointments and decisions as to how your inheritance will be dispersed.
4. You changed jobs or retired. Your retirement plans and
401K accounts may be affected by a change in employment status. Your estate planning attorney can offer you advice on whether to roll over an existing plan and important decisions when you begin drawing on your retirement funds.
5. You inherited, sold, or purchased property or encountered a
significant change in your assets. Your attorney can ensure all your assets are protected and guide you through the applicable laws.
6. You have a child or dependent with special needs. If you have a child with special needs, you may benefit from the creation of a special needs trust to ensure your child is always cared for and receives the most benefits available.
7. Your grown child is facing difficulties. If you have a grown
child that is experiencing difficulties with substance abuse, gambling, creditor problems or marital problems, it is appropriate to take a hard look at your own estate plan and make changes if necessary to protect the assets you intend to pass to that child.

COMMUNITY
A Dream Come True BY SANDRA WEAVER
I
n 1952, a group of fifteen theatre lovers with a common dream met to form the San Clemente Community Theatre— an ambitious undertaking for a town of less than 3,000 people. They held their plays in at Las Palmas Elementary, the San Clemente Inn, the community center and anywhere else that would accommodate them. They held monthly potluck dinners, wrote a monthly newsletter and within 14 years grew to have almost 120 paying members. Their dream was to have a home. The city offered them a little Spanish house at 202 Avenida Cabrillo and fundraising began in earnest. The grand opening of the Cabrillo Playhouse was on June 11, 1966. The gala opened with a showing of the movie Bell, Book and Candle, followed by a black tie champagne dinner. The theatre was originally incorporated in 1953 but didn’t move to its current location until 1966, then changing its name officially to the Cabrillo Playhouse. Many additions and improvement have been made since the original acquisition. Six plays are held each season with concerts
$
and other events in between. Season tickets are available and always a great bargain. The Cabrillo Playhouse is truly a treasure to our community. The board of directors is a ‘working board- meaning each member takes on a specific task to ensure an inviting venue to enjoy live theatre. The Artistic Director, Michael Lopez, along with the play reading committee, works diligently to offer plays each season which will appeal to every playgoers appetite. On May 14, the Cabrillo will celebrate its 50th anniversary with a concert, dinner and prizes. More information will be available on the website at www.cabrilloplayhouse.org.

TAX STRATEGIES
When Does Tax Season End?
F
BY VICKY WILSON
Lastly, we learned how Connie’s tax preparer helped set her up for early retirement, while her colleague failed to prepare and will never be able to retire.
or most Americans, tax “season” is nearing an end. It’s been fun these past three months sharing some key concepts about wealth building and tax advantages through the stories of my friend Connie.
So what comes next? I’d like to challenge the idea of taxes as a “season.” My goal in this and future articles is to alter the way you think about taxes. While filing federal and state tax returns is a once a year occurrence, considering the impact of daily decisions on your tax liabilities should be a year-round activity.
Lessons in “Leverage” showed us how she used tools to gather more coins than she could on her own. I’d love to know if any of you put glue on gloves and stuck your hand into a jar of coins! The concepts of OPB (Other People’s Brains) and OPM (Other People’s Money) touched on forging relationships with individuals and groups who provided a piece to an equation which Connie did not possess. She studied the wealthy and discovered the notion that Do what you do best, and pay someone to do what they do best is generally more sound than an I can do it myself attitude when it comes to tax planning and strategies.
In the coming months you will have the opportunity to engage in and test your knowledge through games, Q & A, challenges and learning opportunities. Fundamentals of money, finances and taxes are not always covered well in grade school (if at all) which leads to uninformed adults. So far this tax “season,” I have witnessed filers owing because they filled out their W-4 incorrectly, failed to notify
Covered California of changes in their income, didn’t consider how marriage or divorce would affect the size of their expected refund, and witnessed people’s surprise that their dependents “aged out” of some credits or lost others. All of these could have been avoided or planned for with regular tax “check-ups”. The best time to prevent a tax surprise is before it happens! Tax planning is always in season. Vicky Wilson is co-owner of Liberty Tax at 439 N El Camino Real in San Clemente and has a background in business and real estate. For more information, call (949) 271-1200.
It’s time to See the Lady! Your taxes need attention all year! It is important that you don’t just think of your taxes once a year. Make an appointment to meet with our experts for a tax consultation to learn the impact of daily decisions on your tax liabilities.

