TALEGA MARKET UPDATE PRESENTED BY THE ECHELBERGER GROUP Happy New Year. I hope that everyone had a great holiday season. I just wanted to briefly reflect on the numbers for 2015 vs. 2014 in the Talega community. These number were obtained from our MLS system: sales volume increased 37 million with a total sales volume of $220,604,180 in Talega; unit sales increased by 43 with a total of 244 properties sold; sales pricing overall remained flat with an average sales price of $883,912 versus $888,538 in 2014; average days on market fell by three with an average of 89 days on market. Looking back at the numbers on a month to month basis, we can see that the first six months of 2015 proved to be where all the growth happened, while the last six months pulled the numbers back to flat. Expectations for 2016 remain positive with low interest rates and low inventory starting out this year.

Dear Talega Residents, SAN CLEMENTE, AND Talega in particular, has no shortage of offerings if
you want to get out to enjoy “open space.” Whether you want to hike, mountain bike, camp, surf or just enjoy the natural scenic beauty of our home, all can be done right in our backyard. A great benefit to living adjacent to rural coastal land is that we have five major trail systems that run throughout the city- from the beach, to the canyons and along the ridgelines. The Cristianitos Trail winds through the edge of Talega, looking out on the border of Camp Pendleton. As I was hiking the trail with my family over the holiday break we came to one of our “water break” spots and though I’ve made that hike many times, this was the first I stopped to really read the sign marking the Donna O’Neill Land Conservancy. When we returned home I researched the conservancy and found out that it’s managed by The Reserve at Rancho Mission Viejo. According to their website, The Reserve will grow “to include 20,868 acres of Rancho Mission Viejo lands” managed by the “Rancho Mission Viejo Land Trust, a non-profit 501(c) (3) organization whose mission is ‘to preserve and enhance Reserve lands for ecological, education, charitable, conservation, open space, scientific, and recreational uses.’” In addition to preserving the beautiful trails skirting our backyards, The Reserve offers lectures, hikes, night walks, programs for kids and more, all open to the general public. Check out their offering in our events calendar and if you haven’t already done so, winter is the perfect time to get out on the trails and enjoy the spectacular views while getting some great exercise. Deputy Clay Cranford, a 13-year law enforcement professional with more than 20 years of teaching experience, will educate parents on how to effectively supervise children on social media sites, and protect them from cyber-bullying. The seminar will provide parents with information about current technology and the applications that teens are using to access the Internet and social media networks. By the end of the workshop, parents will be knowledgeable about social media and cyber-bullying safety, and will have an action plan to implement in order to keep their children safe. The content in this presentation is designed for parents. Some information being discussed may need to be filtered based on the age of your child. Please, Let Me Fail and Learn BY DR. DUSTINE REY
R
ecent books such as Being Wrong, How to Raise an Adult, and The Gift of Failure indicate there is growing concern regarding teenagers and young adults who are entering college and the business world underdeveloped; lacking in self-efficacy, anxious, depressed and fearful of taking educated risks. Parents already have mounting concerns regarding their child’s well-being, yet, to what extent are those concerns fueling the problem? Many university deans, professors and researchers have concluded that such hindered skills are due to parents overprotecting their children from the uncomfortable (and often lesson-learning) state of being wrong. Consequently, performance-focused and perfection-oriented children have been held back from the invaluable growth that develops from learning through mistakes. The latest human development research indicates that parents must allow children to find their own way and to evaluate risk-taking with personal experience and thoughtfulness. Providing children autonomy and opportunities to fail may not yield immediate gratification; however, over time such experiences increase fulfillment, confidence, self-efficacy and self-control. All human beings have the fundamental need to feel related, competent and autonomous in order to develop and function optimally. Autonomy is about intentional, harmonious and integrated functioning, in contrast to more pressured, conflicted or alienated experiences. Overparenting sends the message that a child is not capable and that someone other than themselves need to make decisions and direct behaviors. Bringing a child their homework when they forgot it at home may appear innocuous, yet the message permits such behavior to happen again, and prevents any learning that would occur from the discomfort of not being prepared. Parents have great intentions for their child’s wellness,