TO YOUR HEALTH
Over 50?
Join The “Boomers” Fitness Movement and Get Moving! BY JEANNIE MCCORMACK
W
hen in their 20s, 30s and 40s, many have the attitude that their bodies are invincible. But then the 50s hit and our bodies start to call time. I’ve heard countless clients tell me that they looked at themselves in the mirror at age 50 and thought, “Who are you?” The good news is,
it’s not to late! Committing to a routine of regular exercises is one of the healthiest decisions you can make. The benefits of exercise at any age are well documented but for those over 50, exercise can be lifesaving. Studies show that exercise reduces the impact of illness and chronic disease. Benefits of exercise for adults over 50 include: • Improved immune function • Better heart health and blood pressure • Better bone density

• Improved sleep & mental clarity • Boosted mood & better focus • Enhanced self esteem • Enhanced mobility, flexibility, & balance • Better skin
Those that exercise also have a lower risk of chronic conditions such as Alzheimer’s, diabetes, obesity, cancer, osteoporosis and arthritis, even if you already have the symptoms. Thanks to the Boomers, who began turning 65 in 2011, the population of older Americans is expanding. By 2030, one in five Americans will be a senior— nearly double the 12% mark of 2000. We can age better than our ancestors to be sure. I flash back to my own iconic childhood growing up in the 1960s and fondly remember my mother turning on Jack LaLanne in the morning. She would encourage my sister and I, both preschoolers, to follow along. My lovely mother with the frosted beehive hairstyle would swing her pedal pushered legs over the side of an armchair and smoke a cigarette. She never actually did the exercises herself but she did most definitely encourage me and my six siblings to live an active lifestyle. The decision to exercise has to be a lifestyle choice.

some of the fat tends to be stored in vital organs. A recent study showed that those with a normal body mass index but excess belly fat were twice as likely as overweight people to die prematurely.
The biggest single reason given for not exercising on a regular basis is not having enough time for the recommended 30 minutes a day to maintain health. It is vital that you find this time, as it has a direct bearing on future wellbeing. It can be as little as three, 10 minute walks a day, an exercise class, a swim, bike ride or a friendly game of golf or tennis. Exercise can be as effective as medication in combatting depression and any form has been proven to have a positive impact on mood.
So get out there and get active. According to some celebrity trainers, the best way to commit to a routine is to pay for nonrefundable classes. Or, perhaps get a workout buddy on board so it’s not as easy to back out when your schedule gets hectic. Changing your lifestyle to include 30-60 minutes of daily exercise is a choice that will enhance your well being and may just prolong your life. My AARP card recently arrived in my mailbox and my husband held it up with a wink. I didn't find it so funny. In fact, I was horrified. While aging is inevitable, we have control over how fast it happens, don’t we? Jeannie McCormack has been teaching movement (yoga, Pilates and barre) for 30 years. Visit www.desaprana.com or call (949) 443-1700 for more information.
Pilates and yoga are my favorite modality with the over 50 crowd. If you had an active lifestyle growing up, chances are you will have no trouble picking up a yoga or Pilates practice and you will see rapid results in improved physical condition, and you can practice both Pilates and yoga well into your advanced senior years. The last class that I took from renowned Pilates master Ron Fletcher is proof in the pudding. At the age of 86, he was climbing onto a Reformer and demonstrating most of the moves. If that isn’t telling enough, both yoga and Pilates are mindbody practices, meaning that you must concentrate on form and breath, therefore making it a moving meditation. Recent studies at University of California, Irvine showed that 20 to 40 minutes of daily meditation reduced cortisol levels by 27 percent. We know what happens when cortisol levels spike— muffin top! And belly fat is deadly—literally. Women with a waist circumference of 35 inches or more are considered centrally obese. It is dangerous because