however solving problems and coming to the rescue often robs the child of expanding their experiences and developing confidence. The antidote to overparenting is autonomy-supportive parenting. Autonomy-supportive parenting suggests that parents support their children in making decisions, experiencing consequences and celebrating failure as an opportunity to grow and learn. Natural curiosity flourishes when trial and error are allowed and when achievement is not measured by the end result. Autonomy-supportive parenting should not be confused with permissiveness (lack of structure) or neglect (lack of involvement). Instead, it concerns how structure and involvement are provided by parents. Autonomy support combines high levels of structure with a developmentally appropriate level of parental involvement, thus fostering positive child development. When we teach children that the most useful and remarkable inventions that we benefit from today were the result of trial, error and hard work, then we are allowing them to see what they, too, can be capable of. “WOW, YOU LOOK SO DIFFERENT!” After orthodontics, many people hear their friends tell them how different their entire face looks, because orthodontic treatment involves much more than just straight teeth. An orthodontist is a specialist in ‘Orthodontics and Dentofacial Orthopedics.’ Say what? Dento-facial is selfexplanatory – dealing with the teeth and face. ‘Orthopedics’ is defined as “the correction of deformities of bones or muscles.” You mean to tell me that orthodontics can affect the bones of my face and therefore affect my entire facial appearance? That’s right. Orthodontics not only straightens teeth but also adjusts facial bones to achieve facial balance. For example, have you ever seen a child who had an underbite (looks like a bulldog) and after orthodontics she ends up with a normal bite and no longer looks angry all the time? Or maybe you know someone who had a severe overbite (small chin) and, after orthodontics, the chin looked stronger and the face more balanced. Another friend of yours may have had their jaw deviate to the side before braces, but after orthodontics
everything looks symmetrical. These changes occur because it’s not just the teeth that are moving, the actual facial bones are also being manipulated to achieve a great smile. The flip side is also true (and scary;) if orthodontics is done improperly, it can cause further damage to a face. That’s why you want the best, most qualified practitioner providing your orthodontic care. Make sure to choose a board certified orthodontist who is experienced and well trained to properly diagnose and treat your child. ast month I began the tale of my friend, Connie, and how she created an early and comfortable retirement built on the cornerstone of Leverage. This key concept is to use other resources to obtain more coins than you can on your own. When Connie saw how little she would earn during 30 years of teaching, she went back to school with a self-study of wealthy people. She learned how they thought, how they viewed money and how they planned for wealth. As a young girl, Connie was sad her father could never take a family vacation because he worried his diner would lose money in his absence. Instead of him running his business, it was running him! During a family discussion, Connie suggested he tell his employees that he was going on vacation and he needed the business to earn a certain amount. Any amount above that figure, they could keep. The business flourished that week! Waitresses baked homemade pies, cakes and cookies. They prepared special recipes and sold out every day. It was a Win-Win! Connie’s father was able to enjoy a worry-free vacation because he gave his staff the opportunity to make extra income working the same shift. The concept being that they each brought something to the table. This leads to another strategy of OPM (Other People’s Money.) While studying the wealthy, Connie became involved with two friends working as successful real estate agents in the Chicago suburbs. They were making plenty of money but had no time to invest in property for themselves. Connie had no money, but plenty of time. They started acquiring single family homes. Her friends put up the money and Connie put in the time to clean, spruce and meet with prospective tenants. They
eventually owned the most single family homes in Chicago. Many years later, she would use the IRS 1031 Exchange Rule to ‘trade’ ten of those houses for a multimillion dollar property in California. Rental real estate is a powerful tool for building wealth with many tax advantages. This led to Connie’s speaking career–training Century 21 agents across the region how to be successful agents. Next month we’ll reveal how Connie’s tax professional has made all the difference!
THERE IS AN OLD ADAGE: 12 hugs a day for optimal health. But unless you have small children in your life, or happen to be a yoga teacher, you probably fall far short of 12 hugs each day. Humans are social beings, but with increasing hours spent working and commuting longer distances to work, making time for friends is a luxury that many people just can't manage. I read a study once that listed the regrets of people in their 70s. The top two were letting your health go and losing contact with friends. The ancient philosopher Epicurus stated very elegantly, “Of all the things that wisdom provides for living one’s life in happiness, the greatest by far is the possession of friendship. “ According to Gretchen Rubin in her book, The Happiness Project, studies show that most activities are more enjoyable experienced in the company of others. Exercising, commuting, homework – all are more enjoyable in the company of others. Further, having strong relationships make it far more likely that you take joy in life. Studies also show that having friends lengthens your life, boosts immunity and cuts the risk of depression. Experts and long passed down wisdom suggests that you should have five people you can call a friend, so in this month of love, why not focus on relationships:
• Strengthen old friendships. Reach out and reconnect with an old college friend, or maybe go visit your aunt in Santa
Monica that you’ve been meaning to see. • Deepen your existing friendships by making time to see your friends. It doesn't have to be a big ordeal. Have a family game night and invite the neighbors. Host a pot luck. Meet at the park. Go for a swim at the community pool. Just reach out and do something with a friend. Its so much more fun! • Make some new friends. Invite the wild card to dinner. Pick up a new sport. Join a book club. Volunteer. It might be just what you need! Have more fun! You deserve it. You WILL be happier and more balanced. If not now, when? Shanti Shanti

$5 Facelifts and Other Skin Rejuvenation Advances BY CHRIS GANGNES

harles “Criswell” King was a prognosticator in the 1960s, – famous for his wild predictions– including his declaration that the last day of life on Earth would occur on August 18, 1999. Criswell managed to hit the bull’s-eye on a few of his guesses, but most were too outrageous to come true. In his 1968 book, Criswell Predicts From Now to the Year 2000,
Criswell offered that, “by 1980, we will be able to perform our own home facelifts for just $5.00 a pop.” We haven’t reached that point yet but Criswell was on the right track because the facelift options of 2016 are vastly different – faster and less invasive – than the options from his era. Back then, a facelift was a major surgical procedure that required general anesthesia and a long recovery. While that type of procedure is still available, it has given ground to options that would make Criswell smile. One popular rejuvenation option today is the Microlift, which effectively corrects signs of minimal to moderate aging without the recovery time of a full surgical facelift. Microlifts can be performed on an outpatient basis, take less time to perform than a traditional procedure and have a far shorter recovery period. Currently, James is a Senior Group Manager at Hyundai Motor America in Fountain Valley and Einav is a Zumba instructor at 24 Hour Fitness in San Clemente and San Juan Capistrano. In addition, she just recently went back to work as a sales executive at Shred-it. The couple stays busy with their twin girls, Marissa and Alexa, 3rd graders at Vista del Mar Elementary. Both girls are full of life and very social. Alexa loves to be on stage and is involved with the Acting Academy for Kids, having starred as one of the orphans in their most recent production of Annie in December. Marissa takes singing lessons and plays AYSO soccer. Having moved from a tight-knit neighborhood in Ladera Ranch, Einav was concerned how the changes would affect her family and if they would be able to build the same strong friendships in Talega. Taking the twins out of a small charter school in Aliso Viejo and transferring them to one as large as Vista del Mar was a worry but it hasn’t taken long for the foursome to settle in, make new friends and witness the camaraderie unique to Talega. When Einav’s father passed away very suddenly a few months ago and she had to leave James and the girls and fly to Israel, the Stewarts were shocked at how the neighbors joined together to help them. James cancelled his business trips for the two weeks that Einav would be gone so that he would be available to take care of the kids. One day at Marissa’s AYSO Picture Day, he bumped into one of their neighbors and she asked how they were doing. When James told her what was

T
he Stewart family moved to Talega in April of 2015. Residing in Ladera Ranch for many years, they decided they wanted to find a larger, new construction home within that area. After looking for quite some time and not finding what they wanted, a friend in the mortgage industry convinced them to consider looking further south in Orange County and they were persuaded to check out Alora in Talega. They instantly fell in love with the open hills, ocean views and numerous opportunities to pursue outdoor activities and decided to settle here. Less than a year old, but already blending, their neighborhood on Calle Loyola has been a blessing for the Stewarts as neither James nor Einav have family in the area. Born and raised in Israel, Einav came to the United States 22 years ago. She met James through a mutual friend who gave Einav’s phone number to James before he left Michigan for a two-monthlong European adventure with some friends in 1993. After he called her and they met for dinner, James ended up spending
his whole trip in Israel - scrapping his plans to travel Europe with friends- so that the two could get to know each other better. When it was time for him to return to Michigan, he asked Einav if she would ever consider moving to the States. Einav thought he was crazy but after James left for home and they tried to continue their relationship long distance, she decided within a few months to give it a shot. In 1994, only 22 years old and with her whole family in Israel, Einav moved to the United States. “I just kind of dropped everything and decided to come here and start a new adventure. Young and free spirited (with) nothing holding me back!” While the couple lived in Michigan, James attended Oakland University and received his M.B.A. from Wayne State University. They were married at the Baronette Hotel in Novi, Michigan on June 27, 1999 with Einav’s family traveling from Israel to attend. A job transfer for James with Ford Motor Company in 1999 brought them to Southern California where Einav attended and received her B.A from Cal State Fullerton.

going on and the neighbor realized Einav would be away for some time, James recalls, “She said, ‘Well, we need to help you!’ So she rounded up all the neighbors and every night somebody brought dinner to us. It was amazing.” The Stewarts were astounded by the generosity of their new neighbors noting, “They wouldn’t take ‘no’ for an answer, instead saying, ‘Just tell us what time we can drop it off.’” For James, that experience really solidified what a unique community Talega is. “We only moved here last April, so we really haven’t been here very long but in that time we’ve gotten to know so many people. When that happened, the proof was there.” Einav continues, “Being here without a support system is challenging. Who can you rely on?” But the efforts and kindness of their neighbors, embracing them like family, they believe what makes Talega such a great community to live in.
As a foursome, the Stewarts were immediately sold on the lifestyle of living in a beach town. Now with only a four-mile drive rather than the trek from Ladera Ranch, they appreciate being able to go down to the beach whenever they want to. James, Einav and the girls boogie board and he tries to get down to run the beach trail whenever he’s not traveling. When he has time off, James says the last thing he feels like doing is getting on an airplane so many of their vacations are spent close by, enjoying the many offerings of our area, from the golf courses in Palm Springs to Disneyland and, most often, the many beaches. When it’s time to hop on a plane, it’s usually to visit James’ family in Michigan where Marissa and Alexa love to spend time with their cousins. Einav also tries to take the girls back to Israel every few years but as the girls are getting older, Einav says that trip is getting harder to make. The Stewarts have always appreciated the community they lived in, seeking one where they’d be comfortable raising their girls within the comfort of a friendly neighborhood. Unwittingly, they found that in Talega and are grateful they took the drive down to San Clemente to look. “Once we came down here we fell in love,” remarks Einav. James adds, “It’s genuine and it doesn’t feel transient. Everyone invests in each other and helps each other out and I think that’s what makes this community so strong.”

he stock market's rough start to the year continued Friday. The concerns remain falling oil prices and slower economic growth in the rest of the world. Oil prices have dropped sharply, falling below $30 per barrel. And China's Shanghai stock exchange declined about 3.5%, putting it into bear market territory (down 20%). Although stocks in China don't directly reflect prospects for its economy, the slowdown in China's growth remains the underlying worry. However, as stocks have dropped, bond prices have gained, helping buffer investor portfolios. We don't think this is the end of the bull market. Over time, stocks are supported by economic and earnings growth. We expect the economy to continue to grow modestly, and we think corporate profits will rebound as oil prices and the dollar stabilize over 2016. Don't let the shaky start to the year undermine your confidence in the longer-term outlook.

Financial markets are instantly and always connected, but economies don't always move together. Because the U.S. is such a large economy, it is less exposed than most other countries to slower growth in the rest of the world. U.S. economic growth depends to a much greater extent on consumer spending, and we expect strong job growth, like December's gain of 292,000 jobs, to continue to support rising consumer spending. Economic growth is bumpy, though, so don't overreact when it fluctuates. Lower oil prices have historically helped boost economic growth and corporate profits. In addition, slower global growth and lower oil prices are likely to continue keeping U.S. inflation low and may prompt the Federal Reserve to delay future hikes in short-term interest rates. Although we didn't (and don't) expect dramatically higher interest rates in 2016, rates could remain lower for longer, supporting vehicle purchases and keeping mortgage rates low. Stay Invested and Prepared
Higher market volatility seems likely to continue, so be sure you're prepared and stay invested. The most important decision is your mix of stocks and bonds, based on your risk tolerance and long-term financial goals. You may need to rebalance by adding fixed income - or stocks - to return to an appropriate mix. The second action to consider is improving the diversification of your equity and fixed-income investments. As you review your portfolio, look for opportunities to upgrade the quality of your investments. These actions can help ensure you own a carefully constructed portfolio of quality investments that is well-positioned for volatile markets. Although the Dow and S&P 500 are down about 10% from their recent highs, many quality companies have dropped further. Don't over-concentrate on one sector or over-rely on past winners - better diversification is critical in more volatile markets.
